Kitchen A contemporary kitchen is available with a selection of doors, handles and worktops¹, allowing you to make your mark on your new home. A number of additional options are also available. Stainless steel sinks are fitted with mixer taps in kitchens and utility rooms where applicable. Integrated appliances to all plots include a double oven, four/five burner hob, dishwasher, fridge freezer and chimney hood. Selected four and five-bedroom homes also come with a wine cooler.

Bathrooms Elegant en suites are fitted with chrome plated thermostatic showers, and selected master en suites include a superior shower. Main bathrooms contain a generous bath with a chrome mixer filler. Each bathroom and master en suite includes a chrome towel rail, and several attractive ceramic tiling options are available¹.

Plumbing & Central Heating Each home is fitted with an energy efficient combination or condensing boiler and compact thermostatic radiators are included throughout. Heating systems feature a seven-day digital programmer with range limiting thermostat, and plumbing for your own washing machine is provided, with cold feed. The Stableford, Ellerdine, Ashford and Tibberton also include an unvented heating cylinder for mains pressure hot water, and a wood-burning stove is fitted as per working drawings.

Wall & Floor Finishes A range of high quality ceramic tiling is available to choose from when purchasing at build stage, and fitted to the kitchen, bathroom, en suite, cloakroom and utility room where applicable². All skirtings, architraves and window boards are white painted MDF, and a choice of paint colour is available for internal walls¹.

Internal & External Doors Black composite front doors are Part M compliant and are fitted with chrome plated furniture. Where relevant, external french, bi-fold and garage doors meet ‘Secured by Design’ standards. Five panel internal doors are complemented by polished chrome furniture and mirrored sliding wardrobe doors are built into master bedrooms.

Safety & Security

Each kitchen is fitted with 240v down lighters. Extractor fans are fitted to the kitchen, utility, bathroom and en suites where applicable.

Front and rear doors to each property are fitted with secure three point locking systems, and all windows are complete with lockable fasteners and trickle ventilators.

Shaver points are available in selected master en suites, and BT points and TV/Sky points are fitted as indicated on working drawings. White switches and sockets are fitted as standard, with black nickel fittings available at additional costš.

Interlinked 240v smoke detectors with battery back-up are fitted to ceilings of halls and landings. In the Stableford, Ellerdine, Ashford and Tibberton, an alarm system with PIR detectors and door contacts offers optimal security.

Energy Efficiency An Energy Performance Certificate (EPC) is provided for each home, and PVCu double glazed windows are fitted throughout. Energy saving pendant lighting is included in accordance with Building Regulations on halls and landings only.
