Naturally, when I mention May 5th, most people will tell you it’s Cinco de Mayo, a day to celebrate when the Mexican Army defeated the French at the Battle of Puebla. So grab a margarita, or a Corona if you prefer, and order a side of loaded nachos. But I just learned it’s also National Hoagie Day. Call it what you wish: a hoagie, a sub or even a hero. Most people enjoy them as a meal or a snack, served hot or cold, with contents that are, well, limitless. I believe you learn a lot about one’s personality and tastes by the way they create a hoagie/sub/hero as they pile on the number of extras. So, be sure to send me a picture of your favorite hoagie/sub/ hero—and by all means be as creative as ever. LONDON’S CALLING NYLONS INVADE BRITAIN By Jeremy Murphy
Nylon a) A silky, elastic material commonly found in women’s stockings. b) An ironic, hipster magazine no one but them understands. c) A new breed of New Yorker seeking weekend thrills across the pond. t’s not likely any city could ever supplant the Big Apple as the world’s most upscale destination, but there’s a place that’s nipping at our heals: London. An explosion of swanky private clubs, buzzy lounges, celebrity chefs, ravishing royals and boutique abodes have transformed a previously boring city (fish and chips, anyone?) into a playboy (and girl) paradise. New Yorkers can’t get enough. Behold, the age of the NyLons: style-conscious Manhattanites (ok, Brooklyn, too) trading their Balenciaga for Burberry as they skip across the Atlantic for a new dose of glamour.
A STYLE ALL ITS OWN “London is the gateway to the world, and it’s finally acting like it,” says Robert Konjic, a prominent member of the NyLon brigade. “It has the same pulse as New York, but a style its own.” Konjic should know: once the world’s highest paid male model, he now lives in New York so he can raise his six-year-old child with ex-girlfriend It Girl/Influencer Julia Restoin-Roitfeld (yup, Carine’s daughter). But his passport is never out of reach. “I go as often as I can,” he says. “London has a sexy vibe you can’t repeat.” “New York thinks it’s the city that doesn’t sleep, but London really never sleeps. We survive on naps,” says Rob Shuter, who covers gossip for Z100 and the Today Show among others. Himself a Brit, Shuter has lived in New York for 20 years but has observed the phenomenon himself. “London has gone from Camilla and mushy peas to Harry and the Naked Chef.” 26 | OUR CITY, YOUR LIFE | MAY 2018

It wasn’t always so. For years, boring royals, bland food, and no nightlife put London on the international B list. And then came Kate. The new princess, and a royal wedding to match, infused the British capital with a potent mix of curiosity, envy, and allure. Suddenly, London was young, hot, and sizzling. Up popped Los Angeles hotelier Andre Balazs, who oozed the libidinous vibe of Chateau Marmont into Chiltern Firehouse, a trendy hotel and restaurant. Wolfgang Puck brought his celebrated Beverly Hills steakhouse CUT to the sexy 45 Park Lane, the former Playboy Club turned hotel hotspot (Tom Ford was one of the first to dine). And even the refined Mandarin Oriental, housed in a nine-story Victorian-era mansion off Hyde Park, turned seductive, with three Michelin-star chef Heston Blumenthal inviting guests to Dinner and New York stalwart Daniel Boulud making fine dining flirtatious with Bar Boulud. Now with Harry and Meghan about to wed, the city is even more attractive.

“It’s too easy not to go,” says fellow NyLon Michael Fratz. “The flight is shorter than going to LA. Before you know it you’re there.” Nearly every domestic airline offers direct flights from JFK as does British Airways, which also invites first-class passengers to its nostalgic Concorde Room. This former waiting area of the legendary Concorde jet is now an ultra-exclusive lounge providing private dining, vintage Champagnes, and even cabanas. Of course, London’s most famous export is exclusivity. Witness its private clubs where waiting lists go 30,000 long. It’s not hard to get a day pass—just go with a member—but actual membership is elusive. “New Yorkers love a velvet rope and being told you can’t get in,” says Shuter. “But that’s something the British have been saying for centuries. It makes actually getting in that much better. In London, you can cloak yourself in class.” •
THE COMFORT ZONES Most remarkable is the outburst of hotels throughout London, which is now dotted with old grand dames and trendy boutiques. While the well-heeled have afternoon tea and refinement at The Ritz and Dorchester, where grandeur and glamour co-exist peacefully, the more daring opt for new addresses like The Ned or The Nobu Hotel, which combine sleek minimalism with millennial-infused sensibility. Your room may be tiny, but you’re not likely to be in it much. Straddling both these worlds effortlessly, and elegantly, is 45 Park Lane, the cooler cousin to the Dorchester across the street. Imagined by celebrity interior decorator Thierry Despont, the hotel is sleek with a masculine, Mad Men vibe that intoxicates. Most surprising, though, is the re-emergence of the Mandarin Oriental Hyde Park London, “town and country at one address,” according to its legendary PR director Sarah Cairns. (its other side overlooks Knightsbridge). Long a favorite of visiting New Yorkers, it’s multimillion dollar renovation has caught the attention of the NyLon pack who savor its British sheen and Asian serenity.

THE DINING SCENE From Roganic, which offers plant-based cuisine (think: beetroot sorbet or artichoke broth with smoked yolk) to Evelyn’s Table (eat: cuttlefish ragout or rock salt fillet), London has no shortage of restaurants that will scintillate your tongue. “The culinary scene just exploded,” says Shuter. “It may not win, but it gives New York a good food fight.” Creating the most stir is Park Chinois, a mixed bag of regional Chinese cuisine, 1930s Shanghai décor and an odd sampling of live performance. More enticing is the quirky, three-restaurants-in-one Sketch. Its many rooms are absurdlydesigned, and the menu is as whimsical (Balfego tuna, the fried egg from Saint Ewe, braised British Ox cheek Raviolo). Still creating buzz with across-the-pond patrons is Sexy Fish, an Asian seafood restaurant housed in Berkeley Square. Hosting up to 200 guests, the restaurant has kept its three-year buzz with a mix of inventive cuisine and crazily curated decor. Installations (including a 13-foot black silicone crocodile) from superstars like Hirst, Frank Gehry, and Martin Brudnizki fill spaces to give a sensory explosion that is pure delight. Kooky and casual is Randall & Aubin, an unexpected brasserie in London’s SoHo district that mixes French and British classics (onion soup, hand-picked Devon crabs, rotisserie chicken) under 18th-century chandeliers and a glittering disco ball. Even the venerable Ritz offers a glamorous ride at Bar Rivoli, which evokes a 1920s Orient Express vibe (and tasty lobster club sandwich). Similarly, The Grill inside the Dorchester, a den of zinc, copper and glass, complements the courtly elegance of the hotel with a fresh take on British favorites (Welsh Rack of Lamb, Surrey Farm Black Angus Ribeye). And offering upscale comfort is Bar Boulud, a brassy contrast to the celebrated chef ’s Park Avenue Restaurant Daniel. The Hyde Park outpost is both cozy and chic, with a pleasing design and satisfying menu (think the BB Burger: a combination of beef, wine-braised short ribs and foie gras).

The hardest door to pass is 5 Hertford Street, a membersonly haven discreetly nestled in the Mayfair neighborhood. Started by Robin Birley, 5 Hertford Street is the most bewitching home for AMEX Black Cards and in-the-know NYers. “They looove it,” cooed Joanna Della Ragione, a top marketing executive in the UK and a keen observer of London trends. “Ever since that Vanity Fair feature, it’s at the top of people’s lists.” A stately mix of rooms with fireplaces, over-stuffed couches and oil paintings is contrasted wildly with its downstairs club Lou Lou’s, where celebs break bread (and martini glasses) with the come-hither gentry. The overthe-top decoration (including a giant stuffed giraffe, a bar made of seashells and illuminated peacock) came courtesy of fashion misfit Rifat Ozbek, whose design dazzles those who can get in. “It’s that combination of British aristocracy upstairs, and Damien Hirst/Patricia Field influences below that really intrigue people,” noted Della-Ragione. Over at Annabelle’s, the club recently undertook a massive transformation, shedding its gallant facade in a gambit to go younger. The reservoir of London’s most revered has officially moved buildings (a couple of townhouses down) expanded floor space, contemporized décor, loosened rules (sneakers, cell phones and laptops now allowed), and shed its roles. That’s right: every member had to re-apply to assure a heady mix of new, young, thirsty and sublime. Then there’s SoHo House, an outpost of the ultra-exclusive lounge that began in New York and now spans worldwide. Models, photographers, editors, influencers and actors crowd its halls, all looking cooler than the next. “It’s the only place I go,” said Konjic. “You see a lot of familiar faces from the New York scene.” And for the artsy crowd, there will always be the Groucho Club, a nightlife asylum and the nightcap that shouldn’t cap your night.

ack before GPS, making a road trip across Italy’s gorgeous Tuscany and Umbria regions (for Englishspeaking visitors, at least) meant continually losing your way, missing turnoffs and feeling a bit lost all the time. Happily, in today’s world, driving across the Tuscan and Umbrian landscapes in search of world-class wines, exquisite farm-to-table meals, off-the-beaten-path places to stay and fascinating cultural experiences is a snap. Just grab a rental car when you land in Florence, the heart of Tuscany (if you can get a stick-shift to save a lot of money) and go!
TUSCANY Chianti Set your GPS on a course for Badia in the Chianti region, where a series of unique experiences await. Begin with a visit to the Livon family’s lovely Borgo Salcetino, where they expanded their wine reach after successfully establishing Livon Winery in the Fruili/Collio region of Italy in the northeastern corner of the country. Here in Chianti, two generations of Livons create incredible Tuscan favorites, particularly the Lucarello Chianti Classico Riserva (95 percent Sangiovese, as well as their luscious Rossole, a blend of Sangiovese and Merlot. Siena Time to head south for an hour to the beautiful walled city of Siena to visit the Piazza del Campo, the central square where the famed Palio di Siena has happened every July since 1633. The whole city is a history lesson, so be sure to allow time to see all the winding and picturesque cobblestone streets of this UNESCO World Heritage site first settled by the Etruscans in 900 BC. Grosseto You’ll probably begin to feel the pull of the sea from here, making it time to steer toward the Mediterranean. Within this region is Grosseto, a lively seaside town located in the Maremma, the place where the Etruscans lived and roamed the sea, and see archeological sites in Sovans, Sorana or Pitigliano to enter their world. Other interesting sites include the Roman remains of Vulci, Cosa, and Ansedonia. Make the Locanda Terenzi Winery and Agritourismo B&B home base, a gorgeous place run by the Terenzi family. Taste their Morellino di Scansano Sangiovese as you marvel in the view of rolling vineyard hills and the unique Tuscan light. Visit Parco dell’Uccellina, the wild regional park that meets the sea, via horse-drawn carriage, and learn about this ancient land and windswept beach; and don’t be surprised to see Italian cowboys riding by! Allow a full afternoon to marvel at Il Gardino dei Tarocchi (The Tarot Garden) created by artist Niki de Saint Phalle, with its massive, Gaudi-influenced sculptures. It’s like nothing else on earth— and a breathtaking artistic achievement.

PASS A GOOD TIME IN THE BIG EASY By Griffin Miller
n my last few Sunday hours in New Orleans, I did what most people do at the start of their visit. I stopped by the legendary Café Du Monde for café au lait and a beignet (my first ever, I’m embarrassed to admit), after which I took a lazy stroll through the French Quarter. It was early spring, so the weather was to savor: cool mornings and evenings; T-shirt afternoons. And though I knew carry-ons and airports loomed, I defied the inevitable and did what I’d been doing for days: laissez les bon temps rouler (let the good times roll). This was a quasi-quiet time in a visit that reflected the city’s electric bustle of people, sights, jazz, and food. With a reputation as foodie heaven, eateries in New Orleans serve up everything from Creole to contemporary, simple to elaborate, in spaces ranging from intimate to open table. Culinary paths get crossed. Sleek new restaurants offer ethnic wonders. But you haven’t gone all out New Orleans without sampling Jambalaya, Gumbo, Po-Boys, and Bananas Foster—the latter the crème de la decadent specialty dessert at Brennan’s—a celebrated multi-room “grand dame” and a definite must. And while we’re on the subject of iconic dining experiences, a reservation for an extended luncheon (three hours is not a stretch), at Galatoire’s is a coup and a half. No shorts or T-shirts here; men in jackets are the norm in this Bourbon Street legacy founded by French restaurateur Jean Galatoire in 1905. (Reserve well in advance and be sure to try the Oysters Rockefeller!)

NEW POSSIBILITIES Along with its pedigree and reputation, New Orleans continues to evolve—a fact not lost on the creative forces behind the luxury NOPSI Hotel. Opened last year, the 128-foot high hotel is impressive on many counts, including its unique architectural heritage. To start with, its name. Originally the headquarters for the city’s former utility company and transit operator, New Orleans Public Service Inc. (NOPSI), the building was scrupulously brought into the 21st century with a watchful eye on preserving its historic landmark status and keeping it front and center on the National Register of Historic Places. The hotel’s distinctive origin is also observed in naming the hotel’s comfortably laid-back lobby bar (Undercurrent), it’s stunning rooftop pool and bar (Above the Grid), and it’s charming restaurant boasting a most excellent “regionally inspired” menu. In addition, there’s a private dining area (PS Reserve). Some of the building’s original architectural beauty is obvious on the outside: iron railings, striking façade, stone panels, while the lobby showcases the care taken in other renovations like the arches, columns, terrazzo flooring, brass grills and vaulted ceilings. But for a full appreciation of the before-and-after of NOPSI, I recommend checking out the killer four thousand square foot Dryades Ballroom. This is because, along with its exposed brick walls, 30-foot high ceilings, and jawdropping windows—the entire ballroom is a fantastic piece of retro art. NOPSI’s 217 guestrooms—76 of which are suites—are clearly designed to deliver comfort (so much so that getting out of bed is a challenge) and sophistication (every element, from lighting to layout to artistic design, merits five stars). Finally, the hotel’s location. Perfect. Within walking distance of the French Quarter, the Warehouse (Arts) District and iconic streetcars. In addition, major visitor attractions like the Mercedes-Benz Superdome and the city’s enchanting Garden District—an area noted for its stunning mansions and ancient oak trees— are nearby. ESCAPE TO LONG ISLAND’S GOLD COAST By Clint Brownfield
istorically, New Yorkers’ love affair with living in the city has been punctuated with the desire to simply get out of town once in a while. In fact, the word vacation itself stems from the 1800s, when rich families would ‘vacate’ the city during the hot summer months and move up to their lavish ‘camps’ in the Adirondacks in upstate New York. Vacate would become vacating and would eventually evolve into vacation and vacationing. During that era, the super wealthy would build spectacular “cottages” in Newport, Rhode Island, and many would amass property on Long Island where they would build incredible estates during America’s Gilded Age and on into the early 20th century. Substantial household staffs would travel with these members of the one percent and join other staffers in the various camps, cottages, and estates their employers decided to visit.

As times changed and household help was more and more difficult to obtain, many of these vestiges of the Gilded Age vanished. Enter: Oheka Castle, America’s second largest home—only Biltmore in Asheville, NC is slightly bigger. Overlooking Cold Spring Harbor in Huntington, Long Island, Oheka Castle lives on today as a hotel/resort and wedding and special events venue.
LONG ISLAND’S HIGH POINT Oheka is an acronym for the name Otto Hermann Kahn, a wealthy New Yorker, who established this estate along Long Island’s North Shore. If you’ve ever noticed the mascot/logo of the game Monopoly—a natty man with a top hat nicknamed Mr. Moneybags—well, that’s Otto Hermann Kahn, a German immigrant, who amassed a fortune as a banker via such clients as the Union Pacific Railroad. Before the main chateau-like house was built, acres of dirt were hauled up to the site, ultimately creating Long Island’s highest point. It was on top of this “mountain” in 1919 that Oheka was built on 443 acres and remains to this day—literally looking down on a perfectly framed view of Cold Spring Harbor. The Olmsted Brothers, sons of Frederick Olmsted who, among other things co-designed New York’s Central Park, designed the grounds. Kahn would once again have a place in the country where he could escape the confines of his townhouse in Manhattan, which is now the site of Convent of the Sacred Heart the private all-girl school at 5th Avenue and 91st St. The mansion was the site of fun parties and celebrations during the Roaring Twenties, where flappers and the Marx Brothers might be seen cavorting on one floor while Enrico Caruso himself could be heard entertaining guests in the music room. If the word Gatsby-esque comes to mind, it’s because this mansion and its gala soirees is believed by many, to be the inspiration for F. Scott Fitzgerald’s The Great Gatsby. 34 | OUR CITY, YOUR LIFE | MAY 2018
PROUD PAST, BRIGHT FUTURE Oheka continued in this fashion for several years, but after Kahn’s death in 1934 the main house and grounds entered a spiral that eventually rendered it uninhabitable. That is until 1984 when Long Island developer, Gary Melius, purchased the structure and its surrounding 23 acres and would bring it back to its original and current splendor. That process still holds the record for the most massive private restoration project in U.S. history. Today overnight guests can live like royalty in its 32 magnificent rooms and suites all furnished in a manner befitting its French chateau-style design. Guests can glide through public spaces on their way to the Castle’s restaurant and bar which are open daily. Top shelf potent potables are served at the bar in addition to specialty cocktails such as a fabulous blend of Pisco, elderflower liqueur, and pureed fresh strawberries. Executive chef Frank Monahan and executive pastry chef, Daniel Andreotti provide diners with an array of entrée choices that include aged prime beef, local seafood, as well as Long Island Duck. For dessert, the Bananas Foster Cream Pie or Apple Tart will cap off what will undoubtedly be a memorable meal for years to come. Just a few miles from Cold Spring Harbor is Oyster Bay, home to another remaining vestige of life in the heyday of Long Island’s Gold Coast. Here you’ll find Sagamore Hill, home of Theodore Roosevelt, 26th President of the United States. Roosevelt and his family lived in this Queen Anne-style mansion from 1885 until his death in 1919—the year Oheka, just a few miles away, would be completed. KNICKERBOCKER HOTEL Babe Ruth fans, as well as loyals of the New York Yankees, will especially love and appreciate this luxury hotel that commands Times Square on the corner of 42nd Street. Boston Red Sox fans, maybe not so much. In 1919, Red Sox owner Harry Frazee, a frequent guest at the hotel, met with the team’s manager in the café at this hotel to inform him that he was selling the Red Sox’s star Babe Ruth to—wait for it—the New York Yankees. Built in 1906 by John Jacob Astor IV, the Knickerbocker was the spot in New York City to see and be seen—until Prohibition checked in and the hotel closed, and eventually converted into offices. This course must be completed in 3 hours 55 minutes. SWIM - The distance is 1 mile in the calm salt water of Lake Montauk. The course is out and back. Since this race is in the spring, wet suits are recommended (water temperature is normally around 55 degrees Fahrenheit). BIKE - The distance is 22 miles taking you along Montauk historical routes; giving you a bird’s eye view of the famous Montauk Lighthouse. The course is out and back with some hills. Hardshell helmets (ANSE approved) and bar end plugs are mandatory. This race adheres to USAT policy of NO DRAFTING. MARKET REALITY
It is peak spring buying season in the NYC real estate market, and everything that I have been writing about is coming true. The era of aspirational pricing has come to its end, and we’ve entered a stage where realistic pricing is taking hold. I warned “flippers beware” some months ago, and it seems that the news has finally spread. Some good examples of this are: • A penthouse at 50 Gramercy Park North which has been on and off the market since 2011 is listed at $8.5 million which last sold in 2011 for $22 million. • A SoHo triplex at 96 Greene Street is slated for a bankruptcy auction (at the time of this writing). • And the best example is some capitulation at 432 Park Avenue where 13 resales have hit the market which is more than the available sponsor units and more than any other new development condo building in NYC. Watch for this trend to continue through 2018 as more new development inventory hits the market. 2018 first quarter numbers are in and are not promising for sellers. 1st quarter 2018 marks Manhattan’s slowest sales quarter in more than six years and the largest annual decline since the great recession nine years ago. To add insult to injury, these numbers are slightly overstated as they include closed ‘legacy’ deals as this pipeline is emptying. The average price for an apartment fell 8 percent from a year ago, and new development closings declined sharply. Resale unit sales experienced a 12 percent price increase from last year, new development closings decreased by 30 percent, and since new development prices sell for twice as much as resales (on average), this has dragged down the average Manhattan home price by 8 percent. This 30 percent decrease in the new development sector is the slowest in five years. All this data makes for a great time to purchase in NYC. But what is happening in politics and the stock markets weigh heavily on our real estate market as well.
STOCK MARKET
The stock market continues to have constant historical volatile swings. High triple-digit swings are the norm most days. The S&P has had triple the number of daily 1 percent moves seen in all of 2017. There is a similar trend in the DOW with 30(+/-) 1 percent moves this year already compared to a total of ten in 2017. Most of this volatility has been pegged to the trade war talk heating up between the USA and China. But there are also other factors affecting investors. Both Bulls and Bears have data on their side.
The Bulls note that the overall market is still channeling upwards and the market has not breached the lower support line. The Bears are weary of things such as: • Global government debt has doubled since 2008. • Interest rates are at historic worldwide lows. • The bond market cycle is at its historic 35-year shift. From 1946 to 1981 we had a bear market, from 1981 to today we experienced a bull market, and we are currently in year 37 of this current bull market. Some events to watch for that may usher in a new bear market, if we do enter one, are as interest rates continue to rise local, city, and state governments will start to go bankrupt from servicing debt, which will be a trigger warning of turmoil in the bond markets. In the stock market, if the market breaches the support line in this upward channeling market, it could be the beginning of a correction. This market uncertainty and volatility is positive for the NYC real estate market.
REAL ESTATE
As I have been stating the past few months, there is an excellent opportunity in the NYC real estate market. Prices are trending downwards, and sellers are more willing to accept realistic offers. Tianqiao Chen recently acquired the Vanderbilt mansion for $39 million at a $9 million loss to the seller Libet Johnson. As the world financial markets continue to exhibit volatility and the real estate market continues to soften, investors will begin buying real estate because luxury residential property as assets tend to hold their value in times of broader volatility. As the high end of the real estate market comes down, there is a perfect storm to transfer wealth from volatile financial markets to the safer NYC real estate sector. History suggests that prime city markets are usually the ones that bounce back quickest from any downturn, especially NYC. NYC is possibly the safest city to invest in real estate in terms of hedging against inflation and as a safe-haven for value retention. The unique trait of residential property is that an investor can enjoy their investment by spending time in their home. KA United Nations is an extended stay hotel located at 234 East 46th Street in midtown Manhattan. After undergoing a complete renovation in 2015, the serviced residences currently feature sophisticated fully furnished one bedrooms and premium suites. In addition, AKA features business, wellness, and lifestyle amenities. As their website states, AKA balances the style and hospitality of an intimate hotel with the space and comfort of a fully appointed luxury condominium. AMENITIES SUITES There are 95 one-bedroom suites at AKA United Nations all roughly 700 square feet. Designed by Edward Asfour of Asfour Guzy Architects, the suites have a Scandinavian feel with clean lines and a fresh look. Sarasohn, a Licensed Real Estate Broker at Brown Harris Stevens (BHS), is a seasoned agent and has won many awards including the 2016 BHS Team of the Year award, and the 2016 BHS East Side Listing Broker of the Year award. She has been ranked in the Top 25 in Manhattan and top one percent in the country by Wall Street Journal/REAL Trends for the past decade. Sarasohn was ranked number 23 in New York for Individual Sales Volume by REAL Trends as one of America’s Best Real Estate Agents in 2017. We recently met with Sarasohn to find out more about her and the state of real estate in New York City. How has Trump’s new tax plan affected your business? It’s too early for me to evaluate how Trump’s tax plan has affected my business. I believe more pied-a-terre buyers will consider renting rather than buying and might rethink where they purchase their second, third or fourth homes. Also, I think that since New York is unlike any other city in the world, buyers will continue to invest in having homes here and their financial people will figure out how to make the numbers work for them. What do you see in the market right now? I see a softening in the prices of high-end new construction. Buildings like 432 Park Avenue and 157 West 57th Street are discounting their prices. There is also a softening in the prices of pre-war co-ops on Fifth and Park Avenue particularly those that require renovating. This is an ideal time for buyers to take advantage of the softening and instead of purchasing a classic six they can have an 8 to 10 room apartment as these are now heavily discounted. I believe in time these buildings will again become desirable as they aren’t building any new pre-war coops. 46 | OUR CITY, YOUR LIFE | MAY 2018

What do you foresee for the rest of 2018? I always see the glass half full, so I am seeing an active market as sellers adjust their expectations and accept the reality of today’s prices and buyers enter the market because of the price reductions and low-interest rates. I think families will continue to choose to stay in Manhattan rather than exit to the more affordable suburbs and will trade up in size and rent a weekend home rather than purchase a house in the suburbs. How did you get into real estate? I was offered a free class at Marymount College and was trying to decide whether to take computer, swimming or real estate. It was 1987 a time when most people in residential real estate were single women looking for husbands. There was no glamour. I had the good fortune to join a tiny company no one had ever heard of nor could they correctly pronounce its name. I chose Corcoran because they offered a training program and I didn’t want to make a fool of myself. I knew nothing about the business as I had previously only worked as a TV commercial actress. My director and mentor was Barbara Corcoran who taught me to use what I have and that I didn’t have to compromise my integrity nor become a shark to be successful. What has helped you most to become a successful broker? My training as an actress has been enormously helpful. A good actor listens as does a good realtor. In acting, I learned to understand my character’s motivation which is similar to figuring out a client’s true desires when purchasing a particular type of home. As an actor, I also learned the importance of being resilient and maintaining a positive outlook. The tools of my acting craft have served me far better in real estate than they did when I was auditioning for TV commercials. I get more than 30 seconds to prove I’m right for the job. What is the most unusual request you ever received from a client? Probably the most unusual request was to find an apartment for a woman who lived in Singapore who wasn’t coming to see it but had very specific requirements from her feng shui astrologer. It was incredibly challenging to relate to brokers who before looking at an apartment needed to know if the front door opened to the north, if the bed in the master could face east, and when you looked out the windows, none of them looked into a hospital, church, or synagogue. Before this assignment, I never realized how many churches and temples there are in Manhattan!
What is your most memorable sale? One notable sale was a West Village townhouse with a swimming pool. When I took the listing, I had a vision of a fashion show, so when a famous designer showed up intoxicated early one morning with his broker, I blurted out that he was going to buy the house. Months later I was sitting in the house watching models glide over Plexiglass that had been placed over the pool for his fashion show. When you’re not working what do you enjoy doing? I’m always working as real estate is about people and my life is a portable office. I love going to the movies and probably it is one of the only places where I am forced to detach from my device and turn off my phone. I also love the theater and enjoy discovering offBroadway shows before they become a hit. More recently I’ve fallen for TV and have become seriously addicted to various programs opting to spend any non-real estate moments in comfy clothes in front of my television which I have finally learned how to work. What is your favorite restaurant in the city? My favorite restaurant is Nello. I love their orecchiette with broccoli rabe and the parade of diners who range from what look like characters from the Sopranos to David Mamet and Nicole Kidman both of whom I’ve seen at the restaurant. TRANSFORMING LIVES AND DEFENDING FREEDOM By Capt. Erin A. Ranaweera, U.S. Air Force
emorial Day is one set aside to honor those who have sacrificed in America’s Armed Forces and reflect on their legacy and sacrifices in service to this great country. Throughout generations the military has always been a tight-knit community. And for those who serve in America’s Air Force, it’s a second family united by a desire to protect our families, communities and nation. Air Force recruiters in the heart of New York City, at Times Square, provide an opportunity for young people to continue this heritage and legacy of service. Tech. Sgt. Patrick Allen and Master Sgt. Adrian Poke are two Air Force recruiters helping transform the lives of young New Yorkers. Their passion for the Air Force is illustrated by their dedication to provide opportunities for young men and women and welcome them to the Air Force family. As TSgt Allen said, “Being a recruiter has been the most rewarding job I’ve ever had, not only do I get to hand pick our future enlisted leaders, but I also get to help change lives.”
A LUCKY TICKET
Last year, Allen met with Lilia Franco, a young woman with a degree in Criminal Justice. Although bright and hardworking, she couldn’t find employment that utilized her degree. After months of searching for a job in her field of study, she became a ticket usher at the Barclays Center in Brooklyn. Franco wanted a change and that’s when she looked to the Air Force for opportunity. Franco approached her recruiter Allen about serving in either Law Enforcement or Criminal Justice fields. She wanted a challenge, something that would push her to her absolute limits. Allen recalls, “We spoke about some different career fields but the one she was enthused about was Security Forces.” Security Forces is a modern version of Military Police but the mission is much more verbose. These Defenders as they are called, have the task of guarding our gates, patrolling our bases, and training our Airmen to use firearms, just to name a few. Security Forces also has special positions such as K-9 which uses military working dogs, Quick Response Force (QRF) which is similar to a local police SWAT team and, finally, the coveted Raven Teams who fly aboard military aircraft and tasked with the safety and security of our aircraft and supplies. 54 | OUR CITY, YOUR LIFE | MAY 2018

Allen explained in detail what the Security Forces mission entailed and the challenges she would face. Franco, who was not deterred by difficulty, immediately set her sights on that career and made it her goal to become a Security Forces Defender. It was the perfect opportunity for her to apply the knowledge she gained earning her Criminal Justice degree and it was the challenge she yearned for. Allen noticed the most powerful transformation in Franco was not her new job or career field but her confidence and pride. “Before leaving for Air Force Basic Military Training (BMT) in San Antonio, Texas, Franco was very shy and had a soft-spoken tone in her voice. Upon her return to New York City as Airman First Class Franco she stood tall in my office, looking sharp in her uniform and her beret, exhibiting a strong aura of confidence. I asked her how she was enjoying the Air Force and her response was the exact reason I love my job as an Air Force Recruiter. “This is the best decision I have made and I want to thank you for everything you have done for me, Sergeant.” I just grinned like a proud parent! I’ll never forget the warm feeling that came over me knowing that I helped to change this young woman’s life and provide her with a clear path to success.”

A POSITIVE ATTITUDE Poke, another local New York recruiter, remembers meeting Shequita Henery shortly after she didn’t qualify for an Air Force officer position. “I was blown away by her positive attitude and her willingness to serve. She expressed the desire to travel, continue her education, and also help people,” he said. Like many recruits, Henery wanted to escape all the crime in her neighborhood and felt that the Air Force could provide a better life.

She maintained a positive attitude throughout the recruiting process and even referred several friends to her Air Force recruiter. Poke recalls that Henery faced additional challenges before leaving for BMT. One evening Henery got into a disagreement with a neighbor, and soon after the neighbor made a false accusation which blemished her record right before her scheduled departure date for BMT. Henery was devastated”. Her dream of becoming an Airman might have been in jeopardy, but Poke knew the quality of her character. “After gathering all the facts, I determined that I would do my part to give her a chance to serve,” Poke said. He submitted a waiver to allow Henery to enlist and the Commander agreed that she would be a great asset to the Air Force.

Henery’s goal was to become a psychologist since she had a degree in a similar field. She knew that securing a career in Mental Health would be very difficult but she was open to serve in any career field where she could make a difference. Henery shipped out to BMT in the beginning of 2017 with a Computer Systems job. Before graduation Henery’s leadership secured a job for her in Mental Health. She’s now Airman 1st Class Henery, stationed at Hill Air Force Base in Utah and has maintained that same great attitude. She recently scored a 97 on her annual Physical Training test and has been an active volunteer in the local schools. Currently, she is preparing to apply for an officer commission and fulfill her dream of becoming a psychologist. “Airman First Class Henery’s positive attitude and determination has allowed her to overcome the drugs and violence that plague many inner cities,” Poke said. “To this day she still thanks me for believing in her, but all I can do is thank her back for making our Air Force stronger than ever!” While Memorial Day is dedicated to honor those who have sacrificed while in America’s Armed Forces, we also look to the future and those men and women who carry on this legacy with pride. Each day young people across the country make the choice to join America’s Air Force. They are remarkable, unique and passionate; they will ensure this great nation remains free for the next generation. •

THE ADVENT OF THE LIFESTYLE BUILDING By Michael Stoler
n influx of new co-living and residential shared housing rental apartments throughout the metropolitan area are transforming the marketplace. This is in response to a desire among city dwellers to cultivate an all-inclusive in-house experience that champions community building and optimizes efficiency in tight living quarters. Co-living caters to upwardly mobile, single young professionals seeking convenience, flexibility, and community in their living situations. Most co-living company real estate buildings offer all-inclusive dorm-style housing with floorplans that optimize living and common areas for socializing and maximize efficiency in units that are smaller than the average studio.
DECONSTRUCTING CO-LIVING HOUSING The major co-living companies within the metropolitan area include WeLive, Ollie, Common, Node, Krash, Pure House and TRIBE. Private-equity investors and pension funds have founded a large percentage of the co-living companies, providing services that blend flexibility with ease to feed the emerging demands of their target demographic. These companies offer leases from one month to one year, and most residences are pre-furnished to include communal kitchens stocked with dishes and cooking utensils, high-speed internet, TV’s wired for cable and housekeeping amenities. Community-building activities are another unique offering of these co-living spaces which feature movie screenings, wine tastings, cooking classes, roof decks, party rooms, and hot tubs. A single person in a co-living space can spend anywhere from $1,500 to $3,000 per month based on location, size of units and amenities provided. According to the Wall Street Journal, New York apartment developers the Durst Organization tested how traditional real estate companies can provide co-living space within a new building for budget-conscious millennials. The Frank 57 West, located at 600 West 58th Street, is a residential building that offers several housing options. Renters can select from a three-bedroom, two-bath apartment, unfurnished or furnished, with fold-up beds in the bedrooms to give occupants more floor space, as well as couches and tables. Residents can spend between $6,200 to $7,200 a month, or $2,067 to $2,400 per person. Cleaning and valet services are also available. Developers have also tested the concept of micro-sized apartments, providing a plethora of tailor-made services for residents who don’t wish to compromise between engaging in booming social experiences in exchange for small living quarters. 58 | OUR CITY, YOUR LIFE | MAY 2018

In 2016, Carmel Place, a nine-story modular building at 335 East 27th Street, was one of the first micro-sized apartment buildings in Manhattan. The building welcomed their first residents, offering 55 studios ranging from 260 to 360 square feet. Renters could select the all-inclusive amenities and services package curated and managed by “Ollie.” The Ollie package provided high-speed Wi-Fi and premium television programming, hotel-style housekeeping every two weeks and social club membership including community and fitness events. A fully furnished 310 square foot micro studio including smart TVs, desk, and chairs listed for $2,850 per month. In contrast, an unfurnished 300 square foot micro studio was offered at $2,562 per month. The Uno, located at 1 Larkin Plaza in Yonkers, built on this emerging trend by offering 50 micro and 50 loft apartments in their converted building that combines the 1923 historic Otis Elevator building with the former Herald Statesman building. Its strategic location to Manhattan and unique floorplan appeals to young professionals and empty nesters alike. As reported in Lohud. com, “The whole idea of this building is to create a lot of common space where people can congregate and hang out” said Joseph Cotter, the developer, and president of National Resources. “It’s a lifestyle building.” Large loft units range from $1,800 to $3,600 per month, offering 700 to 1,200 square feet. Smaller studio micro-flats start at $1,500, ranging in size from 350 to 450 square feet with a pull-down Murphy bed in each unit.
IN-HOME COMMUNITY EXPERIENCE
The Urby building chain promotes in-home community engagement through their unique approach to residential housing, with locations in Staten Island and Jersey City, NJ. Recently Jersey City Urby, now one of the area’s tallest buildings standing 69 stories, welcomed its first residents. The skyscraper features a mix of studios, one- and two-bedrooms, ranging from $2,000 a month for a studio, one bedroom at $2,300 and two bedrooms at $3,400. As reported in Curbed2, much like its sister project on Staten Island, the development places a strong emphasis on community-building amenities. Included are a fully-equipped gym, a heated pool, a coffee shop and classes in a communal kitchen where local chefs host demonstrations and tastings. As reported in the New York Times, the Urby Staten Island in the Stapleton section, offers residents a communal kitchen, urban farm, 20-hive apiary, an in-residence chef, rooftop gardens, kitchen composters, art and meditation studios, bike shares, infrared saunas, and even an adult treehouse. As the real estate industry pushes toward new frontiers to satisfy the growing demands of emerging trends, one constant appears to be true: if you build the premier, all-inclusive co-living or micro-apartment community-centric residence, they will come. • MAY 2018 | NEW YORK LIFESTYLES MAGAZINE | 59

oho—short for North of Houston— has become one of the most indemand neighborhoods in NYC. Once known as the Warehouse District, the neighborhood’s distinct loft buildings have been transformed and modernized. This perfect blend of sophistication and creativity has also generated the art scene like no other. On any given night, there are galleries hosting exhibitions of upand-coming artists and photographers, as well as public theaters showcasing new productions (think: Hamilton just a few years ago). NoHo is surely attracting younger, hip families and is the perfect place to foster the creative spirit in youth. And with everything you could want to discover within walking distance, it is certainly shaping up to be the epitome of New York City.
A BRIEF TOUR NoHo has a plethora of fine dining, café, and bar options, such as Joe’s Pub and The Library at the Public with live music and performances. This “secret” restaurant’s entrance is located behind a butcher shop on Great Jones Street in a historic building, once home to Andy Warhol. UPSIDE AVENUE RECESSION PROTECTION REIT By Daniel J. Bollinger
iven the instability in the stock market, tariff war jitters, and the political tensions that abound, one may be somewhat hesitant about traditional investments. One alternative investment is a Real Estate Investment Trust (REIT) which owns—and operates different types of real estate ranging from office buildings to apartment buildings to warehouses, hospitals and shopping centers. I recently met with Joy Schoffler, Chief Strategy Officer of Casoro Capital, who is responsible for investor relations and the development of innovative financial products including the new REIT called Upside Avenue to learn all about this recession resistant product. Casoro Capital, a real estate-focused private equity and family run enterprise is launching this multi-family focused REIT with low investment minimums catering to the average investor. Their parent company, the PPA Group started as sponsors in multi-family development and has grown into a vertically integrated company specializing in property management, construction, and investment. What are Upside Avenue’s current investments? Upside invests in three sectors in real estate that have been proven to be recession resistant, which are multi-family, senior housing, and student housing. Why are these sectors of real estate recession resistant? While all investments have inherent risks, especially during a downturn, we have found that investing in modest properties (B and C class assets in working-class areas) have fared well in up and down markets. “According to the National Multifamily Housing Council, apartments have the highest risk-adjusted investment returns compared to other property types and have proven to be the most resilient during economic downturns. Also, apartments have shorter leases than other property types, allowing them to adjust quickly to changing market environments. What locations is the fund investing in? How do you know if the fundamentals work? Once we find the right on-the-ground team, with the right project, that will generate returns to meet our investment goals for the REIT, we do an in-depth analysis of the submarket to make sure it is not over-built, that employment bases are diverse and that there is room to improve the overall asset. After that, we send teams for on the ground diligence of the asset itself. Then we have the property go through a final committee review with our team of property management, asset management, construction, utility billing and underwriting experts. We are not interested in speculation, we look at data, comparable in the market and then have it reviewed by experts managing properties.

What are the right project returns for Upside Avenue? Upside is targeting total returns of 12 to 15 percent Internal Rate of Return (IRR) with a 6 to 8 percent yield.

Has the new Trump tax plan had any impact on Upside? The multifamily real estate was one of the biggest winners in the recent tax bill. Under the new tax plan, qualified business income paid to owners or investors of pass-through businesses are allowed up to a 20 percent exemption. Additionally, much of the incentive of home ownership was removed—add to this a millennial culture that prefers renting to home ownership, and we are excited about the growth of multifamily in the years to come. What makes Upside Avenue different than other REITs? Access for the regular investor. In real estate, like other financial products, it’s all about access. In private market real estate, this is especially true. The most profitable investments by the best sponsors, rarely, have to pay fundraising platforms or brokerdealers to get their deals funded. TRANSFORM YOUR CHILD’S BEDROOM By Elizabeth Vizzone
t’s a fact: Children today spend a great deal of time in their rooms, and it’s important they feel comfortable in “their space.” After all, it’s a sanctuary. If you’re thinking of upgrading or redecorating this part of the home, why not get some input from them on their likes and dislikes? Granted their suggestions might not be what you actually have in mind, but it’s integral to foster their creativity and make them part of the process. More often than not you may be surprised at their proposals. It’s fascinating to see how your child responds when they are given the green light to share how they envision their room. Sometimes they need time to process it since they are accustomed to you making all their decisions. If you think they still need your guidance, then approach them with a few options of paint colors and a theme you think they might like and see where it goes from there. If you want to maintain a budget, don’t suggest wallpaper since it can be costly to purchase and even more so to have installed. • A cost-saving solution would be to buy ready to hang wallpaper (available at big box stores and online) that you can install yourself. Instead of papering all walls choose one focal wall and then paint the others to coordinate. • Another cost-saving measure is pre-cut ready to install wall decals which come in hundreds of age-appropriate options. If you have children who share a room, it can make decision-making a bit more difficult. • Include them in the process and give them the opportunity to be problem solvers together and navigate solutions that will suit all parties. If your child selects images of home furnishings that are not suitable or beyond your budget, use this time as inspiration when looking for other similar products. • This is also an excellent opportunity to teach your kids about honoring a budget and how to pull it off. You will be amazed at the confidence it instills in your child when you allow them to make decisions and learn to trust their instincts. I think it’s fun to collaborate with your child and be open to their suggestions as well as include the necessities. • I always try and incorporate a desk for homework, storage for their books and other items. • A comfortable bed with bedding that is easily washable is mandatory. If the room is on the small size be sure the bed height will allow for storage underneath. There is a vast selection of storage bins that hold a lot and will fit under a bed for easy access. Hopefully with the newfound confidence to decorate, your kids will be equally as focused on keeping the room clean. Well, a parent can only hope that happens. MENLA MOUNTAIN RETREAT FINDING YOUR ZEN IN THE CATSKILLS By Nava & Michael Raviv
re you looking for some “me” time to re-energize and rejuvenate your body and spirit? Head to the Menla Mountain Retreat a peaceful, serene place in the Catskill Mountains. Menla was founded in 1987 by the Tibet House under the guidance of HH the Dalai Lama to promote authentic Tibetan healing and teachings to the West. We recently visited Menla for a relaxing weekend and participated in the “Tibetan Rejuvenation Immersion” series led by prominent Tibetan Doctor, Nida Chenagtsang and renowned Tibetan Scholar, Robert Thurman. The weeklong program attracted a variety of guests including practitioners and teachers of Tibetan medicine and Buddhism, frequent travelers to Far East ashrams, and serious students of Tibetan philosophy. In fact, several attendees flew in from as far away as Goa and Bali. As we entered Menla’s wooded property, we immediately aligned with the natural surroundings. It seemed surreal that within a two-hour drive from Manhattan, we were driving through the quaint town of Phoenicia to be surrounded by scenic mountains and acres of the majestic Catskills, nestled deep in the Forest Preserve. We later learned that the area was held sacred by the Esopus and Mahican Tribes, and throughout the years it was home to several healing retreats. It was easy to feel the balancing power of this place. The area is serene, with sprawling green expanses, small shrines, a tranquil pond and wooded nature trails surrounding the main buildings.
HEALING & PAMPERING We couldn’t wait to be pampered at Dewa Spa, located in a modern building created by New York City architect Duke Beeson and Clodagh Design. The exquisite interiors were appointed with handcrafted details designed by Tibetan master artist Rabkar Wangchuk. We indulged in the spa’s signature Ku Nye Massage, a 90-minute Tibetan treatment combined with soothing herbal oils, heat, acupressure, and exfoliation with chickpea powder. After an hour and a half of relaxing sensations, we emerged in a state of pleasurable warmth and well-being. 66 | OUR CITY, YOUR LIFE | MAY 2018
The spa features an array of Western, Ayurvedic, and Ancient Tibetan treatments, all customized to a guest’s individual needs. Of course, Menla specializes in traditional Tibetan therapies such as Yuk Cho (tapping with herbal or wooden substances to increase energy flow), and Me Bum (applying suction cups to the body’s chakra points to detoxify and stimulate circulation). We booked a private consultation with Doctor Nida Chenagtsang who practices Tibetan medicine, a 1000-year-old healing art that integrates Chinese, Indian, Persian, and Greek modalities. The diagnosis is primarily based on pulse and urine analysis. Our prescription for rejuvenation? Walk an hour a day, meditate, take holistic pills made from high altitude medicinal herbs and Tibetan flowers and replace dinner with a nutritious broth. We followed most of the doctor’s orders—but just couldn’t bring ourselves to skip dinner. The cuisine is one of Menla’s highlights, after all.
THE CUISINE Meals, mostly vegetarian, were served buffet style in the dining room or the outdoor veranda providing spectacular mountain views. We particularly loved the salads with mustard agave and curried raisin dressing, the roasted beets with feta, the barbecued beans, and the cauliflower with balsamic roasted pearl onions. (We also loved the daily broth, even though we refused to subsist on soup alone.)
THE ALL-IMPORTANT PROGRAM But let’s not digress. Our purpose was to feed our minds, and this we did aplenty. Although the immersion series was intended for advanced students in search of enlightenment—at times we felt like freshmen in a senior class—we expanded our knowledge and appreciation of the Tibetan culture. We learned a variety of meditation techniques, healing yoga postures and, most importantly, we were given an authentic and immersive glimpse into the vast world of Far East mysticism and Buddhist teachings. While the “Tibetan Rejuvenation Immersion” package is presented only occasionally, Menla offers many other themed programs: Cleansing Getaways, Yoga Retreats, Shamanic Journeys, and customized individual and group programs. Menla also offers integrative healing—merging Tibetan, Ayurvedic and other holistic traditions—along with fresh, clean air, hikes and perhaps the most authentic Tibetan treatment therapies this side of Lhasa. APPLIED KINESIOLOGY JUST WHAT THE DOCTOR ORDERED By Cecilia Ruane
he theory behind Applied Kinesiology (AK) is that all sorts of human maladies can be evaluated and diagnosed through the muscles. Proponents of AK believe that through the manipulation of different points on the body you can restore well-being, and the end result is stronger muscles. Chiropractors and other medical professionals sometimes use muscle testing in conjunction with conventional diagnostic techniques to isolate the causes of their patients’ ailments. We recently met with Dr. Robert Morrison, a Manhattan chiropractor, who enlightened us on what AK is and its many benefits. A native New Yorker, Dr. Morrison is the official chiropractor for the Broadway show, Hamilton. He is an international lecturer and author of Applied Kinesiology—Manual Muscle Testing, A Practical Guide. What exactly is Applied Kinesiology? AK is a system used by healthcare professionals that evaluates structural, emotional, and chemical aspects of health. AK practitioners use muscle testing and postural analysis to diagnose, and treatment involves elements of chiropractic, osteopathic cranial techniques, traditional Chinese medicine, and clinical nutrition. What has your experience been like using AK? As a chiropractor using AK since 2003, I’m continually amazed by the fact that the human body never lies. It will communicate what it needs and doesn’t need, so long as we ask the right questions in the right way. With this as a premise, AK can provide highly differentiated treatments, tailored to individual’s needs. Tell our readers when AK was first developed? During the mid-1960s, a Michigan chiropractor named Dr. George Goodheart sought ways of creating muscle balance to make his chiropractic adjustments hold. He started by using manual muscle testing to detect weak muscles but soon realized that he could also use muscle testing as a way of diagnosing more complex imbalances in the body. Goodheart described this method as using muscles as interpreters that translate information from the body to the practitioner. Throughout the 1960s and 1970s, Dr. Goodheart and colleagues gradually integrated core elements of different types of alternative medicine into this new system of diagnosis, and they called it Applied Kinesiology. Today, AK is practiced worldwide, and it evolves in parallel to our understanding of the immune system and neurophysiology. 68 | OUR CITY, YOUR LIFE | MAY 2018

How is AK used in practice today? Health practitioners use AK as an adjunct to their chosen profession. For example, I evaluate and treat as a traditional chiropractor with an emphasis on musculoskeletal conditions. I incorporate AK to broaden my diagnostic lens and provide more in-depth treatments. To illustrate this point, a patient may be exhibiting chronic low back pain and sciatica. I might diagnose a herniated disc with associated neurological deficits. Using AK, I could probe deeper and discover that dysbiosis within the large intestine is driving muscle imbalance of the lower back, thereby perpetuating the herniated disc. What is considered to be the most distinct feature of AK? There are two things that I believe that both doctors and patients alike should be aware of. The first is Injury Recall Technique, and the second is testing for supplements. • Injury Recall Technique (IRT) was developed by a podiatrist named Roger Crotty in the 1950s and elaborated by Walter Schmitt D.C. in the 1980s. IRT is based on the fact that the nervous system records and maintains a memory of the events that happen in one’s lifetime. This is particularly relevant when it comes to physical trauma: injuries and surgeries. When trauma occurs, the body goes into adaptation and often remains in this adaptive state thereafter. It is why we often hear people say they were never right after surgery, a fall, or an accident. Using a system of reflexes, the doctor using IRT can detect ancient trauma even as far back as infancy then reset the nervous system. This is followed by immediate, and often dramatic changes that last. Changes can include the elimination of pain, increased flexibility, normalization of heart rate, digestion, vision, balance, and more. So significant are the effects of past physical trauma that this technique must precede all other forms of therapy. Failure to do so is merely treating adaptations, akin to painting over rust. • Many people self-prescribe supplements believing that because they are natural, they are safe. This isn’t the case, in fact, many supplements contain substances which have a detrimental effect on many people. Even superior quality supplements can provoke chemical imbalances if the substance isn’t required by the body. Applied Kinesiologists take special care in prescribing the right supplement, based on an individual’s clinical picture, combined with the utilization of specific testing methods. It is, therefore, best to seek a health professional using Applied Kinesiology before supplementing so as not to waste money on wrong supplements causing harm. Accurate supplementation requires extensive knowledge of biochemistry, a background in medicine, and technical skill in nutritional testing. Americans are fed up with the current health care system. If it isn’t bad enough that so many suffer some pain or another health issue that won’t go away, we’re often at a loss to find answers. We get shuttled from one specialist to the next and undergo test after test, only to be given some medication to suppress our symptoms. Well, there is another way. n ancient Greek axiom says, “Get deeper into yourself and learn from yourself what you must do.” Amazing feelings of peace and joy come by following the inner path and listening to our inner self—the heart’s voice. To know our inner self is to understand our life’s purpose meaning motivation, visions, and values. Life can be cherished every moment, as we hear the inner voice with the ears of faith. Trusting your inner self leads to a positive path and great opportunities for a better life. Even if you do not have full clarity of what your inner self is, it is likely that certain aspects of inner self are already exhibited on a day-today basis through your perceptions of your personality.

SOMETHING TO CONSIDER
As you and I follow the inner path and listen to our heart’s voice, we discover who we truly are. Depending on our character this voice will either encourage or discourage us. This is the inner voice that easily controls a significant part of our emotional wellness and our self-esteem.
Now if you want to know about yourself—your inner self—observe how you feel when nobody is watching you. It is where your most profound thoughts live. It is what you ultimately think of yourself, how you treat yourself, how you love How well do you know your inner self, your soul, the invisible part that keeps you alive? and respect yourself, and what you fear others How aware are you of your many personal characteristics? But it’s important to stay conscious about having few sides to our personality, and even more important to learn how to skip some of these layers and avoid their demonstration. You can probably remember the times where you could speak or act freely, without any fears regarding the impact your behavior may have on others. Do you remember how good you felt back then? Figure out what exactly has changed since then? Luckily, there is still time to revert some of these changes.

OUR REAL DESTINY
No matter what you’re working on, focus on giving it value, and not on what impression you’re going to make. Forget about people who might find your questions or actions silly. Focus on the people who will benefit from your efforts, and how exactly they’re going to appreciate the value. There are many situations when doing something conflicts with your inner feelings or thoughts. Get into the habit of analyzing such conditions. Quite often we conflict with our principles for the sake of looking good or making some progress. That’s why it is essential always to make sure you know if such a sacrifice is really necessary.
Most of us continually get carried away from ourselves on the wings of worries and fears, hopes and dreams, visions of a future yet to come and a past that is long gone. The wings of the mind carry us further and further away. This is how we ignore who we are. This is why we need to be reminded of our inner self, even though it is always with us and has never left. Without this inner “remembrance” we quickly forget our real destiny. We forget who we are and what our purpose in life is.
This is probably the most crucial aspect of staying in peace with yourself. If you don’t respect what’s essential for you in the long term, you’re putting yourself at risk of becoming a victim to other situations and people who will manipulate you. Yes, it’s always good for you to give value to others, but you should avoid doing it at the expense of your own goals and values. In this sense, there couldn’t be anything more natural than to follow the inner path and live your life honestly. 70 | OUR CITY, YOUR LIFE | MAY 2018
There is so much about us, so much courage, natural intelligence, and potential that lies just beyond the boundaries of our worries and fears. Just beyond the boundaries of the worst nightmares the mind can conjure, lies an immense peace. The true inner self is beyond even the most positive thinking we can ever hope to muster. It is real—beyond imagination or thought. Perhaps even more accurately speaking, it is before imagination and thinking ever take place. •

limb every mountain,” as intoned in The Sound of Music is a mantra that plastic surgeon Dr. Andrew Jacono has embraced as gospel. The dual-boarded (otorhinolaryngology and facial plastic and reconstructive surgery) physician—who operates only from the neck up—has already summited, along with his son, to the peaks of three of the classic seven summits. You might ask when he has time to train…but more significantly, you might inquire when he can chisel out a few weeks each year to participate in not one, but two, annual missions to Third World outposts. Here, he operates on children with facial defects (mostly cleft palate issues), as part of a surgical team, organized by Healing the Children, the HUGS Foundation, or T. H. A. I. Children (Through Healing All Indigent Children). To date, Jacono has operated on over 500 children, and he acknowledges that it is one of the most gratifying experiences of his life. Just when did he find the time to write two books, with a third, The Park Avenue Face debuting in 2019? But, of course, his priority is operating five mornings a week—three to four days in his AAASF-certified surgical suite in his new Park Avenue office and one to two days a week in his Great Neck facility. And still, there is time to teach, as Associate Clinical Professor, Division of Facial Plastic and Reconstructive Surgery, at Albert Einstein College of Medicine. New York Lifestyles managed to squeeze a little time from his schedule to discuss some “fast facial fixes” for the busy spring social calendar. Spring is traditionally one of the two busy social whirlwinds on the calendar. Is there any magic in your toolbox to make your patient look camera-ready? If you have a wedding in June, it’s too late for a traditional surgical rhinoplasty, but I can do a non-surgical rhinoplasty that has satisfying, even remarkable, results. We can achieve an impressive, camera-ready effect with fillers. With the right amount of filler at the nasal tip, we can give the nose a lift, raising it and defining it better; you’d be surprised what it does to the face. Additionally, we can smooth out a bump on the bridge of the nose with filler. You mentioned being camera-ready, so what can a patient do for a better smile for those upcoming selfies and reunion photos? Lip augmentation is another relatively fast fix. In older women, the lips tend to get thinner, and the appealing cupid’s bow of the upper lip flattens. A little filler goes a long way here, too. But fillers need to be injected carefully and require a skilled eye and hand so that the result is natural and appropriate for the face. Additionally, as the face ages, the upper lip starts to droop. It becomes more simianlooking, and the sagging often hides the upper teeth, even when smiling. We can do variations on a lip lift, with maybe only a week’s recovery time, with tiny incisions, and no anesthesia. We numb the skin with a local anesthetic, and through minuscule incisions, we lift the muscles, removing extra skin, and voilà! A broader smile, a more youthful look. This makes a dramatic difference, and yet requires little downtime and the procedure is barely 45 minutes. Any other kinds of “simple” tricks you might suggest to take some years off the face? In the late 30s and early 40s, we start to lose elasticity and the cheeks begin to fall. Again, gravity is the enemy. We can raise the cheeks a bit, filling them in, returning a fullness that softens the nasolabial lines, winning a few years, at least visually. Voluma can work well here, and it is long-lasting—you get perhaps a year from it and photographs will definitely look better. Of course, there is Botox, too, which if used poorly, can make you appear stunned and startled. It needs to be subtle, and when it’s done right, you get a softer look around the eyes, lifting them and the brow, making the eyes appear brighter and more prominent. We can also do microneedling, under the skin, with platelet-rich plasma (PRP), in which we use the patient’s own blood; it is better than a light chemical peel, requires less recovery time, and it helps build collagen under the skin.

Is there anything you can recommend that has a more lasting effect, but that doesn’t sideline a patient for weeks? As the skin gets lax with age, we tend to increase the amount of injectable(s) we have to use, but ultimately we get less and less improvement. It is at this point that I recommend my new M.A.D.E. (Minimal Access Deep Plane Extended) hybrid facelift, a minimally invasive, rapid-recovery facelift, requiring about seven to ten days’ recovery downtime. It offers a more permanent solution and lasts for 10 to 12 years. It has very satisfying results; this less invasive facelift is likely to be less expensive than the ongoing costs associated with fillers that will be less effective over time. When is it time to consider this? It is not a function of age, but instead, it depends on how much improvement a patient is looking for, weighing that against the downtime and associated cost. What part of your practice is devoted to male patients? Today, 20 percent of my practice is comprised of men and that number is growing steadily. Eighteen years ago, I saw a male patient once every three weeks; today, I see a few each week. In a competitive playing field, men often wear their resumes on their faces and they want to appear strong and take-charge, not tired and stressed-out. If they are in their 60s, they want to look like they are in their 50s and so on. They want to get rid of bags or dark circles, which we can address with filler, through the tear duct. They also want a strong jawline, an earmark of leadership abilities. We have several ways to achieve that chiseled jawline—fillers, or a relatively easy chin implant, with little recovery time. here is not a lot left to say about the legendary Pierre Hotel on Fifth Avenue—the fact that it never goes out of style says everything that you need to know. The sumptuous food at Perrine is fitting for such a landmark. Executive Chef Ashfer Biju—who spent seven years working for island resorts prior to helping launch numerous restaurants—takes classic French and American dishes and gives them an exciting twist. The Perrine menu features everything from substantial steaks and seafood platter to Biju’s masterful re-workings of dishes commemorating famous days in history that were served at The Pierre way back when! A great example of this is the lunch menu’s Coronation Chicken Salad has been lightened up by Biju switching the mayo to a combo of yogurt and green apple. (I probably could eat this beautifully light creation for lunch every day and never get bored!)

Chef Biju discusses bringing the past and present together: “My team and I envisioned the cuisine of Perrine as a combination of classics presented with a modern flair using fresh, seasonal ingredients. We looked at classics from three sources: World Classics, NYC Classics, and Pierre Classics. We had access to several old menus of The Pierre, starting from our 1930 opening menu created by legendary French Chef Auguste Escoffier. We approached these dishes with the intention of recreating them with seasonal fare while also keeping the flavor profiles authentic. We were also very fortunate to inherit some classic recipes that didn’t require much change concerning preparation, just a matter of tweaking how they’re presented.” The Perrine staff is attentive, and the cream-colored walls are lined with a great variety of 20th-century art that makes them worth perusing after dining. Adjacent to the restaurant is the legendary Rotunda with its famous dream-like hand-painted murals that pay tribute to Versailles (this is the most colorful and delicious spot to grab Afternoon Tea in all of Manhattan). 78 | OUR CITY, YOUR LIFE | MAY 2018

On my visit, I had to try the filet mignon (perfectly medium rare just as I requested) and the short ribs (which is one of Biju’s signature dishes and arguably the best in the country). As expected, Perrine’s sides menu goes way past Pommes Frites although those are quite lovely here. The Braised Tuscan Kale (with charred sweet onions) is remarkably golden and crispy, and it will keep you from saying anything negative about kale ever again! The Asparagus Parmesan with caper lemon dressing is tender and citrusy. The Glazed Carrots with lime, orange, and chilies is simple but will knock the taste buds out of your mouth! Biju’s a master of soups, and the Spring Leeks & Sunchokes Soup is already a staple on the menu because so many “ladies who lunch” request it.

Perrine is on the cutting edge when it comes to desserts—that’s because award-winning Executive Pastry Chef Michael Mignano is in a league all his own. As the co-author (with Michael Zebrowski) of the bestselling book The Pastry Chef ’s Little Black Book, there’s nothing he can’t do with some flour, fruit, and sugar! He invented the Candy Bar, a beautiful, nutty dark chocolate dessert inspired by his favorite episode of Seinfeld when Elaine’s eccentric boss Mr. Pitt eats a candy bar with a knife and fork. Says the affable pastry chef, “I needed to create a luxury version of a candy bar. So back in 2005, while commuting on the train from Penn Station to Babylon, I sketched this amazing concoction. The best part is that it is eaten with a knife and fork on a plate. I did an upscale version of a Snickers bar, swapping out peanuts for macadamia nuts and cashews and using a 70 percent single origin chocolate instead of milk chocolate.” By the way, be sure to have Mignano’s Crème Bruleé (there’s no finer version anywhere). Chef Biju promises excellent things at Perrine for the Spring/Summer menu. He reveals to New York Lifestyles, “We just launched our spring menu with plenty of new seasonal offerings, and it includes a few of my favorite dishes—the Morel Mushroom & Leak Flatbread, Sugar Snap Peas with Red Pepper Sauce and Grilled Octopus with Kale Salad & Apricot Chutney. As always, our focus will be on working with our farm partners in Upstate New York to bring the freshest seasonal ingredients to Perrine’s table. For summer, I am really looking forward to using one of my seasonal favorites—Heirloom Tomatoes—in many forms. Our Eggplant Lentil Salad will make a return and local Sea Bass and Fluke will lead the fish department!”

A TASTE OF BAVARIA ON THE LES By Darren Paltrowitz
pened last month, Grünhaus is arguably the only traditional beer hall you will find on the Lower East Side. Much like its sister bar, Brooklyn’s Spritzenhaus, Grünhaus is spacious and full of both greenery, and communal tables. When the weather is cooperative, Grünhaus’s garage-style windows open up, transitioning it into a breezy beer garden. Beyond the inviting atmosphere, Grünhaus also delights with its food and beverage offerings, with 30 rotating beers on tap, as well as ten house sausages, ten dipping sauces, Belgian fries, and Sigmund’s soft pretzels. Recently, I had the pleasure of speaking with Grünhaus co-owner Emily Shamlian about her new establishment—which has already received rave reviews from the New York Times and UrbanDaddy alike. How would you describe Grünhaus? Grünhaus is a fresh take on a traditional German beer garden. The airy atmosphere and lush greenery make it feel like you’re sipping your beer in an indoor park under the ambient glow of garden lights. Ultimately, Grünhaus is about hanging out and enjoying the company of family and friends over a brew—or whatever your beverage of choice may be—a bratwurst and perhaps a game of Jenga. How does Grünhaus compare to Spritzenhaus? Both places share a passion for beer, an open kitchen concept, huge windows, and friendly, laid-back vibe. But each has its own personality influenced by its location. Inspired by turn of century European train stations, Spritzenhaus is three times the size and is housed in a former warehouse in Williamsburg-Greenpoint. Grünhaus takes up the ground floor of a LES building (circa: 1910), its décor is an ode to an outdoor beer garden. It’s a bit more intimate. 80 | OUR CITY, YOUR LIFE | MAY 2018

What is the hardest part of having an open space venue? The fact that it is an open space venue has not been a challenge at Grünhaus; the open kitchen makes cooking part of the show, which adds to the atmosphere. The tricky part has been caring for all of the plants! How long did it take to develop Grünhaus? Was it years in the making? We looked for a venue to open a sister to Spritzenhaus for a few years. The build-out was quick because the design vision was evident. We’ve worked with Asfour Guzy Architects and Hecho on other projects in the past and were thrilled to have them join creative forces again for Grünhaus. They did a stellar job. Tell us some of your favorite items on the menu? The Belgian fries are amazing—best in New York City in our humble opinion—especially when paired with the dipping sauces. My favorites are the house sauces: the chipotle aioli and the blue cheese bacon mayo. But you really can’t go wrong with any of the choices, and I recommend you mix it up. The warm, soft pretzels are also a must for some dipping action. Perhaps a bit out of the box for a beer hall is Black Kale Salad as the perfect lemony, crunchy precursor to a bratwurst. Hard to pick a favorite sausage, but my go-to is the Biali Kielbasa topped with Jalapeno-Jicama Slaw or the Argentinian with Sauerkraut and mustard. I wash it down with a Weihenstephan Vitus.

When not busy with Grünhaus, how do you like to relax? Hanging out with our kids—who happen to love bratwurst and soft pretzels—and they keep us on our toes. In fact, we are headed to Munich next week to visit breweries. And, yes, we will definitely visit a beer hall or two while we are at it. Finally, Emily, any last words? One of the things that makes beer halls so appealing and convivial is the fact that they are a gathering place for all ages. At Grünhaus this tradition continues. It’s all part of the fun! A GERMAN TRADITION Beer gardens have long been a tradition in Bavaria. As soon as temperatures rise, you’ll find Germans flocking to the nearest beer garden. It’s the only place to be and enjoy a lager (or two) under the shade of a big chestnut tree. In earlier times, when refrigeration did not exist, brewers still needed to keep their beer cool during warm months. So what did they do? Inventive as people are, they dug stone cellars into the underground to store the beer barrels. On top of these cellars they planted chestnut trees, to give shadow and keep the place fresh and cool. This is why you see so many chestnut trees in Bavaria. Of course, storing cool beer in this fashion presented the idea to the region’s brewers. Why not sell beer right on the spot? et ready for a culinary tour of the world’s cooking cultures exceptionally done through mollusks. Mussels rule at this convivial spot that covers uptown and downtown with two fun, friendly locations. From the icy cold glass of white wine accompanying our freshly steamed mussels to the warm salted caramel, we dipped our delicious dessert donuts in, the experience of dining at Flex Mussels was a perfect reward, surprisingly flavorful, welcoming. With over 20 different types of mussels on the menu, Flex pairs these hand-picked Prince Edward Island bi-valves with sauces that pay homage to India, Thailand, Italy, France and even Mexico. The menu is a tour of the world’s cooking cultures. Owner Alex Shapiro who grew up in the restaurant biz, adds to the merriment bringing an easy smile, relaxed flair and upbeat energy to the space, populated by a youngish crowd, birthdays happening right and left, laughter and goodwill flowing freely.

We started with the Crab Guacamole, just spicy enough, refreshing and zesty. The Kale Salad topped with Rana Padano cheese, with a crunchy topping of toasted pine nuts all tossed in lemon, olive oil was a natural segue leading to Fish Tacos, juicy, tasty, so very fresh topped with crispy, red cabbage jicama slaw, chipotle aioli.
Flex Mussels isn’t fancy, but it is fun. The ambiance is unpretentious, airy, and accessible. The prices are affordable. The food is exceptional. The staff is attentive and involved, intuitively on top of things. We were at the Downtown location (West 13th Street) for a celebration dinner which owner, Alex, made sure was a night to remember. But having been to the Uptown location (East 82nd Street) too, it’s apparent Flex Mussels is a friendly place; the vibe is lighthearted, summery no matter what the season after all the concept started as a charming seafood shack on Prince Edward Island. It may be in the heart of the city now but listen closely, and that happy babble might as well be waves lapping on the shore.
Saving room for our mussels was a challenge we surmounted, diving into my preference, The Classic with white wine, herbs and garlic while my companion, who diets rigorously, couldn’t get enough of Fra Diavolo with San Marzano tomatoes, olive oil, fresh basil, red pepper, and garlic. The accompanying truffle fries were worthy of seconds.
Dessert, however, is the ultimate topper. FROZEN: THE MUSICAL A BEHIND-THE-SCENES LOOK By Ellis Nassour
isney’s 2013 Oscar-winning animated worldwide phenomenon Frozen, with colossal grosses in excess of $1.3-trillion, is now a Broadway live-action musical by the film’s Oscarwinning husband and wife composers Kristin Anderson-Lopez and Robert Lopez (Coco). He’s also the Tony-winning co-writer of The Book of Mormon and Avenue Q. Loosely-inspired by Hans Christian Andersen’s Snow Queen, Frozen: the Broadway Musical is the story of fearless Princess Anna who sets off with a rugged mountain man in search of her sister Elsa, now Queen, whose curse of cryokinesis has inadvertently trapped their kingdom in eternal winter. For theater audiences, original writer Jennifer Lee created a more nuanced, sometimes darker, script; and the Lopezes wrote over a dozen new tunes to supplement the film’s immensely popular power ballads, “Let It Go” and “For the First Time Forever.” The stage adaptation has shattered the ice ceiling at the St. James Theatre, with week after week record-breaking grosses approaching $3 million—far exceeding previous record holder, The Producers. Incidentally, the figures don’t include a virtual department store of souvenir merchandise on sale. Following a weekend of laying down tracks for the show’s cast album, the men of Frozen—Jelani Alladin, in his Broadway debut, who portrays Kristoff; John Riddle, the dashing Prince Hans; and Greg Hildreth, the human alter ego of Olaf the snowman—sat down to discuss their roles. 86 | OUR CITY, YOUR LIFE | MAY 2018

A MUTUAL ADMIRATION
Though it immediately becomes apparent there’s a mutual admiration between female leads, Caissie Levy as Ice Queen Elsa, and Patti Murin, Princess Anna, the trio of men quickly address the media fascination surrounding Elsa’s salute to female-empowerment by wearing pants (glamorous ones, of course) as she turns her world into an icy tundra. “Oh, and it’s not just onstage,” laughs Riddle. “She proudly wears the pants off stage, but in a good way. Caissie’s the essence of female empowerment. She’s an incredible team leader, and we happily quick-step behind her.” It starts at the top, observes Hildreth, who’s the elder of this trio, the seasoned pro of three successful Broadway musicals. “It’s nice and rare being in a hit, but what makes coming to work such a joy is having Caissie and Patti as team captains.” “I’m the new kid on the block,” Alladin notes. “I’ve worked OffBroadway and regionally, so I didn’t know anyone. As luck would have it, when I auditioned I was paired with Caissie. She was amazingly generous, and when she sang it was like time stopped. She’s always reaching out, cheering us on.”

“Patti and I have known each other forever,” states Riddle. “She’s long been my spark of creation. Seeing her bring Anna to life has been a joy. The warmth you see onstage is real. She’s gives so much to the company. When you’re part of something that’s surely going to be around for a while, it’s wonderful to be working in that sort of atmosphere,” he relates. “The company looks out for each other. Even when one person is out, you feel the loss of them. The nature of the show is all about caring—how Anna goes in search of Elsa, so to not have a company like this would be a disservice to the piece.”

Remember that bit about mutual admiration. Well, it goes for the ladies as well. “John,” boasts Levy, “is special onstage and off. He’s a triple threat, with everything you’d want in a leading man: charisma, an absolutely stunning singing voice—and he can act. Best of all, he’s a team player. His star will continue to rise for years to come.” “The first time I heard John’s absolutely glorious voice, I was blown away,” recalls Murin. “As brilliant as he is as an actor, the support and love he offers when we’re onstage is unmatched. He will, literally and figuratively, never let me fall, which says so much about him as a person.” She went on to say, “I’m lucky I get to watch him every single day. His performance is one of the most complicated and masterful. I’m in awe how, in the first act, he goes about smoothly, craftily planting the seeds for the stunning events at end of the show.” Riddle points out that it’s fun being a villain. His biggest challenge is making audiences forget the film. “My job as Hans is to trick audiences into believing I’m really Prince Charming. Then, in the big reveal, when my true motives come out, to shock them. I love it when they gasp!” That’s when he knows he’s done his job. MAY 2018 | NEW YORK LIFESTYLES MAGAZINE | 87
SOMETHING FOR EVERYONE The trio points out that with the deeper character development and new songs, the stage adaptation has gone beyond a kid-friendly animated film. “The show’s been flipped,” Greg says, “so there’s something for everyone.” “When audiences enter,” adds Riddle, “there’s a certain expectation. You want to honor what’s become iconic; however, as an actor, you want to say I dare you to rethink what this is and how deep it goes.” In the area of rethinking, audiences might be surprised at Disney and award winning director Michael Grandage’s big leap casting an African American as mountain man Kristoff. “I was as surprised as anyone,” states Alladin. “When you go into auditions, you investigate the roles to see what might fit. After so much work Off Broadway and regionally, I was hoping to get anything. This is much more than a dream fulfilled, another thing I can check off on my bucket list. I’m grateful to Disney and Michael for the opportunity to have kids of color see a black man in the role.”

Murin admires Alladin’s energy and enthusiasm. “Jelani faces every challenge with determination and verve. His heart’s bigger than anyone could ever know. We rely on each other a lot, and I know from looking in his eyes that he has my back at all times.” “This is Jelani’s first Broadway show and it certainly won’t be his last,” predicts Levy. “His Kristoff is strong and tender at the same time. Best of all, offstage, he’s everyone’s biggest cheerleader. And when he dances, he moves unlike anyone else! You can’t take your eyes off him.” Olaf the snowman, whom moviegoers fell madly in love with, possesses unique traits. He’s always seeking warmth and fearlessly loves fireplaces. “It’s been a two-year master class in puppetry,” explains Hildreth, who acts, sings, and dances while tethered to and manipulating Olaf. He laughs, “It’s a new talent for my resume. My job is to make him front and center and sort of disappear.” Levy and Murin adore Hildreth’s ability to make them laugh and his personal warmth. “Greg’s heart of gold shines through every performance,” says Levy. “He can do it all, one reason he’s so spectacular as Olaf.” Murin’s the one who has the most fun with Greg as Olaf. “As soon as he enters, audiences’ faces light up. They feel what I feel. His task isn’t easy, but watching him is a master class in making something incredibly difficult look easy.” The men speak for all with high praise for the man driving them through the icy slopes. “Michael’s allowed us to see how far we can go,” notes Hildreth. “He’s incredible to work with because he was an actor.” Riddle agrees, “Michael understands our frustrations and those moments when we’re searching to understand something. Best of all, he knows how to talk to an actor. From the beginning, he said, ‘This is yours. Do with it what you will.’ That’s the biggest gift an actor can have. St. James Theatre Fans of Disney’s hit movie Frozen (the highest grossing animated feature ever) are in heaven now that the film has arrived on Broadway as a musical. But it’s a more sophisticated tale than the film, the added complexity ages it up with adult as well as kid appeal. The story of two isolated, separated sisters whose ice-melting journey to find each other is loosely based on Hans Christian Andersen’s The Snow Queen. The plot revolves around Elsa’s ice powers, which accidentally used as a youngster result in keeping her apart from her sibling Anna for much of their childhood, despite their desire to be close to one another. Sadly orphaned, Elsa (Caissie Levy) is crowned queen of the kingdom of Arendelle. But once an ice queen, always an ice queen, she accidentally freezes her own kingdom. Trying to learn her lesson, Elsa leaves Arendelle to find herself, while Anna (Patti Murin) takes up with the lively ice deliveryman Kristoff (Jelani Alladin) and Olaf (singing puppeteer Greg Hildreth) and together they set out to find her sister. Deeper and longer than the movie, Frozen appeals just as much to moms and dads accompanying kids. as it does to Elsa’s-in-training, the girls and even boys who relate to this story of a family whose icy frost warms through twelve new songs, each one as delightful as a favorite frozen concoction on a sunny day. The Lyric Theater When Harry Potter and the Cursed Child Parts 1 and 2 opens on Broadway it will be in the Lyric Theatre which is being completely transformed in preparation for the North American premiere of this eagerly anticipated production. No doubt Harry Potter fans will be sleeping on the sidewalks hoping tickets will magically appear. The critically acclaimed play is something to look forward to, it’s won 22 major theatre awards in the UK and is the most-awarded production in the history of Britain’s prestigious Olivier Awards, winning a recordbreaking nine awards earlier this year including Best New Play and Best Director. As past and present fuse ominously, both father and son learn the uncomfortable truth: sometimes, darkness comes from unexpected places. EARLY SUMMER BLOCKBUSTERS DEADPOOL 2 Not yet rated It just doesn’t stop for Marvel comic and movie fans, as every month another superhero swoops onto the big screen. A surefire early summer blockbuster is Deadpool 2, as Ryan Reynolds returns as the titular mercenary with some unique healing powers and a mouth full of wisecracks. Everyone from Josh Brolin, Bill Skarsgard and T. J. Miller to Leslie Uggams and Morena Baccarin join him in this sequel to the hit 2016 flick, this time directed by David Leitch (Atomic Blonde, John Wick). If Leitch can match the irreverent tone of the original Tim Miller movie, Deadpool 2 is sure to be one of 2018’s biggest hits. SOLO: A STAR WARS STORY Not yet rated Ready for an origin story that opens up a whole new world of Star Wars sci-fi imaginings? Then Solo: A Star Wars Story is the film to see in May. With 28-year-old Alden Ehrenreich (Rules Don’t Apply, Hail, Caesar!) starring as a young Han Solo in this action-adventure and direction from Oscar-winner Ron Howard, this foray into the beginnings of the reluctant hero cannot help but be a fun ride. Add in a young Chewbacca and a youthful Lando Calrissian (Donald Glover), as well as characters played by Thandie Newton, Emilia Clarke, Woody Harrelson, Paul Bettany and Jon Favreau, and it might as well be a license to print money all summer.
CRACK-YOU-UP COMEDIES BOOK CLUB Not yet rated What’s a woman of a certain age to do once she reads 50 Shades of Grey? That’s the comic conceit behind Book Club, the new movie that matches up four female legends of the silver screen. With Jane Fonda, Diane Keaton, Candice Bergen, and Mary Steenburgen as the foursome who decide to read the racy novel in their monthly book club, there’s bound to be some laughs (and perhaps some actual bondage, too). The men in the comedy will delight, too—favorites like Andy Garcia, Craig T. Nelson, Don Johnson, Ed Begley, Jr., Richard Dreyfuss and Wallace Shawn—making this a comedy that Baby Boomers (and even their kids) ought to love. LIFE OF THE PARTY Rated PG-13 Melissa McCarthy and husband Ben Falcone are doing their best to carve out a dual career, with her as the star and him as the director of a series of comedies that they write together. The duo are the force behind Tammy, The Boss and now Life of the Party, so if their two earlier efforts hit your funny bone, then this latest joke fest about a mom who, when dumped by her husband, returns to college will score big. SHOW DOGS Rated PG Will Arnett stars in this family-friendly comedy that goes to the dogs. Listen carefully to the canines (who all talk in this fantasy, along with other supporting critters), and you’ll soon discover that there’s a conspiracy going on that can only be solved by a Rottweiler doggie police detective-infiltrator who takes on the rigors of a dog show to try to solve a big mystery. Listen closely to hear the vocal talents of Ludacris, Stanley Tucci, Shaquille O’Neal and Alan Cumming as some of the other dogs in the pack.
SERIOUS STUFF BREAKING IN Rated PG-13 Gabrielle Union takes the lead in this disturbing thriller about a woman who does everything and anything to protect her family from a gang of thugs who want the wealth that her father left behind in his vacation home. She’s got to solve the mystery of why they targeted her dad’s home, then do whatever she must in order to make sure her kids are not harmed. Breaking In is a tense thriller designed to make every mother gasp with anger, then go along as this thriller builds to an incredible climax. It’s an outrageous and emotional story that will leave you on the edge of your seat. FIRST REFORMED Rated R Writer-director Paul Schrader has always liked dark subjects, even since the earliest days of his career back in the 1970s when he helmed films like American Gigolo and Hardcore and penned classics including Taxi Driver and Raging Bull. All those films had strong sexual themes; these days, the now 71-year-old filmmaker is more obsessed with religion than sex, as evidenced by First Reformed, his look at how a priest (Ethan Hawke) deals with an unhealthy obsession with personal guilt and a drive to take violent action. Amanda Seyfried and Cedric the Entertainer co-star in this intense drama. THE SEAGULL Rated PG-13 Bringing Anton Chekhov’s famous play The Seagull to the silver screen was a challenge director Michael Mayer (27 Dresses) tackled by casting a group of some of the world’s most talented actors in the principal roles. Led by Annette Bening and Saoirse Ronan, with able support from Corey Stoll, Elisabeth Moss, Mare Winningham, Jon Tenney and Brian Dennehy, the film follows the exploits of aging actress Irina Arkadina (Bening), whose selfish behavior wreaks havoc in the lives of all who cross her path. DRAMAS FOR DAYS FAHRENHEIT 451 HBO In this HBO movie remake of Ray Bradbury’s classic science-fiction novel Fahrenheit 451 (the original hit movie released in 1966 and directed by Francois Truffaut), Michael B. Jordan stars as the fireman whose sole job is burn books, thus erasing the world’s historical knowledge. In this dystopian future, education and history are disdained, for it’s all the easier for the government to control the masses if they are uneducated and uninformed. Michael Shannon acts as the fire captain, while Sofia Boutella takes on the role Julie Christie originated, as a dissident trying to stop the destruction in this still fascinating and timely story. MASTERPIECE: LITTLE WOMEN PBS Masterpiece Theater presents a threepart mini-series that takes a new look at an old favorite. Little Women is author Louis May Alcott’s timeless classic that follows the lives of the four March sisters. Coming into adulthood as the American Civil War rages around them, the girls—this time with Jo played by Maya Hawke (the 19-yearold daughter of Ethan Hawke and Uma Thurman), Amy by Kathryn Newton, Meg by Willa Fitzgerald and Beth by Annes Elwy—discover love and loss while searching for their own identities. Watch for Angela Lansbury in a key role in this story based on Alcott’s real-life experiences. PATRICK MELROSE Showtime Autobiographical stories abound in May, as Patrick Melrose comes to Showtime this month. Based on the roman a clef novels by Edward St. Aubyn, the five-part miniseries stars Benedict Cumberbatch as the lead character. In this version of the author’s real life, Patrick Melrose is born into the British aristocracy, but soon discovers that the wealth and privilege of his particular family comes with intense dysfunction. As we watch Melrose’s life devolve into addiction and despair, the old adage “be careful what you wish for” comes to mind, in a reminder that being born into family wealth and social position often comes with a steep price. 94 | OUR CITY, YOUR LIFE | MAY 2018
SWEETBITTER Starz Based on the autobiographical novel by Stephanie Danler of the same name, Sweetbitter follows Tess, a Midwestern-raised newbie to New York City who finds work—and a form of love—in a popular Manhattan restaurant. This Starz series follows the book pretty closely, as Tess falls into the overindulgence trap that the big city has to offer, finding herself drinking too much, working too much and feeling too much for a coworker who doesn’t exactly live up to her adoration. As her life takes on the slightly chaotic feel of NYC, Tess has to figure out how to grow up or be eaten alive by the restaurant scene in the Big Apple. THE TALE HBO Laura Dern stars in The Tale, a dark and disturbing film that premiered at the Sundance Film Festival and now comes directly to the small screen via HBO Films. Written and directed by Jennifer Fox, The Tale explores how survivors of sexual abuse find ways to mentally reconcile their past in order to move on with their futures. As “Jennifer,” Dern has a good life going, until her mother uncovers a story she wrote at age 13. As the memories of that time flood back, Jennifer becomes obsessed with confronting those who took advantage of her at a young age. This searing story features an all-star cast including Common, Ellen Burstyn, Frances Conroy and John Heard. VIDA Starz Vida is Spanish for “life,” and this sprawling, provocative show set in the East Los Angeles barrio explores the Latina life experience through the eyes of two very different sisters. Melissa Barrera and Mishel Prada star as the siblings who never had much of a liking for each other; but when their mother is taken ill, they reluctantly must band together to help run the family business. With changes in the neighborhood coming fast and furious, the women struggle through six episodes of balancing their natural animosity with the need to put up a solid front against outside forces that seek to change their lives forever. Will they succeed? Tune into Starz to find out!
AND A LONE NEW COMEDY JOHN MULANEY: KID GORGEOUS AT RADIO CITY Netflix If dark dramas, sibling rivalries and dystopian universes get you down, never fear. Netflix is here, with one of their Original Stand-Up Specials, this one featuring John Mulaney. Best known for his Emmy Award-winning writing on Saturday Night Live, Mulaney’s also been doing stand-up comedy and had a one-season NBC-TV show called, funnily enough, Mulaney. This time, the funnyman is alone on stage at Radio City Music Hall in NYC, with a comedy special shot during his sold-out seven-night run there. eal estate drew me in at an incredibly young age. It was the whole process of buying, selling and developing, as well as the thought of owning property that was attractive to me. As an adolescent, when asked, “What do you want to be when you grow up?” most kids would answer with astronaut or doctor. But for me, it was always real estate. I wasn’t so sure where I would focus my efforts; nevertheless it was the process that intrigued me. Over time, I realized real estate is as fascinating as I thought it was. It is just something that is in my blood, it’s infectious and draws me in deeper with each new experience. The industry is continually moving and evolving.
LEARNING THE ROPES I entered working as an intern for a commercial lender. This position became permanent once I graduated and I learned a great deal about what goes on behind the scenes regarding underwriting and the analytics of real estate. From there I stepped out on my own and purchased my first piece of property in Queens, NY, where I developed affordable housing and later branched out even further by acquiring and rehabilitating properties throughout Brooklyn, NY while consulting on new developments in all five boroughs. Today, I am a partner of Madison Estates, one of the leading boutique brokerage firms with multiple offices serving the Brooklyn and the NY area. I am currently overseeing all operations of the brokerage with a focus on agent and company growth. I am also a partner of the development company, Mettle Property Group, where I am responsible for the development of residential, commercial, and hospitality assets throughout New York City and South Florida. I direct Mettle’s field operations, project coordination, underwriting, and analytics. I focus on pragmatic investing and look for upside potential in underutilized assets and continue to pursue new opportunities in all asset classes.

FIRST-TIME BUYERS It’s one of the most significant purchases to be made, and for people about to venture into the world of real estate as a first time home buyer, it can be a bit of a confusing experience. What should be an exciting time can often be overshadowed by the decisions and multiple steps that are part of the home buying process, not to mention the jargon you’ll continuously hear before you even turn the key in your new front door. Here, some tips to keep in mind. Planning Ahead Before you begin house hunting it’s a good idea to start putting money aside for the down payment. The more money you have to put down, the lower the monthly mortgage payment will be. While many buyers aim to put down 20 percent, it’s not required. You will, however, incur PMI (private mortgage insurance), an additional cost added to the monthly mortgage payment. Pre-Approval A letter from a bank or mortgage professional is an essential piece of information to obtain ahead of time. Based on the amount of money saved for a down payment and the amount of money a bank will loan, a prospective homebuyer has a better idea of the price range in which they can afford. A pre-approval letter also shows a real estate agent you’re a serious buyer. Plus, it’s necessary to have on hand when an offer is presented. Most agents and sellers will reject offers that are not accompanied by a pre-approval. Loan Options There are a variety of first-time homebuyer programs available through both federal and state programs. Loans such as FHA and VA can help out for those who qualify. For a potential homebuyer with less than perfect credit, who does not qualify for a conventional mortgage, the Federal Housing Administration loan might be an option. An FHA loan does require mortgage insurance which stays for the life of the loan, unlike a conventional mortgage which can be canceled after your loan is paid down to 80 percent or more of the appraised value of the home. It’s important to educate yourself on the pros and cons of an FHA loan. Also available is the VA loan for qualified U.S veterans, active military personnel, and certain surviving spouses. There are many benefits to this type of loan and one to look into if you meet the requirements. Proper Credit A high credit score is a significant factor when applying for a mortgage; it determines things like approval, interest rate, and possible terms of the loan. If your score is on the lower side, it’s a good idea to work on getting it raised before you start looking for a home. Focus on paying off any outstanding debt and stay away from opening up a new account or making large purchases. Location One of the first questions real estate agents will ask you is what type of area you’re interested in. This is a big decision, and because we all have different needs, lifestyles and tastes, there is no single location that is best for all individuals. Before sitting down with an agent it is important to consider both what you want out of a home and the type of area you are interested in living. Do you prefer to live near amenities such as public transportation, restaurants, stores, etc? Or do you prefer a quieter location, a bit further from the hustle and bustle? Deciding on this ahead of time will allow your real estate agent to target the right locations from the start and bring you to the right type of homes.
THE PERSONAL TOUCH Being born and raised in Brooklyn, I have witnessed the evolution of the borough and its real estate market. Brooklyn has become one of the hottest places to live, and that’s in part due to its rich history and being fueled by its proximity to Manhattan. One of the things I notice most about real estate is the first-time buyer. As a husband and father of two kids, I understand how vital it is to find the perfect home in the ideal location. There are so many factors to consider other than the home itself such as proximity to transportation, schools, recreational activities, etc. It can be very emotional and exhausting. Throughout my career, I have found that my clients value my sincere input and I have always enjoyed sharing my experience to exceed their expectations. I look at my clients as friends and treat them the same. It is not just business for them, its personal and that is why I have continued to grow my business year after year. David Scharf is the “go-to” real estate attorney for high-profile clients, including the President, whom he represented prior to Mr. Trump’s presidency. Outside the office, and the courtroom, David’s days are about faith, family, and philanthropy, and if he isn’t in court you’ll probably find him on the court: “Tennis has been a huge part of my life since I was six-years-old,” he says. What drew you to Real Estate law? I was hired for my second job out of law school to work on the break-up of a family real estate empire. It was very emotional, with a lot at stake for the litigants, and I loved being in the fray. New York is all about real estate, and its real estate people who play hard and for keeps. What is a typical day for you? My mornings start around 5:30 when I review and send emails. I time my morning prayers to sunrise for a daily dose of thankfulness for my family, for my health and my good fortune, then I pray for others. By 7 am it’s time to get the kids up, fed, and out to school. Mornings have always been my time with my children. I have five, and two are still at home. Once the kids are off to school, I’m off to court or to the office, where things are never typical and always challenging. I am blessed to work with really talented people who share my work ethic and my desire to excel. Once I get home I try to get some family time, exercise, and respond to emails. What was it like working with Donald Trump? I needed to be available and prepared for calls and meetings at any and all times. Donald knew what he wanted, was goal-oriented and loved to win. I do, too, and we had a great relationship. How does it feel to be a New York Super Lawyer? It’s a peer review selection, and it’s very nice when it happens. Satisfaction for me is achieving excellent outcomes for my clients. Tell us about the prestigious Leadership Award you received from the Ezer Mizion Bone Marrow Donor Registry. I began providing pro bono legal services to Ezer Mizion at the request of a client who was a supporter, and through that project and another I learned about its mission. My law partner’s friend, a mother of three, needed a transplant, and she received one through my contacts at Ezer Mizion. Since then my family has started its own donor pool, and we’ve introduced our friends to this life-saving charity. It’s mind-blowing to be present when a marrow recipient meets his or her donor.

Tell us more about the U.S. Tennis Association Foundation. I have been a supporter of the Foundation for 18 years, a board member for more than 10, and I am in my second term as Chair of the Development Committee. It’s my job to raise awareness of the Foundation’s mission and to engage supporters and celebrities to participate in enhancing the lives of under-resourced children through tennis and education. And, yes, I have attended every U.S. Open since I could drive a car! What are your five favorite things about living in New York City? The energy, first and foremost—this is really the city that never sleeps, which is a lot like me. I love the arts and culture here, particularly the Metropolitan Museum and our amazing Theater District. I’m also proud to live in a city with civic organizations that make a difference in the lives of the less fortunate, such as the Educational Alliance, which provides community programs and services to more than 50,000 New Yorkers, including children, parents and older adults. Also, the OHEL Children’s Home and Family Services, where more than 1,500 professionals and volunteers provide services to protect children and strengthen families. As a lawyer, I’m enamored of our storied courthouses and their legacy of great jurists and practitioners. And I love just about any New York sporting event. The passion of the New York sports fan is second to none.

What’s your favorite place outside New York? South Beach. It’s where I spend winter break with my family. In the middle of a high-pressure day, do you remember to eat? What do you do for lunch? My partners joke that they never see me eat or drink during the day. When I’m in trial, I’m very regimented, and my food intake is planned right down to the green tea-infused, 80-calorie chocolate square I eat at the mid-afternoon break. When I’m in the office, the most I eat until I get home might be a handful of almonds and green iced tea! There is, of course, the occasional business lunch that can range from a four-course meal—unlikely—to the quick sandwich— very likely! With all the pressure of meeting with clients and litigation, how do you unwind? Seeing my family at the end of the day is the best unwind—they’re why I do what I do. Friday nights and Saturdays with them, as well as family vacations, are critical to my sanity, and I love family soccer or whiffle ball games at our weekend house. Getting to the gym is a bonus for stress relief. What advice would you give young people just out of law school and looking to establish themselves in New York? Outwork everyone else, be the person who always rises to the challenge, and stay humble. And, lastly, what does the “Y” stand for? The “Y” is for Yehuda, one of Jacob’s sons and the fourth of the twelve tribes in the Torah. Yehuda’s symbol was the lion, and he was King David’s ancestral grandfather. In some ways, my names define who I am. •

A fourth-generation business, founded on the Lower East Side in 1926 by Jacob Ginsburg, Alan David Custom remains true to its legacy—bespoke tailoring. The company embraces its heritage of fine tailoring, elevated to an art form, and takes great pride in creating meticulously crafted garments for both men and women. Current owner and great-grandson of the founder, Alan David Horowitz grew up in the garment business and worked in his father’s store, surrounded by custom suits, so it was no surprise when he left his accounting firm and went into the family business in 1992 with his grandfather, Moe Ginsburg. At the time, Moe was working feverishly, producing over 1,000 suits a week, which he sold from his Lower Manhattan showroom.
However, the grandfather and grandson duo did not stay sidelined for long, and in 2005, they reopened a new custom-clothing establishment. Since its debut in 2005, Alan David Custom has attracted customers from all around the country— clients seeking a true bespoke experience, from the initial fitting to the alterations-for-life perk. The price for a classic custom suit hovers around $2,000, but it is not unusual for a suit to cost nearly $10,000, particularly when one of the most pricey fabrics is used. One Lone Star State customer makes an annual pilgrimage to the showroom, where he easily spends some $50,000 on a new wardrobe.
That shop was a mecca for men of all stripes, with an enormous customer base of tourists and Wall Streeters. When the fallout from 9/11 impacted both of these groups of shoppers, the celebrated shop shuttered its doors; so well-known was the destination tailor and clothier, that the New York Daily News ran a story in September, 2002, about its closing, and according to the paper, it was not solely ordinary civilians who were saddened by the shop’s demise; the News reported that, according to a salesperson, the famed clientele included “former Mayors Ed Koch and Rudy Giuliani, actor Robert De Niro, and lawyer Johnnie Cochran.” 104 | OUR CITY, YOUR LIFE | MAY 2018
Painstaking service and cossetting personalization are the hallmarks of the shop and its skilled tailors. Drafting an initial pattern requires well over 20 measurements, using the company’s proprietary measuring system.
