LANDLORDS BEWARE From 6th April 2017, private Landlords are no longer able to claim full tax relief on their mortgage interest payments and the 10% wear and tear allowance has been removed. It may be advisable to consider reconstructing your portfolio now in a more tax efficient manner, For example, if a person has rental income of £3,000 per month and the mortgage interest payments are £2,500, under the old rules at their current tax rate of 20% on the £500 difference once all the changes have been implemented, they will pay tax on the full rental income of £3,000, (not the £500) minus any allowable expenses (excluding mortgage interest payments). Bridging the Severn...

Thinking of moving? Now is the time to sell! If you weren’t already aware, property is hot right now in Newport. The announcement to remove the Severn Bridge tolls has Bristol buyers looking further afield to Newport in search of more bang for their buck. To manage the demand and cater for the upsurge in prospective buyers coming to the area Newland Rennie estate agency has merged with David James & Partners in Bristol to add value to their customers. Newport Vision met with Gary Plumley of Newland Rennie to find out more. So Gary what can you tell us about the current property market? We are already finding that the majority of people who come through our doors, particularly at our Chepstow branch, are coming over from Bristol. People have been moving over here from the South West of England for years but we have seen a pretty steep increase recently and prices in Newport are rising quite significantly. Newland Rennie have recently merged with David James & Partners creating a group of nine offices on both sides of the 10 newport vision November 2017

Severn and now employ 70 staff. We felt it was a perfect solution to provide a better service for both our vendors and prospective buyers. So what is attracting potential buyers to Newport? Someone moving into the area from Bristol will find they can get a lot more for their money, and are still able to commute into the city for work either by road or train relatively easily and quickly. With Newport going under rigorous regeneration its becoming more attractive so people are getting ahead of the curve.

So how quickly is the market moving? Houses in Newport are selling quickly which is creating a shortage of properties. Not enough properties are coming on to the market to satisfy the demand. Interview

This month newport vision met up with Newport’s very own Christian Malcolm - Athlete, TV Personality and Coach.

So Christian, how did you get into running? I suppose it started at the Glebelands. I was 11 years old and playing football for Eveswell United, we were a great team, we won the league and the cup. Then my Junior School Teacher, Mrs Phillips, encouraged me to try running because I was so fast. She took me to Cwmbran stadium where it all began. At Cwmbran I raced against some of the best runners in Gwent, I competed in the 80 metre Sprint, 80 metre hurdle and long jump and won all three. Did that continue into Highschool? Well I stopped for a little while and then about 6 months later I started running again. 12 newport vision November 2017

I remember my Art Teacher in High School, Mrs Davies telling me that her husband had been in the Olympics and had won the Long Jump. At the time, I didn’t believe her, I thought why would she be in my school teaching Art if your husband is a famous Athlete? Little did I know at the time that her husband was Lynn Davies, aka ‘ Lynn the Leap’ who had won the Gold Medal for jumping 8.07 metres in the 1964 Olympics. I then started training with my Coach Jock Anderson who coached me from the age of 12 to 26. Wow, so during those 14 years what medals did you win? Well in 1997 I won gold in the 100m and 200m world junior

championships. This made me the fastest junior on the planet and it was there that things started to change for me. Then at 19 I started running professionally as a senior and won my first international medal in the 1998 Commonwealth Games where I won Silver in the 200m in Kuala Lumpur. Following this I won 2 gold, 5 silver and 3 bronze medals at World, European and Commonwealth championships So which of those would you say is your most memorable or the medal that you are most proud of? Do you know what, I am asked that question a lot and it is a difficult one for me to answer but I would have to say the


Christian Malcolm Commonwealth Games in Kula Lumpur 1998. That’s where I won my first major medal. My Mum was there with me watching. It’s where I felt the proudest because my Mum watched me do my lap of honour. As a professional athlete what did your training regime look like? I would train between 3-5 hours, 6 days a week. That would involve a mix of weights, plyometrics, yoga and stretching. Yoga, really? Yes, definitely, it was so important to not only strengthen the muscles but to make sure they were flexible as well. I am quite an analytical person too so I used to spend hours researching, watching races to not only see how my opponents ran but mostly to watch myself, studying my profession to see how I could improve. What would you say your strength is? I’m determined, I never give up also I can keep a cool head in a stressful environment and running is stressful. It is a sport that is dominated by strong personalities with big ego’s who like to show off and you have to be able to block all that out and focus.

Who gave you the best advice? Well there were a lot of coaches who wanted to coach me and we would meet up and talk so I’d pick their brains, I’d remember all the tips and advice they gave me and have stored many years of world class advice and guidance. So when you stopped running, what did you do then? When I first stopped running I didn’t really know what I was going to do, I panicked as towards the end things hadn’t gone to plan because of injuries but I was approached by BBC Wales and did presenting on Sport Wales, I commentated in the 2014 Commonwealth Games and have also appeared on Question of Sport several times.

Christian Malcolm And of course you are now coaching yourself. Yes, in 2015 I started coaching for Disability Sport Wales which I love doing. So now you are helping others win medals? Yes I am and they are doing well, 2 have run at the Paralympics, 1 in the World championships, I also coached the mens 4x1 team who became the first british team to win a Gold in a World Sprint Relay and the women’s team who won Silver. Retirement obviously doesn’t mean taking it easy for you as you have now started up your Academy, tell me more about that? That’s right and the Academy is something that I am also very passionate about. When I was growing up I saw so many gifted youngsters in and around Newport, some just as good as me, some even better than I was and yet they didn’t get as far as I did. It was simply because a lot of them weren’t in the right environment, they didn’t have a positive influence and support around them. That’s what the academy is providing, advice, guidance, direction, motivation. It is so important to not only be fit physically but mentally too. We not only build on the youngsters 14 newport vision November 2017

natural ability but build their confidence and teach them about the importance of nutrition as well. And I am a Father and Husband now and I see the importance in doing things together as a family so we even have a family session on a Saturday morning where for just one hour a week the whole family can exercise and spend time together, it doesn’t matter the age or ability, everyone is welcome.

Did you know Tiffin is an Indian English word for a light lunch or second breakfast? Its meaning has a variety of similar but slightly different meanings across India, however they all relate to food, such as betweenmeal snacks or a packed lunch box often prepared consisting of rice, dal, curry, vegetables, chapatis or spicy meats. And if you’re still not full and have a little bit of room left to feed that sweet tooth, a fridge full of desserts are on offer for you to take your pick of puddings such as lemon tart or cheesecake, chocolate cake as well as ice cream and toppings. Recipe

Chicken soup for the soul with gram dumplings 1 Rinse chicken and place in large saucepan. Cover with water until it reaches 8cm above the chicken. Bring to the boil, then simmer for 30 mins. Skim off any froth from surface. 2 Add the rest of the soup ingredients (apart from the parsley, dill and noodles, if using) and bring to the boil, then turn heat down and simmer for 1 hr. If you want to make your gram dumplings with chicken fat, then reserve 11⁄2 tablespoons of the fat by skimming the surface regularly into a bowl — the fat will start to solidify at the top as it cools. 3 Meanwhile, make dumplings. Whisk together the gram flour and baking powder in bowl. Beat eggs in a bowl with olive oil or ghee (or your reserved cooked chicken fat), dill and salt and pepper. Slowly stir in flour until blended to make a thick, sticky batter. Leave in fridge for 30 mins, covered with cling film, then wet hands with cold water and roll the dough into twelve small balls (roughly 1 teaspoonful each) — or make them slightly bigger, if you like. Don’t roll too large, though, because they double in size when cooked! 4 Carefully remove chicken to large dish and leave to cool slightly. Using forks, shred chicken from bones and set aside, reserving skin and bones to make another stock. 5 Bring soup back to the boil and gently drop in dumplings. When they rise to the surface, turn the heat down to simmer and cover the pan. Cook for 20—25 mins, until the dumplings are cooked through and the centres are light. Cut one open to check — if the centre is hard and dark, cook for another 3—5 mins, until cooked through. 6 About halfway through the dumpling cooking time, add in the noodles, if using, to the pan and cook gently for the final 10 mins.
