Auburn and Opelika Mayors Provide Vision By: Ashley Durham, LCAR President
The Lee County Association of REALTORS® welcomed Opelika Mayor Gary Fuller and Auburn Mayor Bill Ham to their February membership luncheon, sponsored by the associations's Sapphire Sponsors. Each mayor gave the REALTOR® membership an update on various happenings in each city. Opelika Mayor Fuller commented on the completion of the Opelika Power Services fiber optic network. He stated that the fiber optics are up and running and accepting new customers. "The fiber optics system puts Opelika, Alabama on the map as having one of the fastest internet, cable and Mayor Fuller and Mayor Ham with LCAR Sapphire Sponsors phone networks in the country," said Fuller. Fuller also mentioned the success of the Opelika Sportsplex membership, as well as an increase in the general fund, the sales tax revenue, and the occupational license fee revenue for the City of Opelika. He shared that city officials expect the road work to be complete on Frederick Rd within the next ten months. Fuller explained that Opelika building permits have resulted in a revenue of $25.5 million for residential new homes and $19.3 million for commercial properties. These figures were offset by a bond issue to help with the expense of the new Opelika High School and to fund the Opelika Power Services project. He went on to share that the Downtown Opelika streetscape was nearing completion and that the downtown area was welcoming several new businesses, along with new businesses entering into the Tiger Town commercial area. Auburn Mayor Ham discussed additional joint projects between the City of Auburn, City of Opelika and Lee County, including the new solid waste transfer station, humane society, and the Emergency Management Agency. Key Housing Market Forecasts for Buyers and Sellers in 2014 By: Jane Perry, Primary Residential Mortgage
As the housing recovery continues, more people are thinking about purchasing a home. Naturally, they wonder whether 2014 is a good year to buy and to sell, if they own the home they're in. No one can perfectly predict the future. But for the coming year, here are four forecasts from the experts that should interest prospective buyers and sellers.
1.
Home prices are forecasted to rise, but at a slower rate. National median home prices have been increasing steadily for quite some time. This is obviously good for sellers. For buyers, it means better selection, as more homes come to market. Rising prices also show buyers that they're making a prudent investment. But the rate of the home price gains shouldn't be too steep. At the National Association of Realtors (NAR) annual conference last November, their chief economist forecast home price increases of 6% for existing homes and 5% for new ones. A survey of 108 housing experts, conducted by Zillow.com, predicted a 4.3% appreciation in home prices overall.
2.
Mortgage rates will edge up, but remain near historical lows. The Federal Reserve, our nation's central ban)<, has been engaged in an $85 billion a month bond buyiQg program aimed at keeping interest rates low to stimulate the economy. As the Fed "tapers" this bond buying and ultimately eliminates it, mortgage rates will edge up. TI1e NAR predicts mortgage rates at 5.4% by year end. As the housing recovery continues, more people are thinking about purchasing a home. Naturally, they wonder whether 2014 is a good year to buy and to sell, if they own the home they're in.

Homes will remain very affordable. Even with mortgage rates a tad higher and home prices rising, housing still remains affordable. The head of a housing think tank at the Urban Institute said that even with mortgage rates at 6%, atfordability is expected to remain at 2000-2003 levels. Fitch Rati11gs Fall20 13 'Chalk Line' report concluded that homes remain affordable, as mortgage rates and home prices are still trending far below their former highs. This affordability assures sellers of a larger market of buyers.

Home sales will keep growing. TI1e NAR predicts new home sales will be up 18.5% in 20 14, with a 25% increase in new home starts, although existing home sales will be flat. A home builder advisory firm predicts both existing and new home sales rising this year. Fitch Ratings projects housing starts up 16.5%, new home sales up 20%, and existing home sales up 5%. This gives sellers a healthy, active market of buyers attracted by a greater range of choices. Conclusion: 2014 sl1ould offer sellers better prices than ever and a larger market of buyers. Buyers should benefit from affordable prices, good value, better selection, and mortgage rates that are still near historical lows.
