Many of today’s homeowners have been inspired by house-flipping shows to learn practical tips and savvy tricks to either increase their home’s resale value or, for those who prefer to stay put, refresh their living space for its long-term use. While these shows highlight the newest trends that resonate with new buyers or help customize a house to an owner’s current needs, what they don’t tell you is how remodeling might affect your homeowners insurance coverage. “Building an addition and adding square footage, renovating a kitchen or bathroom, or other significant changes made to a home will increase its value,” said Jane Li, Mercury Insurance director of product management. “One thing that can’t be overlooked, however, is that these renovations will also increase the home’s replacement cost if it is damaged or destroyed, so it’s very important that homeowners also adjust their insurance policies to ensure the home is properly insured in the event disaster strikes.” Here are four improvements Li recommends discussing with your insurance agent before making upgrades. ROOF REPLACEMENT The roof is the primary source to protect a home against the elements, providing shelter from rain, hail, wind, summer heat and winter cold. It’s likely not the first thing that comes to mind when a homeowner thinks of renovations but, eventually, it will need to be replaced to keep doing its job properly. “The age of your roof factors into your homeowners insurance coverage because, as it gets older it becomes more likely to leak, which can cause structural damage,” said Li. “Certain roofing materials—like clay or concrete tile, slate or metal—provide added protection against wind and wildfires if you live in an area that’s prone to these conditions. How to stay green and stay out of the red

I

’d like to dispel some “Urban Myths” about “Green” sustainable design. Like stories of alligators in the sewer, these myths scare people from creating a better future within today’s dwindling resources. There are four primary Urban Myths I hear over and over again: BUILDING AND LIVING GREEN REQUIRES COMPLEX TECHNOLOGY, UNUSUAL MATERIALS, AND SPECIALIZED HARDWARE Truth: Building Green starts with simple site orientation. Facing the house towards the sun, shielding it from the western sun, and capturing cooling breezes for natural ventilation applies to new buildings, but for those of us in existing homes what can we do? We should replace uninsulated, poor ventilating windows, properly seal all CHRIS openings and add sun-oriCRAIKER ented, better venting windows to improve interior comfort. Adding skylights or solar tubes will capture sunlight in dark interior spaces. Properly amending your soil and repairing faulty drip irrigation systems improves your yard and wallet. These are simple, sensible, and not exotic. The French Architect Le Corbusier said the history of Architecture is all about the struggle for light. I only add, today it is the struggle to control light. BUILDING GREEN IS COSTLY, REQUIRING MATERIALS FROM EXOTIC LOCATIONS Truth: The best way to Build and Live Green is to use local products, minimize waste, and think about recycling. Much of the lumber today is from sustainable farms. Think local, just like going to the farmers market. While at the hardware or lumber yard see how far it has traveled to get here. While much of today’s hardware comes from over sea’s sources, maybe now is the time to recycle Grandma’s buffet into a powder room lavatory. Think about it! trellises and awnings on southern or western elevations cut energy uses. BUILDING GREEN IS A PASSING FAD Truth: Building sustainability goes back to ancient times. Most historic buildings we revered today have materials and/or designs that made them eternal. Had we renovated and recycled many of Napa’s Old Town’s 19th Century structures, would we have a better community today? It’s not just energy bills that are climbing: new construction cost continues to grow. Sometimes rehab works for homes as well as movie stars. One of my favorite books, titled “YOUR SOLAR HOME”, always gives me inspiration. It doesn’t call for fancy photovoltaic panels, heat pumps, or complex mechanical systems as part of the solar solution. It describes ingredients and designs that can apply to our existing lives. Interestingly, the book was written in 1947. There is something to be said about real truths that stand the test of time. Chris D. 5 TRENDS for your deck BRANDPOINT When determining the look of your outdoor living space, decking is only half of the equation. In many cases, it’s the deck railings that are most visible and the design element that makes the first impression. “Railings serve a necessary safety function, but they also play an important aesthetic role,” explains designer Alison Victoria, star of HGTV’s “Windy City Rehab” and “Rock the Block.” “They frame an outdoor space and define the setting’s style and personality.” Following are five fresh ways to frame up your outdoor space for maximum enjoyment and curb appeal: INDUSTRIAL INSPIRATION Industrial styling is all the rage, as homeowners seek to replicate the clean lines and modern looks found in today’s hottest hotels, restaurants and craft breweries. In backyards across the country, this commercial-to-residential trend can be seen in the increased use of aluminum railing styles that deliver sleek sophistication. One such example is Trex Signature Railing, which offers a range of designs, including horizontal rods, mesh panels or glass inserts, in addition to traditional spindles—all with the low maintenance and durability of aluminum. By using boards that match the decking, you can achieve a look that complements your deck, while making great use of space. Tips for childproofing an older home BRANDPOINT While many homeowners love the unique charm and beauty that can only be found in an older home, the truth is that older houses present challenges to keeping everyone safe, especially little ones. For any house where children are being raised, or where they may spend a lot of time, it’s a good idea to take stock of some potential hazards—before they cause a danger to any infant or child. TEST FOR LEAD Many houses built decades ago may contain lead not only in the paint, but also in the water pipes. You can have both your water and paint tested for lead. If lead is present, speak with a licensed contractor about ways to remove lead safely to protect everyone in your home. EXAMINE WINDOWS—INCLUDING WINDOW COVERINGS Older windows can pose a number of risks to young children. Never place furniture such as a crib or anything that a child could climb on underneath a window. Installing strong window guards over any windows that could pose a threat to your child, not just in their bedroom, can give you peace of mind. According to the U.S. Consumer Product Safety Commission, corded window coverings are one of the top five hidden hazards in the home. Older, corded window coverings such as blinds may have looped pull cords or accessible inner cords that pose a serious strangulation risk to small children. The Window Covering Safety Council (WCSC) urges parents and caregivers to check corded window coverings for potential cord hazards and to replace them with today’s safer products. Government safety officials and the WCSC recommend that only cordless window treatments be used in homes where infants and young children live or regularly spend time. Whether you have an egalitarian mindset, looking to build a more profound sense of community, or for a system of convenience, some form of a commune along the spectrum may be desirable and possibly a part of our future.

t’s incredibly sad to continue to watch the destruction that COVID-19 has caused and how it continues to impact the world. As a result, for almost all of us, sheltering in place has forced us to think and do many things outside of our comfort zone. No matter how difficult it is to do, we need to keep teaching ourselves new ways and embrace new challenges each day to maintain our sanity to power through these times. I’ve never owned a boat, and I just started fishing, if you can even call it that, since the number I’ve caught is literally less than four. of the dock in the mud while on the boat, not once but twice, I was yelled at to call it a day and immediately go back home. Hey, I tried. When the shelter-in-place order first went into effect, it was a shock. But the initial shock has kind of worn off and the reality of what’s in front of us has settled in for the long haul. In the real estate and lending worlds, we are seeing things we never thought we would see in our lifetime. For example, the amazing amount of technology that a seller must embrace to virtually market their home for sale because of the restraints on holding a traditional open house. In addition, the long list of health and safety protocols that Realtors need to follow just to show you a home in person, should you choose to do such, is extraordinary. And of course, interest rates. I mean, what more can I say? I am speechless and when new record lows are set, multiple times, in the same year, this is an unbelievable phenomenon. There are plenty of other illustrations, although I don’t have enough space in this column to write about them.

That said, speaking of space, let’s not forget about buyers and borrowers. Due to the shelter-in-place, the quest for a larger living space has never been greater. The desire to have a place in your home where you can have some personal space to “family-distance” from other members in your household is in high demand. On top of this, buyers and borrowers are navigating around all sorts of obstacles these days to purchase a home because of an extremely competitive market. Therefore, buyers are given very little space to negotiate favorable time frames for contingency periods and closing dates. Like my recent boating experience, it’s great to try new things. However, trying this new way of purchasing a home in today’s market does require more mental and physical space than in the past. AMERICAN CANYON There are just 8 available homes and condominiums in inventory at the end of July in American Canyon. This is 64% below the inventory a year ago (22) and it is 50% below the supply last month (16). New sales (23) are 35% ahead of the pace of last year (17) and 15% ahead of the 20 sales last month. There is a 0.3 months supply of inventory based on the current sales pace. The Days on Market for the 17 homes that closed in American Canyon last month was 37 days. The median price of the homes that closed in American Canyon in July ($635,000) is 15% above the median price of a year ago ($553,000). The average price per square foot of the homes sold in American Canyon remains in the $250 to $310 range. It remains a very tight market in American Canyon. s millions of Americans spend unprecedented amounts of time at home, it also means spending unprecedented amounts of time with their pets. And for cat owners who have sensitivities to cat allergens, this can create unforeseen challenges. According to a recent study by the Human Animal Bond Research Institute and Purina Pro Plan, three in four cat owners say their relationship with their cat is a core part of their health and well-being. However, 26% of households with cat allergen sensitivities also stated that cat allergens have caused huge problems in their life. Having a cat shouldn’t mean choosing between enjoying time with them and living a healthy, full life. Fortunately, there are steps cat owners can take to help manage cat allergens at home. VACUUM AND DUST REGULARLY It’s best to vacuum carpet at least twice a week, according to the Carpet and Rug Institute. Use a vacuum with a HEPA filter to help capture higher levels of allergens. Make sure to focus on spaces where cats play and lay frequently, including below furniture and the furniture itself. This ensures even those cozy corners get clean and don’t become a hot spot for allergens. Hard flooring such as tile, wood and laminate should be cleaned regularly as well to eliminate dust and dander. Vacuum on the low setting to get the suction closest to the hard flooring. Don’t forget spaces such as the litter box area because dust from litter can contribute to airborne allergens. Additionally, wet mop at least once a month to more fully clean hard flooring in your home. Keep in mind, even though your pet can’t reach some surfaces physically doesn’t mean their allergens won’t get there. Microscopic allergens can float through the air and land virtually anywhere, so dust surfaces high and low with a damp rag or microfiber cloth to capture these particles and remove them from the home. 42 | DISTINCTIVE PROPERTIES

UPDATE YOUR CAT’S DIET Many people think that cat hair itself is the allergen, but it’s actually what’s on it that is problematic — the major cat allergen called Fel d 1, a protein that cats produce naturally in their saliva. When cats groom themselves, the Fel d 1 is transferred to the hair and skin through saliva. The allergen eventually lands in the environment as the cat’s hair and dander shed naturally. Following a decade of research, Purina has introduced Pro Plan LiveClear, the first and only cat food that reduces the allergens in cat hair and dander. WASH HOUSEHOLD ITEMS The next step is to stay on top of cleaning household items. For example, bedding and blankets make a warm bed for pets and therefore harbor a multitude of allergens. Be sure to wash all sheets, blankets and pillowcases in hot water at a minimum of 130 F to remove allergens and kill other triggers such as dust mites, according to the Mayo Clinic. Consider making a habit of washing bedding and blankets weekly to remove allergens from your home. By combining these allergen management strategies, cat owners can better handle their current situations and be closer together with the cats they love.
