Right Time to Buy or Not?
T
his is a question that I am asked on a near daily basis by clients, friends, family, even my barista. The answer has been consistent since day one;
One must keep in mind a few keys things; very rarely is an accurate short term market prediction made.
In the case of an owner occupied property, which one plans to reside for at least the next 7-10 years; Yes, the right time to buy is today. Once you (and your Realtor) locate the property that works for you on all levels then what the market is doing on that specific day is of little consequence in the long term. Market values are like a small yo-yo oscillating on a very large escalator slowly and steadily moving upward.
The MLS #’s are a poor indicator of what is happening today in the market, as ‘today’ refers to sales that were negotiated on average 3 to 4 months prior. Take the MLS data with a grain of salt. It is part of the picture for sure, but not the exclusive indicator.
Key considerations when buying an owner occupied property; • • • • •
Location Layout Age Size Condition (can you afford renovation)
• Room for growth • Recreational amenities • Schools • Distance from workplace • (potential) Suite revenue
…the list goes on… If you are able to find the right property for yourself (and your family) that hits high notes on the variables above, Take Action! Getting all of these variables aligned is something that takes dedication from not only yourself but also the team of industry professionals you surround yourself with. The process can often consume a few months or more, and for some of my past clients result in over 100 viewings. This is more than enough to juggle without also trying to ‘time the market’ on that perfect home. The Vancouver market is sometimes referred to as a roller coaster, however the long steady climbs are rarely followed by as a large of a drop as folks tend to live in fear of. The historic numbers demonstrate that a detached home in Vancouver has risen from 13K 40 years ago to ~1.1M today. Not in a straight line mind you. However if you never leave the market straight-line appreciation is not a concern.
Where then to get the most accurate data? The front lines; Realtors, Mortgage Brokers, Appraisers, etc. If you suspect industry insiders may be biased… well perhaps we are. This would largely be due to our intimate knowledge of the numbers, and influenced further by positive personal experiences with our own homes and investment properties. I suggest that concerns about short term price fluctuation not be a key factor in the decision to buy. In the long run you will win by owning, not by sitting on the sidelines.
Real Estate is a get-rich-slow program. It is all about finding a place you can call home for the duration and weaving your family into the fabric of a community. Perhaps the timing will prove poor initially - whether you buy this month, next year or three years from now. However 7-10 years from the date of purchase you will most likely be glad that you bought into whatever market you did. It is difficult to find many homeowners who regret buying in 2003, just as in 2003 it was hard to find those with regrets over buying in 1993. Hindsight is significantly simpler than foresight. Focus on the big picture, know that time fixes pretty well every Real Estate mistake as far as values are concerned, and having a place to call home in a community that works for you is perhaps the more important short term and long term goal. Community Profile: Edgemont Village The North Shore’s Favourite Neighbourhood
N
estled at the base of Grouse Mountain close to the Capilano Suspension Bridge, Edgemont Village is a unique community with a rich history on the North Shore. Centred around the intersection of Edgemont and Highland Boulevards, over the years the area affectionately known as the ‘Village’ has become the community hub for nearby residents, and during this time has secured its reputation as the North Shore’s favourite neighbourhood. Following the completion of the Lions Gate Bridge in 1938, residential development in the Capilano Highlands started to take place in the late 1930s. In 1955 the Highlands Business Association was formed, starting a history of active merchant involvement that continues to this day with the Edgemont Village Business Association. Today, Edgemont Village consists of over 100 businesses operating in and around the area, and it continues to be a place where children and parents stroll the sidewalks for an ice cream, latte, to meet friends for lunch or just to wander from shop to shop. With no big box stores, most businesses tend to be of the smaller variety, locally owned
and operated by residents of the community. Public concerts, festivals, community days and other events are held throughout the summer, and the Village’s close proximity to other North Shore landmarks including the Capilano Suspension Bridge, Murdo Frazer Park, The Capilano Salmon Hatchery and Grouse Mountain only serve to make the area even more desirable to those that live here. At the heart of the village is the unmistakable feel of a true small-town community. Storekeepers know the names of their customers, personal attention is the norm rather than the exception, and buying local and small has been a way of life long before it was in vogue to do so. Balanced conditions continue in the Greater Vancouver housing market

VANCOUVER, B.C. – November 4, 2013 Home buyer and seller activity continues to mirror historical averages in the Greater Vancouver housing market. These trends have helped keep the region in a balanced state for the last nine months. The Real Estate Board of Greater Vancouver reports that residential property sales in Greater Vancouver reached 2,661 on the Multiple Listing Service® (MLS®) in October 2013. This is a 37.8 per cent increase compared to the 1,931 sales recorded in October 2012, and a 7.2 per cent increase from the 2,483 sales recorded in September 2013. New listings for attached, detached and apartment properties in Greater Vancouver totaled 4,315 in October 2013. This represents a 0.2 per cent decline from the 4,323 new listings reported in October 2012, and a decrease of 14.2 per cent compared to the 5,030 new listings reported in September of this year. Last month’s sales were 2.8 per cent above the 10-year sales average for the month, while new listings for the month were 1.9 per cent below the 10-year average.
“We continue to see fairly typical activity when it comes to monthly home sale and listing totals,” Sandra Wyant, REBGV president said. “Today’s activity is helping to keep us in balanced market territory, which means that prices tend to experience minimal fluctuation.”
The total number of properties currently listed for sale on the MLS® in Greater Vancouver is 15,257, a decline of 12.2 per cent compared to this time last year, and a decline of 5.3 per cent compared to September 2013. The sales-to-active-listings ratio is currently at 17.4 per cent in Greater Vancouver. The MLS® Home Price Index composite benchmark price for all residential properties in Greater Vancouver is $600,700. This represents a 0.5 per cent decline compared to this time last year. Sales of detached properties reached 1,067 in October 2013, an increase of
35.1 per cent from the 790 detached sales recorded in October 2012 and a 9.5 per cent increase from the 974 units sold in October 2011. The benchmark price for detached properties decreased 0.5 per cent from October 2012 to $922,600. Sales of apartment properties reached 1,098 in October 2013, an increase of 36.7 per cent compared to the 803 apartment sales recorded in October 2012, and an increase of 14.6 per cent compared to the 958 sales in October 2011. The benchmark price of an apartment property decreased 0.9 per cent from October 2012 to $365,600. Attached property sales totaled 496, an increase of 46.7 per cent compared to the 338 attached property sales recorded in 2012 and a 29.8 per cent increase compared to the 382 attached property sales recorded in October 2011. The benchmark price of an attached property is $458,000, which is virtually unchanged from October 2012.
