How To Know If You Are Hiring A Quality Builder A home will most likely be the largest purchase you will ever make. It’s also a purchase that you will live with, and live in, for many years—if not forever. So, it’s natural to want to be sure you are making a good decision. Making the decision more difficult is the fact that while many professionals in the state of Texas are required to have a license—home builders are not. Bottom line, if you are buying or building a new home, know this: the quality of your home will only be as good as the quality of the builder you choose. Here are some important tips to help you choose wisely.
REPUTATION MATTERS Do your research. Whether a builder has had one customer or hundreds of customers, he or she has a reputation. Check with the Better Business Bureau for complaints on the company. And while no company is immune from having dissatisfied customers, if this is a common occurrence—that should be a big red flag. Ask around. Ask friends, prior customers you may know of, real estate professionals, mortgage lenders, and especially construction material vendors. You can tell a lot about a builder and the company’s integrity by its relationship with its vendors. And remember, a good builder will generally not put profit before his or her reputation. It’s that simple.
EVALUATE THE COMPANY’S MARKETING
KNOW THE TYPE OF HOME YOU WANT Builders have different strengths and offer a variety of designs, architectural styles, and finishes. Narrow your field of builders by concentrating on those that build the type of home you prefer. Almost every builder has a website with a gallery of homes they’ve built. If they don’t, that could be a red flag. The point is, if you’ve set your dreams on a beautiful Mediterranean style home, would you trust a builder that has never built one to build it for you just because he promises to give you a good price? Make sure that the builder you choose has a proven record of building the type of home you want.

As part of doing your research on builders, pay attention to how they market themselves. Do they do a good job of branding themselves positively? Is the copywriting on their website coming from their hearts or does it just read like marketing fluff? Are customer testimonials or previous customers featured? More importantly, do they do any marketing at all? Most companies that don’t market themselves claim they don’t because they don’t have to. And while this may be true and okay, it can also send a message that says they aren’t interested in growing their company, which might leave homebuyers wondering if they will be around to take care of potential problems with their home in the future.

ASK ABOUT ENERGY EFFICIENCY Ask the builders if their homes are built according to the state’s mandated 2015 International Energy Conservation Code (IECC). The builder may respond that their homes pass the city’s code inspections, but that’s not the same thing. City code inspections may be based on an older version of the IECC. City code inspectors are not responsible for complying with the state’s mandated 2015 IECC, the builder is. Furthermore, be advised—no builder will ever tell you their homes are not energy efficient. The question is, “Are they certified as energy efficient homes?”
ARRANGE A FACE-TO-FACE MEETING By the time you meet the builder in person, you should have already done your research and know more about them than they do about you. If you leave that initial meeting still knowing more about them than they know about you and your project, look for another builder. It means the company did not do its best to find out about you and your needs and whether or not you would be a good fit for them. Treat this first meeting like you would a job interview—their job interview. Prepare a list of questions for the builder and don’t be afraid to ask questions. Pay attention to how they react to what may sound like a silly question. A good builder will not make you feel dumb and will encourage you to ask more questions. Remember that what you are looking for in this initial meeting is transparency. You want to see if you can make a genuine connection because what you are looking for is a partner that you can trust—one that will have your best interests in mind, not just theirs. And remember that you may be working closely with this person for 6 to 8 months or longer depending on the size of your project, so make sure you pick someone you get along with and like. Repeat this interview process with at least 3 builders, and you should have a clear candidate.
DON’T GET BLINDED BY THE HOME’S BLING It’s easy to fall in love with a home and its beauty. Too often though, because they are things we can’t see, we don’t ask enough questions about the home’s comfort, or the type of insulation used, or if the indoor air quality will be healthy years down the road, or if the air conditioning unit is sized properly for the size of the home. All of these important considerations are addressed in the BUILT TO SAVE® program. Asking these types of questions will give you a good indication of the true quality of the home you are buying and the true quality of the builder who built it.
THE SMALL THINGS MATTER MOST
Specifically, ask if the homes are certified as being energy efficient by high-performance home programs like BUILT TO SAVE® or ENERGY STAR®. Homes in these programs comply with the state’s current IECC requirement and are inspected during construction and tested upon completion by an independent third-party RESNET licensed home energy Rater who verifies that each home meets the strict energy efficient and high-performance requirements of the programs. Builders participating in the BUILT TO SAVE® program can be found at BuiltToSave.org and are listed on pgs. 14-15. Ask what the average HERS score is on the builder’s homes. If he or she does not know what a HERS score is, this should be a BIG red flag. Walk away. It means basically that you will not know what your heating and cooling costs will be until you move in--not good. The Home Energy Rating System (HERS) score is a good indicator of how well the home will perform when it comes to energy efficiency. A HERS score can be calculated for a home even before it is built by inputting the home’s building data into modeling software. This is Step One for a Rater performing inspections and testing on BUILT TO SAVE® certified homes.
Just like the little details in a home’s construction that often make the difference between a nice home and an awesome one, it’s the little things about how the builder treats you as a customer that you should focus on. For example: do they return your calls in a timely manner or at all? Not responding to texts or phone calls is too common in today’s business world. It is a sign of disrespect but also a good way to measure how much a person really values your relationship. If this happens when you are thinking of hiring that builder, you can imagine what will happen when you are trying to report a problem with your home. So be aware of how the builder you select responds to you. If all goes well and the two of you “click” as you plan your dream home together, then you can be sure you selected the right builder.

The Blower Door Test and the Duct Blaster Test are used to calculate a home’s Energy Rating Index (ERI—also referred to as the HERS score). Important Steps to Follow Before Buying a Home
Knowledge of the homebuying process is the best way to prepare yourself before making the largest buying decision you will probably make in your lifetime. There’s no shortcut. You have to do your homework if you want to make sure you’ll have no regrets about the home you buy and the terms of financing your dream. If you’ve never purchased a home before, or even if you have, these 5 simple steps will give you a buyer’s advantage.

FIND OUT WHAT YOUR CREDIT SCORE IS A credit score is a three-digit number determined by your credit history. TransUnion, Equifax, and Experian are the three bureaus that creditors depend on for credit reports. Scores range between 300 and 850, with the latter being the highest. The type of home loan you get will be determined by the credit score required. Your score is derived from your credit history—especially your payment history—which mortgage lenders use to evaluate your credit worthiness. With a low credit score, you will more than likely pay a higher interest rate, qualify for a lower amount of loaned money, and, more importantly, may be disqualified from getting a loan. By law you get a free copy of your credit report once every year from all three national credit bureaus (Equifax, Experian, and TransUnion) at AnnualCreditReport.com. GET PREQUALIFIED OR PRE-APPROVED FOR A LOAN Assuming you’ve polished up your credit score and it’s strong enough for buying a home, you are ready for the next step— getting a prequalified or pre-approved letter from a lender. These documents show that a lender is willing to lend you up to a certain amount for the purchase of a home. To be clear, prequalification is the preliminary step since it only gives you an estimate of how much you can afford to pay for a home. A pre-approval is better because it means the lender has verified your financial information to get a more accurate amount of what you can afford. Neither document guarantees that you will get the loan—more documentation will be required for that, but the letter, which locks in your interest rate and is good for 60 or 90 days, will show sellers that you are a serious shopper. You should also know that you can get more than one pre-approval letter by using different lenders.

DO NOT USE THE AMOUNT YOU ARE APPROVED FOR AS YOUR TARGET Once you get pre-approved for a home loan, do not make the mistake of thinking that the amount you have been approved for should be the price of the home you should be shopping for. Remember to take into account all of the additional costs of buying and owning a home: closing costs, moving expenses, property taxes, HOA fees, insurance, new furniture, and more. Make sure you prepare a detailed budget of your income and expenses, and remember to include an allowance for unexpected expenses such as for medical bills, high utility bills, loss of

income, etc. Shopping for a home priced lower than what you are pre-approved for will also give you a better advantage in negotiating with the seller.

KNOW WHAT YOU NEED IN YOUR NEW HOME What we want is not always what we need. When shopping for a home, it is important to know the difference between what you want and what you need. Make a list of what’s important to you and what are your definite deal breakers. While home shopping can be an enjoyable experience, it can also be frustrating and a huge drain of your time unless you have a plan. For starters, you will need to decide if you want to buy an existing home or a new one. Building a new custom home that is designed and built specifically to your needs where you control the floorplans, architectural style, and interior finishes can be the most rewarding and satisfying experience. And while buying a new home over an existing home is generally more expensive, there are many more advantages in buying new, but here again, you will have to do some homework. Make sure you choose a reputable builder.

KNOW WHAT YOU ARE BUYING Unfortunately, most people buy homes with their hearts instead of their heads. Most of the time a buying decision is based on the home’s looks: the beautiful flooring, designer fixtures, exotic countertops, and other such bling. However, buyers need to focus more attention on the things that matter most—the home’s comfort, its energy efficiency, its expected heating and cooling costs, and the quality of indoor air, to start. These are some of the most important qualities of a new home, indeed, of any home, but because they are not visible elements, they are often not addressed in the buying process. Yet they should be. One important way to make sure you are getting a highperformance home that offers all of the above and more is simply to ask if the newly constructed home has been certified as a highperformance home by the BUILT TO SAVE® program. If it has, the builder should have a BUILT TO SAVE® certificate to prove it—and this document will be of great value to you should you ever decide to sell your home in the future. How Your FICO Score Can Affect Your Homebuying Power
If you’re in the process of buying or building a new home, you most likely are talking to your lenders about your credit score. Your FICO score, created by the Fair Isaac Corporation, is the most important tool used by lenders to assess credit risk and determine whether or not to extend credit. The credit score will also help lenders determine your interest rate and the amount they can safely lend you. This score reflects how well you pay your bills and how much you owe each month. Let’s go through some basic points to explore why you should care about your FICO score.
WHAT IS A FICO SCORE? FICO scores range between 300 and 850. The higher the score, the better. A good score indicates you are paying your bills on time and that you are not too far in debt. Any score above 740 is considered to be very good. Any kind of loan that you have had will be shown in your FICO credit report. This may include a car loan, student loans, or credit cards. Your report will show how much of a balance you have remaining on each loan or whether it’s been paid off. It will show the monthly payments you make and whether you pay on time. Late payments, large debt totals, and defaults all reflect poorly on your credit reputation.

WHY IS MY FICO SCORE IMPORTANT FOR A MORTGAGE APPLICATION? If you want to buy a house in the near future, it is a good idea to look at your credit report and score before you apply. There are many factors lenders examine when considering your application, like your current monthly debts, your income, your employment history, the size of your loan request, and how much of a down payment you can afford. However, your FICO score may be one of the most important. Why? A low score may mean you will be eligible for less money or it can prohibit your application from being approved. It can also mean you will have to pay a higher interest rate. Your FICO score can also make a difference in the type of loan for which you will be approved. For example, a FHA loan tends to have lower credit requirements than a conventional loan.
HOW DO I GET MY CREDIT SCORE?
Anyone can request a credit report. There are three national credit bureaus that gather information about your credit history. Each comes up with a separate FICO score depending on what debt and bill payment history information they gather about you. In most cases, the scores of all three bureaus are close. Normally you have to pay a fee to get your credit report; however, Federal law allows consumers to get a free report once a year at annualcreditreport.com from the three major credit bureaus. WHAT CAN I DO TO ENSURE I HAVE GOOD CREDIT? The good news is that you can increase your FICO score over time by doing things like paying off loans and making sure you pay all your bills on time. Here are three basic tips for boosting your credit score:

Pay your bills on time. This is the best way to keep your score high.

Don’t apply for loans or credit cards too often. These requests show up on your credit report and too many can look bad to lenders.

Cancelling old credit card accounts can negatively affect your score by increasing your credit utilization rate, which means you’re using a larger amount of the credit available to you.
Keep your debt to income ratio at a reasonable amount. If you have too many cards with high balances, this can make your score go down.

When you’re ready to get a mortgage, remember that each type of loan has a different credit score minimum for approval. Here are some examples: • FHA Loans: These are government-backed loans. The minimum FICO score for a 3.5% down payment is 580. Heating & Cooling Costs Your air conditioning accounts for 50% of your utility bill, but what most people may not realize is that it also determines 100% of the home’s comfort. And what controls your air conditioner? That’s right—your thermostat. And you control your thermostat. Unfortunately, turning your thermostat up and down as you need to is tedious and time consuming. When programmable thermostats became available in the 1970’s, it was thought that these would be the answer to reducing energy costs. They were not. The reason is that to reduce energy costs, consumers must change their energy usage behaviors, and most people didn’t do that or know how to do that.

tudies have shown that people who use a programmable thermostat actually use more energy than those without one. The reason: they program their thermostats and rarely, if ever, go back and adjust them. Now, the answer to reducing energy costs finally comes with SMART programmable thermostats—especially the Nest Smart Thermostat. It was the first Smart thermostat that appeared on the market, and it revolutionized how people controlled their heating and cooling costs. In 2017, the Nest Learning Thermostat became the first thermostat to receive the Environmental Protection Agency’s (EPA) ENERGY STAR® certification. The Nest Smart thermostat automates the process of setting temperatures. It is called a learning thermostat because it is designed to learn the heating and cooling behaviors of its owners and automatically adjusts the indoor temperature to their lifestyle with a designated goal of saving
energy. Additions to the Nest thermostat include monthly energy reports that can show Nest owners how their energy usage compares with others in the region. The thermostat uses an app that gives remote access, can communicate with heating and cooling equipment, and will alert the owner to problems in the system. So, how does it work? A Nest Learning Thermostat is appropriately named because after you install it and use it for as little as a week, it learns your personal preferences and develops a schedule based on that information. It will learn when you leave your home for work, when you go to bed, and what temperature to use when you are home. It can even adjust itself based on weather events that may change the inside temperature of your home and weather events reported on the Internet from weather reporting sources. The Nest Thermostat’s software allows it to learn how your specific home gets cool or warm and adjusts the temperature setting
to one that will provide the most comfort while ensuring the best efficiency. To maximize your savings, the energy usage reports from the Nest Thermostat are invaluable in monitoring your heating and cooling history by showing when you use more and when you use less energy. Studies show that Nest Thermostats save up to 12% on heating costs and 15% on cooling, which means they pay for themselves in under 2 years. You can also get some great deals. The event was organized by the RGVBA in observance of American Business Women’s Day which took place on September 22, 2021, a day set aside to recognize the achievements of over 8 million women business owners, along with 68 million women in the workforce across the nation. Women builders, especially, deserve high recognition for succeeding in an industry dominated by men. Their success in the face of many challenges by virtue of their gender is an inspiration to everyone—especially to young women following in their footsteps. Thanks to the hard work and determination of our women builders, the value of women contractors is now widely accepted and, more importantly, appreciated. Homes By Innovative Wins Free RGVBA Parade Entry HOMES BY INNOVATIVE WAS THIS YEAR’S LUCKY WINNER OF THE FREE PARADE ENTRY given away every year by the Rio Grande Valley Builders Association to one lucky builder who signs up for the upcoming Parade of Homes event. The Parade Entry Giveaway took place on October 13, 2021, during the Association’s monthly membership meeting, and officially signaled the opening of the 2022 RGVBA Parade of Homes to builder members wishing to participate. Now is an excellent time to make plans to participate in the 2022 Parade of Homes scheduled to take place as an in-person Parade for two weekends: June 4-5 & June 11-12, 2022. Homes by Innovative is a regular participant in the Association’s Parade of Homes events.
