Sims brings investments to Calumet City, Lansing as part of historic Rebuild IL program
As part of Clear the Shelters, Humane Indiana significantly reduces adoption fees to $20 on special animals on Saturday, August 27 at the shelter at 421 45th St. in Munster. The shelter is open from 11 am to 5 pm Saturday. The reduced adoption fees represent a discount of up to $230 during Clear the Shelter. All adoptions at Humane Indiana include spay/neuter, vaccinations, and microchipping. In order to offset the cost, Clear the Shelter also encourages donations from the community to help give every pet a home. Visit www.humaneindiana.org to donate.
Humane Indiana is teaming with NBC and shelters across the country to host Clear the Shelters, an annual nationwide pet adoption and donation drive. Clear the Shelters (CTS) raises funds that help animals in need find homes and empowers shelters to take care of them and help them get adopted. CTS is spearheaded by NBCUniversal Local, a division of NBCUniversal. Each year, NBCUniversal Local’s NBC- and Telemundo-owned stations, plus affiliated stations, partner with animal shelters and rescues in their communities to host Clear the Shelters events. Clear the Shelters helps Humane Indiana connect people and pets, and encourages new visitors to the shelter. It also makes sure the physical and mental health benefits of having a pet are available to all in the community. Said Shelter Director Jessica Petalas, “Clear the Shelters helps find homes for pets that have been waiting to find their forever homes. These are wonderful dogs and cats that have so much love to give, and we want to encourage those who may not have visited the shelter before to come find their new family member.”

Thanks to support from State Senator Elgie Sims, Calumet City and Lansing will both see major investments as part of the Rebuild Illinois Downtowns and Main Streets program. “Local business districts are the backbones of our communities – from being great places to work to great places for entertainment,” said Sims (D-Chicago). “Investing in our business community helps us make equitable recovery from the pandemic and inflation by creating jobs and growing a stronger localWitheconomy.”newfederal funding made available through the American Rescue Plan Act, the Illinois Department of Commerce and Economic Opportunity administered grants to 50 commercial corridors throughout the state. Calumet City will see more than $685,000 to improve the Burnham Avenue corridor, while Lansing will see $875,000 to replace to sidewalk in the business district.TheRebuild Illinois program is a historic $45 billion investment in Illinois’ transportation infrastructure and state facilities, passed in 2019 with support from Senator Sims. DCEO originally administered $50 million for the program in 2021. Due to federal funding, the state allocated an additional $56 million to support 29 more projects. With matching funds from recipients, a total investment of $215 million was made in downtowns across Illinois. For a full list of recipients, visit Illinois.gov.

• Reinvestment opportunities – As mentioned above, rising interest rates and higher yields may reduce the value of your current bonds, but this same development may also offer you some favorable reinvestment opportunities. If you own bonds of varying durations — short-, intermediate- and long-term — you should regularly have some bonds maturing. And in an environment such as the current one, you can reinvest the proceeds of your expiring short-term bonds into new ones issued at potentially higher interest rates. By doing so, you can potentially provide yourself with more income. Also, by owning a mix of bonds, you’ll still have the longer-term ones working for you, and these bonds typically (but not always) pay a higher interest rate than the shorter-term ones. It might not feel pleasant to see the current value of your bonds drop. But if you’re not selling them before they mature, and you take advantage of the opportunities afforded by higher yields, you’ll find that owning bonds can still be a valuable part of your investment strategy. Before investing in bonds, you should understand the risks involved, including credit risk and market risk. Bond investments are also subject to interest-rate risk such that when interest rates rise, the prices of bonds can decrease, and the investor can lose principal value if the investment is sold prior to maturity. It’s usually best for homeowners to be absent during showings, the next best thing is to go for a walk when buyers arrive. Not a good idea to have your kid playing piano for “mood music” or to have your “show dogs” running around nipping heals. Every so often we run into a listing that simply has us walking away shaking our heads – Is it that sellers don’t listen or that they just want to do things their way?

MIKE BUDER
Mike Buder A local Christian Businessman
Does anyone need a tour guide for a home? Maybe the White House or the Vatican… but is one needed for a 1,200 square foot bungalow? And ridiculous as hearing “… and here’s the kitchen…” is having to stop everything to hear every painful and excruciating detail of what amounts to a standard sink, faucet or light fixture. Owners should be proud of their home, but be confident that agents and buyers coming through will recognize that and figure out which room is which. Fact sheets are fine, tour guides (especially owners and/or their kids) are not. Working full time in real estate since 1981 I’ve been in several thousand homes. I know that experienced agents and focused buyers have a systematic approach to recognizing if a home is appealing and is going to work. I know that within minutes of getting on site, a decision has been made as to whether or not a particular home “strikes a nerve”. Serious buyers know what they want. Sellers shouldn’t complicate things… it’s best to leave and let the agent and buyer evaluate your home alone. At the very least, take Precious and Sparky for a walk. Consider these benefits of bond ownership: • Income – No matter what happens to the value of your bonds, they will continue to provide you with income, in the form of interest payments, until they mature, provided the issuer doesn’t default — and defaults are generally unlikely with investment-grade bonds (those rated BBB or higher). Your interest payments will remain the same throughout the life of your bond, which can help you plan for your cash flow and spending.
• Diversification – As you’ve probably heard, diversification is a key to successful investing. If you only owned one type of asset, such as growth stocks, and the stock market went into a decline, as has happened this year, your portfolio likely would have taken a big hit — even bigger than the one you may have experienced. But bond prices don’t always move in the same direction as stocks, so the presence of bonds in your portfolio — along with other investments, such as government securities and certificates of deposit — can help reduce the impact of volatility on your holdings. (Keep in mind, though, that by itself, diversification can’t guarantee profits or protect against all losses in a declining market.)

PIANO BOY: Anyone that attempts to tackle any musical instrument gets a salute from me, but there’s a time and a place for everything. Walking through a home with interested buyers is not that time. Despite my repeated suggestions that little Timmy ice down his fingers, we were subject to “over the rainbow” for what seemed like a 30 minute loop. Timmy was into it; perfect posture, hand and head positions and he missed that same note every time he came to it. We started at flabbergasted, moved to a little annoyed and left laughing. Not at Timmy, but at his stage mom who for some reason felt that we were an audience instead of buyers looking at the house.
ANKLE BITERS: I know Precious and Sparky are great dogs, but not everyone wants to be accosted by them. Showing a home one day we were peppered the entire time by two Maltese dogs that kept nipping at the buyer’s feet and pant cuff. Dogs sense vulnerability and these two were enjoying the adventure – not so for the buyers.
Financial Advice Column Should you own bonds when interest rates rise?
As you know, the stock market has attracted a lot of attention – and for good reason, as we’ve seen considerable volatility almost from the beginning of the year. But if you own bonds, or bond-based mutual funds, you might also have some concerns. However, it’s important to understand why bonds should continue to be an important part of your portfolio. To begin with, let’s look at what’s happened with bond prices recently. Inflation has heated up, leading the Federal Reserve to raise interest rates to help “cool off” the economy. And rising interest rates typically raise bond yields — the total annual income that investors get from their “coupon” (interest) payments. Rising yields can cause a drop in the value of your existing bonds, because investors will want to buy the newly issued bonds that offer higher yields than yours. And yet, despite this possible drop in their value, the bonds you own can still help you make progress toward your financial goals.
Online bidding will begin on 9/4/22 at 10am, and will continue until 9/19/22 at 10am, at which time a high bidder will be determined.

We marveled as a long column of fire ants marched up our driveway, across our lawn and into their new home in the ivy. Who led them? How did they know where to go? How did they know it was time to move? There are answers to these questions, thanks to science. Scientific inquiry yields astounding discoveries about how things work in God’s world – including fire ant migrations. But as wonderful as these discoveries are, there is a deeper answer to these questions. Who led the ants across our yard? God did. How did they know where to go? God showed them. How did they know it was time? God told them. If God leads fire ants, he will certainly lead his children on their journey through this world! If you know God as your Father through faith in Christ, this is your confidence. “Trust in the LORD with all your heart, and do not lean on your own understanding. In all your ways acknowledge him, and he will make straight your paths” (Proverbs 3:5-6, ESV).Psalm 119:105 (ESV) says, “Your word is a lamp to my feet and a light to my path.” In this confusing, chaotic world, God’s word, the Bible, orients us to reality, points us to Christ as the way of salvation, and provides us with guidance for daily life and decision-making. Finally, fire ants travel in community, like the Hebrews of old who followed the glory-cloud through the wilderness. Let us follow Jesus, led by his Word and Spirit, as part of the community of faith. Lead me, guide me, along the way. For if you lead me, I cannot stray. Lord, let me walk each day with you, Lead me my whole life through. (Doris M. Akers). Richard Zekveld, Pastor, Covenant Fellowship Church (cfcsh.org)

LUCY AND DENNIS PERZ AND COMPANY TO HOST LUNCHEON SATURDAY OCTOBER 8, 2022: As has happened in one way shape or form for the past 40 years at the Hammond Civic Center, 5258 Sohl, Hammond a combination luncheon and food donation will benefit Hammond’s needy residents. Flyers announcing the October 8th event go up in local churches like the Perz’ own St. Thomas More Catholic Church in Highland as well as in different businesses asking for donations of food, goods and services. “It never fails to amaze me at the number of kind people who turn out to make this a success,” Lucy notes. VEHICLES ALL THE RAGE IN 2022: Pictured here outside Sophie’s Restaurant in Highland is John Harvey of Munster and his electric bike. Or rather, this is his son’s bike. John is ha ving a custom bike of his own made just for him, a Recepto 303FF which appears to be the latest mode of transportation. Makes sense since our gas guzzling cars, SUV’s etc are gobbling up our all too shrinking dollars. John promises the Shopper and N 2 N a sneak preview of his new ‘ride’ as soon as it is delivered. Come to think about it, dont over populated countries like China and Japan already use electric vehicles for personal transportation? ***

Question: A property was on the market for $260,000. The price is far higher than sales made in the past 3-4 months. We offered $205,000. This offer was rejected outright and not countered. The next day, the price dropped to $249,900. So my question is, was our offer just offensive to the seller? Answer: Sellers have the right to test the market. That homes have not sold for a given price previously does not mean the owner or the owners broker were somehow wrong. Prices rise in some communities, which means someone must be the first to breach a given price level. The marketplace will ultimately decide the value of the property. That said, buyers have a right to bid for properties according to the value they see. You, as a purchaser, may have felt that the property was worth less based on past sales, available properties, condition, location, design, etc. How do you know what the seller will accept unless you make another written offer? A real estate transaction is a business deal – you made an offer, it was rejected and both parties can decide what they wish to do next, if anything. Question: I live in Indiana, but thinking about buying in the Gilbert, Chandler, Queen Creek areas of Phoenix, Arizona. Tell me which one will appreciate the most in the next 3 years. Answer: Don’t know. Wouldn’t guess. Although I happen to know those areas pretty well and see a bright real estate future in any one of those towns, there is still that risk with real estate. Prices can rise and fall. There are no guarantees—and no one knows what the future will bring. E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? CHUNG Ann Michelle Chung, nee Brown, age 43, of Homewood, IL, passed away peacefully Friday, August 12, 2022. Beloved wife of Thomas L. Chung. Cherished daughter of Michael and Barb Brown. Loving sister of Matthew A. Brown. Annie’s friends describe her as “pure walking sunshine” and “a bright light like an angel”. She always found the good in people and the positive in any situation. Her genuine compassion and selflessness touched the hearts of so many people. Annie was funny, quick witted, and had a smile that would light up the room. She loved music. She loved to travel. She loved good food and good beer. She loved cheesy hallmark movies and murder mystery TV shows. Most importantly, she loved her husband, her family, her friends, her church, and her dogs. Annie believes in the saying, “Joy is much bigger than happiness. While happiness is often seen as dependent on external circumstances, Joy is not.” Her life was most certainly full of JOY! On August 17, 2022, I wrote a letter to a doctor and a hospital about a very high ambulance bill that a client from Cedar Lake got. With some editing to protect the privacy of our client, here is the letter that I sent. Our client sent an ambulance bill to me and asked me to help appeal it. The bill for ambulance service from [northwest Indiana to a hospital in Chicago] on 06/24/2022 claimed that it was a NONEMERGENCY drive. The bill totaled $3,855.Itseems strange to me that an ambulance ride from your location to the location in Chicago would be for a non-emergency purpose. If the treatment could be done at your facility, why would you send the patient to IChicago?believe that someone at your firm misinformed the ambulance people and they marked the ride as non-emergency. If such a ride is for non-emergency purposes, then a MEDICAR FIRM should be called and NOT an ambulance. I believe that your personnel and your firm have a legal duty to act competently and professionally in serving patients. Someone who works at a medical firm and who calls for patient transportation should know the difference between the need for a MEDICAR and an AMBULANCE. Someone at your firm made a big mistake regarding transporting our client that day. That mistake is a direct and proximate cause of his high ambulance bill. I am requesting that the doctor send a letter to our client which states the circumstances that would demonstrate that the ambulance ride was needed for emergency purposes. Or, in the alternative, that the patient advocate sends a letter that the hospital personnel who called for the ambulance mistakenly failed to explain the emergency nature of the ride to the ambulance personnel. If it was an emergency ride, Medicare will accept it as within Medicare coverage. The bill to our client for $3,855 will be reprocessed and lowered. All the help that I gave this client was FREE OF CHARGE. This insurance agency helps our senior citizen clients with Medicare related medical bill problems without charging them anything. It is one of the ways that we demonstrate that we care about our clients. If your insurance agent or agency does not give this high level of customer service, why not switch to our agency?
