How to Choose Home and Office Furniture ‌W hen you are looking to update your home or office, where you shop for furniture can make all the difference. Whatever your style, it is always best to find a shop with excellent service and the kind of furniture that will last for many years. So how can you find a quality furniture store? First, consider the kind of furniture you need. What kind of furniture are you looking for? Are you looking to decorate your home or office with a more modern look with modern trends and styles? Are you searching for a formal dining table? Perhaps you need to upgrade your child’s bedroom set? Maybe you need an ergonomically correct desk for your home office. Get a feel for your sense of style. Look at the furniture you own already and imagine what will match your existing pieces. If you can identify your design preferences, it will be easier to find a store that fits you. When you know your preferences, start searching for a store that matches your sensibility. Many stores cater to certain price points, while others focus on specific styles. Putting a new roof on your home can increase its value, it is also a necessity. A licensed and manufacturer certified roofing contractor is the most qualified person to perform this work. They will install a new roof safely, effectively and the way it was made to be installed. Quality roofers will provide a manufacturer backed material and labor warranty for their work. If there are any problems with your new roof in the future, they will fix the problem free of charge. Your first step in finding a reliable roofer is to ask your family, friends and neighbors if they have recommendations. You can also look on the Internet, Yellow Pages, Better Business Bureau or Contractor State Licensing Board for roofing contractors in your area. Some contractor specific websites offer lists of professionals, along with reviews of their work. Personal recommendations from tradesmen will give you the best information. Be sure to focus on the quality of work as well as the cleanup process. You don’t want scraps of shingles and nails left over after the contractors have gone home. Inquire about the company’s background and how long they have been in business. Generally, a good roofer should offer a guarantee of anywhere from five to 12 years. If the company has been in business for less than five years, it will be difficult to determine the quality of their work. Only hire a roofing contractor that can offer you workmanship warranties that are backed by the manufacturer of the product that they are installing. When a manufacture is backing the person that is installing their product you know it is going to be installed correctly as they are trained by the factory. Manufactures will give a long warranty on a product only to not stand behind it when a warranty claim comes about because it was not installed by a certified installer. Continue to ask questions about time frames and estimates. You should always get a written estimate before proceeding with any work.

Communicating with the contractor will let him know that you will be taking a hands-on approach to this project. Find out about the material they are recommending, what they will do if they find damaged decking, and when they might be available to start. You should also ask about the material and workmanship warranty and have it confirmed in writing. If you get a lifetime material installed and it is installed poorly you could end up paying to replace the roof in just a couple of years if it past the workmanship warranty of the original installer. Every professional who works on your property should be licensed and bonded by a third party. Check the amount of coverage they have. If your house is worth over a million dollars and the contractor is only insured for 500,000 then you could be paying the balance if your home is destroyed. Insurance is particularly important for roofing contractors. They should be

able to cover any damages they might cause to your property. It is also essential that workers are covered under their insurance as well, in the event someone is injured during the job. Ask the contractor if they are going to subcontract any of the work. If the answer is yes you need to get all of the subcontractors’ information as well, as their work and insurance is only as good as the subcontractor they are using. Before the contract is signed tell your contractor that you will want to be named as additionally insured on their insurance policy. This will assure that they will be on the up and up with your project and their insurance coverage. Before work commences, you must receive a written contract from the roofer. Read it over carefully. It should state all of the type of materials to be used, (not just the main product) what the work will entail and the final cost. If all the materials are not listed you can bet the contractor is using the cheapest of all the components of the roof in order to save on cost. As a consumer you need to remember that this is construction and not a science. Every roof is different even in a planned community. Things will pop up that are unexpected and schedules will change due to things that are out of your control due to weather, prior contractor projects or man power. You wouldn’t want your roofer to walk off your job before he is finished to start another project, so don’t demand that they do it for you. It is better to wait for the contractor to start when they are ready rather than to insist they start on a specific day. This will insure you get the best manpower rather than who is available. Following these tips will help you find the best roofing contractor in your community then you can rest comfortably knowing that you made the best possible decision.

How to Choose a Solar Company

‌I

t’s not just about the environment anymore, but about potentially saving you quite a bit of money. Putting photovoltaic solar panels on your home or business can lower your energy bills, help the planet and add value to your property. No wonder more Americans are turning to solar power with each passing year. That also means more companies are offering to install solar panels these days. It’s a big decision that you will have to live with for a long time (20~50 years), making it important to pick the product and installer that will result in the best longterm benefits for your situation. Here are some things to consider when choosing a solar company. DO YOUR RESEARCH Research online to get an idea of what going solar is all about. Be sure to completely understand the difference between leasing, power purchase agreements(PPA), cash purchase, and financed purchase so that you can select the one that provides you the most benefit. Also familiarize yourself with the difference between central inverters and micro-inverters. 3 WAYS TO GO SOLAR: 1) Cash Purchase: The solar system can be purchased either by using one’s own personal funding (cash), or taking out a loan. With purchase, there is no increase in the cost of the electricity produced by the system over time, and the Lawrence Laboratory in Berkeley has shown that the value of the property will go up, oftentimes by a greater amount than the cost of the system. The simplest and most direct way of paying for your system that gives you the best ROI (Return on Investment) is a cash purchase. You will also save the most money this way. 2) Financed Purchase: Even if you finance the purchase (take out a loan) you own the system. The payments can be structured like a lease (no money down), but you own the system from the get-go and are eligible for the 30% Federal Tax Credit or any other benefits that goes to the owner of the solar system. Everything considered, it is very likely that you will have paid off the loan/purchase with half the cost of a lease. Some banks (e.g. Umpqua Bank) now offer renewable energy loans that can have lower rates than a home equity loan, and unsecured solar loans may be

available from the solar company to help you purchase a solar system. Property Assessed Clean Energy (PACE) Loans also became available and are becoming popular since the end of 2014. The loan is NOT tied to your credit score, basically requires you to have at least 10% equity on the house, and is paid twice a year as a lien in the property tax (it does not follow you if you move). It takes only minutes to find out how much your property is eligible for by simply typing in your address. Some popular ones includes the CaliforniaFIRST program (https:// californiafirst.org) and the HERO program (https://www.heroprogram.com). 3) Leases/PPA: If your credit score is good enough, you may be able to lease. The Leasing/PPA companies say they will put up the system with no money down, but since you don’t actually own the system, another way of looking at it is that you are allowing them to install a system of their choosing that is owned by them on your roof for free to sell you electricity that it produces. A solar lease/PPA requires you to make monthly lease/PPA payments that should be lower than what you would have paid the utility company. Make sure you understand that since they own the system they (not you) get the 30% Federal Tax Credit or any other benefits that goes to the owner of the solar system, the lease rate may increase over time, and if you do sell the property you will have to find someone who is willing to take over the lease or you will have to pay an early terminate penalty. Leasing may be a good option for those who have no tax liability, and for those who have less than 10% equity on the house. REPUTATION In a fast-growing industry like solar energy, it’s especially important to know the reputation of the company you’re dealing with. There are old and new companies in the marketplace, but that doesn’t mean any of them necessarily offer the best service or will be around to support their product line years from now. Look for stability in your solar installer. You’ll want to find a company that has developed a great reputation over a number of years with a track record of satisfied customers from projects similar in scope to yours. LOCAL COMPANY? If there is a local solar company, check them out as well. Most local companies have vested interest and are contributing

members of your community, and know their livelihood is based on how well they service their community. A good start is checking out the local Chamber of Commerce website (e.g. the Napa Chamber of Commerce Business Directory) and searching the keyword “solar.” THE SYSTEM There are a wide range of solar panel systems on the market, and the technology itself is going to be a big part of your decision. Your solar system can be tied to the existing electrical grid or be completely off the grid, for example, which will require different equipment and setups. No matter what system you decide on, the key thing you’ll be looking for is efficiency, and that means understanding both the energy generated and the cost of doing so. Price efficiency can matter, too, because you don’t want to find yourself spending a whole lot more money for just a tiny increase in power. Likewise, if a slightly bigger investment can yield a large boost in energy generated, it can make sense to spend the extra money. Look closely at the math, and pick the system that gives you the best return for your money. If not provided by the solar company, calculate their system’s “Cost Per Watt (CPW) installed” to compare the pricing of different solar companies. The CPW is calculated by dividing the total cost of the system (before the 30% Federal Tax Credit) by the total watts of the system (if in kilowatt, multiply by 1,000 to get watts). Many solar systems will pay for themselves over a number of years. The solar companies you talk with should be able to provide you a written estimate as to the time it will take for the accumulating savings from going solar to pay off what you paid for the system. Once paid off, the electricity produced by the system is free! PERFORMANCE GUARANTEE AND SCHEDULED MAINTENANCE If a purchase, ask what the manufacturer’s warranty on the panels and inverters are. The top of the line ones are 25 years. Also ask about the workmanship warranty of the company that will be installing the system. If a lease/PPA, they own the system. They normally include a performance guarantee, but in regards to their “scheduled maintenance” you should ask them to provide you with a written document of what exactly that entails and at what regular intervals it will be done. Understand

that the scheduled maintenance should be different from the manufacturer’s warranty provided by the panel and inverter makers. Most leasing/PPA companies use central inverters that they will need to be switched out after about 10~15 years. 30 PERCENT FEDERAL TAX CREDIT AND OTHER REBATES If you purchase, either with cash or financing, you own the system and will be eligible for the 30 percent federal tax credit and other applicable rebates/benefits. This is not available for leasing/PPA. DOOR-TO-DOOR SOLICITORS/ AGGRESSIVE SALESMEN Too often we hear or experience persistent door-to-door solicitors and/or aggressive salesmen from the solar industry. The following are some ideas on how to deal with them. 1) DOOR-TO-DOOR SOLAR SOLICITORS Ask them to show you their solicitor permit. This is required in many areas, including Napa. Most out-of-town solicitors don’t bother, especially since they have to go through a background check by the police. If they can’t show you a permit, you really don’t know who you are opening your door to, and it’s just unfair to you and the local companies. 2) AGGRESSIVE SOLAR SALESMEN Most solar companies have salesmen who are highly commissioned and incentivized to make you pay the highest price possible. Some of them will sit inside your home and talk at length, mentioning all sorts of “discounts,” trying to lure you into signing up immediately. Quite often, even with these “significant discounts” the final price can be higher, and/or the quality of workmanship and materials inferior, then what they should be. When they say, “…you can always decide not to do it even after signing because you can cancel it afterwards..,” they know that once you sign up you will feel obligated to honor it. Tell them you want a written estimate and that you will get back to them. Hearing this, they will understand you are getting multiple quotes, and will provide you with their best price. If they continue to pressure you to sign then-and-there, be very wary of taking a chance with them. CONCLUSION Choosing a solar system to be installed by a well-regarded company can be a wise financial move that can save you a substantial amount of money. Just make sure you do some research!

When your heating or air conditioning system fails, it can be a nightmare. Whether it is a cold winter day or sweltering hot outside, the HVAC system in your home is important to your comfort and safety. Most people cannot tolerate extreme temperatures. The elderly and people with chronic health problems need to have the temperature stabilized in their homes. The best HVAC contractors are helpful and reliable, but a poor contractor can cost you extra money and heartache. Ask people in your social network whom they might recommend. Good word of mouth will go a long way toward helping you find the best professionals in your area. After creating a list of candidates, call the Better Business Bureau, your state’s board of contractors or the builders’ association to check on their reputations. Your town’s building inspection office may also have information for you. Avoid companies who have many complaints on their record. How to Choose an Architect

‌F

or some time now you’ve been wanting to remodel your house or maybe your office needs expansion. Does your office or home need to be made handicapped accessible? You probably need an architect to help you define the project, draw plans, gain approvals and develop a budget. Where do I start? Before you hire anybody, sit down and outline your project. Think of everything you want to accomplish, then prioritize importance. Gather magazine tear-outs and on-line images of your vision. Find any existing plans as starting points or discussion. Discussing your plan with various architects will help you get a better perspective of the project and give you an indication of your potential relationship. Early discussions and a meeting should be complimentary. Since ease of communicating

and understanding the municipal process are essential, hiring a local architect is best. Experience does count so long term involvement in the community is essential. Interview more than one architect and ask for references, length of time established and their license numbers. You can to check with the better Business Bureau, Yelp and most importantly, the State of California Consumer Affairs to confirm license and check for any violations. Ask for a written proposal that outlines scope of work, schedule, fees and payment process. What should I expect to pay an architect? Architects generally charge for services based on hourly rates or fixed fees for specific tasks. Fees based on percentages of construction cost are not appropriate. Ask for hourly rates and general fees for similar projects. Review the architect’s portfolio, usually on-line, and talk to the architect’s references. While some fees are easy to define, other tasks may arise in the project

so be clear about additional services. Verify if the architect assists in bidding or construction services. Who else will I need for the team? You may need a structural engineer, an energy consultant or a civil engineer and the architect can help define their services. With today’s strict earthquake requirements a structural engineering is necessary. These services can be provided under the architect’s umbrella or you may wish to hire directly from the architects recommendations. What kind of hardship should I expect with a construction project? If the project is a home renovation, it’s important that your whole family be on board. Everybody may have to make sacrifices in the process such as limited bathroom or kitchen use, possibly the temporary loss of a living room or bedroom. Construction projects seem to always take longer and are Season-sensitive. This is your decision. A qualified architect will give you drawings and documents to define the scope of your project and expectations. Many people start their academic careers at a community college before transferring to a four-year institution. Your local community college may even have a partnership with a university so you could earn a bachelor’s degree right on campus. California community colleges offer specific Associate Degrees for Transfer (ADT) that guarantee transfer admission at one of the state’s California State Universities. These colleges are also a fantastic option for students with family responsibilities, full-time jobs or other obligations. Tuition is often far less expensive than that at a large university. There are plenty of things to consider when choosing a community college. Location, tuition costs, courses and ease of scheduling are all factors to keep in mind. Next, take your items to reputable jewelers and/or precious metal buyers in your area for their opinion. A store may charge a small fee for this service. It is the best way to establish the precious metal content when the piece lacks markings. Take it to more than one merchant to verify the findings. What to Look for When Buying Windows

our eyes are the windows to your soul. Your home’s windows, on the other hand, protect the inside, or soul, of your home. Gorgeous windows for your home or commercial building can enhance the appearance of the property. It can also increase its value. But weighing functionality, aesthetics, placement, price and efficiency can be daunting. There are a slew of things to consider. Understanding the terminology used to describe various windows will help you make your decision. Here are common words and phrases you are likely to encounter:

WINDOW GLAZING The actual glass in a window is called glazing. Many homes and older buildings have a single pane of glass within each frame. It is a traditional style; however, it is not energy-efficient. Double-glazed windows are the popular option. There are two panes of glass in a frame. The gap between the panes acts as a layer of insulation. It improves the window’s ability to maintain the building’s temperature. Sometimes, newer structures have triple-glazed windows. They are more expensive, but they also provide additional insulation benefits. R-VALUES R-values measure the amount of heat a window loses through its glass panes. Higher R-values mean more energy efficiency. An R-value of three is very desirable. U-VALUES U-values tell you the level at which a window conducts heat. The lower the U-value, the better. People who live in wintery climates should choose replacement windows with strong R-value and U-value ratings to conserve energy.

LOW-E Low-emissive, or low-e windows, are the latest innovations in the energyefficiency mark. Low-e glass traps heat by placing a thin metallic coating on the appropriate window pane. Indoor radiant heat is reflected back inside, cutting the burden on a building’s heating system. If you live in a cold climate, install a low-e window as a complement to low U-value components. People who live in sunnier, warmer climates can also take advantage of low-e windows. The summer’s higher levels of infrared rays are reflected back outside, keeping the interior of the house cooler. UV FACTORS Blocking UV rays will spare your carpets and furniture from sun damage. That’s why a window with high ultra-violent blockage

is recommended, especially for people who live in warm climates. CASEMENT WINDOWS When energy efficiency is a key concern, casement windows are the best choice. This simple high-and-crank design lowers air seepage. When the wind pushes against the glass, the seal becomes tight and reduces leakage. Casement windows are hinged on the sides. When the windows have top hinges, they are called awning windows. Hoppers are bottomhinged windows. Hinged windows must be maintained, as the seal erodes over time. When left unchecked, the erosion can make the window less energy efficient.

OTHER FACTORS Large differences between interior and exterior temperatures create meddlesome condensation on glass. Always choose a window appropriate for your climate. Window placement is another factor when building a new structure. Consider the building’s position and location as they relate to the sun. Windows facing the south let in more heat than northfacing windows. Properly placed, a window can increase a structure’s passive solar efficiency. Extreme temperatures cause frames and seals to deteriorate more quickly. Windows using warm-air technology and adequate spacers reduce temperature fluctuations, placing less strain on seals and framing. Before beginning any improvement project to your home or business, understand the building codes in your area. You may need a permit to do a major window-replacement project. If you don’t have the required paperwork in order, you might have to pay a fine and remove the work that’s already been done and start over. Knowing basic terminology and concepts before you shop for windows will save you time and money in the long run.
