Whenever meeting with a seller during a listing appointment one of the many discussions is what the seller can do to better prepare the home for sale. At times the home is very well staged and organized and will present itself perfectly with nothing additional needed. More often a homeowner has filled the home’s space with furniture, collectables and a plethora of personal items. This is normal for most of us but it doesn’t always help in selling your home. My suggestion is simple…think out furnishings, de-personalize and think as a minimalist. I mean you’re moving anyway right, so why not box it up now and store those items in the garage or off-site storage. I have at times had sellers say, “this is still my home and until it sells my stuff stays just how it is”. While that is certainly true, the attitude and approach may cost you a lengthy time on the market or potentially less net funds. I have passed on some listings where the sellers were unwilling to heed this simple and sound advice. Sellers have expressed a buyer may not be able to

see much of the garage, while that too is true most home buyers are much more interested the living accommodations than the garage space. I am not discounting the garage at all just prioritizing it. As your Realtor, I would much rather see boxes of stored items neatly stacked in the garage than your stuff filling every nook and cranny of your home. I know the buyer would agree. I hear buyers comments…I know! I am a homeowner as well with plenty of personal items around but before my home goes on the market for sale it will be largely void of those items in order to show ample space and light. Hey you’re moving anyway right? So box it up and store it. Speaking Of Seniors

Helping 95-Year-Old Man From Gary WOODROW WILCOX

On July 8, 2022, I wrote a letter to a medical firm about a bill for $4862.50 that it sent to a client who is 95 and lives in Gary, Indiana. With some editing to protect the privacy of our client, here is the letter that I sent to the medical firm that billed him. The family of our client sent to our firm a bill from your firm for our review. The bill seeks $4862.50 for services rendered on four dates in June. I phoned the client’s Medicare supplement plan insurance company to learn what it knew of your claims on this bill. It reported that Medicare never sent any of these claims to it. We requested duplicate Medicare Summary Notice forms from Medicare. Those take up to three weeks to arrive. When the client gets those, his family will bring them to me to review with him. But Medicare said that there was no such claim for date of service 06/27/2022. So, we know that there are problems with

the bill that you sent to our client. We just don’t know exactly what kind of problems. Be patient. Our client is not ignoring the bill. Instead, he is getting our help to make sure that the bill is accurate and filed properly. All the help that I am giving to this client is FREE OF CHARGE. Helping our senior citizen clients with Medicare related medical bill problems for free is one way that we show our clients that we really do care about them. If your insurance agent or agency does not give this high level of customer service, why not switch to an agency that does? Our agency does. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over three million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through book stores an online.

LOCALS REMEMBER JANE ROWLAND OF CALUMET CITY LIBRARY, CHAMBER, ESDA: Jane led a long a colorful life in her adopted ‘hometown’ of Calumet City After having lived a glamorous international life as a flight attendant for Eastern Airlines, opening her own Temporary agency in Chicago and finally migrating to the south suburbs to conduct a rather tame, by comparison, life there. Jane was born on March 12, 1931 in Roseland Community Hospital to Anton and Magdelena Sudantas who emigrated from Lithuania. Multi-lingual, Jane spoke several languages fluently. Despite her colorful and sophisticated background, Jane fit in nicely with the Calumet City community. She volunteered for 12 years with ESDA emergency management in Calumet City, and many more years as Library Director of the Calumet City Library and most recently as President of the Calumet City Chamber of Commerce. She retired at 89 to the Red Hills Retirement Resort in Tallahassee. Jane is survived by her niece Janice Leigh Rubinas Brooks and her husband Tom Brooks of Tallahassee, Fl and Wayne Rubinas and wife Chris also of Tallahassee and her nephew Gerald Balchis of Doylestown, PA. JOSH BOOTSMA As my extended family attended a wedding last week, my one-and-a-half-year-old nephew was getting antsy. It was morning, and his normal routine was being shaken. My family sat in a hotel room eating breakfast and talking as he wandered into and out of the hotel hallway, unsure of what to do. My sister-in-law (his mother) noticed his anxiety, pulled him aside, and gently explained to him the plan: we were eating breakfast, then we’d go to the hotel pool for a while, and then we’d go to the wedding in the afternoon. My little nephew probably understood some of these words, but not all of them. Yet, he was comforted by them. Though still outside of his routine, he seemed more at ease. He didn’t know what was going on in his life. But his mom had a plan, and though he didn’t fully understand it, that reassurance was enough to give him the peace to carry on. It wasn’t until the next day that it struck me: what a perfect picture of God’s providential hand in our lives! How often do we walk back and forth in the hotels rooms of life, so to speak, anxious about what’s to come and stressed out about our future. Sometimes we want to guide our own lives where we want to go. Other times we want to sit back and receive an exact play-by-play from the Lord. If you’ve struggled with this (and haven’t we all!) my toddler nephew has some wisdom for you: seek the Lord’s plan for your life. You may not understand His plan, but you will soon learn that He has one. You may not agree with it right now, but you can rest knowing He knows what’s best for you. Seek the Lord’s plan for your life, and you will find peace. Josh Bootsma Member, Covenant Fellowship Church cfcsh.org

FSSA announces new funding for mental health services, launch of Indiana 988 for crisis response The Indiana Family and Social Services Administration’s Division of Mental Health and Addiction is providing new funding to help build and support projects in Indiana to improve mental health services for Hoosiers. This includes funding appropriated by the Indiana General Assembly in House Enrolled Act 1001, and additional funding from the federal American Rescue Plan Act and other sources. DMHA is working with partners in the private sector, the health care system and community and philanthropic organizations to provide grassroots support and funding alongside DMHA’s statewide mental health programming, through grant funding for community programs, the launch of Indiana 988, and a partnership to integrate mental health care into pediatric care across the state. “One serious, lingering result of the COVID-19 pandemic that has been widelyrecognized by experts all over the country is a worsening of our mental health crisis,” said Dan Rusyniak, M.D., FSSA secretary. “This major infusion of funds, spread throughout Indiana, will provide more access to mental health care, expand the mental health workforce, and invest in our state’s mental health infrastructure.” The largest investment is in Community Catalyst Grants provided to 37 recipients. The $54.8 million provided in these grants includes $22.3 million of local and grantee match dollars as well as $32.5 million in federal funds. The goal of these grants is to enhance the quality, integration and access of mental health prevention, intervention, treatment and recovery services across the state. These funding infusions are intended to build out the care continuum and improve mental health and substance use disorder outcomes for many local and diverse organizations. Grant recipients include: • Dove House, to expand its inpatient and outpatient substance-use disorder treatment for women in Marion and Dubois counties • La Porte Community Resource Intervention’s substance use, instability and suicidal support outreach program, for the formation and development of outreach teams as well as a crisis intervention team and cultural competency

training for law enforcement officers • The Marion County Reentry Coalition for a holistic model using public defenders and the criminal justice system to help Hoosiers with mental health challenges as they reenter society • Courageous Healing in Allen County for a program to provide mental health treatment to uninsured and underinsured people Details on all 37 projects funded by the Catalyst grants can be found here. On Saturday, 988 will go live in Indiana and around the United States as a new national three-digit dialing code to reach the National Suicide Prevention Lifeline. In Indiana, Hoosiers experiencing mental health-related distress may call 988 to connect to a trained crisis specialist. In the coming years, that service will be expanded to include a response team and locations where people can go for help. The work to develop this complete system is well underway and will continue over the next seven to 10 years. More information about Indiana’s work to implement 988 can be found here. Additionally, Indiana is entering into an $8 million partnership with Riley Children’s Health to provide mental health services at pediatric primary care officers across the state, removing barriers to access. This includes $4 million in matching funds from Riley Children’s Health Through this partnership, mental health services will be embedded within primary pediatric care settings around the state of Indiana, directly addressing the growing child mental health crisis. Other funding includes: • $27.6 million in workforce stabilization grants to community mental health centers around the state • $4.4 million provided to the Indiana University School of Medicine to fund psychiatrist residency (training) slots, and fellowships for psychiatrists and internships for psychology students. • $15 million in grants to help Indiana’s community mental health centers transition to the new Certified Community Behavioral Health Clinic model.

Strengthen your ‘threelegged stool’ for retirement SUBMITTED BY PATRICK ZAMKIN For many years, Americans provided for their retirement needs through three sources: employer-sponsored pension plans, Social Security income, and savings and investments accumulated through employer plans or individual accounts – the so-called “three-legged stool.” But today, that stool is shakier than it used to be. What can you do to strengthen it? To begin with, all three legs of the stool are facing challenges. Let’s consider them: Employer pensions – A generation ago, workers employed in many companies could count on a set monthly pension income to help them through their retirement years. Today, pensions – also known as defined benefit plans – are mostly found in public sector employment, as most private-sector employers have replaced their pensions with 401(k) and similar plans. These plans can be quite effective at helping build resources for retirement, but they do place most of the responsibility for saving on the employee. Social Security – Social Security has come under financial pressure because the workers-to-retirees ratio has declined significantly, according to the Social Security Administration’s 2021 Board of Trustees Report. A number of proposals have been brought forward on how to improve the long-term financial security of the Social Security system. Personal savings and investments – In terms of building savings and investments for retirement, the picture is somewhat mixed. The national savings rate has increased in recent years, but more than half of American workers still say their retirement savings are not where they should be, according to a 2021 survey from Bankrate, a personal finance website. And the same survey found that just over half of investors with a 401(k) or IRA have taken early withdrawals – that

is, they withdrew money before they retired. Furthermore, we may be waiting too long even to begin saving/investing for retirement. A survey from Age Wave and Edward Jones found that respondents began saving for retirement at an average age of 38, but the majority said they should have started saving a decade earlier. You have options for improving some parts of your own three-legged stool. For example, no matter what happens to Social Security, you can still decide when to start taking payments. You can begin collecting benefits as early as 62, but your monthly checks will be larger if you wait until your “full” retirement age, which will likely be between 66 and 67. You can even delay taking benefits until they “max out” at age 70. As for a pension, you can’t control what’s available to you through your employer, but you can create your own retirement income stream by contributing as much as you can afford to your 401(k) or other employer-sponsored plan and by increasing your contributions whenever your salary goes up. And you can also contribute to an IRA or other investment vehicle to further boost your retirement funds. Try to leave these accounts intact until you need them for retirement. This will be easier if you’ve built an emergency fund, with the money kept in a liquid, low-risk account, to pay for unexpected costs, such as those resulting from a major car or home repair. The three-legged stool may not be as universal as it once was – but you can still construct a sturdy structure to support your retirement needs in the future. This article was written by Edward Jones for use by your local Edward Jones Financial Advisor, Patrick Zamkin 18735 Dixie Hwy, Homewood, IL 60430, (708) 798-9066. Edward Jones. Member SIPC.

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: My husband decided to sell our home after I spent a year moving my Mom next door. She is 85-years-old and needs to have someone looking out for her. He got mad at me and threatened divorce me if I didn’t sign papers to sell. So I did. Under duress. We received an offer and then we counter-offered. I again did not want to sign. But I did. The buyer accepted and had a home inspection. I refuse to sign the final sale. I was pushed into doing the signing not by my free will. I love my husband and I don’t want to be divorced. But I also have to care for my mother. What happens now with me not signing? Can we be sued or worse? Answer: The buyer has a contract to purchase the home. He or she expects to close within a given time. On the basis of the sale agreement the buyer may have undertaken significant moving expenses, sold a home and had other costs. So yes, if you do not go through with the transaction you can expect the buyer to seek damages and to even try and force the sale of the home. But whether the home sells or not, you and your husband need to work out the disputes which threaten your marriage. Also, before closing you need an attorney to review the contract concerns you face

Question: Is it the seller’s responsibility to pay the broker a commission if the seller decides at the last minute not to sell? Answer: When you enter into a listing agreement with a broker it is expected that the broker will have certain costs to promote the sale and a given time period to complete the transaction. By ending a listing early you limit the ability of the broker to sell the property and you may be sticking the broker with costs. In such circumstances, it’s often best to offer to compensate the broker for reasonable costs so that the matter can be settled in a way that works for everyone. Matters change if the broker has found a ready, willing and able buyer who meets all the terms and requirements of the listing agreement. At this point the broker has completed the assigned task and has good reason to seek a commission. E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? Freedom In Christ This is the time of year that we celebrate the 4th of July, also known as Independence Day. We think of July 4, 1776 as a day that represents the Declaration of Independence and the birth of America as an independent nation. All over the country, every year, families and friends come together to have a cookout with good food, good fun, and good fellowship. Fireworks are displayed as dusk approaches. People are in awe of the array of colors and the spectacular visions that align the sky. Most recently, Juneteenth has been added to this time of celebration. Although Juneteenth is the oldest nationally celebrated commemoration of the ending of slavery in the United States, it was recently named a federal holiday. Dating back to 1865, it was on June 19th that the union soldiers landed in Galveston, Texas with news that the war had ended and that the slaves were now free. After 156 long years, Juneteenth, also known as National Independence Day, Emancipation Day, and Freedom Day is now being acknowledged by corporations and state. The words Independence and Emancipation are synonymous with Freedom. Freedom is not just relevant in a political sense, but we as Believers should celebrate freedom in Christ. In Christ, fear, worry and guilt are replaced by peace, forgiveness and liberty. The Prophet Isaiah in Isaiah 61:1-2 foretold of the One who could set us free. He wrote, “The Spirit

of the Lord God is upon Me, because the Lord has anointed Me to preach good tidings to the poor; He has sent Me to heal the brokenhearted, to proclaim liberty to the captives, and the opening of the prison to those who are bound; to proclaim the acceptable year of the Lord, and the day of vengeance of our God; to comfort all who mourn.” (NKJV) In the gospel of Luke 4:18-19, we see the fulfillment of Isaiah’s prophecy. Jesus, in His first sermon said, “I came to bring good news. I’ve come to set people free.” “I am the truth and the truth will set you free.” In John 8:36, Jesus said, “If the Son will set you free, you will be free indeed.” In Galatians 5:1, Paul tells us that freedom is what we have and it is Christ who has set us free. Jesus promises real and lasting freedom from things such as the burden of guilt, the pain of resentment, the expectations of others, and the fear of death. Freedom in Christ makes me think about the words of the song writer who penned, “I am free. Praise the Lord, I’m free. No longer bound. No more chains holding me. My soul is resting. It’s just a blessing. Praise the Lord, Hallelujah… I’m free. No more shackles. No more chains. I am free in Jesus the Christ. And freedom looks real good on me!!! Blessings!
