The single mother of one daughter, Murphy, 43, said she’s been looking for a rental for more than a year, but “the prices are too high.” According to new survey statistics from RealFacts data service, as of the end of the second quarter the average asking rent in Napa County was $1,446 a month. That’s a 5.5 percent increase compared to a year ago, RealFacts reported. The average asking price for a studio was $850, unchanged from a year ago. At the same time, rents for a two-bedroom, one-bath rental rose 8.4 percent to $1,403. A three bedroom, two bath rental now goes for an average of $1,893, said RealFacts. Murphy has a steady job with the California Department of Developmental Services in Glen Ellen and grosses about $3,000 a month, she said. After a divorce, she currently rents one room in her cousin’s home in American Canyon, paying $600 a month. But she’d like her daughter, 10, to have her own room and a bit more personal space, Murphy said. However, with an average rent of $1,400 a month, “it’s not affordable,” for her, she said. “That’s half of my income,” Murphy noted. She’s budgeted about 35 percent of her income for rent. “That’s me living within my means,” with enough left over to save a little bit each month, not to mention unexpected health care bills for her daughter or car repairs. “I’d like to pay around $900” a month in rent,” she said. “It’s a little bit above my means but I can’t reasonably go above that.” Murphy said she hasn’t seen many two-bedroom rentals for the average price range of $1,403. In her experience, two bedroom rentals start at about $1,500 and go up from there. George Hancock faces a similar situation. Newer to Napa County from outside the state, Hancock, 33, said he is currently living in a 200-square foot studio in Calistoga, paying $575 a month in rent. But a recent breakup has him searching for a new home.

It hasn’t been easy, he said. “The rental rates in Napa Valley are astronomical,” Hancock said. “It’s frustrating. I’m used to rents that are half of what they are here and twice the space.” Outside of California, “I can get a twobedroom for $400 to $500 a month,” he said. With his job as a security expert, he needs to stay in Napa Valley, Hancock said. Like Murphy, he hopes to pay $900 or less per month. Unfortunately, the quality of the rentals in that price range “are not worth living in,” he said. Hancock said the average asking price of $1,446 reflected the lower end of the housing spectrum. Many of the lower priced rentals “are not the best quality,” he said. “It’s disheartening to see the neighborhoods.” Having a pet compounds the problem, Hancock said. “I have an 8 lb. dog,” he said. “A lot of places don’t take pets. I get that to a point but it’s making the search far more difficult.” Nevertheless, Hancock said he’s not giving up. “I’m also considering room shares,” he said. “I’m not particularly fond of that but when push comes to shove, it’s a place to live.”
