Maple Ridge Community Profile

the Place to live and Play Situated 45 minutes from Vancouver along the shores of the Fraser River, Maple Ridge has become one of the fastest growing communities in BC, and with its improved commuter routes and affordable housing prices there are no signs that this growth is going to slow down anytime soon. The sixth oldest community in British Columbia, Maple Ridge offers a spectacular combination of beautiful scenery, rural charm and economic diversification, and this vibrant city of 76,000 residents offers an abundance of activities for families and outdoor enthusiasts alike. Choose from championship-calibre golf courses like the Lee Trevino designed Swan-E-Set Bay Resort in nearby Pitt Meadows, year-round trout fishing at Pitt Lake or Rolley Lake, canoeing, kayaking, boating, and hiking at Golden Ears Provincial Park, or horseback riding, cycling and mountain-biking through evergreen forests and West Coast trails. Whatever your preferred adventure or outdoor activity, you’re sure to find it nearby. Arts and recreation facilities abound as well as Maple Ridge has become a centre of festivals and festivities like the Jazz and Blues Festival, the Maple Ridge Country Fest, Ridge Meadows Heritage Day, and the annual Santa Claus Parade. The city’s elaborate Town Centre is the focus of community life in the area and offers a state-of-the-art leisure and youth centre, library, and performing arts centre set amidst local businesses and cafes.

8  New Homes Magazine  www.bcnewhomes.ca

With approximately two-thirds of Maple Ridge residents commuting to work in other communities, the recently completed six-lane Golden Ears Bridge and Pitt Meadows Bridge provide a vital link between Maple Ridge and Langley to the south and the Tri-Cities and Vancouver to the West, while the West Coast Express provides commuters with another convenient option that links Mission, Maple Ridge, Pitt Meadows, and the Tri-Cities to downtown Vancouver. Improved travel times and traffic flows will contribute to further residential, commercial, and industrial development, as well as create new job opportunities to the benefit of the growing population. When it comes to real estate, Maple Ridge has plenty to offer with prices among the lowest in the GVRD, and has been ranked second only to Surrey as BC’s top investment towns for 2010 – 2015 by the Real Estate Investment Network (REIN). The REIN report, based on current and future prospects for real estate investment opportunities in BC, identifies 12 regions of the province that are projected to outperform which in turn creates opportunities for investors and first-time home buyers. Things are looking promising in Maple Ridge, and if you haven’t been to this growing community lately, it’s definitely worth considering as a place to call home.

South Surrey Community Profile

room to grow

South Surrey and White Rock are neighbours with a few things in common: beaches, walking paths and lots of options for gelato on a sunny day. The two communities are a stone’s throw from speedy highway access to Vancouver and a few minutes’ drive to south-of-theborder excursions via the Peace Arch crossing. And now, both are a destination for Lower Mainland day-trippers. Tourists and locals alike have long flocked to White Rock to enjoy the beach and all that comes with this relaxed city. Families and friends, young and old, stroll the boardwalk and the pier on sunny days and mild evenings. The patio-lined main drag is flush with diners by day and full of happy revelers by night. Options for frozen treats and take-out fish and chips appear endless, and hibachis are a common sight on the grassy strip leading to water’s edge. In addition to the namesake painted rock, the city features many unique visual aspects to the overall landscape. Residential homes are built into the escarpment, and from the view below, almost appear to be stacked atop one another. Lots are tight and windows are plentiful and large, to afford many the magnificent view and evening sunsets, at luxurious prices.

South Surrey may have originally been part of the trip in or out of White Rock, but development in the last few years have turned a once-geographic description into a vibrant and growing community. Spanning from Crescent Beach east to 168th Street, and from 16th Avenue north to 64th, this is an area with lots of room to grow. Open spaces are more common than highly developed lots, providing opportunities for developers and affordability for homeowners. Morgan Crossing, self-billed as the “anti-suburb” is one of those growth developments. Adjacent to the Grandview Heights development, this is a full community of housing, social space, and shopping. The village design of the shops contributes to the livability for residents, but also to the steady stream of shoppers trekking in from the rest of the Lower Mainland. Larger fashion outlets, services and restaurants combine with fitness clubs and an arts centre for a full day out, or a well-rounded lifestyle. South Surrey is junior to White Rock as an established community, but has space to grow. The area may be trending, but the concept has serious clout for the next generation of desirable living: affordability and sustainability wrapped up in a very fashionable package. www.bcnewhomes.ca  New Homes Magazine  17

discover White rock living at royce White Rock’s reputation as one of the lower mainland’s most desirable areas continues to grow and Royce, a striking new condo development just a few short blocks up off the beach, is poised to add to that growth.

combine visual appeal with durable service. Premium stainless steel appliances, elegant and functional lighting, even optional butler pantries: no detail has been overlooked.

From the designers to the builders to the marketing group, Royce is the result of the efforts of a local team, people who live and work in the area and appreciate all that it has to offer. This is reflected in the design itself, as every Royce home is uniquely designed and oriented to take advantage of as much of the panoramic water views as possible. The north side of the building set into the hillside neighbours one of White Rock’s many coveted protected tree preservations. All the homes at Royce are positioned South, with corridors on the North showcasing gorgeous views of the trees.

Bed and bath continues the theme of elegant living. The light, airy atmosphere makes the generous bedrooms feel even more spacious. Luxurious appointments such as heated floors in the master ensuites and liberal use of marble, glass, tile, and mirror brings the spa experience to every Royce home, as does the building’s fireside lounge and fitness centre complete with a yoga studio.

Of course, if one’s home has a stunning view, it only makes sense to be able to get out and enjoy it. With that in mind, Royce homes boast the biggest decks in White Rock. Taking life outdoors, a hallmark of West Coast living, couldn’t be more inviting or more convenient with individual natural gas and electrical outlets on decks and patios. What’s more, the exterior finishes and lush landscaping integrate Royce harmoniously into its surroundings. It’s a great view, whether looking from the building or at the building. Indoors, Royce homes are characterized by elegance, luxury, and livability. Oversized windows bathe every home in an abundance of natural light, showing the beautifully designed interiors at their best. Floor to ceiling cabinets lend practical style to kitchens sure to please the inner gourmet. Quartz countertops and Carrera marble backsplashes 18  New Homes Magazine  www.bcnewhomes.ca

Living in White Rock is about so much more than looking out the window at a beautiful ocean view, and Royce’s location gives ready access to all of it. The charm of the beachfront with its seawalk, shops, and restaurants is close at hand. Walk a few blocks in the other direction for access to medical and professional services, shopping from boutique to chain stores, supermarkets, restaurants, and community services. Parks and trails make it easy to escape the urban rush. Add to that the increasingly effective transportation links to the rest of the lower mainland and it is clear that Royce has a lot to offer. How much Royce has to offer can be best appreciated by visiting the actual site. Tour the display centre and explore the extensive range of floor plans available, so many that there is not room on the walls for them all. Walk through the display suite to see how all of the details come together. Start with a visit to the Royce website at www.royceliving.com.

gemini in South Surrey: built for discriminating tastes Situated in an ideal South Surrey location, just a block from the Semiahmoo Mall, Gemini is the latest in a long line of premium projects built by Genex Development Corp. Working as a team exclusively in South Surrey for nearly 20 years, and receiving multiple Georgie awards and extensive recognition, Genex has established a solid reputation for building homes and condos for the discriminating buyer. Gemini is no exception, also being recognized as a finalist in the most recent Georgies. The Genex difference is evident to anyone visiting their show home. The Gemini show home is not a display of potential, expensive upgrades. Rather, it is a presentation of the quality features and finishes that are built into every home with only decorator items added to spark the imagination. High-quality hardwood flooring, designer carpets, stainless steel appliances by Bosch and Fisher Paykel, granite or quartz counter tops, gourmet islands, and heated floors in master ensuites: every Gemini homeowner will appreciate and enjoy the full range of high-end details. The suites themselves demonstrate the care and thought that has gone into planning. So many condo developments have a dark, tunnel-like quality. In contrast, Gemini residences are designed to maximize light, even in north-facing units. High ceilings and large windows contribute to a bright, airy ambience in all the homes. Top floor corner units boast 14 foot ceilings with 11 foot high windows. Livability and flexibility of open plans characterize every Gemini floorplan while spacious decks and patios invite life outdoors, capturing the essence of the West Coast lifestyle. 22  New Homes Magazine  www.bcnewhomes.ca

Gemini residents will also find numerous well thought out amenities to enhance life in any season. A partly-covered outdoor amenity area includes a barbecue and outdoor furnishings to make outdoor entertaining a year-round option. The fireside lounge in the vaulted entry adds a touch of warmth and elegance. Meeting rooms complete with kitchens lend convenience and comfort to larger gatherings and a wellappointed exercise room combines the benefits of a trip to the gym with the convenience of not leaving the building. Gemini even includes a guest suite to more comfortably accommodate out-of-town guests. Contemporary life is built around walkable neighbourhoods and Gemini makes the most of a rare commodity: flat land in the White Rock area. Walk to shopping, professional services, dining and entertainment. Enjoy the parks and trails within minutes of the door. Walk to convenient transportation links to the rest of the lower mainland. Yet, with all that so close, Gemini retains its quiet and restorative atmosphere. Just four blocks long and closed at both ends, 17A Avenue generates no through traffic, ensuring that all of the hustle and bustle stays away from Gemini’s front door. A first-rate location plus thoughtful design plus skillful execution with quality materials equals enduring value, the Genex trademark. With one bedroom homes starting at $298,500 and two bedrooms just over $387,000, there is no question that Gemini delivers the lasting elegance homebuyers are seeking at values superior to comparable developments. The information and gallery at www.liveatgemini.com provides a more complete picture. A visit to the showroom and sales centre will show you what Gemini living is really about.

Some neighbourhoods simply have character. Vancouver is dotted with small, thriving cultural commercial hubs, each with a cultural flavour all its own, drawing residents and visitors alike to experience boutique shopping, restaurants and cafes, and nightlife. The family-friendly neighbourhood known as Riley Park/South Cambie is blessed with not one but two of these unique enclaves, one along Main Street and the other at Cambie Street, creating an atmosphere at once vibrant and desireable. Riley Park/South Cambie stretches between Oak Street and Fraser Street and from 16th Avenue to 41st Avenue. When the municipalities of Point Grey, Vancouver, and South Vancouver amalgamated in 1929, Cambie Street and West 16th Avenue became the new city centre, and echoes of that history can be seen in the many heritage homes and buildings in the neighbourhood. Traditionally bent towards single detached houses, the dwelling demographic is shifting to include a higher proportion of condos, mostly under five stories. With the building of the Canada Line in 2005, the neighbourhood opened up even further. Two Skytrain stations are now located within the neighbourhood’s boundaries, bringing more accessibility, and the many schools and community centres in the area make Riley Park/South Cambie ideal for family living. Young urbanites flock to bohemian Main Street, where trendy shops, cafes and live music venues offer opportunities to try out artisan prod-

ucts, sip locally roasted coffee and see the city’s latest buzz bands. Over on Cambie Street, Cambie Village is rich with shops and services, including the Park Theatre, a Cineplex cinema. Up on 41st Avenue just outside the boundaries of the neighbourhood is Oakridge Centre, a large shopping mall with many premium and upscale retailers. Offering a counterpoint to all the action are Riley Park/South Cambie’s outstanding public green spaces. The large Queen Elizabeth Park features exquisitely landscaped gardens built within the old rock quarry of Little Mountain, as well as an arboretum, fountains, and a pitchand-putt golf course. The Bloedel Conservatory, located within the park, is an indoor tropical garden filled with some 500 exotic plants and more than a hundred birds flying free. Mountain View Cemetery, opened in 1886, is the final resting place of many important Vancouverites, including mayors and veterans. Finally, the city’s Olympic legacy still lives on in Riley Park/South Cambie with the Hillcrest Centre, formerly the Vancouver Olympic/Paralympic Centre. Converted in 2011, the facility has morphed into a comprehensive community centre with ice rink, aquatic centre, eight-sheet curling club and branch library. Hip and happening, yet at the same time, relaxed, Riley Park/South Cambie is a popular and central spot to make a home.

Abbotsford Community Profile

a City in the Country Tucked away in the heart of the Fraser Valley approximately 70km east of Vancouver, the ‘City in the Country’ known as Abbotsford has quietly become the fifth largest city in BC with a population of 134,000 residents. Located in one of the most productive agricultural areas in Canada, Abbotsford’s close proximity to Greater Vancouver has resulted in strong population growth over the past 20 years and with it the distinction of being one of the fastest growing communities in the entire country. With favourable housing prices, a diverse local economy and an appealingly rural lifestyle, Abbotsford offers a unique combination of small town charm and big-city sophistication. Acres of farmland, miles of pathways and trails, and a pedestrian-friendly downtown core help to preserve the region’s historic roots, while increased residential and commercial development in recent years have contributed to Abbotsford becoming the primary retail hub of the Fraser Valley. Abbotsford’s easy access to US border crossings and the Trans Canada Hwy make it a prime location for growing businesses, which is further enhanced by the rapidly expanding Abbotsford International Airport, making travel in and out of this rural community more convenient than other municipalities. Abbotsford is far from being all business however. An assortment of sports venues, recreational facilities, parks and playgrounds dot the landscape and the 30km Discovery Trail will eventually provide

residents with an all-season paved corridor connecting the east and west ends of the community. Surrounded by trees, ponds, meadows and picnic areas, the Trail will allow for a range of activities including walking, running, rollerblading and biking, and is part of a communitydriven initiative to promote a healthy and active lifestyle for local residents. From an education standpoint, Abbotsford’s facilities include both private and public schools with School District 34 consisting of 31 elementary schools, 8 middle schools, 7 secondary schools and 1 virtual school. The University of the Fraser Valley offers full degree programs and the Career Technical Centre (a joint project of SD34 and the University) provides a combination of public secondary schooling, college level programs and skilled trade development to prepare students directly for employment in their chosen field upon completion of their programs. For those considering a move, the city’s location, low housing costs and active lifestyle are all primary drawing cards for living here. Modern style blends with friendly country living and new developments provide a range of housing styles to fit everyone’s taste and budget. With a median age of just under 37 years, Abbotsford is also one of the youngest and most family-oriented communities in the Lower Mainland and the third most culturally diverse community in BC. www.bcnewhomes.ca  New Homes Magazine  27

Lonsdale Avenue is where the action is in North Vancouver, and smack in the centre of the city is the Central Lonsdale neighbourhood. Located between the Upper Levels Highway and Keith Road, and bisected by bustling Lonsdale Ave., the main commercial strip where shops, services and restaurants are concentrated, Central Lonsdale is home to the city’s second-highest population. The majority live within just a few blocks of Lonsdale Avenue in the area’s many low-rise apartment buildings, as well as its townhomes and hi-rises. Central Lonsdale — like a number of other features of North Vancouver — was named for early investor Arthur Heywood-Lonsdale, an English landowner and Oxford University rower. The neighbourhood is home to heavy population of senior citizens, due in part to its easy access to transportation and its many convenient amenities, including the busy Lions Gate Hospital. But although seniors account for 28 percent of Central Lonsdale’s population, it’s also a great place for families. Primary schools in the area include Queen Mary Community School and Westview Elementary School, while Carson Graham Secondary School offers a place for teenaged residents to learn and grow. The hub of North Vancouver government, Central Lonsdale is where you can find City Hall, located on 14th Street just off Lonsdale Avenue. Nearby is the North Vancouver City Library, built

34  New Homes Magazine  www.bcnewhomes.ca

in 2009, which spreads 36,000 square feet over three floors and has received numerous awards, including architectural recognition, environmental accolades and the 2009 Library of the Year Award from the British Columbia Library Association. Inside, the library boasts an extensive collection and features a media room, a children’s reading garden and a café. Outside the library, 28,000 square-foot Civic Plaza acts as a public meeting space and host to events such as the Artisan Craft Fair. Additionally, the city provides free wi-fi access in the plaza. Public artwork brings vibrancy to Civic Plaza, the library and city hall; since the first piece — a sculpture by Barry Cogswell — was installed in 1975, numerous others have been added. It’s not just these amenities that attract people to Central Lonsdale: there are also public green spaces for residents to enjoy. Although Lonsdale Avenue runs right through the middle of it, peaceful Victoria Park makes an ideal place to take a stroll or read on a bench. For those seeking more activity, head to Mahon Park, which borders Central Lonsdale on Jones Avenue. There, you’ll find many amenities, including sports fields, a running track and natural areas. Centrally located and with a densely populated corridor along its main urban artery, Lonsdale Avenue, Central Lonsdale is an established neighbourhood where you’re never far from all the necessary conveniences.

Seylynn Village heralds Change in north Vancouver

There is something about the north shore. While it is not uncommon for people to feel connections to the communities in which they grow up, the roots don’t seem to run any deeper than the connections to north shore communities. In the District of North Vancouver, the preponderance of single family homes has made it difficult for many to act on those roots, but Denna Homes’ new Seylynn Village development is set to change that. Seylynn Village, with close to 800 homes in three towers, pioneers a new direction for housing in North Vancouver that will open the prospects for home ownership to some key groups. Many young professionals, singles and couples, have ties to the north shore or would like to establish their lives in that community. Limited housing choices, in particular the lack of smaller, higher density options, have forced them to move downtown. Seylynn represents an affordable opportunity to reconnect with home that is also readily accessible to downtown for work and lifestyle. At the other end of the demographic spectrum, many homeowners are looking for a way to downsize without breaking ties with the community 36  New Homes Magazine  www.bcnewhomes.ca

they value so much. Seylynn is an ideal option allowing them to maintain their lifestyle within the networks they have developed over a lifetime in quality homes at surprisingly affordable prices. In a number of other neighbourhoods throughout the lower mainland, the emergence of higher density housing options has been the catalyst for revitalization and growth. As those neighbourhoods have demonstrated, revitalization has been followed by enhanced property values making Seylynn an opportunity for ground level investment in a growing community center. People moving into a neighbourhood draw businesses and professional services to the area and spurs the development of community amenities. A community like Seylynn Village can bring a neighbourhood to a tipping point to a new vitality. Exciting as those prospects are, successful revitalization depends on the quality of the homes themselves to satisfy the demands of potential buyers. Denna Homes draws on the expertise and extensive experience of its entire team of architects, designers, and build-

ing professionals in its commitment to make Seylynn Village a world-class community by bringing the design excellence, building quality, and community ethic of Coal Harbour to the north shore. Seylynn features concrete construction with the latest innovations to ensure efficiency and comfort. Beacon, the first of the three towers in the project, incorporates details like 3-ply windows for energy efficiency and sound control, three elevators for convenience, air conditioning for optimal comfort, and the list goes on. The list of design features includes everything one would expect, along with much that one would not. Extras like one of the largest amenity clubhouses on the north shore with swimming pool, fitness centre, yoga studio, and registered child care facility demonstrate the level of thought and planning that has gone into Seylynn village. Perhaps more impressive is the value built in to each home from day one. Prices start in the low $300,000s for one bedroom homes and in the low $400,000s for two bedrooms, prices more commonly associated with wood-frame buildings than with first class concrete construction. The combination of style and value has drawn an overwhelming response to Seylynn Village, proof that Denna Homes has correctly read the demand for their pioneering development. VIP previews are available by appointment only with the grand opening launch of Seylynn Village scheduled for Saturday June 8th. One home in Beacon, the first of the Seylynn towers, will be given away in a draw at a date soon to be announced. Highlighting the grand opening will be the first opportunity to acquire one of the numbered golden keys that are the entries in the draw. One lucky key will determine the winner of the prize home. To qualify, potential winners must be registered online and present at the launch to be eligible to receive a golden key. Visit www.seylynn.ca for the full story and see where you fit in the picture.

recreational Property Still a hot Commodity For many, owning a second home or a piece of recreational property is a dream come true. And while that dream may be on hold for some, the options for recreational or resort-style property have almost never been better. From fractional ownership at a luxury resort to a waterfront estate home on the Sunshine Coast or Vancouver Island, to your own cottage nestled in the woods at Cultus Lake, there aren’t just more places to choose from — but more ownership options as well. Combine this with low recreational real estate prices and depending on what you’re looking for and where you want to own, now could be the time to consider purchasing a second home. With that in mind, here are a few regions worth adding to your wish list. Cultus lake One of the most popular summer destinations in the Lower Mainland, Cultus Lake is an easy 90 minute drive from Vancouver and offers an abundance of outdoor activities including golfing, fishing, boating, water skiing, hiking and biking — not to mention convenient access to one of BC’s most popular waterparks. okanagan Valley Famous for its orchards, vineyards, skiing, and golfing, the Okanagan Valley is one of the warmest regions in all of Canada. Comprised of the major centres of Kamloops, Kelowna, Penticton,

42  New Homes Magazine  www.bcnewhomes.ca

Vernon and Osoyoos, the Okanagan offers visitors a vast selection of sandy beaches, world class golfing, extensive wineries, and endless outdoor and water activities. Sunshine Coast Encompassing the communities of Gibsons, Roberts Creek, Sechelt, Pender Harbour and Half Moon Bay, the all season destination of the Sunshine Coast offers incredible coastal mountain ranges, old growth forests, tranquil lakes and an extensive list of marine activities. Best of all, you’re just 40 minutes by ferry from Horseshoe Bay and the Sunshine Coast is one of the province’s most affordable options when it comes to waterfront recreational property. Vancouver island Ranked second by Condo Nast Traveler magazine in the Top Island of North America category in 2009, Vancouver Island has one of the world’s most diverse ecosystems consisting of old growth rainforests, ocean beaches, mountains, rivers and lakes which combine to create habitats for a multitude of species — and a premier destination for whale-watching, fishing, and other outdoor activities. From the history and glamour of Victoria to the rugged beauty of Tofino to the quieter towns of Parksville, Qualicum Beach, Courtney, and Comox, Vancouver Island continues to be one of the most popular vacation and retirement destinations in the country.
