Credit Scoring

By Martin Lewis Credit scoring has become a key part of our financial lives. It impacts far more than most people think. It’s not just about whether you can get mortgages, credit cards and loans, but can also effect contract mobile phones, monthly car insurance, bank accounts, even if you can pay energy bills the cheapest way. Even if you’re accepted, we live in a ‘rate for risk’ world, so credit scoring then dictates what you pay too. Many people get unstuck by this. They apply for today’s record cheap rates, but find they’re charged more. So here’s what you need to know…

You DON’T have a universal credit rating there’s no blacklist. This is a myth. In the UK, there’s no universal credit rating or score, there’s no blacklist of banned people. Each lender scores you differently and secretly. So a rejection by one doesn’t mean a rejection by all. Their aim is to see if you match their profitable customer wish list. A key part is assessing the risk of non-repayment. If that’s high, many won’t lend to you; but some specialist lenders will like you more as they can charge you high. Yet even those who are good risks can be rejected, because the lender thinks you won’t make it money. Or perhaps you’re applying for a credit card, but it wants to cross-sell mortgages, so scores you on how likely you are to get one.

What they know about you Lenders assess you with 3 key pieces of information:

1 Your application form. Many underrate how crucial this is. Be consistent on each application form, eg, job title, salary. Regular inconsistencies can trigger rejection as you hit a ‘fraud score’ trigger.

2 Any past dealings with you. A lender you’ve banked with can interrogate your behaviour far more than others. This can work both for and against you.

3 Your credit reference files. These come from either Equifax, Experian or Callcredit and contain info on the electoral roll, court judgments, what credit applications you’ve made, products you have and if you’ve paid on time. However, they don’t know everything. They don’t know your criminal record, medical history, speeding fines, salary, student loans, declined applications and more – don’t get too conspiracy theorist about it.

How to make yourself more attractive Getting accepted for credit is like going on the pull - like people, different lenders find different things attractive. It’s more art than science, but there are some cosmetic changes that work for most. Here are 10 tips:

1 Get on the electoral roll. If not, getting credit’s tough. Check if you’re on it and apply via www.aboutmyvote. co.uk. If you’re not eligible, write a notice on all the credit files that you’ve proof of residency.

2 Stability’s good. If possible, put a landline, not mobile, on applications.

3 Beware over applying. Too many applications for products especially in a short space of time can hurt. So if you’re about to get a mortgage, don’t apply for lots of credit cards just before. One problem though is

often the only way to know what rate you’ll get is to apply, so the system is anti-shopping around.

4 Time it right. Problems stay on your file for 6 years, applications for 1 year. So if you can wait until they’ve lapsed to apply, it should boost your score.

5 Never miss or be late on repayments. Small errors can hurt large. Set up a direct debit to be sure you never miss. Do this even if just for the minimum repayment, then you can call up and pay more on top each month, see it as an insurance policy.

6 Don’t let ‘paid-for credit scores’ overly worry you. In recent years credit reference agencies have started to flog these, but don’t take too much notice. They’re only based on your credit file, not the other info lenders look at, and remember each lender scores differently. One may see cancelling a credit card as good as it reduces available credit, another as bad as it’s closing down a long term relationship.

mortgage underwriters simply won’t lend to anyone with payday loans.

8 Deal with unfair defaults. First go to the firm that put them there and ask it to remove them. If not ask for a ‘notice of correction’ to be added to your credit file where you can explain briefly why it’s unfair and appeal to the Financial Ombudsman.

9 Check for address errors. An old, active, but unused mobile phone registered to your old address could even cause a mortgage rejection.

10 Don’t withdraw cash on credit cards. This is both expensive and seen as evidence of poor money management - avoid.

Hello everyone, My first message is to say a huge THANK YOU to everyone for your positive feedback! You can see some of the lovely comments on our facebook page: www.facebook. com/newaddingtonmagazine. Last month was packed with numerous events and support groups all focussed on supporting the community. I went along to the great event on 11th Oct 2014 and had a super time chatting to everyone who attended. Yes it rained ... Yes we go wet … But ... when you are surrounded by the warmth of the community we just embraced the weather! A special thank you to the beautiful ladies, Esther David & Sandra Adebayo from Charismata City Chapel, who sang Amazing Grace in honour of my late father. You created a beautiful memory for me and I bless you for your kindness. The community has lost their beloved Brenda Kirby who was a former teacher, councillor and Mayor of Croydon. My thoughts and prayers are with her family and dearest friends. I never had the honour of meeting Brenda Kirby but she has certainly inspired me, her legacy will continue to touch those who are living with cancer. Merry Murphy Christmas As some of you may know, we have a Christmas Light display every year. This year we will be doing an animated light show to music for a local charity called Malachi’s Only Wish. Event Date: Saturday 6th December 2014 Time: First Light Show starts at: 5.00pm – Repeats every 30 mins until 9.00pm Location: 11 Leveret Close, New Addington, CR0 0ER If you are unable to attend the launch show, do not panic as we will be running shows every day from the 6th December to 6th January between 5pm & 9pm. If you are in a car, you can tune your radio to FM 100.70Mhz to hear the music. We will also have speakers set up at a low volume for those who attend on foot. Since 2002 we have always set up a static Christmas light display. Year after year, it gradually grew and grew. But as with most things, over time, the display started to deteriorate. And so in 2014 we decided to change from static to animated.

The 2014 light show has been in our imagination for about 2 years. In January 2014 the first parcel arrived. This contained the majority of the hardware needed to make the dream become a reality. We have worked hard throughout the year to make sure we could better our 2013 display. No vacant shop premises and smarter shop fronts - the best Parade we’ve seen in years This was the message from Ken Burgess, Chair of the Central Parade Business Partnership (CPBP) at the New Addington Business Improvement District (BID)’s first Annual General Meeting (AGM) on 24th September 2014. The New Addington BID, now in its second year, continues to work with the Council, Police and other partners to help make the Central Parade area of New Addington a better place for businesses, shoppers and residents. Run by the CPBP, the New Addington BID has 5 themes: 1. providing a strong voice for local businesses 2. improving safety and security around Central Parade 3. making Central Parade cleaner and more attractive 4. Improving the perception and image of New Addington as a place to shop 5. Making it easier and more accessible for local people to visit Central Parade to stop and shop As part of his report at the BID AGM, Ken Burgess, business owner of Burgess Boys Pet Care Centre, said “We should be extremely proud of what we have achieved for New Addington. Without us working together as a business partnership with colleagues from the Council, Police and other agencies many of these projects would not have happened.” Ken also reminded the BID businesses that CPBP was instrumental in New Addington receiving over £1,316,000 of

government funding through the Mayor for London’s Outer London Fund (OLF). The most recent success for the BID team is in working with the Council and commercial waste contractors Veolia Environmental Services to agree the set up for regular rubbish removal arrangements for residents of Central Parade flats. This fits with the BID’s clean and attractive theme. The new service not only helps residents, it should also reduce fly tipping on the Parade and outside business premises. The BID is delivering its safe and secure theme by installing new more efficient and reliable lights in the Parade stairwells. This is a phased programme of works . As its main priority, the BID team continues to represent the voice of businesses to the Council. For example, it presents the business view on the New Addington regeneration proposals, parking and the imminent OLF2 programme of works and has recently gained an endorsement of the Council‘s commitment to its responsibility for the maintenance of the Market Square. The BID has several new projects planned to support Central Parade businesses in their day-today trading. • businesses surgeries to review utility and other annual bills to seek better value and reduced overheads

To ensure future success he encouraged the BID and colleagues from the Council, Police and other agencies to work together as they had done in previous years. Finally, the BID Board would like to publicly record their thanks to Mick Watts for his hard work with the BID team on the 2013 Christmas Lights project. Mick was responsible for raising a significant element of the required funding. Without Mick‘s support the Christmas Lights project would not have been possible. Feature Story In honour of Brenda Kirby I first met Brenda when working at Centronic Ltd on the New Addington Factory Estate. She was concerned that a local group was going to fold due to lack of financial support and asked if I, through my business contacts, could help. What I admired most was the passion that Brenda showed in wanting to help the people of New Addington. When I became District Centre Manager in New Addington, Brenda gave me great support. Having lived in New Addington, Brenda knew just how unique and special the people are and she helped me enormously in being able to support the Businesses and Residents in that role.

she was very ill herself, she still thought of other people’s needs before her own. She was concerned that the only after care support for people living with cancer was based in Purley. She found the journey down there too tiring and this inspired her to start the service in New Addington

So when she asked me to join with Councillors Ayres and Letts to set up the Brenda Kirby Cancer Centre, it was an honour to be able to help. Even though

her illness allowed her. Always smiling, no matter how poorly she felt, It was a privilege and an honour to work with her on this. How to get your tweets retweeted It’s easy to waste time on twitter judging your “success” by the number of tweets you’re creating when you’re simply filling a space with noise. One easy to measure yardstick that sorts out the mediocre tweets from the top tweets is how many of your tweets are re-tweeted - when one or more of your followers, or indeed non-followers decides your tweet merits re-tweeting to their followers. If you want to extend your reach on twitter you need to be tweeting in such a way that one little tweet is carried to thousands. This is how you really measure your success on twitter. Here’s how you can achieve this and how I get so many of my tweets re-tweeted. Become a genuine expert. Share useful nuggets of information and expertise so that re-tweeting is almost a foregone conclusion. It may take time for people to trust you as an expert and not just a flash in the pan but once you’ve established a regular pattern of expert tweets, your followers will pick up on them. Re-tweet the tweets of followers you’d like to re-tweet your tweets. What you give out, you get back. Respond to tweets you find useful and /or amusing. In doing so you’re drawing attention to yourself in a positive light so that when your tweets pop-up in a follower’s timeline they’ll be more inclined to retweet your messages. When you promote your latest blog tell your followers the benefit of reading and retweeting your blogs. Include the name of a follower you’d love to re- tweet your message within a

tweet and you can bet your bottom dollar that if there’s a positive and obvious connection between your message and your follower, they’ll re-tweet your message. sink unblocker Not just a pet for Auntie Maud, a parrot can be a fun companion for a long time if you’re prepared for the commitment of the attention it will need. Indeed, with lifespans as long as many humans you need to remember to make provision for your pet in your will.

Bathroom and kitchen sinks do have a habit, from time to time, of getting blocked. Simply put a handful of bicarbonate of soda down the drain, followed by a cup of vinegar. Wait for a few hours and then pour in a kettle full of boiling water :)

You need to feed your parrot at least once a day and then some tit-bits are always welcome such as fresh fruit and vegetables, cooked meat and bones, cheese and plain biscuits etc. For practical reasons your bird should have a cage as its primary home but they should be let out at least once a day for fun and exercise. The cage itself should be suitably located so as to avoid draughts or direct sunlight . A padlock for the door is also a good idea to make sure they remain safely secure! A Senegal or Meyers breed tend to be quieter than other breeds to take this into consideration when choosing otherwise you might make yourself less popular with your neighbours!

Scouting is the largest co-educational youth organisation in the World. We have nearly 500,000 members in the UK alone and 3000 members in Croydon. We are pleased that a new Scout Group is about to open in New Addington. This has taken a lot of preparation and planning and we are very pleased to announce that on Monday 3rd November we will be opening a Cub Pack for boys and girls aged between 8 and 10.5 years. This will be situated at the Old Housing Office in Central Parade from 6:30pm to 8:00pm.
