Through A Buyer's Eyes

As spring approaches, many of us are considering making a move. And why not, it’s a great time to do so. The grass is green, the school year is coming to an end and buyers are READY! Most of us must sell our current home in order to purchase our next home. It is a sellers market and homes are moving quickly but this isn’t the time for sellers to get complacent. The effort you put forth in getting your home “market ready” can make a huge impact on the length of time your home is on the market and weather or not it sells at top dollar. So what do you need to do? Look at your home through the eyes of a buyer. Think like a buyer. Be a buyer. As a buyer’s realtor, we will cast a wide net for our clients. We’ll find potential homes for our buyers starting with the basics: size, location and budget. There will be several homes that fit these criteria. So which one will they choose? The one that makes the feel confident! The one that makes them feel at home. As soon as the buyer turns in the driveway, they’re already forming an opinion. They’re already feeling a certain way. Take a look at the before photo to the right. Imagine you are a buyer driving up for a showing. How do you feel? I’m feeling a sense of dread, some skepticism at the price of the home and worry about what I will find when I walk in the door. My confidence is very low. All of that changes when I look at the second picture. I’m excited to see what is in store for this showing. I’m feeling confident about the price of the home and what it has to offer me. You can see what impact maintenance can have on a buyer’s feelings about your home. Taking care of deferred maintenance is vastly important for sellers to be super successful in the real estate market. When a buyer sees deferred maintenance, even if it is something like cleaning that does not impact the integrity of the home, they begin to think negatively. It reminds them of the upkeep required for owning a home. Obviously, that is not the vibe or feeling we want in order to sell quickly and for the highest price. So, if you’re considering selling your home, take a walk to the end of your driveway and look at your home through a buyer’s eyes. Pay attention to your feelings.
