Known as the city of parks, Surrey is home to some of Metro Vancouver’s best urban and rural landscapes with more than 600 parks and greenbelts encompassing over 6000 acres of land. It also happens to be one of the fastest growing cities in Canada, is on its way to overtaking Vancouver as the largest city in BC, and with an active and progressive business community this gateway to Metro Vancouver appears poised for further growth in the years ahead. Strategically located at the crossroads of the Pacific Rim, Greater Vancouver and the United States, Surrey’s central location creates convenient access to two international airports and two international border crossings, while an efficient road system and a sea port provide for transportation of goods throughout the world. Despite its distance from Vancouver, Surrey’s four SkyTrain stations provide an easy link to the downtown core and surrounding communities, while an extensive public transportation system assists in meeting the demands of a vibrant and growing community that is home to nearly half a million residents. Welcome to the Cultural Capital of Canada Over the years the region has become known as an ethnically and culturally diverse community, and Surrey was honoured as the Cultural

Capital of Canada in 2008. Hosting a wide variety of events, attractions, festivals, and live performances throughout the year, the Vaisakhi celebrations attract over 100,000 participants world-wide, while other events like Youth Fest or the annual Surrey Children’s Festival provide music, entertainment and activities for kids of all ages. With its population growing by 1000 people every month, Surrey is expected to surpass the population of Vancouver within the next 15 to 20 years, and the City issues over 18,000 business licenses annually. Over $67 million has been invested to upgrade and build new facilities and acquire additional parkland throughout the region over the past ten years, ensuring Surrey is a city that’s committed to maintaining its urban forests, nature reserves, walking trails and sports parks for years to come. This vibrant and dynamic community boasts some of the finest recreational land anywhere in Metro Vancouver and with an assortment of private recreation centres, numerous outdoor fields and running tracks, and 210 km of bike-friendly routes it’s become an increasingly popular place to call home for thousands of BC families.

If you’re in the Greater Vancouver area, you’re most likely to find it in White Rock. The picturesque community of 18,755 receives about 20 percent more sunshine than nearby Vancouver proper, and coupled with the city’s year-round moderate temperatures (some would say it’s almost Mediterranean), it’s no wonder that White Rock has made a name for itself as an ideal place for retirement and family living.
instructional courses, special events and services geared towards those 55-plus. Residents can enjoy walking the ravine trails and more than 80 acres of parkland, as well as shopping at the many boutique businesses near the waterfront. Peace Arch Hospital is conveniently located in White Rock, offering essential services including 24-hour emergency, critical care and outpatient services.
Located 48 kilometres south of Vancouver and bordered by Surrey to the north, east and west, White Rock is practically skipping distance from the Peace Arch border crossing to the United States, just a few minutes’ drive away. Eight kilometres of sandy beach line Semiahmoo Bay, the site of White Rock’s city centre, which features a two-and-a-half kilometre promenade, a heritage pier, a century-old train station, sidewalk cafes and the giant beached white rock from which the city takes its name. The majority of the city’s 9,515 dwellings are low apartments, with single detached housing and duplexes being the other two most common structures. The majority of residents — 66 percent — own their homes.
It’s not just seniors who thrive in White Rock, though: the city’s population of 10- to 14-year olds grew nearly 30 percent from 2001 to 2006. White Rock has two public primary schools of its own, and four secondary schools are shared with Surrey. Recreational programs are available for kids of all ages, and the public library, museum and centennial arena are just a few amenities kids will love.
With more than 5,200 residents aged 65 and up, White Rock is a senior-friendly community boasting a reputation for safety and security. The city provides a number of leisure programs specifically geared at seniors, including creative, social and fitness options, and the Kent Street Centre offers volunteer opportunities,

Currently, the commute to Vancouver takes around an hour, aided by HOV lanes. A proposed rebuild of the George Massey Tunnel, aimed at tackling a projected increase in Highway 99 traffic in the coming years, recently finished its Phase 2 consultation. There are also convenient bus routes that service White Rock and travel to neighbouring communities, including Richmond, Surrey and Vancouver. A picturesque place to make a home, White Rock is a great choice for seniors, singles and families alike.

Central Port Coquitlam Profile
A Neighbourhood for all Seasons Famed for its natural beauty and high quality of life, British Columbia has delivered yet another waterfront neighbourhood intent on reinventing itself. Port Coquitlam, known to its residents by its nickname “PoCo,” is seeing a shift of the tide. Today, the population of 57,000 is almost seven times the number of residents that called it home just fifty years ago. Development is thriving, particularly in the central region, and the area is emerging as a leader in sustainability, environmental conservation and energy efficiency. The City of Port Coquitlam is taking the development of new residential and commercial building seriously. Spurred by the City Council’s Environmental Strategic Plan, which aims to achieve a number of environmental goals, the Planning Division has recently proposed a number of changes to the Smart Growth Committee. These include zoning bylaws, which, among other things, are designed to preserve the pristine natural environment that makes this area so unique. Some of the measures being considered include a new Environmental Conservation Development Permit Area (DPA), which is intended to bolster efficient design and use of resources, limit waste, and curtail the overall impact on the environment. Other proposals include increasing bicycle storage space at entries to residential and commercial buildings, and collection facilities for recycling. They’re a bold call to action from a city that clearly has an unencumbered vision of the future it wants to build for its community.
20 New Homes Magazine www.bcnewhomes.ca
Just 27 km east of Vancouver, Central Port Coquitlam rests at the meeting point of the Fraser and Pitt Rivers. Yet despite its location in the Lower Mainland, Port Coquitlam has retained its small town charm and scenic riverside setting. Easily accessible from downtown Vancouver, residents commute by car or via the Westcoast Express commuter rail — which links PoCo with the SkyTrain, SeaBus and other public transportation via the Waterfront Station downtown. It may have a small town lure, but PoCo has every amenity one could wish for; and the list is growing steadily. First class restaurants inhabit the historic downtown district, while Shaughnessy Street offers numerous shops and cafes. For those who take their shopping more seriously, Coquitlam Centre and Fremont Village are a short distance away. Accessible by vehicle, yet absolutely walkable, PoCo area residents have nature at their fingertips. The Traboulay PoCo Trail (a 25 km loop) is a mainstay of the area; offering the opportunity to bike, walk or jog, while taking in unfettered mountain and marsh views. The Nature Reserve area, a number of city parks and the Port Coquitlam Recreation Complex round out the offerings. While PoCo may have been a bit late to the party, it’s clear that this community has surfaced as a bridge between its vibrant past and burgeoning future.

La Via… the Way to Everything You Want The Circadian Advantage in Port Coquitlam
When looking for a new home, buyers place a lot of weight on two essential criteria: where the home is, and who built it. La Via, the latest new home development by The Circadian Group, makes a bold statement on both counts. Port Coquitlam, or Poco as it is more affectionately known, continues to garner attention as a region that is coming of age. Improvements in infrastructure are making it more accessible. Attractive pricing is attracting buyers across all categories, and recent developments have enriched the scope of choices available to home buyers. More than all of that, though, is the fact that Poco has retained its unique “village” ambience even as it has embraced a more urban ethic. Bluetree Homes at Citadel Heights Elegant Design. Timeless Value.
Citadel Heights, the hillside neighbourhood overlooking the Fraser River on the southwest edge of Port Coquitlam, boasts a number of unique characteristics that make it an ideal location for a new community by Bluetree Homes. This highly sought-after neighbourhood is already well established. Schools, parks, community amenities, shopping and professional services have been in place for some time so new residents won’t have to wait to experience the full potential of this area. Added to that is the unparalleled accessibility. “Many new developments are 20 or more minutes from major transportation corridors,” explains Yosh Kasahara, Bluetree’s General Manager of Sales and Marketing. “With Highway 1 and Loughheed Highway nearby, residents of Bluetree Homes at Citadel Heights have easy access to major thoroughfares to any part of the lower mainland.” Making the most of all that this neighbourhood has to offer, Bluetree Homes is constructing an exclusive collection of 29 single-family homes ranging from four bedrooms to five bedrooms plus den. Bluetree Homes’ solid pedigree, coming from long-established ParkLane Homes, builds on a proven record: more than 6,000 homes built in over 100 communities recognized by more than 200 industry awards. Citadel Heights starts with the craftsman architectural style ParkLane is known for, as in Port Moody’s Heritage Woods, and combines it with an approach to design that will make each Citadel Heights home a unique reflection of the families that live in them. This timeless look will create the impression of being built out over time while incorporating the latest and best that today’s home construction industry has to offer. Inside and out, these homes employ a rich array of finishes and colour schemes. The varied modern, open floor plans accommodate a number of personal choices including traditional, great room, lofts, and dens. Whichever plan one chooses, the Bluetree commitment to excellence is evident. Wide plank engineered wood flooring on the main floor; hand-set tile in entries, kitchens and bathrooms; and cozy gas fireplaces with quartz surrounds and custom mantels are just some of the features that set these homes apart. Elegance and livability characterize every element from the generous windows that flood the homes with natural light to the vaulted ceilings in the master bedroom. The kitchens, from layout to appliances, would welcome everything from the casual family breakfast to preparation of the finest gourmet meal. Outdoor living is seamlessly integrated into daily life by the inclusion of spacious porches, decks, or patios. Painstakingly thought out and built with the care and pride of true craftsmen, these homes offer all this and more starting at only $789,900. “Where else can you find a brand new 3,000 square foot home like this for under $800,000?” asks Yosh. Homes with benchmark quality in a choice location at remarkably attractive prices set the stage for both a great living experience and enduring value. The Citadel Heights Sales Centre & Showhome are now open daily 12–5 (Closed Friday) at 2195 Nova Scotia Ave, Port Coquitlam. For more information visit bluetreehomes.ca or call 604.468.2169.

West Side Story: Part One
Artemisia Helmcken & Hornby, Vancouver Phone: 604.366.3115 www.boffo.ca
There’s a reason why Vancouver is consistently named as one of the most livable cities on the planet. Its sheer natural beauty, vibrant downtown core, world-class educational facilities, countless dining options and picturesque location on Canada’s west coast make it appealing to students, working couples, families, retirees or just about anyone else for that matter. But just as it’s the people that make a community, it’s the neighbourhoods within the city that really make Vancouver special. And no place is that more evident than on Vancouver’s West Side.
Phone: 604.876.7332
Surrounded on three sides by water and bordered to the east by Burnaby, the West Side boasts a collection of beautiful beaches along with dozens of smaller neighbourhood parks that combine to offer an incredible array of recreational opportunities that make it one of the most desirable places to live in Canada.

The top five things about living on the West Side:
Opsal 29 East 2nd Ave, Vancouver
1.
The Riley 222 East 30th Ave, Vancouver Phone: 604.209.7172 www.rileyliving.com
QUALITY OF LIFE. According to a 2011 global survey, Vancouver owns the third spot in the most livable city in the world list, just behind Melbourne and Vienna. With a low crime rate, an eco-friendly attitude, numerous recreational opportunities and our mild West Coast climate it’s no surprise that people the world over want to live here.
2. PARKS AND RECREATION. Sure Stanley Park and the seawall around it offer some stunning views, but Vancouver has a number of other wonderful parks as well. Queen
Elizabeth Park at Cambie and 33rd is the second most popular park in the city, VanDusen Botanical Gardens at Oak and 36th Avenue is considered one of the 10 best public gardens in North America, and Pacific Spirit Park in Point Grey offers over 50km of forested walking, cycling and horseback riding trails. 3. LIFE’S A BEACH. Almost 18km of beaches surround Vancouver and in the West Side alone six beaches provide waterfront access for cycling, walking, playing in the sand, swimming, windsurfing or sailing. Spanish Bank Extension, Spanish Bank West, Spanish Bank East, Locarno, Jericho and Kitsilano Beaches provide the perfect atmosphere for a day in the sun, an afternoon barbeque or an evening stroll. 4. ENDLESS OUTDOOR ACTIVITIES. In terms of outdoor adventure, your options are nearly unlimited, and there are two things that separate Vancouver from just about anywhere else in Canada. One, you have access to virtually any outdoor activity imaginable within an hour of the city, and two, our climate makes it possible to enjoy most of these activities year-round. 5. FOOD, FOOD AND MORE FOOD. When it comes to great dining options, we’re spoiled. From neighbourhood cafes and bistros to five-star restaurants Vancouver offers an incredible array of dining options that rival almost anywhere else in the world.

Opsal: Modern lifestyle within a landmark property South False Creek is home to a growing, active community that is built around the best of West Coast living: seawall access, outdoor green space and spectacular mountain views. Overlooking all of this splendor is Opsal, a 26-storey tower of highly designed condos where location is just as important as the home itself. “I am blown away by the views,” says Deren Akinci, marketing manager. “I was looking out from the 23rd floor the other day, and could see from Mount Baker over to Burrard Inlet and right down to the Burrard Street Bridge.” Opsal has been a project of passion for Bastion Development Corporation. The historic Opsal Steel property is an entrenched part of the early days of the South False Creek area. A booming industrial site in the early to mid-20th Century, the Opsal “red barn” became a landmark for area residents in later years. Bastion has carefully preserved this history in the reconstruction of the original building and integration into the development site as future retail space. “Architecturally, we always thought as Opsal as a landmark building,” says Akinci. “By the restoration of the Opsal Steel building and through the tower’s architectural features, we are striving to preserve some of South False Creek’s industrial heritage while blending them with a modern and sleek building design that maximizes light and capitalizes on views.” Opsal carries a piece of history just as much as it propels residents into the future. The building meets LEED Silver standards with water-saving fixtures, low-emission finishings like paint, carpets and cabinetry. The development is also part of the Neighbourhood Energy Utility (NEU) that provides space heating and hot water to new buildings in False Creek. “We’re part of a sustainable lifestyle. Opsal has a car-share program and bike lockers,” says Akinci. “This is a neighbourhood to live in: park your smart car or bike, and get outside and enjoy an active lifestyle.” Back inside, the condos have sleek interiors that will appeal to active urbanites from young professionals to empty-nesters looking to downsize. Three colour palettes are available, along with two-tone cabinetry and laminate hardwood floors. Kitchens feature full-size Bosch dual-fuel ranges and energy-star dishwashers, Fisher & Paykel smart refrigerators in 2-bedroom suites and Blomberg integrated panel fridges in the 1-bedroom units. Bathrooms are a sanctuary with - rain showerheads, soaker tubs and comfort heat in ensuites. Suite layouts vary with the building’s unique design that delivers staggered balconies to maximize natural light and beautiful views. Ceilings are 8 1/2 ft high in most living areas, combining with ample windows and balconies for a feel of abundant space and light. Many suites have an 34 New Homes Magazine www.bcnewhomes.ca
enclosed balcony in addition to standard open balconies, and common living space has open sight lines. Two-bedroom suites have thoughtful separation of sleeping quarters on opposite side of the units. Opsal’s spa reflects an active, urban lifestyle common to the neighbourhood. Shared living space includes a fitness centre, yoga studio and business centre. The striking entrance pays homage to the landmark property with a restored heritage Opsal Steel crane featured in the three-story glass atrium. A few steps away from the tower places residents in immediate proximity to shopping, dining and coffee shops. Comfort and convenience are delivered from the individual suites to the surrounding neighbourhood. Opsal is located at 29 East 2nd Avenue (at Quebec Street) in Vancouver. One-bedroom, 491 sq ft condos start at $342,900; two-bedroom condos at 812 sq ft start at $469,900. The presentation centre is open daily (except Fridays) from noon until 5pm. More information about Opsal is available at www.opsalliving.com or by contacting the sales office at 604.876.7332 or info@opsalliving.com.

Set against the stunning backdrop of the rugged North Shore Mountains, it’s pretty hard to top North Vancouver when it comes to places that truly offer the best of all worlds. Just a 20-minute drive from downtown Vancouver, North Van serves up some of the best in world-class outdoor recreation, scenic ocean beaches, rushing rivers, tranquil parks and trails, exceptional golf and skiing, and a long list of other year-round activities. And when you consider that the benchmark price of a detached home here is about half that of West Vancouver, it’s no wonder the people who live in North Van think it’s the best place on earth. Consisting of two separate municipalities each with its own mayor and council, The City of North Vancouver and the District of North Vancouver have a combined population of over 130,000 residents. First formed on August 10, 1891, the District of North Vancouver originally stretched all the way from Horseshoe Bay to Deep Cove, and just over a century ago in 1907 the City of North Vancouver was established following a period of rapid growth in the Lower Lonsdale area. In 1912, West Vancouver also separated from the District and apart from the addition of Moodyville three years later; the boundaries have remained virtually unchanged over the past 100 years.
36 New Homes Magazine www.bcnewhomes.ca
Today the District is surrounded by the Capilano River to the West, Burrard Inlet to the South, Indian Arm to the East and the Coast Mountains to the North. The region’s main commercial centres of Edgemont Village, Upper Lonsdale, Lynn Valley, Parkgate and Deep Cove serve as local hubs and collectively the District oversees a network of 140km of trails and pathways along with 100 parks and other recreational facilities. The oldest European settlement on the Burrard Inlet, the City of North Vancouver is surrounded on three sides by the larger and more populated District of North Vancouver, but with a number of high rises in Central and Lower Lonsdale is a more densely populated area. Although the smallest of the three North Shore municipalities, the City of North Vancouver is proud to boast the highest level of fitness of any city in Canada, and in 2007 was recognized with the first Green City Award for outstanding innovation and leadership in the area of sustainability. Whether it’s spending a day at the beach, kayaking, paddle-boarding, climbing up the Grouse Grind or exploring Lynn Canyon Park there’s almost no limit to the level of adventure available in North Vancouver, which is one of the main reasons why this community is truly at home with nature.

So You Want to Buy a Holiday Home…
What You Need to Know Before you line up any potential holiday properties, ask yourself what you expect from a vacation home. Question number one: do you want a cabin or cottage that you can access at any time and for any length of time? If the answer is yes, you may want property on Osoyoos Lake or near Cultus Lake. If you’d rather put your feet up and relax at your cottage on a more limited schedule, you may want to consider fractional ownership. Ten years ago fractional ownership was a growing trend, especially in Whistler. Today, it still offers a good option for people who want a getaway with the amenities of a good hotel and the advantages of multiple uses throughout the year. But there are important questions that need to be answered before you commit. Most importantly, find out what it’s going to cost you — and think of it as an investment in a personal vacation option. The payback will be enormous in fun, pleasure and memories made. And there are real advantages to properties like The Beach Club, Sunrise Ridge Waterfront Resort or Pacific Shores in Parksville. They are part of a larger network so trading weeks in other resorts is an attractive option.
Ask about all the costs involved such as cleaning fees, maintenance and checkout costs. Pin it all down before you buy so that the only surprises you experience are good ones: like perfect weather every summer weekend! Valerie Bracken, sales and marketing manager of Luxury Resorts West, said fractional ownership is great vacation option. Before singing on the dotted line, she suggested that buyers ask themselves if the vacation home is large enough to satisfy their family’s needs. If the answer is yes, it’s time to kick back and enjoy. A true resort property offers a worry-free vacation with no maintenance required. As part of a rental pool, a fractional ownership with title on the property can even be a good investment as it appreciates in value. But of all the reasons to own such a property, she said that one is the most compelling, “It gives you the vacation time that you need. Resort real estate is the best way to vacation. You have your property and it’s worry-free, so you’re able to spend all that time vacationing with family and friends.”
