A Borrower’s Checklist What You’ll Need For Your Home Loan Application It’s exciting to buy a new home. However, there are a lot of steps that go into this process, especially when it comes to your mortgage. Lenders need to know more about you to decide how much money they can lend you and at what interest rate. Being prepared to provide this information will make your homebuying experience much simpler and easier. So if you’ve recently found your dream home, here are the items you’ll need to gather in order to speak with a lender.

Sales Contract and Property Information Once you decide on which home you want to buy, the next step is to make an offer. If the seller accepts your bid, then you’ll complete a signed agreement. This document contains all of the terms and details between you and the seller with regard to this real estate transaction. You will need to bring this signed agreement (also known as a sales contract) to the lender. You may also need to provide contact information for people who can access the property.

Personal Information Your mortgage lender will ask for a list of information regarding you. In particular, be sure you have the following information and documents ready: • Your home address for the last two years • The name and address of current landlord/mortgage holder (if applicable) • Your driver’s license • Your social security information • A dollar amount for what you pay now for housing

Income and Employment History Lenders need to know how you will pay your mortgage. They will likely ask for your federal tax returns (1040s) and any other information to verify your income. If you work for someone else, you might be asked to supply: • Pay stubs signed by a company rep (paper or online versions) • A minimum two years of employment history and contact information for those employers • One month’s worth of paystubs • W2 forms and tax returns for two years prior (especially for commission income and/or unreimbursed expenses) • If you were unemployed during the last two years (or employed less than two years), a letter that explains this gap If you work for yourself, you’ll be asked to show: • That your business earns money • That your business is well managed (you need to show that revenue has increased and/or costs have gone down) • Your company Balance Sheet (Profit and Loss statement) • Personal tax returns for two years • Corporate tax returns (if applicable)
HOMEBUYING ADVICE Alternate income you may be asked to prove: • Pension income • Social security income • Other forms of income not generated through employment, such as awards letters, trust funds, etc.

Assets If you have large deposits in addition to your paycheck, you will need to prove their sources. In general, the lender will ask to see paperwork to prove what assets you have. Your paperwork needs to cover at least two months of time and may include any of the following: • Bank statements for a healthy account with savings • Proof of stock options or other savings • Paperwork for retirement funds • Evidence of other real estate properties which you fully own, etc.
Use the checklist above—keep it handy. The best way to ensure you’re ready to buy a home is to be ready for all the questions your lender will ask. Use this checklist to prepare now, so when you find your dream home, you are one step ahead of the game, and nearer to making the dream a reality!
Overall Financial Health In addition to proving your income, a lender will also want to see details about your financial health. In particular, they will want to know the following:
Liabilities and debts Lenders want to know how much you owe and how well you pay back loans. Your credit history will show this information. If you have past issues with bad credit, you will need to provide a written explanation about what happened. If you have had any bankruptcies in the past seven years, you’ll need to provide documentation that fully details it,
Other Information If you are divorced, receiving (or paying) alimony or child support, or are eligible for VA loans, you will need to supply documentation on this, as well.
HERE’S A SHORTCUT: If you want to make better use of your time shopping for a home, know how much home you can afford. Get pre-qualified for a home loan before you start shopping by providing your lender with the items on this checklist.

You can buy a home for its seemingly beautiful, perfect qualities of exotic natural stone countertops, spectacular flooring, master-crafted tile work, designer ceilings, and gorgeous exteriors—and then after you move in, you find out your utility bills are high, or that the home is uncomfortable with some rooms always hot and others always cold. Worse, you may discover unhealthy moisture issues as time goes by from a variety of potential sources. So what should you look for when shopping for a new home? Here’s our best advice. Look for a home that is certified as a BUILT TO SAVE™ home. If the home has this certification, you can totally base your decision on its beauty because an independent home energy rater has inspected and tested the home to make sure that the things

you don’t see or couldn’t see during the home’s construction process were done correctly. You can enjoy peace of mind knowing that you are buying a high-performance home that will provide room-toroom comfort with even temperatures, a properlysized air conditioning system, tight construction, and lower utility bills. More importantly, a BUILT TO SAVE™ certificate means your highperformance home was built to above minimum code standards and will command a higher resale value should you decide to sell later. WHAT IS BUILT TO SAVE™? BUILT TO SAVE™ is a voluntary home certification program available to builders of new homes. In order to begin the process of enrolling a home in the program, a builder must first register online as a member of the program by visiting BuiltToSave.org. The home can only be enrolled if the walls (drywall) have not been installed. Ideally, enrollment of a home in the program should be done well before the home has begun to be built. The reason is that an independent home energy rater can then have an opportunity to review the home’s plans and its Manual J to look for potential problems before it is too late to act.

FIRST STAGE OF THE BUILT TO SAVE™ PROGRAM After the home’s floorplans, elevations, and Manual J are submitted to the Rater, he/she will evaluate the documents. The Manual J is particularly important because it determines the size of the air conditioner. If the unit is oversized, for example, the home will experience a variety of problems, including high levels of humidity, unhealthy moisture issues, and higher utility bills. This stage of the program is important because by calculating the heat loads of the home as it pertains to the actual design, the home’s energy efficiency can be predicted even before it is built. SECOND STAGE OF THE BUILT TO SAVE™ PROGRAM During the construction of the home, specifically after insulation is installed and before the walls are put in place, the Rater will perform a complete inspection of what is behind the walls. A comprehensive checklist is used to

Two tests are performed in the final testing of the home using specialized equipment and software: a Blower Door Test and a Duct Blaster Test. The Blower Door Test measures the leakiness of the home to determine how much air leaks into or out of a home, and the Duct Blaster Test similarly measures the amount of air escaping from the ductwork in the

Twenty or thirty years ago, the kitchen was a utilitarian space in the home dedicated almost exclusively to cooking and washing dishes, and was generally separate from other “living” areas of the home. Some of the key elements to consider in choosing a faucet for your kitchen are the following: faucet height, shape, style, finish, color, and, of course, function—including water-saving features. With so many options and new technologies available on the market today, it is again advisable to consult with an expert before making your buying decision. KITCHEN SINKS Aside from the range and oven, the kitchen sink is the workstation where people spend a lot of time. It should be a pleasing and comfortable area in which to work. Kitchen sinks come in a variety of materials and styles. While stainless steel continues to shine in the kitchen sink category, a new contender made of composite granite primarily from quartz and combined with an acrylic binder promises unsurpassed durability. These sinks with their smooth soft finishes are heat, bacteria, stain, and scratch resistant. The Parade featured 31 homes in various cities throughout the Rio Grande Valley.

Scott Martin manages Energy Rating Solutions, an Energy Consulting firm in Corpus Christi, Texas. He provides 2015 IECC Inspections, HERS rating, Third-Party Verification of homes qualifying for ENERGY STAR® certification, Manual-J, version 2.0 residential load calculations, and Manual-D residential duct layout/design using software approved by the Air Conditioning Contractors of America (ACCA). Scott Martin has over 11 years of experience in the home energy rating industry and over 37 years in the heating, ventilation, and air-conditioning industries. He continues to keep abreast of changes and upcoming trends in his area of expertise. In 2008, Martin received a RESNET Rater Certification, and in 2009, a RESNET Green Rater Certification. Victor H. Ibarra, builder/owner of Levian Homes, began constructing homes early in his career after graduating from Texas A&M University at College Station with a Civil Engineering degree. Today’s difficult economic times have had a hard impact on many individuals across the nation. While preventing homelessness should be a primary goal, providing emergency support for those in need should be just as important. And that’s exactly what Timon’s Ministries is doing. Located in the Flour Bluff community of Corpus Christi, Texas, this altruistic organization--founded by a group of local churches—provides day resource center for the working poor and the underprivileged. Initially, Timon’s Ministries provided food for the homeless but has since expanded to fill a variety of services like laundry, showers, free clothing, and dental and medical care. The organization serves not only the homeless but also low income or no-income individuals, especially those that are uninsured. Inoculations for flu and pneumonia have recently been added to its medical services. Timon’s Ministries’ goal, in addition to ministering to a community in need, is to help each individual regain their dignity. Financial assistance is available for those needing ID’s, birth certificates, and licensing. Those receiving financial assistance, dental and eyecare, and medicines, must be drug free.
