‌A

s Jack Palance said in his Academy Award acceptance speech, “getting old is not for sissies “. It’s a journey, not a final destination. Not only do aging parents have to face changing times, so do their family members. Aging-In-Place means living in ones’ own residence safely, independently and comfortably instead of moving into a retirement community. It takes the entire family to prepare for the process, and it does have it’s challenges. Most seniors want to stay in their homes as long as possible, and that can provide both advantages and trials. The intent here is to provide some tips for the adult kids on how to make the journey easier for their parents and everybody else connected with seniors in transition. I deal with the physical issues of aging in place every day as an Architect. Here are some simple tips: Make the existing home as easily navigable and accessible as possible. Doors should be wide enough for walking with a cane, walker or even a wheelchair. Even existing narrow doors can have special hinges installed to maximize their openings. Eliminate as many physical obstacles as possible. Building simple ramps for walking with a cane, walker or perhaps a wheelchair in the future is easy. Move the second-floor master bedroom to the ground floor. How many homes have a “family room” which is no longer that? Converting it into a master suite may not be that complicated and it could

provide easy ground floor access to the rest of the house and the great outdoors all seniors deserve. Consider partitioning part of the house for a caregiver, or for a rental apartment. Having another form of income can be very valuable. State law has made Accessory Dwelling Units, ADUs, easier to achieve and build. Make bathrooms and wet areas safer. Multiple handlebars in the bathroom and tub are essential. Changing faucet handles and raising or lowering toilets doesn’t require a small home loan. Ensuring proper lighting and slip proof floors goes without saying. Make sure the showerhead is either adjustable or has a wand. Provide a stable seat in the shower and slip-resistant mats or flooring.

Consider simple mech6 anisms that are easy to operate. Door levers instead of

doorknobs are easy to replace. Light switches with roller panels and night lights are easy. Make sure windows are easy to open and close. Accessible and simple thermostats and easy to access lighting is important to consider. Material choices for flooring need to be resilient. Carpeting, cork, linoleum and rubber tile are great for seniors. Make sure the floors are smooth, even and minimized threshold “bumps”. In the kitchen, increase the available lighting using LEDs and add undercounter lighting if possible. Simple remote wireless switches simplify the electrical costs. Make sure cabinets are easy to get to and not over dangerous surfaces like a cooktop.

Mechanically adjustable shelves that move up and down by a switch are readily available today. It is estimated that almost 90% of all Americans over 50 wish to remain in their own homes indefinitely. The growing senior market in America is second only to the growing millennial population. Seniors over 65 are outpacing the general population by 15.1%. The whole family must participate in this transition. Above all, make Aging-In-Place enjoyable. We’ll all be there someday. n this age of political and economic uncertainty, many Americans are seeing the value of living in caring neighborhoods and acting as good neighbors. One recent survey found 75 percent of Americans think it’s important to welcome new neighbors, 58 percent say it’s important for neighbors to socialize and 37 percent are more likely to seek help from a neighbor than a friend when it comes to small projects. Further, the chance to meet others is often cited as a primary reason why millennials prefer living in urban neighborhoods. The survey found 58 percent of millennials have had face-to-face interactions with their neighbors, while 40 percent wish they were better connected than they already are. Interested in becoming a better inhabitant of your own neighborhood? Consider these suggestions aimed at promoting a kinder, friendlier environment.

INTRODUCE YOURSELF‌ Take the first step toward being better acquainted. Instead of avoiding contact when in your yard or out for a walk, shake hands, say hi and make an effort to remember people’s names. Even when in-person contact is brief, it can go a long way toward helping people feel connected and more like friends than strangers. TAKE NEW NEIGHBORS HOUSEWARMING GIFTS‌ Make newcomers feel wanted and welcome by acknowledging their arrival with a thoughtful gift. One meaningful and sure-to-be-welcome idea is a beautifully fragranced soy candle from Bright Endeavors, a Chicago-area nonprofit that employs young mothers. Every purchase helps empower young women by teaching them crucial job training and giving them the skills needed to gain permanent employment and provide for their children. Give new families contact info for neighbors and

People will appreciate your insider view into local amenities, and they’ll be more likely to communicate key information to others if their contact info is readily available. ORGANIZE A NEIGHBORHOOD EVENT‌ It could be as simple as a front-porch open house or as strategically planned as a neighborhood cleanup, but any gathering that brings people together to socialize is bound to create goodwill and a friendlier neighborhood vibe. STAY AWARE OF WHO NEEDS HELP‌ When possible, organize meal delivery, dog walking, transportation and/or other assistance for neighbors going

through tough times. Teaming up to help others may make your neighbors feel more connected, and people on the receiving end of such kindness tend to pay it forward. LIVE BY THE GOLDEN RULE‌ Treat your neighbors as you would like to be treated. Clean up after pets and kids, drive through at reasonable speeds, don’t be overly loud, mow at reasonable hours, return anything you’ve borrowed and generally stay aware of how you’re coming across to others. In a world that can sometimes feel overwhelming, it can feel good to live in a neighborhood that feels more like a community than an anonymous collection of strangers. Consider how you can take initiative to create warmth and peace within your own neighborhood. Follow these three tips for improved summer durability to make sure your yard bounces back quickly from whatever you throw at it—whether your activity of choice is a rowdy game of flag football or a leisurely backyard dinner party.

For completely plastic toys, with no other materials included, you could just soak and wash them in hot soapy water, rinsing well and air drying afterward. But to sanitize them, go a step further—put them through the dishwasher. Use the silverware holder or tie into a mesh bag to wash them on the gentlest cycle, then let them air dry. You may also want to wash plastic bathtub toys, which are not staying clean in the tub with your child. Distilled white vinegar diluted with water helps inhibit mold and mildew growth. STUFFED ANIMALS‌ If your child has a favorite stuffed toy they love to live, play and sleep with, you know how hard it is to convince your child to part with it for a spin in the washing machine. been sanitized. You may want to check the toy for rips or holes before washing, so no stuffing falls out. DIY expert Mandi Gubler shares helpful tips for sanitizing and repairing your child’s favorite stuffed animals at her blog, Vintage Revivals. Gubler recommends using Lysol Laundry Sanitizer, a one-ofa-kind product that’s safe to use on washable fabric items. It kills 99.9% of bacteria, when used as directed, that regular detergents may leave behind. While washing stuffed animals with regular laundry detergent and cold water may clean dirt and add a fresh scent, it might not completely remove bacteria, including harmful bacteria that may cause illness such as staph infections. Add Lysol Laundry Sanitizer to the fabric softener compartment, following product directions, to help eliminate bacteria. Wash toys on the gentle cycle, and be careful not to launder toys with batteries or that

make sounds. BEDDING‌ Wash bedding in hot water for the best results, although it’s a good idea to check care labels for warnings about water temperature, especially the first time you wash anything. Mattress pads, however, should be washed in warm water. For special blankets, such as homemade baby blankets, use the gentle cycle for extra care. SHOES‌ You can even wash children’s sneakers in the washing machine. If you remove the shoelaces and soles, you can then wash the shoes in a mesh bag to launder using cold water. It’s probably a good idea to use the gentle cycle and then allow shoes to air dry rather than putting them in the dryer. ATHLETIC WEAR‌ If you have kids in sports, you

know how dirty athletic wear items can get, and how it seems like the odors never quite go away, no matter how much you wash them. The odor molecules caused by bacteria can become trapped in the synthetic fabrics of most athletic wear, so it’s best to eliminate the odors at the source. Traditional fabric softeners and dryer sheets just mask odors and might damage clothing, but Lysol Laundry Sanitizer Sport is suitable for most athletic wear fabric, leaving it smelling fresh and clean. You can add it to your athletic wear load according to directions and wash in cold water. Be sure to follow specific care instructions about drying athletic wear items. There’s no need to surrender in the battle against dirt and bacteria living in your children’s toys, bedding and clothing. Wine Country Real Estate Trends FOR MAY 2019 GERRETT SNEDAKER, CRB

‌T

he Wine Countr y (Sonoma and Napa Counties) residential real estate market appears to be off 11% in sales volume, 17% in dollar volume and off 7% in the average selling price of sold homes for the first five months of 2019 compared to the same period in 2018. GERRETT Part of this is SNEDAKER likely attributable to our very wet and rainy Spring and part to an overall lull in the market. We’ll see how the market performs in the coming months now that the weather conditions have improved. NAPA COUNTY‌ Year to date, there have been 940 residential property transactions in Napa County with a value of $794 million dollars. The average price of sold properties is $845,085. This is 16% below the number of properties sold in the same period of 2018 (1,119), $113 million lower in dollar volume and the average price is 4.2% higher this year than last ($790,655). The inventory of homes and condominiums available for sale in Napa County at the end of May (451) is 28% ahead of the inventory in May 2018 (352) and it is 17% ahead of the inventory last month (384). This is the highest inventory in Napa County in the past seven years. 54% of the inventory in Napa County (242 properties) is priced at $1,000,000 or above. New sales (155) are 31% ahead of the pace of last year (118) and are 22% ahead of the 127 sales last month. There is a 2.9 months supply of inventory based on the current sales pace. closing in Napa C ounty is currently 58 days down from 72 days last May. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 126 homes closed in May in Napa County ($720,000) was 10% higher than the median price of a year ago ($675,000). NAPA COUNTY LUXURY HOMES‌ If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,500,000 in Napa County at this time. The number of closings (56) of Luxury Homes (sales price in excess of $2,500,000) in Napa County for the period 6/1/18 to 5/31/19 compared to 52 closings in the period 6/1/17 to 5/31/18 (an 8% increase). There were 112 luxury homes in inventory at the end of May 2019 compared to 83 at the end of May 2018. There were 4 new Luxury Home sales last month resulting in a 28 months supply of available Luxury Homes based on the current sales pace compared to 2.9 months supply for the County as a whole. NAPA‌ Fifty-three percent of the inventory in Napa County is in the City of Napa. There were 239 available homes and condominiums in inventory at the end of May in the City of Napa. This is a 29% ahead of the supply at the end of May 2018 (185) and it is 15% ahead of the inventory at the end of last month (208). New sales (108) were 27% ahead of the

pace of May 2018 (85) and they were 19% ahead of the pace of last month (91). There is a 2.2 months supply of inventory based on the current sales pace. The Days on Market for the 92 closings last month was 53 days. The median price of the homes that closed in the City of Napa in May was $740,000. This is 6% ahead of the median price of the homes closed in May 2018 ($700,000). UP VALLEY NAPA COUNTY‌ The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of May (154) is 29% higher than the level of 119 in May 2018 and it is 25% above the level last month (123). It is the highest level of inventory in Up Valley for the past six years. There were15 new sales in the month compared to 17 a year ago and 17 last month. The end of the rainy season may have added to the inventory in May. There is now a 10.4 months supply of inventory based on the current sales pace. The Days on Market for the 16 closings last month was 78 days. Approximately 46% of the Luxury Market inventory (price in excess of $2,500,000) in Napa County is in the Up Valley Market (71 homes). There were three luxury home (price in excess of $2,500,000) closings in the Up Valley Market last month and one new luxury home sale.

ANGWIN‌ The inventory of homes and condominiums for sale at the end of May in Angwin was 11 homes. This is 45% below the level of May 2018 (20) and it is 21% below the inventory last month (14). There were four new sales for the month of May. These are the first new sales in Angwin since January. The average asking price of the 11 homes in inventory in Angwin is $1,729,000. American Canyon: There were 22 available homes and condominiums in inventory at the end of May in American Canyon. This is 10% ahead of the inventory a year ago (20) and it is essentially equal to the supply last month (21). New sales (24) are 140% ahead of the pace of last year (10) and are 60% ahead of the 15 sales last month. There is just a 0.9 months supply of inventory based on the current sales pace. The Days on Market for homes that closed in American Canyon last month was 53 days. The median price of the 13 homes that closed in American Canyon in May ($540,000) was 14% ahead of the median price of a year ago ($474,000). don’t write about exact interest rates, for a variety of reasons, but mainly because it’s compliantly complicated if I do such.‌ T ‌ his just means I would need to provide lots of disclosures, statements and explanations surrounding the presentation of a particular home loan rate that would effectively eat up most of the words I’m allocated for this column.‌ If I did, it would not be fun for you to weed through or attempt to uncork what I was really trying to offer you.‌ For example, even my signature section below is surrounded by licensing data and other required information about who I am and where I might work.‌ While excessive disclosures and explanations about interest rates might be boring for you to weed around, they’re essential for your protection and for preserving the integrity of the 40 | DISTINCTIVE PROPERTIES

lending industry.‌ Sorry, I think I’ve been reading too much lately about the recent efforts of the Napa Valley Cannabis Association. If you haven’t noticed by now, a wine and cannabis pairing or vice versa is on the way soon.‌ Either way, like interest rates, wine and cannabis require tons of disclosures to the consumer. But unlike interest rates, they also come with warnings.‌ That’s right, a warning about how the use of one or the other or both combined might impact you.‌ How come interest rates don’t come with a warning label? They should.‌ It’s awfully sad and annoying when I see so-called mortgage professionals attempting to lure you into contacting them because they allegedly have a rate that nobody in the world has but their bank.‌ These types of lending

folks should not have a license and continually don’t play by the rules.‌ But guess what, you call them. Well, maybe not you specifically, although you get the point. And oh yes, they get the point as well, in terms of fees from you.‌ In today’s world, when almost everything can be done via automation and is connected electronically, it’s still amazing how often a traditional marketing mailing piece invades your home and ends up being left opened somewhere on a table or kitchen counter-top.‌ Mo r e i m p o r t a n t l y a n d equally remarkable is how often you respond to that toll-free number on the form. Otherwise, if this didn’t happen, all direct mailing pieces would cease to exist, right?‌ If the mailer you receive is for a new low-rate mortgage, it’s

probably attractively written in an official letter format. In fact, per the mailer, you are somehow already fully-approved for it and you don’t need to pay anything to get this new low rate.‌ However, if you were still in doubt, you can’t help but be convinced by an overwhelmingly large font size of your new lower monthly payment on the mailer. So, not waiting any longer, you make the call and you are in their system.‌ Yet did you read and understand the fine print on the mailer.
