It’s that time of year. A visit to the gym will reveal a herd of new members committed to a regimen of exercise on their path to good health or you will see the latest diet craze guaranteeing to remove those excess holiday pounds. All well intended, only those withstanding the test of time will meet their desired goal. Addressed here is a New Year resolution to do something that will change the environment in which you live and the quality of life you desire. How often have you said “this house is just too big for us, we should move somewhere smaller’, “our family has outgrown our home”, “we should move to that golf community in Arizona we always visit”, “let’s get that beach or mountain getaway before the kids are too old”, “why waste more money on rent”. Sometimes daily life just gets in the way of making the big decisions that determine the lives we create. If any of these questions are on your mind or in your conversation, commit 2015 to making the needed change in where you live or how you live to better your life and the quality of life for those around you. The biggest obstacle to this process is of course “change” itself. We become complacent in the bodies we occupy and as well the home or apartment in which we live. Let me provide for you a practical step by step “model” to help you transfer your dream into a reality. Fear of change is overcome when you have practical steps that will take you from where you are now to where you want to be. (1) Contact a REALTOR you trust or one referred to you by a friend or family member and obtain a Comparative Market Analysis at no cost to you, to determine the current market value of your home. Do not rely on online services for accurate value as they are determined by averages and do not take into account local factors or property improvements. (2) Request that your agent create an Estimated Seller Proceeds that will show you all the costs related to the sale and give you the amount of money you will actually receive from a sale. With this document, you can also determine what tax obligations you might

have and you will then know exactly how much cash you have to spend (or save if you are right sizing to a smaller home) on your new home. (3) Meet with a home lender or mortgage broker at no cost to you, and find out exactly what your borrowing potential is given your income, debt, current interest rates and other factors. This Loan Prequalification will tell you exactly how much money you are capable of borrowing. Knowing that loan amount and adding it to the net proceeds from the sale of your current home will set the price range for your new home. (4) Have your REALTOR create a document called Estimated Buyer Costs that will give you all of the costs and the cash necessary to purchase your new home. You can pick a “benchmark” property currently on the market and see exactly what your expenses will be to purchase and costs to maintain your new home. (5) Having the Seller proceeds and Buyer costs in hand, you can Determine Housing Expense of how much cash you want to spend (or save if right sizing) and how much you want to borrow. Just because you are capable of borrowing more money does not mean you will be comfortable with a larger monthly payment and higher expenses that come with a more expensive property. There are many reasons for buying a smaller home and “right sizing” such as less to maintain, reduced expenses, more free time, generation of cash at sale or increasing your monthly cash flow by reducing housing expense. There are equal reasons for moving to a larger home or different location such as more space for a growing family, better schools or neighborhood and having a larger home investment for potential appreciation. In either situation you now have the steps and tools to make the smart decisions needed to turn your life and housing dreams into a reality. This is your opportunity to make change your resolution for 2015.

Habit burger, CHipotle Coming to soutH napa By Jennifer Huffman

ocated inside the new napa Crossing South, retailers michaels, marshalls and HomeGoods stores aim to fill the homes of napans while two new restaurants — Habit Burger and Chipotle — aim to fill their stomachs.

Leasing agent matt Sweeney of newmark Cornish & Carey said that his firm is focusing on leasing the remaining space in the complex, in particular, the 12,000-square-foot space next to michaels.

The new Habit Burger and Chipotle will each be each food chain’s second napa outlet. Their first restaurants are in napa Crossing north on Trancas Street. Developer Pacific Properties, of Chico, created both centers.

The south napa Chipotle should be opening in the first quarter of 2015, she said. it will employ 25 to 30 people. “That hiring will begin relatively soon,” said Winslow. Potential employees can visit the chain’s website to apply, she said. “We’re very excited to continue our business in napa and look forward to opening another restaurant there,” she said. Habit Burger did not return requests for information. an opening date has not been announced. The restaurant chain opened its first napa restaurant in 2012. according to its website, there are a total of 116 Habit Burger eateries in four states: California, arizona, utah and new Jersey.

“We could do four restaurants, but prefer to keep it to three to keep parking from being impacted,” he said. in the units on the corner closest to the Soscol avenue and Kansas Street intersection, “a financial services tenant would be ideal,” Sweeney said.

Napa CouNty home priCes drop 10.8 perCeNt iN oCtober By Jennifer Huffman

T

he median price of a napa County home decreased 10.8 percent from September to October, from $583,750 to $520,625, according to the north Bay association of realtors (norBar). The realtors group said 31 percent of purchases were cash only, 56 percent were purchased using a conventional loan, and the remaining 13 percent were federal Housing administration or Veterans affairs (fHa/Va) or other types of loans. The numbers do not include sales of mobile homes. October’s median price — half of sales were higher, half were lower — is still 7.1 percent higher than a year earlier when the figure was $486,000, records show. While the median price decreased, “the number of units sold and total value of units sold has increased, reflecting a positive trend,” said Timothy Hedges, president of norBar. a total of 124 units sold in napa County in October, compared to 112 in September. The total value rose 18.4 percent, from $92 million to $109 million. “napa is on track to see the market fully recovered,” Hedges said. in Sonoma County, the median price decreased 3 percent from September to $460,000. “Lower interest rates and minimal home price gains kept California’s housing affordability in check in the third quarter of 2014 and even helped improve affordability in some high-cost counties in the San francisco Bay region,” according to a norBar news release. The percentage of homebuyers who could afford to purchase a median-priced, existing single-family home in California in the third quarter of 2014 was unchanged from the 30 percent recorded in the second quarter of 2014 but was down from a revised 32 percent in the third quarter of 2013, according to the California association of realtors Traditional Housing affordability index. in 2015, the California association of realtors predicts that sales of existing single family homes will increase 5.8 percent to about 403,000. median 34 — Distinctive Properties

t is hard to believe, but there are only about seven weeks left of 2014. during these upcoming weeks, there will be a lot of events competing for your time, not the least of which are the big holidays. There is still enough time to do some year-end tax planning if you don’t procrastinate. here are a few things you might consider. if you have more assets than you will ever need, consider making gifts to your family using the annual gift exclusion. The limit for 2014 is $14,000. a couple can give up to $28,000 per recipient. you can give cash, stocks, bonds or a portion of real estate. after dec. 31, this opportunity expires. There is no paperwork required. if you haven’t already made your contributions to taxadvantaged savings plans, there is still time. of course, this includes 401(K) plans, iRas and other tax-deferred plans. if your employer matches any part of your contribution, even better.

if you are self-employed, don’t forget your retirement plan options, like sEP or health savings plans. For many taxpayers, there is still time to adjust your income tax withholding or quarterly payments. if you got a big refund last year, you may want to adjust. a refund is simply a return of your money and in essence the recognition of an interest-free loan to the government. Consider doing some “tax harvesting.” if you have capital gains outside your retirement accounts, you may be able to lower your tax bill by selling your winners and offsetting the gain by also selling your losers. you may be able to offset each dollar of gain by each dollar of loss. There are a few tricky rules, but this tip can save a lot in income taxes. Keep in mind that if you want to buy back the stocks you sold, you must wait 30 days to avoid the “wash-sale” rules. another technique used by experienced taxpayers is to accelerate your deductions.
