Napa has experienced a number of 385 violent crimes and 1,370 property crimes per this year. As George Carlin would say, “stuff happens”! Whether you are a new homeowner, or you have lived in the same apartment for years, security is something that makes a house feel like a home. Homeowners can take a few easy steps to enhancing their security around their home. As an Architect, I have listed a few tips to keep your belongings safe, from your beloved family to your irreplaceable classic car stored in the garage. SECURITY CAMERAS Have you ever waved to a sign that said, “Smile you’re on Camera”? Security Cameras may seem like an obvious and basic addition to your home, but they allow you to monitor and regulate who enters. For example. “Ring” is a very popular and simple security system that everyone should have at all exterior doors and around the perimeter of the house. Whether it be the mail man or teenage ding dong ditchers, you are able to monitor and prevent any mishaps by keeping track of who is gaining access to your home. What you’re eating: It all starts with handmade tortillas. Taco Addiction always has a variety of guisado (marinated meat) tacos on the menu including, birria – marinated beef with a recipe originating from Jalisco, Mexico – as well as asada (beef ), pastor (pork), and tinga (chicken). The tacos are then topped with fresh lettuce, tomato, onion and cilantro. Occasionally on the menu are tamales, corn on a stick, and enchiladas. Who’s making your food: Just one year after taking over Taco Addiction, a popular food truck specializing in – you guessed it – tacos, the truck is nearly paid off and the new management couldn’t be more excited. Juan Diaz is the official owner but his wife, Cristina – a Napa High School graduate – is the face of the business. They’ve been together since they were teenagers. 30 | DISTINCTIVE PROPERTIES
“He’s really shy,” she said, but he’s passionate about cooking. Family and friends would always ask him to bring a dish or cook at their events, so the couple decided to invest in a taco cart. “We were booked April through September,” she said. The extra income they earned from the cart was used to fund their annual family vacation to Mexico. During this time, Juan was working for a landscaping company and Cristina was cleaning houses. “His dream was to get a taco truck,” she said, but with four children to take care of, they had to wait until the moment was right. That moment came when the former owner – a friend of a friend – decided to sell. Now running the taco truck is their full-time gig, each of them putting in between 16 and 20 hours a day, six days a week. “We cook how we cook at home,” she said. “It’s all family, so we just have fun with it.” Cristina said that giving back and making a positive impact on others is important to her. She previously volunteered at the water station at the ZERO Prostate Cancer Run/ Walk in Napa and this year, since she has the truck, she’s giving away 400 free burritos to
participants. Don’t leave without trying: It’s a tie between the birria and the “puffy taco” – a hand-made tortilla that gets deep fried with Monterey Jack cheese and stuffed with your choice of meat, including birria. The birria taco gets crisped and comes with broth for dipping (like a French dip). Pro Tip: Vegan and gluten-free options are available, including soy chorizo with papas (potatoes) and zucchini stir-fry. Price Range: Tacos start at $2, Quesadillas at $6 and burritos at $8. The popular “puffy taco” is $3. Where to find it: Taco Addiction’s regular spot is in the parking lot of The Home Index at 835 Lincoln Ave. They’re usually there Monday through Friday 11 a.m. until 8 p.m., or when they sell out. Word to the wise: Although the truck does have regular hours, special events can take it elsewhere, so check Taco Addiction’s Facebook page (or call ahead) to see exactly where the truck is. REAL ESTATE TRENDS for July 2019 GERRETT SNEDAKER, CRB NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of July (483) is 26% ahead of the inventory in July 2018 (385) and it is slightly ahead of the inventory last month (478). This is the highest inventory in Napa County in the past seven years. 49% of the inventory in Napa County (239 properties) is priced GERRETT SNEDAKER at $1,000,000 or above. New sales (126) are 8% below the pace of last year (137) and are 13% below the 145 sales last month. There is a 3.8 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 63 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 131 homes closed in July in Napa County ($681,000) was 3% below the median price of a year ago ($700,000). NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,300,000 in Napa County at this time. efore I go any further, please remember that every home loan application is different. In fact, this couldn’t be a more powerful statement considering today’s unbelievably favorable mortgage market conditions. Since your home loan application typically consists of a credit score, employment documentation and property CHRIS SALESE valuation, just to name a few of the basics, this ultimately creates many variables for your lender to evaluate when determining your overall eligibility to qualify for a loan. Naturally, if your credit scores are higher, then that allows your lender to spend less time on this area and focus in on other parts of your application. If your employment

documentation is clear and not complicated, your lender can move faster through this analysis too. Lastly, if you are either refinancing a home with lots of equity in it or you are putting a large amount of money down toward the purchase of a home, then your lender likely won’t get carried away with their property assessment tools as well. I’m briefly cruising through these items because it helps to show some of the major parts of your file where they could be different from one applicant to the next. Even if the credit, employment and property components are all fantastic, there are still different “levels of fantastic” within each of these buckets. Plus, you must factor in the timing of when this all takes place along with the type of loan program you are tracking down. Collectively, this continues to contribute to the tons of differences between your home
loan application and someone else’s application. In this respect, that’s why you might get a specific rate although another applicant receives a different rate, even though your basic file components are very similar. Again, there’s much more to it, but this is a good starting point. Therefore, it’s makes it harder to compare terms from lender to the next too. So, that’s where today’s ultra-low rate environment and sophisticated lending technology tools make it even more complicated, yet easier, all at the same time. When rates are low or trending lower, there are more options for borrowers to either include or exclude certain home loan expenses into their rate. This means they can take a slightly higher than market rate and have less fees or no fees or accept a lower rate and have fees added to their principal balance or bring in cash instead.
This strategy is different in an increasing rate environment. No matter what, somewhere along the way there are expenses or fees, whether they are included or excluded in your rate, they exist. Finally, the always improving and super sophisticated risk assessment technology used by your lender has created plenty of opportunities for you lately to walk-in and walk-out of your lender’s office without the need for an appraisal, income or asset documentation necessary to approve your loan. While this can be helpful, it can perhaps limit options for you as well. Everything is moving fast. However, fast is not always good. hopping. Cooking. Cleaning. The burdens of living alone were taking a toll on Joyce, who at 89 was the oldest resident in her apartment building. Though she’d spent a lifetime saving money, Joyce wasn’t sure what she could afford. Her daughter Sandy knew it was time to talk about senior living. “It took some convincing to help her understand this was what she had saved for,” said Sandy. “With the sale of her house and retirement savings, she could live comfortably in independent senior living. Plus, she would be around people her age, have plenty of activities and three nice meals a day.” Joyce’s senior living journey isn’t unique. Most people are either not prepared for the potential costs of senior living, or think they’re not prepared. A survey of 2,000 Americans 18 to over 51 for Brookdale Senior Living revealed 65% aren’t saving money to pay for senior living, and 21% said they won’t be able to pay for it or don’t know how they’ll pay for it. Only half said they have a plan in place. Mary Sue Patchett, Brookdale’s executive vice president of community and field operations, recommends avoiding sticker shock by assessing current expenses. You may find that freeing yourself of expenses tied to living in a house—mortgage, food, transportation, utilities, home maintenance and more— and incorporating these into one payment for a senior living community is more cost-effective 46 | DISTINCTIVE PROPERTIES

than expected. Patchett recommends seeking a flexible pricing structure at a senior living community, as one size does not fit all. Making a choice that fits your situation means you won’t be paying for unnecessary services. Sandy found two locations that fit her mom’s needs and compared costs of living alone to the cost of senior living. They landed on a Brookdale community near Sandy’s home. “Adult children must understand their parent’s misgivings and help them decide what’s best,” said Sandy. “Considering my mom’s age, senior living was a smart move. The cost is comparable to living alone and provides peace of mind for everyone. We know she is eating, socializing and safe.” How do people pay for senior living, and how can you keep costs affordable? Current assets and income are what most people use to pay for senior living, just as they would pay for expenses staying in their current home: savings, pension or retirement plan funds, social security and annuities. Like Joyce, one big source of funds comes from the sale of their current home. Long-term care insurance is
a possible source for those with chronic disability or illness, if they have a policy. Rules regarding benefits and eligibility vary per state and policy. Veterans’ benefits, through the Veterans Aid and Attendance Pension, can help veterans and spouses offset costs of long-term care and/or assisted living at some communities. Selling or cashing out a life insurance policy may be one route for those who no longer need life insurance. There are many options, so you should shop around. Consult your tax, financial and legal advisors to determine the implications of this option. Medicaid options may provide some assistance for assisted living, depending on where you live and if you qualify. Do not confuse Medicaid with Medicare, which does not cover assisted living costs. Family support is another source to consider for help with the cost of assisted living. In many families, children or other family members contribute to the cost of senior living. It’s best to discuss possible support with family before the need arises. By selecting a senior living community that provides just the amount of care you need,
you can keep costs low. Many communities offer options from apartments with kitchens and guest rooms to just a bedroom and bath. Opting for a roommate can save a lot. Senior living communities offering independent and assisted living or other care services on one campus helps couples stay together, even when they need different levels of care, and make it easier to move from one area to another if needs change. Now is a good time to assess your situation and talk with your spouse or family about your needs and desires down the road. Planning ahead lets you tour communities and decide what services and amenities you want and need. Forty-eight hours after Joyce moved to Brookdale, she was thrilled with her decision. Sandy immediately noticed a change in her mom. She met a group of ladies she refers to as “the girls” and quickly found her purpose as the community librarian. She’s happier than she was in her apartment, and according to Sandy, that makes it worth every penny.
