DESIGN CRITERIA
ESD CONCEPTS.
THE PROPOSED BUILDING RAW, HAS BEEN DESIGNED WITH SYDNEY ROAD IN MIND.
-THE ORIENTATION OF THE SITE IS MAINLY WEST FACING WITH THE NORTH FACING A NEIGHBOURING BUILDING, THEREFORE LIMITING SUN TO MOST OF THE NORTH. WINDOWS HAVE BEEN PLACED TO CAPTURE WHATEVER SUN IS AVAILABLE.
-THE DESIGN HAS INCORPORATED OLD AND NEW, IN CONTINUING WITH THE USE OF BRICK VENEER CLADDING FOR THE THE GROUND FLOOR RETAIL LEVELS, AND A BOLDER BLUE BRICK FOR THE CAFE TO MAKE A STATEMENT. THE USE OF BRICK VENEER TRIES TO TIE THE NEW DEVELOPMENT TO THE OLD.
-THE WEST HAS BEEN DESIGNED WITH AN OVERHANG ABOVE EACH BALCONY , WITH MATTE BLACK 100X200MM POSTS PROVIDE SHADE. TREES WILL BE PLANTED TO GROW AROUND UP THE POSTS AND COOL THEIR THAT COMES THROUGH THE GLASS DOORS.
-TO DEFINE BETWEEN THE APARTMENTS AND THE RETAIL, THE CLADDING AND COLOR CHANGES DRAMATICALLY TO EMPHASISE THE DIFFERENT PURPOSES. -THE APARTMENTS HAVE BEEN DESIGNED TO PROVIDE EASY ACCESS TO EACH APARTMENT THROUGH ONE MAIN CORRIDOR ON EACH LEVEL. THERE ARE MANY DIFFERENT APARTMENT CONFIGURATIONS, BOTH 1 AND 2 BEDROOM, WITH OPEN -PLAN STYLE LIVING THAT LEADS OUT ONTO PRIVATE BALCONIES.
-THE EXTERNALWALLS ARE ALL CONCRETE PANELS TO HELP KEEP THE BUILDING COOL IN SUMMER AND WARM IN WINTER. -SOLAR PANELS HAVE BEEN PROVIDED ON THE ROOFTOP TO BRING DOWN THE COST WITIN THE RUNNING OF THE BUILDING. -A ROOFTOP GARDEN WITH TREES, GRASS, DECK AREAS AND PERGOLAS FOR SHADE HAVE BEEN PROVIDED FOR USE BY ALL THE TENANTS.
