amma Jauna’s pastries — especially the seashell-shaped concha — have become an immediate hit at the newly-opened Mexican bakery, restaurant, and brewery La Cheve, located in Napa’s Old Adobe. Owner Cinthya Cisneros was partially inspired to start the business as a way to give her La Cheve mother, Juana Cisneros (fondly known 376 Soscol Ave., Napa as Mamma Juana), (707) 294-2142 a spot to bake, just ilovelacheve.com as she’s done for 25 years. Word of Mamma Juana’s talents has gotten around town and the requests for custom cakes have been rolling in. From Pacifico beer to Flaming Hot Cheetos-themed cakes, there are seemingly no limits to her ingenuity. “Growing up, I started noticing she had a big, big talent for them and became more inclined to open up a spot for her,” said Cisneros, reminiscing about one special cake in particular that her mother made for her. “Remember when it was really hip and cool to have your face on your cake? I still remember a cake she made for me when I was nine. It was my soccer picture; a big enormous cake of my face.” For years, Mamma Juana has made specialty cakes for family and friends by request, but with the opening of La Cheve, she’s obtaining a whole new, and more official, client base. “For her, it’s an extra layer of excitement and nervousness of people being able to see and taste your work,” said Cisneros. During the Pandemic, she’s been getting a lot of orders for smaller cakes, which liven up intimate celebrations, from birthdays to weddings, at home. A few cakes have been pandemic-themed; one bride and groom cut a tasty roll of toilet paper. “People are trying to still put light in the dark times and have fun with it,” said Cisneros. everal clients have asked, “What does the passing of Proposition 19 mean for me?” Several clients were confused, some were concerned and others ready to make a move. THE NEW RULES Passing this November, Proposition 19 allows a homeowner of their primary residence to transfer their property’s taxable value for property tax purposes. The BURT homeowner must be either at POLSON least 55 years of age, severely disabled, or whose residence was substantially damaged by wildfire or natural disaster. For the transfer to occur, it must be the taxpayer’s primary residence for a replacement primary residence in the state of California. The purchase must occur within two years of the sale. A homeowner can perform a transfer up to three times, more whose home was destroyed by fire. WHAT ABOUT THE VALUE OF THE REPLACEMENT RESIDENCE? Suppose the replacement residence is equal to or lesser in value. In that case, the original residence tax basis may transfer to the replacement residence. For example, if your original residence has a taxable value of $400,000 and sold for $900,000 and you purchased a replacement residence for $890,000, your basis will transfer. If the replacement residence value is greater than the original residence, calculate the taxable value by adding the difference between the selling price of your original residence and the purchase price of the replacement residence to the taxable value of the original residence. For example, suppose your original residence has a taxable value of $400,000 and sold for $900,000 with a purchase of a replacement residence for $1,100,000. Living and working after the pandemic
he Global pandemic virus crisis has stunned the world and the economic markets. Architects and engineers have transitioned from occasionally working remote to mandatory telework, postponing and canceling face-toface meetings and site visits. Remote working is nothing new to our profession. For years, we have used drafters and consultants in far-flung locations. Architects have often worked in the field on a laptop or at home, sometimes called CRAIKER “kitchen-table architects”. We all know face-to-face interaction is essential, not just for social reasons but for true communication of ideas. There’s only so much you can accomplish with a Zoom conference call. This will be a true test of the AEC community’s resilience and sustainability with the essential need to better communicate efficiently an idea or image. Essentially, all our work is about communicating ideas, and we use words and symbols in our drawings and product deliverables. But this will test the design professional’s ability to truly work 22 | DISTINCTIVE PROPERTIES
remotely. While generally face-to-face collaboration is necessary, not all meetings need to be. We can build client experiences remotely. There’s a lesson here that will remain and that is, the decentralized design will be the future. Decentralized working is nothing new, but it will accelerate in the coming years. Not only will individual employees work remotely but whole companies will be distributed in suburbs to shed the corporate demand for big metropolitan office spaces. Most cities allow individuals to have “home occupations”, a corner of one’s home for business or craft. As an architect, I have a home occupation. As a matter of fact, I have two: One for my architectural practice and one for my olive oil non-profit. However, home occupations have tight limitations to avoid extra traffic, client visitations and additional employees. One old concept which is resurging and picking up momentum is live/work. The classic example was “living over the store”. More recently the live/work model was a warehouse converted into an apartment with an art studio or craft shop. Today, live/work is different: buildings are designed specifically to accommodate a living environment as well as an occupation. This is perfect for
professionals and any specialist who wants to work from home and doesn’t need a sign out front. We are designing such a complex in Novato where 30% of each unit square footage must be for office/studio use. All elevator accessible and ADA equipped. Of course, it won’t have welding or auto repair, but anyone that hates traffic or long commutes will be welcomed. Decentralized remote working is here to stay. Only the industrialized rust- belt companies that must have a horde of factory employees will fill our freeways in the morning. While virtual work will thrive, interaction among employees is vital to any industry. In this increasingly web-oriented environment, an office hub becomes an essential touchstone for both client and team building. Besides communicating ideas and images, design professionals must maintain character, camaraderie, and community. We must never lose sight of that. SAFETY FIRST Tips for pet-proofing your home BRANDPOINT
Welcoming a four-legged friend into your family is an exciting time for everyone, but puppies, kittens, dogs and cats can easily find themselves in serious trouble while exploring their new surroundings. It is important to remember that pets are naturally curious and explore their worlds with their mouths, so they will want to interact with or consume anything left out at their level. Because of this, your home is filled with potential risks, some obvious and others you might not expect. The good news is there are simple steps you can take to help keep your new pet safe. Purina behavior scientist Dr. Ragen T.S. McGowan offers these timely tips to help pet-proof your home and give you peace of mind that it is a safe place for your dog or cat to live and thrive. PUT AWAY THE TOXINS Many common household items are toxic for pets. Cleaning supplies, detergent, bleach, fertilizer, pest or rodent bait traps and paint can all cause serious harm if ingested. McGowan says, “Make sure to always store toxic items in a place where your pet cannot access them, either in a locked cabinet or on high shelves out of their reach. Even if you are vigilant about keeping these items out of reach, sometimes accidents happen. It is good to have the number for the Animal Poison Control Center handy or even saved in your phone, just in case: (888) 426-4435.”

CONCEAL ELECTRONICS Electronics are ubiquitous in most homes, but the many wires and cords they come with can look like a fun toy to your pet. To keep your pet from chewing them or getting tangled, bundle loose cords behind furniture and store extra chargers and cables in a place that cannot be reached or opened with a paw or nose. For cords that must remain visible, McGowan suggests camouflaging them with cable-coverings or tape, so they are less attractive to your pet. “It is also a good practice to store remote controls and video game controllers in a bin or a drawer where your pet does not have access to them,” she adds. “These items often smell like food or lotions from our fingers which can attract pets to chew on them, but their electrical components and batteries are harmful if consumed.”
SECURE SMALL HARDWARE Pets are attracted to small items that they can mouth, chew or bat around in play. In the home, small hardware items—from buttons, pins, batteries and magnets, to nails, staples, tacks and paper clips— may look appealing to pets, but could cause serious cuts or even damage internal organs if swallowed. “Before your new friend comes home, do a sweep to ensure small hardware items, batteries and magnets are securely stored or kept out of reach,” shares McGowan. “This means getting down to their level and retrieving any items that may have fallen under or behind the furniture. Tacks, pins and magnets should also be moved up from low hanging bulletin boards or the front of the refrigerator, where they could attract the attention of cats, especially.” KEEP DANGEROUS INGREDIENTS OUT OF REACH In the midst of the COVID-19 pandemic, many people are making BEWARE OF FOOD BAGS ... more meals at home, including experimenting with new recipes. Wine Country real estate trends in November 2020 Gerrett Snedaker, CRB

INE COUNTRY REAL ESTATE MARKET OVERVIEW We are seeing more of a return to a seasonal market in Wine Country with sales falling on a month over month basis. They still remain relatively high to a year ago. Inventory is starting to more closely mirror inventory GERRETT from a year ago. SNEDAKER Two things jump out to me from last months’ data: 1. Median Days on Market has dropped considerably – from 28% to 42% across our region. 2. The Unsold Inventory Index ranges from 1.6 to 2.4 months across our region. This is down from 45% to 77% on a year over year basis. Prices continue the high levels achieved this summer and we will see 10% or more price appreciation in Wine Country for 2020. With new “Shelter in Place Orders” real estate remains an “essential business” and we continue to help buyers and sellers. We still have no Open Houses and showings are by appointment only with strict cleaning protocols between showings. For the past few months, I have been following a data point I call the “Price Reduction Ratio”. Across the country, one might expect that 30 to 35% of the homes put into the MLS to sell will have a price reduction before they eventually sell. For November 2020, of all closed homes in Sonoma County, 20% had price reductions before selling. In Napa, the ratio was 19% and in Mendocino County, it was 22%. Conversely, the ratio of homes selling in excess of Original List Price was 49% in Sonoma County, 46% in Napa County and 39% in Mendocino County. In all markets, the Price Reduction Ratio is trending down and the Selling Price in Excess of Original List Price is trending up.

NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of November (290) is 27% below the inventory in November 2019 (395) and it is 5% below the inventory last month (305). Sixty-two percent of the inventory in Napa County (181 properties) is priced at $1,000,000 or above. New sales (123) are 37% ahead of the pace of last year (90) and are 6% below the 131 sales last month. There is a 2.4 months supply of inventory based on the current sales pace compared to a 4.4 months supply last year. The Days on Market for homes closing in Napa County is currently 52 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 110 homes closed in November in Napa County ($798,000) is 22% ahead of the median price of a year ago ($655,000). Over the past four months, Napa County homes are selling at roughly 94% of original list price. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $3,000,000 in Napa County at this time. The number of closings (72) of Luxury Homes (sales price in excess of $3,000,000) in Napa County for the period 12/1/19 to 11/30/20 compared to 46 closings in the period 12/1/18 to 11/30/19. There are 73 luxury homes in inventory at the end of November 2020 compared to 78 at the end of November 2019. There were 5 new Luxury Home sales in November compared to 4 last year and 5 last month. This results in
a 12.2 months supply of available Luxury Homes based on the current sales pace compared to a 2.4 months supply for the County as a whole. Days on market for the 8 luxury homes sales in November was 157 days. Over the past four months, Napa County Luxury Homes are selling at roughly 89% of original list price. NAPA Fifty-seven percent of the inventory in Napa County is in the City of Napa. There are 165 available homes and condominiums in inventory at the end of November in the City of Napa. This is 22% below the supply at the end of November 2019 (211) and it is 6% below the inventory at the end of last month (175). New sales (89) were 48% ahead of the pace of November 2019 (60) and they were slightly below the pace of last month (91). There is a 1.9 months supply of inventory based on the current sales pace. The Days on the Market for the 72 closings last month was 40 days. The median price of the homes that closed in the City of Napa in November was $746,000. This is 15% ahead of the median price of the homes closed in November 2019 ($650,000).
UPVALLEY NAPA COUNTY Up Valley Napa real estate ground to a halt beginning 9/27/20 with the outbreak of the “Glass Fire” in the area. Inventory fell by 12% and new sales were off 56% from the prior month. The home sales market is upset by the loss of over 113 structures and the need for residents to occupy homes that were otherwise slated to be for sale in the near future. We expect the market to be disrupted for months to come. As in the 2017 Wine Country wildfires, we will watch to see how many burned lots are brought on the market and how many owners decide to remain and rebuild – a multi-year process. The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of November (101) is 21% below the level of 130 in November 2019 and it is 4% below the inventory last month (107). f these two topics don’t capture your attention, then I don’t really know what else would do the trick as we get ready to embark on the most awkward and extraordinary holiday season ever. At this time of the year, everyone is fatigued. This is customary during a normal year. But of course, 2020 is obviously far from normal. It doesn’t matter what you do out there, life as we CHRIS SALESE all know it has changed and that’s the biggest understatement ever. Therefore, the fatigue factor is off the charts. Unfortunately, despite the loss of life and significant economic damage that COVID-19 has caused, it hasn’t forced the cyber-criminals of the world to take a leave of absence. In fact, the current environment has created an opportunity like no other for cybercrooks. While we battle an alarming surge higher in reported virus cases across the country, this is the type of distraction that cyberthieves will pray on as we push deeper into the holiday season. Online retailers, distribution centers and 38 | DISTINCTIVE PROPERTIES
delivery services are going to be tested and stretched to the maximum capacity over the next month or so. If our local economies are on an extended lockdown, then we are all going to have more time than usual to click and buy this holiday season. That said, please offer a smile and a thank you in advance to the brave men and women who are working behind the scenes to fulfill these orders for us. Yet we all need to be on guard too. Please don’t stop shopping, our economy needs transactions to take place. If anything, try to increase your shopping budget this holiday season. However, whether you do a little bit or a bunch of online holiday shopping over the next few weeks, please pay attention to your purchases. Please make sure you recognize the amounts being charged and don’t wait until your next billing statement to reconcile what you’ve purchased. This isn’t the year to be reactive, especially when there will likely be an insane amount of online transactions that take place. Cyber-criminals are going to be eagerly looking to take advantage of fatigued online shoppers. Please protect your account
numbers and passwords. Basically, whatever you normally do to protect your identity and personal information, take an extra step and exercise further precautions. You need to be proactive. The last thing our economy needs is a ton of businesses writing off bad debts or purchases that were fraudulent due to financial cyber-crimes. Lastly, home loan rates are not zero. I think it’s those mailers, robocalls and newspaper sticky notes that lead you to believe they could reach zero soon. They are definitely super low and offer some amazing opportunities for homeowners and prospective buyers. Although there are numerous variables that influence the direction of home loan rates, the biggest one right now is the development of the COVID-19 vaccine. HARSH CHEMICALS Everyday cleaning & health during the pandemic and beyond
T
he coronavirus pandemic has shed light on the dangers of rampant overuse of harsh chemicals in products we use every day to clean our skin, homes, offices and public spaces—making natural and skin-friendly cleaning solutions more important than ever. For a Disney-loving couple, Mamma Jauna created a “twofaced” wedding cake. From the front, it looked like an elegant, traditional wedding cake, but on the back, a curtain revealed Disney themes and characters. As for flavors, “Whatever people ask me, I make it,” said Mamma Jauna, listing mocha tres leches and coffee as some common requests. Just like her boozy pastries at La Cheve, she’s more than happy to incorporate alcohol, from wine to tequila, into cake orders as well. Ironically, the Pacifico cake was Champagne flavored. MOBILE HOMES IN NAPA COUNTY The mobile home market in Napa County has taken off as some fire victims are purchasing mobile homes as temporary residences while they wait for their insurance matters to be processed. The inventory of available mobile homes for sale in Napa County at the end of November is 22 homes. This is 50% below the number of mobile homes available in November 2019 (44) and it is 21% below the available homes last month (28). There were 18 new mobile home sales in November. This is 200% above the pace of sales in November 2019 (6) and it is slightly below the pace of sales last month (19). There is a 1.2 months supply of inventory based on the current sales pace compared to over a seven month supply a year ago. The average days on market of the 16 mobile homes closed in November was 115 days and the median price was $195,000. This is 43% above the median price of $136,000 in November 2019. amma Jauna’s pastries — especially the seashell-shaped concha — have become an immediate hit at the newly-opened Mexican bakery, restaurant, and brewery La Cheve, located in Napa’s Old Adobe. Owner Cinthya Cisneros was partially inspired to start the business as a way to give her La Cheve mother, Juana Cisneros (fondly known 376 Soscol Ave., Napa as Mamma Juana), (707) 294-2142 a spot to bake, just ilovelacheve.com as she’s done for 25 years. Word of Mamma Juana’s talents has gotten around town and the requests for custom cakes have been rolling in. From Pacifico beer to Flaming Hot Cheetos-themed cakes, there are seemingly no limits to her ingenuity. “Growing up, I started noticing she had a big, big talent for them and became more inclined to open up a spot for her,” said Cisneros, reminiscing about one special cake in particular that her mother made for her. “Remember when it was really hip and cool to have your face on your cake? I still remember a cake she made for me when I was nine. It was my soccer picture; a big enormous cake of my face.” For years, Mamma Juana has made specialty cakes for family and friends by request, but with the opening of La Cheve, she’s obtaining a whole new, and more official, client base. “For her, it’s an extra layer of excitement and nervousness of people being able to see and taste your work,” said Cisneros. During the Pandemic, she’s been getting a lot of orders for smaller cakes, which liven up intimate celebrations, from birthdays to weddings, at home. A few cakes have been pandemic-themed; one bride and groom cut a tasty roll of toilet paper. “People are trying to still put light in the dark times and have fun with it,” said Cisneros. everal clients have asked, “What does the passing of Proposition 19 mean for me?” Several clients were confused, some were concerned and others ready to make a move. THE NEW RULES Passing this November, Proposition 19 allows a homeowner of their primary residence to transfer their property’s taxable value for property tax purposes. The BURT homeowner must be either at POLSON least 55 years of age, severely disabled, or whose residence was substantially damaged by wildfire or natural disaster. For the transfer to occur, it must be the taxpayer’s primary residence for a replacement primary residence in the state of California. The purchase must occur within two years of the sale. A homeowner can perform a transfer up to three times, more whose home was destroyed by fire. WHAT ABOUT THE VALUE OF THE REPLACEMENT RESIDENCE? Suppose the replacement residence is equal to or lesser in value. In that case, the original residence tax basis may transfer to the replacement residence. For example, if your original residence has a taxable value of $400,000 and sold for $900,000 and you purchased a replacement residence for $890,000, your basis will transfer. If the replacement residence value is greater than the original residence, calculate the taxable value by adding the difference between the selling price of your original residence and the purchase price of the replacement residence to the taxable value of the original residence. For example, suppose your original residence has a taxable value of $400,000 and sold for $900,000 with a purchase of a replacement residence for $1,100,000. Living and working after the pandemic
he Global pandemic virus crisis has stunned the world and the economic markets. Architects and engineers have transitioned from occasionally working remote to mandatory telework, postponing and canceling face-toface meetings and site visits. Remote working is nothing new to our profession. For years, we have used drafters and consultants in far-flung locations. Architects have often worked in the field on a laptop or at home, sometimes called CRAIKER “kitchen-table architects”. We all know face-to-face interaction is essential, not just for social reasons but for true communication of ideas. There’s only so much you can accomplish with a Zoom conference call. This will be a true test of the AEC community’s resilience and sustainability with the essential need to better communicate efficiently an idea or image. Essentially, all our work is about communicating ideas, and we use words and symbols in our drawings and product deliverables. But this will test the design professional’s ability to truly work 22 | DISTINCTIVE PROPERTIES
remotely. While generally face-to-face collaboration is necessary, not all meetings need to be. We can build client experiences remotely. There’s a lesson here that will remain and that is, the decentralized design will be the future. Decentralized working is nothing new, but it will accelerate in the coming years. Not only will individual employees work remotely but whole companies will be distributed in suburbs to shed the corporate demand for big metropolitan office spaces. Most cities allow individuals to have “home occupations”, a corner of one’s home for business or craft. As an architect, I have a home occupation. As a matter of fact, I have two: One for my architectural practice and one for my olive oil non-profit. However, home occupations have tight limitations to avoid extra traffic, client visitations and additional employees. One old concept which is resurging and picking up momentum is live/work. The classic example was “living over the store”. More recently the live/work model was a warehouse converted into an apartment with an art studio or craft shop. Today, live/work is different: buildings are designed specifically to accommodate a living environment as well as an occupation. This is perfect for
professionals and any specialist who wants to work from home and doesn’t need a sign out front. We are designing such a complex in Novato where 30% of each unit square footage must be for office/studio use. All elevator accessible and ADA equipped. Of course, it won’t have welding or auto repair, but anyone that hates traffic or long commutes will be welcomed. Decentralized remote working is here to stay. Only the industrialized rust- belt companies that must have a horde of factory employees will fill our freeways in the morning. While virtual work will thrive, interaction among employees is vital to any industry. In this increasingly web-oriented environment, an office hub becomes an essential touchstone for both client and team building. Besides communicating ideas and images, design professionals must maintain character, camaraderie, and community. We must never lose sight of that. SAFETY FIRST Tips for pet-proofing your home BRANDPOINT
Welcoming a four-legged friend into your family is an exciting time for everyone, but puppies, kittens, dogs and cats can easily find themselves in serious trouble while exploring their new surroundings. It is important to remember that pets are naturally curious and explore their worlds with their mouths, so they will want to interact with or consume anything left out at their level. Because of this, your home is filled with potential risks, some obvious and others you might not expect. The good news is there are simple steps you can take to help keep your new pet safe. Purina behavior scientist Dr. Ragen T.S. McGowan offers these timely tips to help pet-proof your home and give you peace of mind that it is a safe place for your dog or cat to live and thrive. PUT AWAY THE TOXINS Many common household items are toxic for pets. Cleaning supplies, detergent, bleach, fertilizer, pest or rodent bait traps and paint can all cause serious harm if ingested. McGowan says, “Make sure to always store toxic items in a place where your pet cannot access them, either in a locked cabinet or on high shelves out of their reach. Even if you are vigilant about keeping these items out of reach, sometimes accidents happen. It is good to have the number for the Animal Poison Control Center handy or even saved in your phone, just in case: (888) 426-4435.”

CONCEAL ELECTRONICS Electronics are ubiquitous in most homes, but the many wires and cords they come with can look like a fun toy to your pet. To keep your pet from chewing them or getting tangled, bundle loose cords behind furniture and store extra chargers and cables in a place that cannot be reached or opened with a paw or nose. For cords that must remain visible, McGowan suggests camouflaging them with cable-coverings or tape, so they are less attractive to your pet. “It is also a good practice to store remote controls and video game controllers in a bin or a drawer where your pet does not have access to them,” she adds. “These items often smell like food or lotions from our fingers which can attract pets to chew on them, but their electrical components and batteries are harmful if consumed.”
SECURE SMALL HARDWARE Pets are attracted to small items that they can mouth, chew or bat around in play. In the home, small hardware items—from buttons, pins, batteries and magnets, to nails, staples, tacks and paper clips— may look appealing to pets, but could cause serious cuts or even damage internal organs if swallowed. “Before your new friend comes home, do a sweep to ensure small hardware items, batteries and magnets are securely stored or kept out of reach,” shares McGowan. “This means getting down to their level and retrieving any items that may have fallen under or behind the furniture. Wine Country real estate trends in November 2020 Gerrett Snedaker, CRB

INE COUNTRY REAL ESTATE MARKET OVERVIEW We are seeing more of a return to a seasonal market in Wine Country with sales falling on a month over month basis. They still remain relatively high to a year ago. Inventory is starting to more closely mirror inventory GERRETT from a year ago. SNEDAKER Two things jump out to me from last months’ data: 1. Median Days on Market has dropped considerably – from 28% to 42% across our region. 2. The Unsold Inventory Index ranges from 1.6 to 2.4 months across our region. This is down from 45% to 77% on a year over year basis. Prices continue the high levels achieved this summer and we will see 10% or more price appreciation in Wine Country for 2020. With new “Shelter in Place Orders” real estate remains an “essential business” and we continue to help buyers and sellers. We still have no Open Houses and showings are by appointment only with strict cleaning protocols between showings. For the past few months, I have been following a data point I call the “Price Reduction Ratio”. Across the country, one might expect that 30 to 35% of the homes put into the MLS to sell will have a price reduction before they eventually sell. For November 2020, of all closed homes in Sonoma County, 20% had price reductions before selling. In Napa, the ratio was 19% and in Mendocino County, it was 22%. Conversely, the ratio of homes selling in excess of Original List Price was 49% in Sonoma County, 46% in Napa County and 39% in Mendocino County. In all markets, the Price Reduction Ratio is trending down and the Selling Price in Excess of Original List Price is trending up.

NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of November (290) is 27% below the inventory in November 2019 (395) and it is 5% below the inventory last month (305). Sixty-two percent of the inventory in Napa County (181 properties) is priced at $1,000,000 or above. New sales (123) are 37% ahead of the pace of last year (90) and are 6% below the 131 sales last month. There is a 2.4 months supply of inventory based on the current sales pace compared to a 4.4 months supply last year. The Days on Market for homes closing in Napa County is currently 52 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 110 homes closed in November in Napa County ($798,000) is 22% ahead of the median price of a year ago ($655,000). Over the past four months, Napa County homes are selling at roughly 94% of original list price. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $3,000,000 in Napa County at this time. The number of closings (72) of Luxury Homes (sales price in excess of $3,000,000) in Napa County for the period 12/1/19 to 11/30/20 compared to 46 closings in the period 12/1/18 to 11/30/19. There are 73 luxury homes in inventory at the end of November 2020 compared to 78 at the end of November 2019. There were 5 new Luxury Home sales in November compared to 4 last year and 5 last month. This results in
a 12.2 months supply of available Luxury Homes based on the current sales pace compared to a 2.4 months supply for the County as a whole. Days on market for the 8 luxury homes sales in November was 157 days. Over the past four months, Napa County Luxury Homes are selling at roughly 89% of original list price. NAPA Fifty-seven percent of the inventory in Napa County is in the City of Napa. There are 165 available homes and condominiums in inventory at the end of November in the City of Napa. This is 22% below the supply at the end of November 2019 (211) and it is 6% below the inventory at the end of last month (175). New sales (89) were 48% ahead of the pace of November 2019 (60) and they were slightly below the pace of last month (91). There is a 1.9 months supply of inventory based on the current sales pace. The Days on the Market for the 72 closings last month was 40 days. The median price of the homes that closed in the City of Napa in November was $746,000. This is 15% ahead of the median price of the homes closed in November 2019 ($650,000).
UPVALLEY NAPA COUNTY Up Valley Napa real estate ground to a halt beginning 9/27/20 with the outbreak of the “Glass Fire” in the area. Inventory fell by 12% and new sales were off 56% from the prior month. The home sales market is upset by the loss of over 113 structures and the need for residents to occupy homes that were otherwise slated to be for sale in the near future. We expect the market to be disrupted for months to come. As in the 2017 Wine Country wildfires, we will watch to see how many burned lots are brought on the market and how many owners decide to remain and rebuild – a multi-year process. The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of November (101) is 21% below the level of 130 in November 2019 and it is 4% below the inventory last month (107). f these two topics don’t capture your attention, then I don’t really know what else would do the trick as we get ready to embark on the most awkward and extraordinary holiday season ever. At this time of the year, everyone is fatigued. This is customary during a normal year. But of course, 2020 is obviously far from normal. It doesn’t matter what you do out there, life as we CHRIS SALESE all know it has changed and that’s the biggest understatement ever. Therefore, the fatigue factor is off the charts. Unfortunately, despite the loss of life and significant economic damage that COVID-19 has caused, it hasn’t forced the cyber-criminals of the world to take a leave of absence. In fact, the current environment has created an opportunity like no other for cybercrooks. While we battle an alarming surge higher in reported virus cases across the country, this is the type of distraction that cyberthieves will pray on as we push deeper into the holiday season. Online retailers, distribution centers and 38 | DISTINCTIVE PROPERTIES
delivery services are going to be tested and stretched to the maximum capacity over the next month or so. If our local economies are on an extended lockdown, then we are all going to have more time than usual to click and buy this holiday season. That said, please offer a smile and a thank you in advance to the brave men and women who are working behind the scenes to fulfill these orders for us. Yet we all need to be on guard too. Please don’t stop shopping, our economy needs transactions to take place. If anything, try to increase your shopping budget this holiday season. However, whether you do a little bit or a bunch of online holiday shopping over the next few weeks, please pay attention to your purchases. Please make sure you recognize the amounts being charged and don’t wait until your next billing statement to reconcile what you’ve purchased. This isn’t the year to be reactive, especially when there will likely be an insane amount of online transactions that take place. Cyber-criminals are going to be eagerly looking to take advantage of fatigued online shoppers. Please protect your account
numbers and passwords. Basically, whatever you normally do to protect your identity and personal information, take an extra step and exercise further precautions. You need to be proactive. The last thing our economy needs is a ton of businesses writing off bad debts or purchases that were fraudulent due to financial cyber-crimes. Lastly, home loan rates are not zero. I think it’s those mailers, robocalls and newspaper sticky notes that lead you to believe they could reach zero soon. They are definitely super low and offer some amazing opportunities for homeowners and prospective buyers. Although there are numerous variables that influence the direction of home loan rates, the biggest one right now is the development of the COVID-19 vaccine. For a Disney-loving couple, Mamma Jauna created a “twofaced” wedding cake. From the front, it looked like an elegant, traditional wedding cake, but on the back, a curtain revealed Disney themes and characters. As for flavors, “Whatever people ask me, I make it,” said Mamma Jauna, listing mocha tres leches and coffee as some common requests. Just like her boozy pastries at La Cheve, she’s more than happy to incorporate alcohol, from wine to tequila, into cake orders as well. Ironically, the Pacifico cake was Champagne flavored. MOBILE HOMES IN NAPA COUNTY The mobile home market in Napa County has taken off as some fire victims are purchasing mobile homes as temporary residences while they wait for their insurance matters to be processed. The inventory of available mobile homes for sale in Napa County at the end of November is 22 homes. This is 50% below the number of mobile homes available in November 2019 (44) and it is 21% below the available homes last month (28). There were 18 new mobile home sales in November. This is 200% above the pace of sales in November 2019 (6) and it is slightly below the pace of sales last month (19). There is a 1.2 months supply of inventory based on the current sales pace compared to over a seven month supply a year ago. The average days on market of the 16 mobile homes closed in November was 115 days and the median price was $195,000. This is 43% above the median price of $136,000 in November 2019.
