hile spending more time at home, you’ve probably started noticing repairs you need to make. You may have even tackled a few projects to improve your home. However, there are some home improvements you might not consider, because they’re hidden until they reach their breaking point—like your home’s plumbing system. You rely on the pipes to bring safe water into your home for cleaning, laundry—and drinking—every day. Unfortunately, you can’t usually tell something is wrong until they leak, creating water damage costing thousands of dollars. The good news is, there are signs that indicate it’s time to repipe your home. And when you do it right, that one project can save thousands of dollars and lots of future headaches by preventing leaks, water damage—and unsafe drinking water. Here’s what to look for.

W
ith the pandemic, fires, elections and teetering economy, we are all struggling for answers. Architects, engineers, contractors and realtors should examine how we survived the last big economic downturn to see what the future might hold. A recent Urban Land Institute poll found 65% of industry respondents were better prepared for this downturn than in the 2007-2010 Great Recession. While 56% felt it could be as bad, if not worse, 43% said they expect the economy to fare better this time around. Interestingly, 35% of all respondents said plans and projects are holdCraiker ing steady. Overwhelmingly, the majority learned from the Great Recession and are benefiting from the experience. At that time, many businesses cut staff to the bone, where today firms are keeping their critical personnel as best they can. Let’s look at some industry observations of ten years ago that may apply to the real estate industry: Economics are as cyclical as is life. While this pandemic may make this downturn seem worse, we will survive. This is a good time to reflect on your business practices and personal life. They are intertwined. There will always be change and now’s the time to revisit what’s important. Up until the start of both downturns, the economies were overheated. Maybe right now we’re back where we should be under normal conditions. Rapid market downturns often don’t bounce back the same, so look for the opportunity and potential growth in whatever you’re doing. If you’re addicted to credit, now is the time to keep in touch with your bank. With interest rates so low, now is the time to refinance. As they say, “keep your friends close but keep your banker closer.” Be prepared to hire again. In the last recession so many workers jumped out of the industry, we had serious shortages. Keep in touch with prospective candidates that might be good when this is over. Never waste a good crisis. Use it to rethink your strategies, study the markets and analyze your products. I tell my students, you’ll barely make a living as

an architect, invent a better gutter or window frame. Real estate will always change: the objective is to look down stream two-three years for future demand. Housing for sure, but high-end? Doubtful with today’s glut. Lower end and rental housing? For sure. Commercial/retail? Don’t bet on it. Office/commercial? Only if you can convert it to housing. Upgrade your technology to better communicate, both with clients and your remote-based workers. That’s really all we professionals do for a living is communicate

ideas. We use symbols, words and lines, sometimes on paper, but more likely on a screen. Of course, nobody predicted a quadruple whammy this time around. Add Climate Change and the future will be challenging. For me, I count six downturns/recessions since 1972 and with each one, I learn something new. Many green houseplants have the ability to: • Reduce carbon dioxide levels in a home • Control humidity levels • Reduce indoor pollution levels • Reduce airborne dust levels • Add oxygen to the air Plant to consider: Peace Lily can remove pollutants and absorb harmful substances like ammonia and xylene that may be present in your home, plus has a pleasant scent when in bloom.

REAL ESTATE IN THE NAPA VALLEY Napa’s residential real estate market
I
t has been a provocative few weeks that deserve the sharing of a few highlights.
A SIZZLING RESIDENTIAL MARKET Though I focus on commercial real estate sales and leasing, I am always eager to help past clients, family, and friends in a home purchase. The current housing market is rapidly moving, and if you slow down to take a breather, you may lose out. I also had a BURT M. house listed for POLSON sale that just closed. It received an offer after 14 days and closed 21 days later. I am currently working with a buyer, which took us on tours of close to 20 homes and, after several attempted offers, finally having one accepted. Looking at a snapshot of the Napa residential market for October 2020, 92 single-family homes sold, 57 were at or over the asking price. The average for a listing was 63 days on the market, with the median being 28 days. The median price was $751,000. As of this article’s writing, there are 142 single family homes for sale in Napa, 48 below $1 million, 25 below $750,000. It feels there are many more buyers than homes for sale with the multiple offer scenario occurring often. Of the homes on the market, 23 are new just in the past three days—that is considerable. Owners are deciding now is a good time to sell and are jumping in, getting top dollar.
The buyers are flocking to Napa between many desiring to leave the city life searching for the suburbs or country living and the rock-bottom interest rates. Still, some homeowners are reluctant to sell. Zillow recently surveyed 1,000 homeowners who considered selling in the next three years but are waiting. THE GREAT AMERICAN MOVE According to the 2021 Emerging Trends in Real Estate, a publication of PwC and the Urban Land Institute, the event such as the pandemic accelerated an existing trend of people moving in unconventional patterns out of major cities. W
e a re s e e i n g m o re of a return to a seasonal market in Wine Country with sales falling on a month over month basis. They still remain relatively high to a year ago. Inventory is starting to more closely mirror inventory from a year ago. Though inventory is down in Napa County (-33%) on a year over year basis, the number of GERRETT new listings over SNEDAKER the past twelve months has been down only slightly (-4.4%). So the lack of inventory has come from higher demand. We have retreated from the high sales activity that we experienced from May through August and will likely see this continue through the winter season. With COVID and fires, this is obviously not a normal year. Prices continue the high

levels achieved this summer. We still have no Open Houses and showings are by appointment only with strict cleaning protocols between showings. I was introduced to a new statistic for watching the direction and strength of real estate markets. I call it the “Price Reduction Ratio”. Across the country, one might expect that 30 to 35% of the homes put into the MLS to sell will have a price reduction before they eventually sell. For October 2020, of all closed homes in Sonoma County, 25% had price reductions before selling. In Napa, the ratio was 27% and in Mendocino County it was 22%. Conversely, the ratio of homes selling in excess of Original List Price was 43% in Sonoma County, 42% in Napa County and 32% in Mendocino County. Upward or downward movement in these ratios will be a future market indicator.
condominiums available for sale in Napa County at the end of October (305) is 33% below the inventory in October 2019 (454) and it is slightly below the inventory last month (309). Sixty-three percent of the inventory in Napa County (191 properties) is priced at $1,000,000 or above. New sales (133) are 19% ahead of the pace of last year (112) and are 16% below the 158 sales last month. There is a 2.3 months supply of inventory based on the current sales pace compared to a 4.1 months supply last year. The Days on Market for homes closing in Napa County is currently 99 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going NAPA COUNTY pending. The median price of The inventory of homes and the 155 homes closed in October

NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $3,000,000 in Napa County at this time. The number of closings (66) of Luxury Homes (sales price in excess of $3,000,000) in Napa County for the period 11/1/19 to 10/31/20 compared to 50 closings in the period 11/1/18 to 10/31/19. There are 75 luxury homes in inventory at the end of October 2020 compared to 86 at the end of October 2019. There were 5 new Luxury Home sales in October compared to 4 last year and 9 last month. We are living in electronic times W
hat if the events of 2020 happened in a different year, like 2000 or 1980? How would we have handled things from a communication standpoint or just simply from a survival perspective? We live in some incredible electronic times. Being able to do what we do now while sheltering in p l a c e f ro m a pandemic could not be made possible without the technology that’s in place CHRIS throughout the SALESE world today. Our school systems have leveraged current technology to pivot to distant and hybrid learning. Wherever you go, you can see the adjustments that businesses have made too. This entire year has felt like one big Zoom meeting room, but that’s a different discussion. Since we are nearing election time, the amount of electronic news is overwhelming. (On a side note, if you move a few letters around, you can create the word “election” within “electronic.” Go figure.) OK bringing it back to e-news. This is not an old topic at all. It’s a platform that has been smartly used and at the same time unfortunately taken advantage of for years as well. The programming dance that goes on behind the scenes between the information service providers and how that information is ultimately delivered to us is amazing. I mean, if this year hasn’t made it even more obvious, it’s that the information superhighway has tons of traffic zig-zagging in many different directions. Once the pandemic hit and everyone was forced inside, this forever changed the demand for online shopping, the delivery of items, and in general your entire online experience. Even before the pandemic, we were bombarded with electronic offers of all types, let alone the volume of solicitations that we are receiving now at this depth of the shelter in place cycle. In fact, as the holiday shopping season gets started way earlier than normal, this year is likely going to be one for the e-sales record books. In the lending world, it has been no different in terms of everything needing to be
conducted electronically. There are portals, e-signatures, secure logins, and all sorts of electronic verification services. Remember when just having a single email address made you feel “electronic”? Oh yeah, you better have multiple email addresses these days and electronic passcode documentation while traveling on the information super-highway. Not too long ago, the lending industry kept pushing for more electronic platforms and systems that were designed to lower costs and improve efficiencies for your home loan transaction. Although this sounded fantastic and was what the future of lending was all about, the
year of 2020 happened which accelerated the leap by lenders into almost an entirely electronic transaction a little faster than everyone realized or perhaps wanted to see. Subsequently, it’s made the human connection even weaker and has us teetering on falling into the electronic abyss. nce a house fire starts, you have three minutes or less to escape. UL Firefighter Safety Research Institute (FSRI) is encouraging everyone to take three critical steps to help protect themselves and their loved ones should a house fire occur. According to a recent survey from UL FSRI, more than a quarter (27%) of people estimated they would have more than three minutes to safely exit their home in the event of a home fire. Although a majority of people understand that they need to quickly exit their home, 47.8% of people believe they would have enough time to gather what’s important to them and safely exit their home. “What we see from our annual safety survey is that many people still underestimate the danger of a home fire,” said Steve Kerber, vice president of research at UL FSRI. “During a fire, rooms can quickly be filled with toxic smoke. What is particularly concerning is that people think they will have time to gather what’s important to them, ignoring the likelihood that smoke will have reduced visibility and can cause harm quickly.” UL FSRI’s new video shows how a room becomes unlivable in just three minutes, underscoring the need to get out quickly. Over the past four months, Napa County Luxury Homes are selling at roughly 91% of original list price. NAPA Fifty-seven percent of the inventory in Napa County is in the City of Napa. There are 175 available homes and condominiums in inventory at the end of October in the City of Napa. This is 27% below the supply at the end of October 2019 (240) and it is 7% above the inventory at the end of last month (163). New sales (91) were 17% ahead of the pace of October 2019 (78) and they were 7% below the pace of last month (96). There is a 1.9 months supply of inventory based on the current sales pace. The Days on Market for the 105 closings last month was 88 days. The median price of the homes that closed in the City of Napa in October was $735,000. This is essentially equal to the median price of the homes closed in October 2019 ($733,000). UP VALLEY NAPA COUNTY Up Valley Napa real estate ground to a halt beginning 9/27/20 with the outbreak of the “Glass Fire” in the area. Inventory fell by 12% and new sales were off 56% from the prior month. The home sales market is upset by the loss of over 113 structures and the need for residents to occupy homes that were otherwise slated to be for sale in the near future. We expect the market to be disrupted for months to come. As in the 2017 Wine Country wild fires, we will watch to see how many burned lots are brought on the market and how many owners decide to remain and rebuild – a multiyear process. 44 | DISTINCTIVE PROPERTIES
The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of October (107) is 31% below the level of 156 in October 2019 and it is 12% below the inventory last month (121). There were 18 new sales this month compared to 16 a year ago and 41 last month. There is now a 5.9 months supply of inventory based on the current sales pace. This is up from a 3 month supply last month. The Days on Market for the 31 closings last month was 123 days. Approximately 59% of the Luxury Market inventory (price in excess of $3,000,000) in Napa County is in the Up Valley Market (44 homes). This is down from 66% last month. There were 5 luxury home (price in excess of $3,000,000) closings in the Up Valley Market last month and there were 3 new luxury home sales.
ANGWIN Angwin was heavily affected by the “Glass Fire” that broke out on 9/27/20. Surprisingly, the inventory of homes and condominiums for sale in Angwin was 10 homes at the end of October compared to 8 at the end of September and 13 a year ago. There were two new sales in the month of October compared to one a year ago and two last month. The average asking price of the 10 homes in inventory in Angwin is $2,527,000. MOBILE HOMES IN NAPA COUNTY The mobile home market in Napa County has taken off as some fire victims are purchasing mobile homes as temporary residences while they wait for their insurance matters to be processed. The inventory of available mobile homes for sale in Napa County at the end of October is 28 homes. This is 43% below the number of mobile homes available
in October 2019 (49) and it is 20% below the available homes last month (35). There were 20 new mobile home sales in October. This appears to be the highest number of sales for any single month that we have on record. It is 122% above the pace of sales in October 2019 (9) and it is 67% ahead of the pace of sales last month (12). There is a 1.4 months supply of inventory based on the current sales pace compared to over a five month supply a year ago. The average days on market of the 17 mobile homes closed in October was 121 days and the median price was $113,000. This is 35% below the median price of $175,000 in October 2019. The median price was $219,000 in September. So, it appears that the lower priced inventory is being purchased first.
