‌N

apa County wineries are pushing the limits of design, throwing money at their facilities and tasting rooms to attract tourist. Disneyesque marketing demands convention, not artistry. The Napa County Planning Commission walks a delicate line here but tends to bow to ordinariness. This real question is how architecture should be judged. Local design review committees, even with the brightest community’s designers, can dumbdown a building to emasculate it of character and boldness. Unfortunately, it’s difficult for municipalities to demand, let alone encourage, good architecture. But sometimes the best prevails, against all odds. Napa City’s stringent design review processes and their Planning Commission has taken a decidedly ambitious redirection towards a more contemporary look. But, is it working? The Municipal regulations are archaic and designed to encourage mediocrity. The Soscol Corridor, also known as Auto Row, has produced some interesting new buildings. Unfortunately, saddled with ambiguous requirements and pushy clients, the overall design is chaotic and messy. Ironically, the most unique building on Soscol is the 1950s auto dealer, Hanlees at 333 Soscol Ave. Check it out at https://www.facebook.com/ CraikerArchitects/ In the Bay Area, a recent San Francisco flap has bristled the architectural industry. Modern architecture enemies have lobbied President Trump to ban all new Federal buildings that don’t look like classic BeauxArts style. Serves: 4 Prep Time: 10 minutes Cook Time: 10-15 minutes Ingredients for Roasted Parmesan Asparagus • 1 bunch asparagus, ends trimmed • 1 tablespoon olive oil • 2 ounces Parmesan cheese, finely grated • Lemon wedges Ingredients for ButterBasted, Pan-Seared Ribeye Steaks • 2 boneless ribeye steaks (1 inch thick; 12 ounces) • Kosher salt, freshly ground black pepper • 2 tablespoons olive oil • 4-6 tablespoons unsalted butter, room temperature • 4 garlic cloves, bruised • 6 large sprigs fresh thyme or 2 small sprigs fresh rosemary Using Convection Bake, preheat oven to 450 degrees F. Place rack in center of oven. Toss asparagus in oil on a large baking sheet. Line asparagus in one even row lengthwise over sheet pan. Sprinkle Parmesan evenly. Preheat 2 large skillets on cooktop over high heat. Meanwhile, place asparagus in oven, roasting for 8-10 minutes, or until crisp-tender. Just before cooking, pat steak dry with paper towel and sprinkle with salt and pepper. Add oil to hot skillets, then add steaks. Cook steaks for 4 minutes, or until dark brown and caramelized on bottom. Turn steaks over and cook for 2 minutes. Reduce heat to medium-high. Add butter, garlic, and thyme to skillets. Use spoon to baste melted butter over steaks as they cook, for about 2 more minutes for medium-rare doneness. Transfer steaks to rack set on a sheet pan and let rest for about 4 minutes (half the cooking time). Slice each steak against grain using sharp knife. For people with allergies, spring cleaning does more than spruce up a home. When done correctly, it removes dust, mold, dander and other allergy triggers so you can feel your best. “There are specific things you can do while cleaning that can dramatically improve allergy symptoms,” says Dr. J. Allen Meadows, allergist and president of the American College of Allergy, Asthma and Immunology. “When you spring clean to remove allergens, you can breathe easier plus enjoy a sparkling home.” Meadows and the experts at ACAAI recommend these steps when cleaning for allergies. Before you begin, keep in mind that when you clean you come in contact with many allergens. You may want to take allergy medication beforehand and if your allergy is severe, consider wearing an N95 filter mask while dusting or scrubbing. DUST THOROUGHLY‌ Dust all surfaces in your home with a damp rag or microfiber cloth made for cleaning. Avoid using any kind of duster that simply kicks dust into the air. Remember, opening windows allows pollen and other allergens into your home, so during peak allergy season keep them closed, and whenever possible,

Consider setting an alarm for every three months as a reminder and use filters with a MERV rating of 11 or 12. This is also a good time to

Two examples of code violations ‌I s the neighbor’s dog barking all night incessantly? ‌Does your other neighbor park their recreational vehicle in the street right in front of your house for weeks and weeks? How about the property owner down the street running an unauthorized vacation rental? Then there’s the neighborhood grocery store that wheeled in two huge smokers that are continuously running because their smoked meats are a huge success.

CODE ENFORCEMENT‌ Many county and city governments have code enforcement officers as part of their code enforcement division who field complaints. You may also see them driving around their local jurisdiction regularly, seeking out violations. The officer enforces land use and building codes as well as the laws of the State of California. Building BURT and planning officials have POLSON also been known to catch violators as well. The above are all examples of potential violations of the codes and ordinances. I have first-hand experience with the barking dog next door and the recreational vehicle parked in the street for several months now, but I am not one to complain. Two recent transactions I am involved with have code violations surface that may not be apparent at first glance. THE ILLEGAL CONVERSION‌ Selling a three-unit residential property led to my discovery that many years ago, a tenant decided to convert the garage to additional bedrooms and a bathroom. The current owner, as well as the property manager, was not aware of the illegal conversion. A violation of the code is an item for disclosure 28 | DISTINCTIVE PROPERTIES

as part of the sale to any prospective buyer. To maintain construction at current building code standards, all construction of this type must go through the building permitting process. Additional bedrooms and the loss of a garage affect the occupancy and parking regulations so the zoning ordinance also comes into play. For code violations of this type, there is no “grandfathering-in” of the upgrades. Grandfathering-in (technically called a “legal nonconforming use”) means that at one time, the use may have been allowed. Still, now under an updated building and zoning code, it does not meet the standards. Eventually, the removal of these upgrades will be required because most likely cannot be brought into compliance.

THE PARKING WAS OK‌ I was selling a commercial property with a large building that at one time contained a furniture store. The parking lot of 17 spaces was sufficient even though the building is large and at one time satisfied the parking code requirements. The property is now vacant, and the lack of parking has become an issue for future uses. If another furniture store were to open on this site, we could make the case with the planning officials, who oversee the parking ordinance, that the parking requirements are “grandfathered-in.” At one time, 17 parking spaces were within the ordinance. But, there are time limitations in place because of the vacancy—you could potentially lose a grandfathered-in use if it ceases after

s those around here know, we had no rain in the Northern California area in the entire month of February. This is not good for many reasons, but it did allow real estate buyers and sellers to conduct business throughout the month. The good weather brought more listings to market GERRETT SNEDAKER earlier than the usual Spring market (MarchApril). And, more buyers were out – particularly with the favorable interest rates in the mortgage market. NAPA COUNTY‌ The inventory of homes and condominiums available for sale in Napa County at the end of February (330) is 6% ahead the inventory in February 2019 (311) and it is 31% ahead of the inventory last month (252). Fifty percent of the inventory in Napa County (166 properties) is priced at $1,000,000 or above. New sales (92) are 44% ahead of the pace of last year (64) and are 56% ahead of the 59 sales last month. There is a 3.6 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 71 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions 32 | DISTINCTIVE PROPERTIES

removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 54 homes closed in February in Napa County ($646,000) is 3% ahead of the median price of a year ago ($625,000). Over the past four months, Napa County homes are selling at roughly 93% of original list price. NAPA COUNTY LUXURY HOMES‌ If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $2,200,000 in Napa County at this time. The number of closings (64) of Luxury Homes (sales price in excess of $2,200,000) in Napa County for the period 3/1/19 to 2/29/20 compared to 75 closings in the period 3/1/18 to 2/28/19. This is a decrease of 15%. There are 85 luxury homes in inventory at the end of February 2020 compared to 52 at the end of February 2019. There were 17 new luxury home listings added in the month of February. There were 8 new Luxury Home sales in February compared to 4 last month. This results in a 11 months supply of available Luxury Homes based on the current sales pace compared to 3.6 months supply for the County as a whole. ’m going to take a break from the music rhymes or movie references in this column and get right to the point.‌ ‌If you go shopping, let’s say at a grocery store, your objective is probably to spend less and save more each time you go. Basically, you don’t want to over-pay and leave without purchasing the items on your list because you went over-budget.‌ Therefore, you make an adjustment while shopping in the store and figure things out to accomplish your goal.‌ CHRIS Of course, when SALESE rolling up and down the aisles of Costco, this becomes awfully hard to do, but at least you are snacking and having loads of fun along the way.‌ Now you might be thinking, how in the world does this apply to home loan financing?‌ If so, please picture this: you are in the market to buy a home and you have been approved by your favorite local lender for conventional financing.‌ This means your loan will likely be facilitated through Fannie Mae or Freddie Mac based on your application and house criteria.‌

For example, assume your lender has capped you at up to a $750,000 purchase price with only a 5% down payment.‌ However, while shopping for homes on a Saturday afternoon, you found the perfect one listed at $775,000 and you absolutely fell in love with it.‌ Unfortunately, it’s $25,000 over your budget and the listing agent is reviewing offers with the seller at 1 p.m. on Monday.‌ On top of that, the list price was intentionally set slightly lower to encourage more potential buyers and multiple offers.‌ Despite all of this, you still want to proceed with an offer even though you do not have additional cash or access to other funds or gift money to increase your purchasing power beyond $750,000.‌ Before you give up, you remember one of the many conversations you had with your lender about private mortgage insurance.‌ Given that you’re working with a local lender, you text them to give you a call on Saturday evening to remind you of alternative options and how you could potentially use them to increase your offer price.‌ On Sunday morning, you circle back with your Realtor to strategize

on what the offer price needs to be to give you the best chance at winning over the seller. Then on Sunday afternoon, you share this number with your lender.‌ Sometime Monday morning, you receive confirmation from your lender that you can increase your purchase power to match or exceed the list price if you remove your private mortgage insurance.‌ Since long-term interest rates are ridiculously low, you opt to avoid lender-paid mortgage insurance and structure your financing with what’s called borrower paid mortgage insurance instead.‌ In fact, prior to 1 p.m. Monday, you write and submit your offer requesting some seller credits for closing costs to help you re-allocate your available funds.‌ By doing such, you are successfully able to borrow more and effectively save more when you splitdown or buy-out your private mortgage insurance.‌ Chris Salese can be reached at chris@delsurmortgage.com or 707363-4439. 100 Years of modern architecture After World War 1, Germany was devastated and burdened with huge debt repayments. One German architect wished to raise the standards of art and architecture by creating a total new type of university. The Bauhaus was truly unique in bringing together all the arts with emphasis on contemporary edgy design. Bauhaus literally translates to “construction house” and while the school of architecture did not emerge until 1927, the core beliefs and practices had a profound effect on International design and construction. Technically the school opened in April 1919 and the first classes with actual desks started in 1920. The immensely influential art and design school was founded by Walter Gropius in Weimar, Germany. Although the school was only in existence for a total of 14 years, it engaged some of the biggest names in 20th-century art and design—Mies van der Rohe, Marcel Breuer, to name a couple of giants. The visions of all things modern has echoed around the world in every human and cultural discipline for 100 years. The most important influence by Bauhaus was the groundswell to modernism as a movement. For architecture, it meant 36 | DISTINCTIVE PROPERTIES

clean undecorated lines, lots of glass with minimal obstructions, the outdoors merging into indoors, simple unadorned interiors and even the common clock was sleek and clean. While the 1930’s arrival of National Socialism swept through Germany and closed the school, Germany regressed into traditional Renaissance architecture. However, the International style as it would be called, took hold in America and particularly in California. The design innovations commonly associated with Gropius and the Bauhaus were the radically simplified forms of straight forward function and the idea that factory production of common household products can have the artistic spirit. The common theme was all products could be easily mass produced and therefore relatively simplistic in their appearance. This was a huge shift from other products and art on the market at the time which were often very ornate and expensive. California and The Bay Area quickly embraced the clean and simple lines of the International style. Flat roofs, large

overhangs, unembellished lines and the indoor/outdoor lifestyle were easily adopted here. While more traditional embellished architecture is common for homebuilders, more clean and simple designs can be every bit as exciting without reverting to the old echoes of semi-historic designs. The relevance today and what makes Bauhaus eternal is the relationship of our homes to the environment. The desire is to engage the building with the land using locally sourced materials and construction techniques. At the start of design for any home, there are two distinctive options that an architect can choose for the client. Architects can play it safe and replicate one of the hundreds of traditional architectural styles or one can travel down a new road and apply the general principles of the Bauhaus, ending up with a remarkable looking building, simply by using geometric shapes and unusual angles. TRENDS in kitchen remodeling BRANDPOINT Year after year, the most popular home improvement project for American families remains the same: remodeling the kitchen. Today, kitchen makeovers are more ambitious than ever, with homeowners willing to spend larger budgets to upgrade both the aesthetics and the functionality of what is, after all, the most used room in the house. “Many architects, designers and homeowners are specifying hardwood as an essential part of any kitchen refresh,” notes Linda Jovanovich, of the American Hardwood Information Center. “That’s because wood not only offers a wide variety of looks and design possibilities, it also exemplifies the kind of material today’s environmentally conscious consumer wants: One that’s renewable, sustainable, plentiful, durable and easy to work with—all of which makes it an excellent return on investment.” Replacing tired old kitchen cabinets with stylish new ones is a favorite starting point, but there are several strategies to help maximize their impact. “I like to specify one type 42 | DISTINCTIVE PROPERTIES

of wood for an entire kitchen—cabinetry, furniture, millwork and flooring—but use different stains and finishes on each element,” says New York designer Laura Bohn. “That creates visual interest without losing a sense of overall unity.” In one all-walnut kitchen project, for instance, Bohn painted the Shaker-style cabinets a putty tone for a serene background. But she stained the wide-plank floor a darker shade than the granite-top island so that the latter stands out like a beautiful piece of furniture. In a similar vein, a recently completed 1920’s Bungalow house renovation had quarter-sawn white oak used throughout for floors, interior doors and kitchen cabinets. While the floorboards were lightly white-washed and given a protective coating to create the look of bare wood, the base cabinets, supplied by Plain & Fancy Custom Cabinetry, received a slightly darker cerused finish just different enough to distinguish them from the rest of the woodwork. The oak wall cabinets were painted white to match the kitchen’s shiplap

ceiling. “It’s peaceful rather than exciting,” said the homeowner. “And that’s exactly what we wanted.” If you’re after a livelier effect, you might consider another emerging trend: mixing up wood species and cabinet-door styles. Wellborn Cabinets demonstrated this strategy at a recent kitchen and bath show where their Rustic Global Spice Kitchen incorporated not only two types of hardwood—oak and maple—but also three door styles each with its own stain. “To make this look succeed, you or your designer will need to find common stylistic threads running through the various elements—underlying kinships of shape, color, texture and proportion that will pull the disparate parts together into a unified whole,” advises San Antonio-based designer Melissa Morgan. “It’s takes a certain amount of confidence, but the results can be spectacular.” Visit www.hardwoodinfo.com for more about kitchen remodeling and other applications and products using American hardwoods. ine caves present an opportunity for wineries to store wine efficiently and sometimes, to showcase the winemaking process. The small to grand spaces dot the hills and mountains, representing time, investment, and memories for the wineries that create them. “One of the main advantages of having a wine cave is that it stays cool consistently without air conditioning. A cave is also slightly damp, which slows the evaporation of wine in the barrel. The portion which evaporates away is commonly known as the ‘angel’s share,’” said Curtis Strohl, general manager of B Cellars Vineyards and Winery in Napa. Strohl said a cave also helps prevent wine from going through temperature swings. “Keeping the wine in a uniformly cool space allows for proper aging in the barrel,” said Strohl. B Cellars’ cave, located in the side of a hill rising off of 44 | DISTINCTIVE PROPERTIES

the valley floor, just west of the Vaca Mountains, holds a few thousand barrels, three private tasting rooms, and a double loop connecting two main hallways. Strohl guides visitors through a “little rounded door” in the hillside to explore the cave. There, he conducts barrel tastings of incomplete wines, including Cabernet Sauvignon and Cabernet Franc. Strohl said the cave was

completed in 2014. “It’s still ver y new and squeaky clean. We keep it clean by power-washing it twice a year, especially after we rack and move barrels,” said Strohl. Strohl said the upfront cost of construction was great. “Over time, the cave will use less energy than an above-ground storage area. In time, it will pay for itself,” said Strohl. a small cave involves simple steps like installing lighting and setting a door. Midsize to large caves are bigger endeavors. B Cellars secured permits from the county for the construction and use of the cave. Julie Johnson, winemaker and owner of Tres Sabores Winery in St. Helena, said her cave of 60 feet does not require a lot of upkeep. “We use this small but cozy space at the back of the western Rutherford bench exclusively for barrel and amphora storage. It holds about 120 barrels,” said Johnson. Johnson said the winery built the cave in 2002. It was the most energy- and space-efficient option compared to constructing another building. Her sole expense is steam-cleaning the floors and drains regularly. “At some point, I would love to expand the cave. That would require adding a second entrance,” said Johnson. Napa Green program, said wine caves that do not maintain consistent desired temperature can incur extra energy costs. “We’ve been surprised to review several cave systems where...the winery is mechanically cooling the cave. It’s a significant energy load and cost to cool a cave,” said Brittain. Brittain said the concern may be due to design issues or a desire for cooler temperatures than the cave is naturally providing. The first wine caves, built in the 19th century, were simple, unfinished tunnels used for barrel storage. Owners created them with picks and shovels. Prohibition paused cave development for several decades. Modern cave construction began in the 1960s, with cave owners shifting to using tunneling equipment. Today, building a wine cave involves geological investigations and oversight by the state’s division of mining and tunneling. A winery has to work with local building and fire departments to build doors, electrical systems, plumbing, and other March 2020

features into a wine cave. A winery must get a use permit from the county’s planning department to construct a tasting room or wine production facility. Brittain said 24 of the 96 wineries that the organization has reviewed for Napa Green Winery certification have wine caves. “By and large, most of the caves are already in place. We rarely work with a winery installing a new cave,” said Brittain. Brittain said Napa Green’s winery certification and recertification involves an energy audit. “(We establish) how many kilowatt hours of electricity the winery is spending per case of wine. Night-time cooling and good air flow maximizes efficiency in a cave. (Caves) have helped Napa Green wineries (that have them) reduce their energy baseline,” said Brittain.

Christian Palmaz, owner of Palmaz Vineyards in Napa, said his cave also reduces the winery’s impact on groundwater use. “The cave, which we began to construct in 2000 into the side of Mount George, contains a state-of-the-art aerobic water treatment plant. The tunnel is three city blocks long and holds 1.5 million gallons,” said Palmaz. Palmaz said the winery’s reclamation system has saved between 25 million and 30 million gallons of water since 2003. Palmaz said the winery also utilizes the energy-efficient process of gravity flow to minimize the degradation of delicate tannins important for the wine’s structure. “The gentle handling gives the wine a smooth quality,” said Palmaz. He said the layered cave

structure making up the winery is equal to a 240-foot tall building. “There’s five layers connected by a quad shaft with ventilation, utilities, and two elevators. It’s such a large space that it feels like an underground city. Guests often comment they feel like they’re seeing something out of a Bond movie,” said Palmaz. He said the massive ventilation portal for the cave sits underneath a gallery where visitors taste the wine. “That’s part of the strategy. The winery is breathing, taking cool air from the outside at night and breathing out air during the day. We carefully monitor the exchange to make sure the cave doesn’t pull too much air out from the surface. That would increase the temperature of the aging wine,” said Palmaz. He added the cave also allows the winery to efficiently age a wide range of terroirs. “We’re an estate project, with all grapes grown onsite. We grow grapes at three different elevations. We also isolate each of the 24 regions in the vineyards. Yet we only make 10,000 cases overall. If the winery was aboveground, it could get very large. The cave allows us to conserve energy and maximize the terroir by avoiding consolidation,” said Palmaz. DISTINCTIVE PROPERTIES | 45
