Real Estate Market Report

Home sales and listings continue to follow historical averages

VANCOUVER, B.C. – March 4, 2014 In the first two months of 2014, the Greater Vancouver housing market has maintained the steady pace set throughout 2013. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,530 on the Multiple Listing Service® (MLS®) in February 2014. This represents a 40.8 per cent increase compared to the 1,797 sales recorded in February 2013, and a 43.8 per cent increase compared to the 1,760 sales in January 2014. Last month’s sales total mirrors the 10year sales average for February of 2,547, with just 17 sales separating the two figures. The sales-to-active-listings ratio currently sits at 18.9 per cent in Greater Vancouver, a 4.9 per cent increase from last month. “Home buyer demand picked up in February, which is consistent with typical seasonal patterns in our housing market,” said Sandra Wyant, REBGV

president. “We typically see home buyers become more active in and around the spring months.”

New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,700 in February. This represents a 2.8 per cent decline compared to the 4,833 new listings reported in February 2013 and a 12.1 per cent decline from the 5,345 new listings in January. Last month’s new listing count was 0.5 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the Greater Vancouver MLS® is 13,412, a 9.3 per cent decline compared to February 2013 and a 6.4 per cent increase compared to January 2014. “With the market continuing to perform at a steady, balanced pace, it’s important for home sellers to ensure their homes are priced correctly for today’s conditions,” Wyant said. The MLS® Home Price Index composite benchmark price for all residential

properties in Metro Vancouver is currently $609,100. This represents a 3.2 per cent increase compared to February 2013. Sales of detached properties in February 2014 reached 1,032, an increase of 46.6 per cent from the 704 detached sales recorded in February 2013, and a 6.3 per cent decrease from the 1,101 units sold in February 2012. The benchmark price for detached properties increased 3.5 per cent from February 2013 to $932,900. WALNUT GROVE COMMUNIT Y CENTRE

Discover Langley Northern Neighbourhoods offer Convenience, Community and Easy Commute angley is urban and rural, shopping and farming, city condos and country estates. Opportunities abound for lessons in history, local winery tastings, a day at the zoo or a quick trip over the border. From take-out sushi to farm-fresh eggs, Langley offers a taste of something for just about everyone. The current population is over 130,000, with residents spread over 326 kilometres of land. With so many options and such a large geography, where to start?

To the east of the Walnut Grove core of amenities, an abundance of single family houses and multi-unit developments are creating a strong sense of community living. With housing developments set away from the busy hub, the streets are as likely to host a neighbourhood bbq as they are to share the road with street hockey aficionados. Residents enjoy the unfettered view of the Golden Ears mountains to the north, and ride bikes on near-country roads.

The City of Langley and the Township of Langley, collectively referred “Our family has lived in Walnut Grove for over 10 years, and we have no to as “Langley,” are bordered on the west by Surrey, north by the Fraser plans to leave. tion growth area in comparison to the rest of Greater Vancouver. Willoughby has many options for affordable home ownership, and expansive townhome developments offer a natural family-friendly community setting. With parcels of developed land either adjacent to or tucked away from main corridors, the area holds appeal for those who are heading to the highway each morning as well as families searching for quiet home life. Serene or bustling lifestyle, all Willoughby residents have quick access to favourite big box retail outlets, banking and other service providers, and plenty of dining and entertainment options. Out to the eastern border, Aldergrove is a welcoming, residential community known for its 1940s and 1950s flair, and lower gas prices. Lower Mainlanders are frequent visitors to the area, patrons of the Greater Vancouver Zoo and the last operating drive-in theatre in British Columbia. The largely rural area is also home to a variety of agricultural tourism opportunities, from pumpkin farms to u-pick berries.

families can balance kids and careers by personal choice rather than letting the mortgage decide. North-east of Aldergrove and several more decades back in time, Fort Langley sits on historic lands along the Fraser River. The small community of approximately 3,000 residents boasts a charming downtown that hosts locals and tourists alike. The draw of century-old architecture, antique shops and the historic fort site balance with funky cafés, boutique shopping and people-watching patios, for a small-town experience with a modern flair. Historic homes are plentiful in Fort Langley, but are now mixed with multi-family developments that are less than a decade old. With the Fraser River flowing through town, opportunities for modern waterfront living have brought new population growth to town, but at a very relaxed pace. Hand-scooped ice cream will likely always prevail over any kind of drive-through window.

MORTGAGE MATTERS

Bridge Financing

B

ridge financing is a tool that can allow a client to take possession of a new home prior to completing the sale of their current home.

• One must have a firm, subject free, binding contract of sale in place for their current residence in order to start an application for Bridge financing. • Bridge financing is useful in many scenarios. The most common being when the new residence must be purchased prior to the closing date of the sale of the current residence. There a various scenarios that trigger this. • Perhaps the most common misunderstanding around this topic is the ease with which clients expect they can access ‘bridge financing’. A firm sale of the current property is mandatory. • Is far less expensive than most people expect. The real numbers never fail to surprise. Below you will find example calculations. • Speak to your Mortgage Broker for additional information regarding your specific circumstances. As mentioned above the primary trigger for bridge financing is a misalignment of purchase (of the new property) dates with sale (of the current residence) dates. It is the only way to leverage the final 20% of equity in your current property to use as down payment money for the purchase of the new home. Accessing that final 20% equity in the current residence is not possible without a firm sale (subject free) of your current residence. Most lenders will provide bridge financing with this contract in hand to ‘bridge’ the timeline gap between the new purchase and receipt of the proceeds of sale of the current residence. More and more clients choose to have the dates out of sync when extensive renovations are planned for the new property. This allows them to only have to move once and also for renovations to be completed more easily for all concerned. Always discuss

same day as the sale of their current residence completing.

with your insurance agent the special requirements around a home that is temporarily vacant. Bridge financing rates are currently ~Prime (3.00%) +2.00% (or 5.00% as at March, 2014). There is often an administration fee charged by the lender of $250 to $500. 5% might seem high, and the idea of owning two properties might seem daunting, in fact some people may not have read this far having already ruled out the idea. Hopefully not as here is the heart of the matter;

Mathematics Mr. and Mrs. X sell their home for $500,000 — completing July 1st (staying put until the end of the school year is common). Mr. and Mrs. X currently have a mortgage of $400,000. As current Gov’t regulations set out that 80% of the value of the home is the maximum loan amount possible, there is no cash available via a ‘refinance’ or ‘securing a line of credit’ against the property. The remaining 20% equity, or $100,000 in this example, can only be accessed via a sale completing, or salecontract backed bridge financing. Mr. and Mrs. X find a new home which the sellers will only accept a completion date of April 1st for. 90 days sooner than their sale completes. How does one complete on a new home 90 days prior to selling the current residence? Where do the down payment (& deposit) come from?

Bridge Financing Mr. and Mrs. X speak with their Mortgage Broker who advises them of the following costs; $100,000 @ 5% over 90 days results in an interest only payment of $412.39 for three months. The 3rd payment being made the

Mr. and Mrs. X have also have to carry an additional $400,000 mortgage on the new property, likely an Open at 3.50% (although better options may exist). This is an additional $1,158.25 per month in interest expense and payment. Add in a $500 admin fee for a total monthly carrying cost of $1,737.30 per month in order to own two homes for 90 days. It is worth noting that most bridge financing is for a matter of weeks, not months. At $392.66 per week (plus the admin fee) this is not typically a show stopper. A small price to pay if this strategy allows one to lock down the home of their dreams, take possession earlier and allow extensive (potentially disrupting) renovations to be completed in their absence, avoid moving twice, avoid living with the in-laws, avoid storage fees for furniture, etc… Any of these things may well make $392.60 per week seem like a veritable bargain. Often there exists the ability to finance an extra few thousand dollars into the equation such that actual cash-flow is not impacted either. Essentially making the additional payments with the lenders own funds in order to remove the pressure of ‘two payments’. If double payments were made at all on the current mortgage, there may be an option to ‘miss-a-payment’ on the current residence mortgage also. Most people would not expect owning a second 500K home to cost as little as $1,800 per month. Factor in the extra $1,800 as potentially being raised as a part of the bridge financing itself and this all becomes much more manageable. Another way of looking at this 90 day scenario is that it increased the cost of the home by 1%. Was that increase warranted and worthwhile? You will be the judge of the merits based on your circumstances.

Lynn Valley North Vancouver’s Hidden Gem

W

ith endless forest trails and waterfront views, Lynn Valley is tucked between the Vancouver Mountains and the coast of English Bay. The ideal community for those who want to experience the best of year-round outdoor recreation, Lynn Valley strives to be one of the most sustainable communities along the North Shore. Lynn Valley hosts family friendly activities all year-round with seasonal events and street festivals such as the Party at the Pier, the Caribbean Days Festival, and Artists for Conservation Festival. Neighbouring communities enjoy expansive mountains with hiking and biking trails, parks and nature reserves, golf courses and farmers markets. Popular attractions such as the Grouse Grind, the Capilano Suspension Bridge, Capilano Salmon hatchery and Vancouver’s local mountains, provide activities for the avid explorer. A spectacular view of the city from the Grouse Mountain Skyride and an elite dining experience at the Observatory atop Grouse Mountain shares the best of BC’s regional produce and sustainable seafood choices. Lynn Canyon Park is one of Vancouver’s main tourist attractions. Entering the park, visitors are greeted by the ecology center, which provides visitors with informative and interactive displays of North Shore’s ecosystem and a Kids Explorium. Located in the heart of the

rainforest, the Lynn Canyon suspension bridge is a free attraction with a 130 ft. bridge and an incredible view of Lynn Canyon creek. At the end of the bridge, hiking trails and a rocky beach are frequented by locals, with a flowing fresh-water creek and remarkable view of the canyon. At the heart of Lynn Valley is the ‘community character’, supported by residents who wish to contribute to the culture and natural habitat. Local bus routes and shuttles provide access to the attractions and local mountains all year-round, and Lynn Valley Community Rec. Centre supports the community through health and wellness while Lynn Valley Centre provides specialty shops and services. Lynn Valley provides residents with five public elementary schools, two secondary schools, and the Outdoor School; where students have the opportunity to camp in cabins and learn about the local coastal environment. Private preschools and innovative prep school programs allow parents to enroll their kids in private educational systems, where select studies are tailored to students with learning disabilities. School District 44 is a prime reason families move to the area as the quality of community boasts a unique educational system with late French Immersion streams.

Morning coffee and the sounds of nature. Welcome home.

M ONTGOMERY

A CR ES

Montgomery Acres is a carefully planned community of single family homes. Here we began with a beautiful ending in mind. A community set amid peaceful pasture lands, adjacent to Kanaka Creek Park. There is a proud sense of arrival that truly says home. Preserved farmland to the north, sloping hills to the south, its different here. Be among the first to plant roots in a place that will grow and develop into a community of lasting value, not by chance, but by careful planning. Streetscapes that have a consistent theme with craftsmen exteriors, double car garages, generous yards. Modern interior features and floor plans will enhance the enjoyment of your home and your lifestyle. Just imagine, the morning paper on your front deck, a coffee and the sounds of nature. If life gets any better than this, it will happen here, at Montgomery Acres.
