STAGE 1 - GROUND PREPARATION, PIPES AND CONCRETE SLAB - Excavation should match the requirement of concrete edge beam with pile footings. All topsoil containing grass roots and organic matter has to be removed. - Plumber, electrician, gas fitter come on site to do the installations. - Afterwards, the site should be covered with compacted filling for leveling purposes. Specifications refer to soil test report and AS 2870-1996 clause 6.4.2. - Formwork is made on site; blinding layer of 15MPa concrete, 50 mm thick minimum is to be provided if required; 0.2 mm polyethylene sheeting as the waterproof membrane is laid; min. of 25MPa concrete as the footing is poured.

GROUND FLOOR WALL FRAME - Steel portal frame is installed by anchoring it to the slab. Lateral stability is supported by temporary framing. - 45x90 MGP10 and 45x90 F17 KDHW are used in this site as the standard studs for timber framing (bottom plate, stud, top plate, noggings), additionally SHS and RHS grade 350 as well as CHS grade 250 and 350 are used where required. Noggings are not installed in line to give way to the nails. - Double studs are used next to an opening and lintel is used above the opening. In this case, most lintels are installed below the top plate to allow height changes for windows - Permanent bracing for the framing is either steel cross bracing or plywood bracing. 30-60 degree is the optimal angle for steel cross bracing, otherwise plywood bracing should be used

FIRST FLOOR FRAME - Timber floor joist is erected as the structural component of the first floor. In connection to timber frame, the joist is connected at its bottom flange to top of the top plate using trip-l-grip, yet in the case where steel component is combined, floor joist is installed at the top (see figure beside). Joist should not touch any top plates of internal non load bearing wall. - Some parts which use steel are specified in detail in structural drawings. - Chipboard is nailed on top of joist to brace the joists and facilitate the builder to walk on it. The direction should be perpendicular to the joist to optimize the strength. Each sheet of chipboard should start and end exactly at the joist

ROOF FRAMING - Two materials for rafter: timber and steel. In the particular section of 4b, 190x45 MGP10 rafter is erected on top plate @ 450 cts by trip-l-grip. The rafter has little notch at the lower end to accommodate box gutter - Between rafters are bulk insulation. Below and above the rafters are battens run in perpendicular direction to the rafter for ceiling lining and rain screen respectively.

GUTTER AND FLASHINGS - Gutter is bended on site from an aluminium sheet. Flashings are required at each connection with other components. In this house box gutter is concealed by timber cladding from the facade - The material for metal cladding is 20 mm dark gray colorbond - Next to windows and doors opening are double studs, and above the opening is lintel as specified. - Flashing and overlapping materials are required at every opening and every section that might caused unexpected opening. Sealant is used to seal gap between materials. - Sarking on the roof is installed above the battens, and pops out just below the flashing (overlapping materials). Building paper on the wall is to be placed between bracing and battens for metal cladding, and should also pop out below the flashings. Lapping between sarkings should not less than 200mm.

RAIN SCREEN - Metal cladding as the rain screen is fixed to the battens. Fixed to metal cladding is another layer of battens for the timber cladding. Space between these battens are used for downpipes which run from the gutter to the ground - Connection between rain screen required flashings and has to be overlapping.

ROUGH IN AND INSULATION - Trade people come on site to install services. Some studs are intentionally holed to accommodate cables and pipes. Sometimes fixtures are added for rough in purpose. Clear joist web is functioned as a space to run services. - Bulk insulation between studs, ceiling and roof are installed to perform as an acoustic insulation and thermal insulation. Bulk insulation should not be very tight, otherwise air gap which prevents heat transfer is lost. Fiber glass material is used prevalently as the bulk insulation
