Can architecture be both

An architect suggests what to look for

A

rchitects are always challenged to design homes that are classic but modern. The holy grail of architecture is to be timeless but still edgy. Most homeowners gravitate to traditional designs because it looks familiar and rooted in history. Too often Architects attempts at modern designs turn out to be a punctuation of an era. I can drive around and look at contemporary and traditional homes and pretty well pinpoint when they were conceived according to their window styles, trim, and often roof pitches. Generally, a modern design is minimalist and simple without a lot of embellishment. Historically, modern clean design was envisioned as a way to provide inexpensive mass housing and cheap consumer goods. The post WWII era produced millions of compact homes with little character but were affordable and easy to hide with proper landscape. As Frank Lloyd Wright said, “A doctor can bury his mistakes, and architect can only advise his clients to plant ivy”. Today, if you want a contemporary

designed home, you have to spend hundreds of thousands of dollars to get that special look. That’s not the way it should be. One of the most revealing characteristics of a home is the roof pitch. A gabled roof connects with history while it still can have a modern image. Architects love to harken back to early American images of barns, colonial saltbox homes, and mountain cabins. But there’s more to that design character than steep roof pitches. What makes a contemporary design? To be contemporary, look for simple clean shapes and surfaces. Generally, there will be little enhancement or fussy detail. Look for minimal or no overhangs, low ornamentation and simplistic trim. The materials should showcase the structure while feeling comfortable. While there should be the most common type of building materials

such as brick, wood, or stucco, it should be clean and “simple”. What makes a traditional design? Generally traditional designs reflect a specific architectural style such as Spanish Colonial, Victorian or Southern Plantation. The design would allow the details to speak for the era, and the shapes of the roof and structure should showcase a historical period that the architect is trying to emulate. That’s a fancy way to say the details should only enhance, not hinder the design. Can a traditional home articulate contemporary design? One way to easily create a sense of contemporary in a traditional design is with the roof materials and the windows. A home

design attempting to be a traditional interpretation of, say Spanish colonial could still have a standing seam metal roof, thin dark frame double glazed windows and simple trim details that still convey the image without being overtly Spanish colonial. A classic architectural statement is “less is more” meaning clean & simple is often better, “more is less” means extravagance can be over the top. Capturing both traditional and classic design elements with contemporary passion, is always the challenge for architects. Being timeless is the tough part. A more common tactic is to install retractable screen walls, which can be motorized, and are meant primarily to keep insects out of the patio area. Retractable privacy walls, usually in the form of canvas or polyester fabric horizontal shades, can provide a respite from weather and enhance the feeling of a private sanctuary. 3) Low-maintenance materials are a must for any outdoor living space when homeowners would like to spend time enjoying, rather than performing backbreaking annual maintenance. Taking care

of traditional wood decking can be a difficult and frustrating process since it is subject to staining and splintering and may require annual sanding and painting. Retaining wall units have evolved from just retaining soil, transitioning slopes and preventing erosion. Today’s SRWs can do all that plus serve as multipurpose building blocks for outdoor-living features, including stairs, columns, freestanding walls, tiered walls, curved walls, seating and more. CREATIVE DESIGNS‌ While these walls still accomplish their original intent, professionals and homeowners can easily create hardscape features that make outdoor-living spaces more useful and enjoyable. “Our landscape designers are very inventive in their use of segmental retaining wall units, and our customers really appreciate all the features that can be created with SRWs,” says Scott Arnold, manager of Villa Landscapes in St. Paul, Minnesota. Products such as the Versa-Lok retaining wall system can be creatively adapted by homeowners and professionals to accommodate curves, corners, columns and tiers—without any special pieces. For example, one popular application is a retaining wall that employs a convex curve set into a small slope. Additional courses can be stacked against the lower courses of the wall to create a “couch” or seating area to surround a circular paver patio and fire pit installed at ground level. FREESTANDING WALLS‌ Freestanding walls are common applications for retaining wall units. STEPPING UP‌ Retaining wall units can serve as risers for steps. Stair treads can be finished with special precast stair tread units or bullnose (round-edged) paving stones. When installed in a contrasting shade or color, stair treads add interest to a hardscape design. Stairs created from retaining wall units can be placed within a tiered wall design, in a single wall or with wing walls on each side. Raised patios, built with a foundation created by SRWs, are often used to replace high-maintenance decks. CAN-DO COLUMNS‌ Columns created with SRWs are a versatile, beautiful and functional feature within a hardscape design. They can support a pergola, lighting or other landscape features such as statuary, and are

used to finish off the ends of a freestanding or seat wall. They can also be installed at intervals within a wall design, and columns create an attractive way to frame and support fencing. The use of SRWs is limited only by the imagination for outdoor-living features. In reality, residential metal roofs are fastened to the roof deck, not open rafters. Metal roofs can be applied over multiple layers of old asphalt shingles, so the sound insulation between the metal shingles and your ears could reduce the noise to potentially less than more traditional forms of roofing.

Real EstateinTrends June 2019 GERRETT SNEDAKER, CRB NAPA COUNTY‌ The inventory of homes and condominiums available for sale in Napa County at the end of June (478) is 23% ahead of the inventory in June 2018 (388) and it is 6% ahead of the inventory last month (451). This is the highest inventory in Napa County in the past seven years. 50% of the inventory in Napa County (240 properties) is priced at $1,000,000 or above. New sales (150) are 16% ahead of the pace of last year (129) and are 4% ahead of the 144 sales last month. There is a 3.2 months supply Gerrett Snedaker of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 67 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 129 homes closed in June in Napa County ($700,000) was equal to the median price of a year ago. NAPA COUNTY LUXURY HOMES‌ If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,400,000 in Napa County at this time. The number of closings (57) of Luxury Homes (sales price in 38 | DISTINCTIVE PROPERTIES

This is the highest number of luxury home sales in any month on record. It seems that the delayed spring market sales rolled over to June sales. NAPA‌ Fifty-four percent of the inventory in Napa County is in the City of Napa. There were 249 available homes and condominiums in inventory at the end of June in the City of Napa. This is a 24% ahead of the supply at the end of June 2018 (201) and it is 4% ahead of the inventory at the end of last month (239). New sales (105) were 15% ahead of the pace of June 2018 (91) and they were 4% ahead of the pace of last month (101). There is a 2.4 months supply of inventory based on the current sales

pace. The Days on Market for the 96 closings last month was 63 days. The median price of the homes that closed in the City of Napa in June was $756,000. This is 6% ahead of the median price of the homes closed in June 2018 ($715,000). UPVALLEY NAPA COUNTY‌ The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of June (167) is 26% higher than the level of 133 in June 2018 and it is 8% above the level last month (154). It is the highest level of inventory in Up Valley for the past six years. There were 28 new sales in the month compared to 20 a year ago and 15 last month. This is the highest level of new sales for any month in the past two years. Again, buyers seem to be reacting to the better weather and lower interest rates in May/June. There is now a 6 months supply of inventory based on the current sales pace. The Days on Market for the 13 closings last month was 61 days. Approximately 44% of the Luxury Market inventory (price in excess of $2,400,000) in Napa

ANGWIN‌ The inventory of homes and condominiums for sale at the end of June in Angwin was 18 homes. This is 5% below the level of June 2018 (20) and it is 54% ahead of the inventory last month (11). There were two new sales for the month of June compared to three a year ago and four last month. The average asking price of the 18 homes in inventory in Angwin is $1,630,000. AMERICAN CANYON‌ There were 21 available homes and condominiums in inventory at the end of June in American Canyon. This is 13% below the inventory a year ago (24) and it is one unit below the supply last month (22). New sales (16) are 33% ahead of the pace of last year (12) and are 30% below the 24 sales last month. There is just a 1.3 months supply of inventory based on the current sales pace. The Days on Market for homes that closed in American Canyon last month was 55 days. The median price of the 15 homes that closed in American Canyon in June ($535,000) was 3% below the median price of a year ago ($553,000). New rules for alimony and

CHILD SUPPORT PAYMENTS

‌I

f you have ever applied for a home loan, in most cases, you were perhaps asked for a copy of your filed tax returns because they are often used to verify and calculate your qualifying income to determine your loan eligibility.‌ ‌A c c o r d i n g to Fannie Mae and Freddie Mac, “recent tax CHRIS reform legislation SALESE has resulted in changes to 2018 IRS tax forms and how certain income along with expenses are reported for tax filing purposes.”‌ I’m sure many of you already knew this or heard about it.‌ However, they go on to say that “some of these changes have impacted and continue to impact their selling guide requirements, while others appear to have no impact and or statistical data is not available.”‌ 40 | DISTINCTIVE PROPERTIES

This is the part that everyone is, nevertheless, trying to figure out.‌ For example, regarding proof of alimony and child support payments in the mortgage lending world, a copy of your divorce decree, separation agreement, court order, or equivalent documentation typically verifies your alimony or child support obligation, not necessarily your tax return.‌ But effective Jan. 1, 2019, one of the new tax laws relating to divorces finalized after Jan. 1 of this year, states that the person paying spousal support can no longer deduct the amount from their taxes.‌ It goes on to say that for recipients, spousal support payments are no longer considered taxable income.‌ This is good news for the recipients of alimony as it can now be grossed up for mortgage qualification purposes and improve your

borrowing power.‌ Although it is now bad news for those of you paying alimony because it could be considered a liability on your tax returns and your home loan application too.‌ Basically, the key is the date your divorce paperwork becomes final, which considering we are half-way through the year, this should impact almost all newly finalized divorces.‌ Yet despite these laws, there are actually a few ways to potentially soften the impact of them on your home loan application.‌ Let’s say you’re paying alimony or child support and there are more than 12 months that remain.‌ You might be able to buy-out the remaining number of payments with either a letter from the recipient’s attorney acknowledging that payment in full is accepted or if the recipient isn’t represented by an attorney, a notarized statement that payment in full is accepted by the recipient or if those options are

not available, then court approval of payment in full.‌ Alternatively, if fewer than 12 months remain on your alimony or child support payments, then there’s a chance you can exclude them from your debt to income ratios.‌ But if the exclusion of them results in a large difference to your qualification ratios, you will probably still need to show enough assets to prove you have the ability to pay off the entire remaining balance in order to avoid the decrease to your borrowing power.‌ Either way, you have options. ‌L

ike a first kiss, first car or first day of school, entrepreneurs and home renovation experts Ashley and Andy Williams will never forget completing their first home renovation project. “That day began as all our days do—with organized chaos,” Ashley said. “We got our two kids ready for school amid a mad dash of ensuring book bags were packed, homework was done and items for after-school activities were all in their proper places. We also made sure that our own go-bag for the day was filled with almonds, water and fruit in case a hot property hit the market. As busy parents and entrepreneurs, we need the energy that almonds provide so we can stay on our A-game from school drop-offs, house hunting and everything in between.” They took the scenic route around town looking for a project to take on. That’s when they saw it: a home that had been sitting on the market for 236 days, looked like a time capsule from 1976 (complete with wallpaper and original kitchen appliances)—but had incredible potential to be transformed into a place that any family would want to call home. Just like the feeling of falling in love, they said they knew it was the right project for them. They immediately called the listing agent to arrange a meeting with the sellers and sketched out their proposed vision. The sellers felt their passion for the property, and the deal was sealed. Then, the work began. It turned out that the 1970s charm they loved about the house was the same thing that threw them curveballs at every turn. Preheat oven to 350 F and line a rimmed cookie sheet with parchment paper. Combine butter, maple syrup and honey in a small saucepan and cook over medium heat until butter is melted, but not boiling. Remove from heat. Combine the remaining ingredients in a medium-sized mixing bowl. Pour in the butter mixture, and stir to combine. Spread onto the prepared cookie sheet, bake for 12 to 15 minutes, stirring after 7 minutes. Remove from the oven and cool. Enjoy as a snack or with yogurt and fresh fruit. Store in an airtight container.
