Treasurer Pappas urges owners to pay late property taxes to avoid upcoming tax sale as 22,884 owe less than $1,000 Cook County Treasurer Maria Pappas urges property owners who have not paid property taxes that were due in 2022 to act quickly to avoid the Annual Tax Sale. To find out if your property is on the Annual Tax Sale list: • Go to cookcountytreasurer.com • Use the purple box on the home page labeled “Your Property Tax Overview” and search using an address or Property Index Number (PIN) • A banner with an urgent warning will appear if your property is on the Annual Tax Sale list. You may also use the website to correct your mailing address. Each year the U.S. Postal Service returns thousands of certified notices sent to owners of properties on the Annual Tax Sale list because property owners have not kept their mailing addresses up to date. The Annual Tax Sale will occur Jan. 9-12, 2024, for properties with unpaid 2021 property taxes due in 2022. The Annual Tax Sale occurs 13 months after the due date. Owners of 52,401 properties owe more than $236 million in taxes that were due in 2022. Nearly 30,000 owe more than $1,000 while 22,884 owe less than $1,000, including owners of 15,944 properties in Chicago and 6,940 parcels in suburban Cook County. The Treasurer’s Office is mailing certified notices alerting property owners their unpaid
taxes are to be offered for sale, which would put a lien against their properties. It is the first step in a process that can end with a property owner losing their home, business or land. Besides the mailings, the Treasurer’s Office will publish lists of properties with delinquencies tax lists in local newspapers. Payment can be made in five ways: - Online for free at cookcountytreasurer.com - In person at any Chase Bank location in Illinois. - In person at any of more than 100 community banks where you have an account - By mail - In person at the Treasurer’s Office Homeowners also can use the website to make sure they are receiving exemptions for which they qualify. Examples include the Homeowner, Senior Citizen and Senior Freeze exemptions. Investors buy delinquent tax debt during the Annual Tax Sale. The Annual Tax Sale does not involve the sale of actual properties. By law, the Treasurer’s Office cannot and does not give legal advice related to tax sales. You are strongly advised to seek an attorney’s advice relating to any sale of your taxes. If your taxes are sold your options include redeeming your taxes, seeking a Sale-in-Error Declaration or filing a statutory “Redemption Under Protest.” Visit cookcountytreasurer.com for more information about property taxes sold at the Annual Tax Sale.
Know the keybenefits of a Roth IRA SUBMITTED BY PATRICK ZAMKIN As you save for retirement, you’ll want to take full advantage of the investment vehicles available to you — and one of the best is a Roth IRA. But what sets it apart from other accounts? Three key factors distinguish the Roth IRA: • Tax-free earnings – When you invest in a Roth IRA, your earnings can grow tax free, provided you don’t begin taking withdrawals until you’re 59½ and you’ve had your account at least five years. If you don’t meet these criteria, withdrawals of earnings will be subject to taxes and a possible 10% penalty. • No penalties on withdrawals of contributions – You fund a Roth IRA with after-tax dollars, which means you can withdraw your contributions — not the earnings — at any time for any reason, without facing taxes or penalties. So, you could use some of your Roth IRA money for non-retirement purposes, such as helping pay for a child’s college education. • No required withdrawals at age 73 – With a traditional IRA or a 401(k), you must start taking withdrawals — called required minimum distributions, or RMDs — once you reach 73. But this rule doesn’t apply to a Roth IRA — you can keep it intact as long as you like. You may need to tap into it for some of your retirement income, but if you don’t use it all, the remainder could benefit your beneficiaries. A Roth IRA does share one similarity to a traditional IRA: It can be funded with virtually any type of investment, including stocks, bonds, mutual funds, certificates of deposit (CDs) and so on. However, unlike a traditional IRA, a Roth IRA does have income limits. For the 2023 tax year, if your modified adjusted gross income was less than $138,000 (for a single filer) or $218,000

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We are in our mid 20’s and have been married for a few months. We are ready to purchase a home. Someone advised us that we should purchase a home for near the maximum amount of our preapproval which is $325,000. What do you suggest? Answer: You did not mention who gave you that advice, but we do not know of any reputable Real estate or Mortgage professional who would tell you that! When considering a home purchase, your Family budget must take first priority. Although your home is very important, there is more to life than a home. How about being able to purchase the right things for your family? How about having a little cash extra to enjoy life? How about the necessity of having savings for an emergency or to reward yourself once in a while for all your hard work? Money problems are very stressful. You were approved for that amount based on your income and debts. Sounds like you are in a pretty good financial position. Why mess that up? Remember that there is a fine

(married filing jointly), you can put in the full amount of $6,500 and an additional $1,000 catch-up contribution if you’re 50 or older. The amounts you can contribute will gradually decline at higher income levels and are phased out entirely at $153,000 for single filers and $228,000 if you’re married and file jointly. These income ranges will likely change for the 2024 tax year, so you’ll want to consult with your tax advisor for details. Still, even if you’ve contributed to a traditional IRA or a 401(k) for many years, you may have a chance to eventually “convert” some, or all, of these funds to a Roth IRA and gain its benefits. It’s not hard to do this conversion — it involves minimal paperwork from your traditional IRA or 401(k) provider — but it does come with tax issues. Any money that’s converted from a traditional IRA or 401(k) to a Roth IRA will be treated as ordinary taxable income. This can trigger a large tax bill, so, unless you have the money available from other accounts to pay the taxes, the conversion may or may not make sense for you. But you don’t have to convert all the funds at once. By spreading the conversion over several years, you could reduce the effect of a large tax hit in any single year. You may want to consult with your tax advisor before converting any funds to a Roth IRA. If you can find a way to contribute to a Roth IRA, either directly or through a conversion, consider it carefully — you’ll find a lot of upsides to this investment account. line between need and desire. You need to sit down with your spouse and make a family budget. Decide which home mortgage payment fits that budget. Get advice from your parents and a financial adviser. Don’t take advice from anyone unless they are qualified to make those financial suggestions. Ask your lender what price home fits that monthly payment. Then look at homes in that price range. Keep in mind that a house payment includes homeowners insurance, a tax bill, utilities and possible mortgage insurance. If you do not like the homes you see in that price range, then do what your parents and grandparents did… Save more money! E-mail us your Real Estate questions at Cathyah@aol.com. Heart Smart RICHARD ZEKVELD A heavenly messenger had just delivered Mary an astounding message from God. She was going to give birth to the great Son of David that God had promised King David a thousand years earlier. God’s people had been waiting and praying for this Messiah-King. He would reign forever. For a young lady who had gotten up that morning expecting a normal day, that was a lot to process! In Luke 1:34 she asks the million-dollar question. “How will this be, since I am a virgin?” She knows where babies come from. And she has never slept with a man. She believes God’s promise, but she cannot fathom how he plans to do what he promised. The angel answers, “The Holy Spirit will come on you, and the power of the Most High will overshadow you. So the holy one to be born will be called the Son of God” (Luke 1:35, NIV84). The second half of the first sentence repeats and clarifies the first half. The “power of the Most High” is the Holy Spirit and he will overshadow Mary to create a new baby in her womb without a man’s involvement. Overshadow. When Luke wrote these words, the Greek translation of the Old Testament used this word in Exodus 40:35 to describe how God’s glory-cloud overshadowed the tabernacle to declare, “God has come to be with you, to live with you, in a whole new way.” That glory-cloud represented the Holy Spirit. In Luke 1, the Holy Spirit overshadowed Mary to give us Immanuel, God-with-us, in a radically new way. This time, the eternal Son of God became God-with-us by becoming a human just like us. He is uniquely the Son of God, the God-Man, who became one of us to save us. Richard Zekveld, Pastor, Covenant Fellowship Church cfcsh.org

Let Bygones Be Bygones by Janice R Newman Forgive and forget? Can you? That’s a phrase easier said than done, but unfortunately life is too short to hold on to grudges, disagreements, and hostilities with loved ones, friends, and family. Tomorrow and time are not guaranteed. In the blink of an eye, life can change, leaving no opportunity to express what needs to be said or forgive what should be forgiven. The reality of life’s unpredictability struck me last Friday when I lost my dear Aunt Pattie (Mildred). Although our relationship bore no grudges or hostilities, we’ve both been sick and hadn’t talked in a month. The abrupt end of our connection highlights the unknown nature of life. This unexpected loss prompted reflection on the importance of forgiveness, especially when time is short and unpredictable. Here are a few ways to embrace “let bygones be bygones” and love the people in your life. 1. Reflect Objectively: Reflect on what the disagreement was about with an open mind. Most times grudges and disagreements that lead to hostility or separation were blown out of proportion. Question yourself if this issue is relevant to causing a break in the relationship. Reflect on why the incident occurred, how it made you feel, and whether was it valid. Sometimes things get out of hand because we’re dealing with other issues and emotions at the same time. Redirect your focus on the overall relationship to the present and future versus the resentment of the past. 2. Communicate Openly: Effective communication is necessary to resolve conflicts and for forgiveness. Misunderstandings often arise from a lack of communication or misinterpretation of information and intentions. Text messages can be particularly prone to misinterpretation. Proverbs 16:2 (ESV) advises, “Gracious words are like a honeycomb, sweetness to the soul and health to the body.” Choosing our words carefully and communicating openly can lead to mutual understanding and to mending the relationship. Don’t be afraid to say, “I’m sorry” or “I forgive you”. Sometimes it takes giving in or saying
sorry first. If the relationship is worth saving, does it really matter who makes amends first? Think of the goal, the relationship being restored. 3. Practice Empathy: Try to see the situation or issue from the other parties’ point of view or perspective. Understanding their motivations or the circumstances surrounding the incident can foster empathy, forgiveness, and compassion. Demonstrating empathy can dissolve animosity and break down walls to facilitate forgiveness. Colossians 3:13 (NIV) urges believers to “Bear with each other and forgive one another if any of you has a grievance against someone. Forgive as the Lord forgave you.” Putting ourselves in the shoes of the person who caused us pain, or we have disagreement with it can cultivate compassion and healing fractured relationships. 4. Reflect on Bible Verses: In times of conflict, turn to the wisdom of the Bible for comfort and guidance. The Bible is full of teachings on forgiveness, understanding, empathy, and the importance of believers to “Get rid of all bitterness, rage, and anger, brawling and slander, along with every form of malice. Be kind and compassionate to one another, forgiving each other, just as in Christ God forgave you” as noted in Ephesians 4:31-32 (NIV). Focus on positive wisdom to encourage a mindset of forgiveness and letting go of grudges and disagreements. In the face of life’s uncertainty, the journey toward “letting bygones be bygones” requires intentional effort and energy. It’s not easy but can be done with reflection of the situation, communicating openly about the situation and your feelings, and practicing empathy towards the other by understanding their perspective. The shortness of life serves as a reminder to prioritize forgiveness and love. Forgiveness is a gift we give to ourselves. Aunt Pattie’s sudden departure emphasizes the importance of lasting relationships, forgiveness, compassion, and cherishing every moment with your loved ones. Y? Why Not! Konopasek Still Cares for Kids WOODROW WILCOX James Konopasek was an elected member of the School Board in Griffith, Indiana. He’s not now. But he still cares for kids in that school system and all schools in Indiana. He is semi-retired but works part time as a driving instructor. Almost every day, he meets and listens to young people who are learning to drive. He hears them talking about their concerns. This motivated him to do some research that opened his eyes to a problem with Indiana’s education system. “Indiana is forgetting about students who probably won’t go to college,” Konopasek stated. “Many Indiana schools offer lots of resources for students who want to go to college. But youngsters who don’t plan or want to attend college should learn to do something to make money to support their future families. Indiana should offer more for these youngsters. I suggest that one of the options should be skilled trades.” The last time he checked, Konopasek learned that there is a big difference in high school graduation rates among three communities along West Ridge Road in Lake County: Griffith, Highland, and Munster. “Munster and Highland had graduation rates in the nineties percentage range. Griffith had a high school graduation rate in the low seventies percentage” Konopasek explained. “By not balancing our school budgets to help all students instead of just the college bound ones, we are dooming the other students to jobs that pay in the minimum
wage ranges. They won’t be able to support families and have a decent life without a financial miracle. I don’t like hurting young people like that,” Konopasek explained. James Konopasek graduated from Griffith High School in 1970. He earned degrees to become a secondary and college science instructor. But, also, as the economy changed, so did some of his jobs. He was a chemist in Texas oil fields and did other jobs, too. “High school counselors need to help open the youngsters’ minds to learning skills that they can use to make a good living and to be flexible to change when the economy changes. If you don’t teach that, then when someone loses a job and is not flexible to take another one, the youngster will be tempted to make a living with illegal drugs or other criminal activity. To prevent that, Indiana’s budgeting and policies for education must change,” Konopasek concluded.
