ALL BUBBLES
Are NOT Created Equal
I
n early 2000, the S&P 500 hit 1,553 and the tech-heavy NASDAQ surpassed 5,000. Two years later the S&P was at 768 and the NASDAQ was at 800! In the process, $6 trillion in household wealth was wiped out. We now call that period the dot-com bubble. About half a decade later, we experienced the housing market bubble. Interestingly, the value of residential real estate destroyed during that crisis was also about $6 trillion. Yet the dot-com bubble resulted in a mild recession while the housing bust lead to the Great Recession. What was different? It turns out a major culprit was which households suffered the destruction of wealth.
To set the table, ponder this: During the housing bust, retail spending fell 8% from 2007 to 2009, one of the largest drops ever. By contrast, retail spending increased by 5% between 2000 and 2002. Clearly, the losses sustained during the dot-com bust had minimal impacts on household spending decisions and thus on the overall economy. Here is why.

The decline in home prices that began in 2007 was highly concentrated among households with very limited financial resources. As a result, these now much-poorer households dramatically pulled back on spending and in the process unwittingly helped usher in the Great Recession. Remember, retail spending is about a quarter of GDP, so a decline of 8% over two years reduces GDP by 2%—a huge amount. It is as if these poorer households were the transmission mechanism through which the Great Recession got its energy.
Exacerbating and reinforcing this downward spiral was the role of debt or leverage. Remember, by 2004 or 2005 a large percentage of first-time home buyers had low FICO scores, sketchy employment histories and limited assets. To compensate, these Alt-A and subprime buyers borrowed heavily with their now highly levered house being their major financial asset. For example, among the poorest quintile of the population, 80% of their net worth is in their house. Even among the middle quintile, home equity is still 60% of their net worth. By borrowing so much, just a small decline in house prices could put these buyers upside down and wipe them out. Which is exactly what happened and is what turned a recession into the Great Recession. Between 2007 and 2010 the bottom 20% of the population saw their net worth fall from about $30,000 to zero. By contrast, the financial losses sustained during the dot-com bubble were essentially walled off and had relatively little effect on the overall economy. This is because stock ownership is concentrated among the wealthy. As the wealthy have less debt and more assets, they could essentially shrug off the much larger financial losses they sustained yet not have them alter their day-to-day spending decisions. Among the wealthiest 20% of the population, home equity represents just 25% of their net worth. Moreover, depression-era federal laws make it hard to borrow more than 50% of the cost of stock purchases, thereby limiting the potentially negative role of leverage. In short, the home buyers who bought in 2004 and 2005 had limited wealth and had more of it at risk than earlier home buyers. When the music stopped they were highly levered and wholly unable to protect themselves. That quickly resulted in (among other things) reduced spending, which shrank GDP and quickly cascaded into the Great Recession. A Home for Your Retirement: How Do You Decide?
M
embers of the baby boom generation are now moving into their 60s and approaching retirement—a process that brings with it a host of confusing choices and decisions. For many, the first question is often, “Where will I live when I retire?”
Most healthy retirees begin by taking some time to study their options and make a plan. Here are some of the many options.
1. Stay where you are. People who love their home, their neighborhood and their friends may decide to stay—at least, until there’s a good reason to move. But it’s important to be realistic. A big family home can become a burden to its residents as they age. But many empty nesters have hired expert remodelers to adapt their home to make it easy to use and maintain. Stairs often become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solution that gives such retirees many more years in the home they love. 2. Downsize. If the current home isn’t easily adaptable, it may make sense to look around for a smaller, newer home—one designed to be easy to live in and take care of. Many retirees look for such homes in one of the two varieties of age-restricted communities: those where most residents are age 55 or older, or those where everyone is 62 or older. And other suitable homes can be found in all-age communities. And don’t forget apartment or condo living—a perfect option for retirees who don’t want to worry about home maintenance, or who plan to spend a lot of time traveling. Continued on page 13 10

3. Stay nearby, move to an area near adult children and grandchildren or head for a better climate. Research shows that most retirees who move prefer to stay nearby, either in the same town, the same county or the same state. But others look at the move as a liberating opportunity to do something completely different. Some even retire to another country, where the cost of living is lower. Younger retirees often consider moving to communities that focus on an active lifestyle, with enhanced opportunities for continuing education, cultural events or physical fitness programs that foster continuing wellness. In the past, people looked to the sunny Southern states for such communities. But these days, smart builders are locating such active-adult communities even in Northern states. 4. Plan for a smooth transition. Another choice for those who like to plan ahead is a community that offers many living situations. Most have independent cottages or apartments for active younger
residents, assisted living options for residents who need some help, and skilled nursing care for residents who become frail or ill. In such a community, a resident can move from one to another with a minimum of disruption. Today’s builders and developers know that while there are 40 million people currently 60 and older in the U.S., there will be about 56 million by 2025. Many of them will find a contractor to help them remain in their homes by looking at the National Association of Home Builders’ directory of builders who are Certified Aging in Place Specialists— nahb.org/CAPS. ith the economy and housing market still recovering, some potential first-time home buyers may be hesitant to invest in a new home. Yet there are several reasons why now is a great time for Millennials and other firsttime home buyers to start building their American Dream. Continued on page 20 HarrisburgBuilders.com

1.} Interest rates are low.
Today’s historically low interest rates are helping first-time home buyers find affordable housing options. Average weekly interest rates for a 30-year fixed mortgage remain under 4.5%. But it’s important to keep in mind that interest rates are sensitive to market forces and can change quickly. There’s no indication that rates will suddenly surge upward, but even a slight rate increase can push monthly payments to the point that buyers might miss out on their first choice for a new home.
2.} Huge downpayments are not necessary.
While lenders are looking more closely at borrowers today than in recent years, there are options for purchasing your first home without a 20% downpayment. For example, the Federal Housing Administration (FHA) offers loans to first-time home buyers with downpayments as low as 3.5%. However, these loans require mortgage insurance. To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives.
3.} New homes are built to fit your lifestyle.
Designed to accommodate today’s busy lifestyles, new homes—including urban condos and single-family homes—feature open floor plans, flexible spaces, low-maintenance materials and other amenities that appeal to younger buyers.
With energy costs near the top of consumer concerns, it’s good to know that new homes can be more energy efficient than ever. Innovative materials and construction techniques mean that today’s new homes are built to be much more energy efficient than homes constructed a generation ago. For example, Homesnap allows you to snap a picture of any home and get all the relevant property details, including any interior photos for homes on the market. If you’re just beginning your search, Realtor.com is a popular app because it generally contains the most accurate information gathered from more than 800 local MLSs (multiple listing services). If you’re checking out homes in an unfamiliar area, AroundMe helps you get a quick sense of the neighborhood by telling you the location of local restaurants, supermarkets, other businesses and attractions. There also are several free mortgage apps to help you determine how much you can afford and to compare real-time rates from multiple lenders. Popular mortgage calculator apps include Zillow and Trulia.

For most Americans, homeownership is a primary source of net worth and is an important step in accumulating personal financial assets over the long term. Although property values have declined in many markets, Americans have more than $10.8 trillion of equity in their homes, and for most families, home equity represents the largest share of net worth. Slick water hydraulic fracturing, or “fracking” as it is commonly called, is a technology used to extract Natural Gas and Oil that lies within a shale rock formation thousands of feet below the surface of the earth. Combined with another technique called “horizontal drilling,” natural gas companies are able to release previously untapped gas reserves and provide a less expensive, clean burning and environmentally friendly energy source. This new gas production, coming locally from the Marcellus Shale formation found in parts of central

ctober is Energy Awareness Month. Did you know, according to the U.S. Environmental Protection Agency (EPA), most Americans are paying more for electricity and natural gas than they did four years ago, with the average household utility bill now about $1,900 each year? According to the Department of Energy (DOE), heating and cooling accounts for about 56 percent of the energy use in a typical U.S. home, making it the largest energy expense for most homes. To reduce these costs, all homeowners should consider the following:

• ADJUST YOUR THERMOSTAT. By raising your thermostat just a few degrees in mild temperatures and lowering it in cooler temperatures, you can help your heating and cooling system work less to maintain a comfortable indoor temperature. Programming your thermostat to accommodate your family’s time away from home and sleeping schedules will also help to ensure your system is operating only when you need it.

• INSTALL A DEHUMIDIFIER. Humidity can make the air feel hotter and heavier in warm weather. By removing the humidity, the air will feel drier and cooler and you will be able to rely less heavily on your heating and cooling system to make the air comfortable.

Prepare for Winter

Although the fall season is just beginning, winter is just around the corner! Take the necessary steps now to ensure your home and lawn can hold up to another cold season.
Lawn & Landscape Care
• RESEED AND FERTILIZE. Fall is a great time for new grass seed to take root, so consider reseeding in selected areas of your lawn. Reseeding also helps keep weeds from growing in the spring. Fertilize your lawn with a high-nitrogen fertilizer to encourage root growth. Look for a lawn fertilizer labeled “winterizing.” • AERATE YOUR LAWN. Over time your lawn can become compacted, which hinders grass growth. Aerating—or breaking up the soil surface by poking holes into the ground—reduces thatch, loosens up compacted soils and paves the way for water and nutrients to reach the roots of your grass. There are different tools you can use to properly aerate your lawn, including self-propelled units, lawnmower attachments, and hand- or foot-powered plugging tools which can be rented or purchased at your local hardware or home supply store. • TRIM YOUR TREES AND REMOVE DEAD BRANCHES. High winds or heavy snows can cause weak trees or branches to break and cause damage to property and person. Look for large dead branches in trees, cavities or rotten wood along trunks or major branches, mushrooms at the base of trees, cracks or splits in trunks, and leaves that prematurely develop unusual color or size.

• MAINTAIN YOUR GUTTERS. Remove all debris from your gutters so water can properly drain. This minimizes standing water and slows the freeze/ thaw expansion process that occurs in cold weather. Clogged gutters can damage landscaping, lawn and shrubbery, walls, foundation, basement and crawl spaces. Consider installing “gutter guards,” which will prevent debris from entering the gutter and direct the flow of water away from the house and into the ground. • INSPECT YOUR ROOF. To help prevent expensive emergency repairs, look for damaged or loose shingles, gaps in the flashing where the roofing and siding meet vents and flues, and loose or damaged mortar around the chimney. If you see any signs of damage, call a professional to repair the damage. • INSPECT YOUR HOME’S EXTERIOR WALLS. To prevent leaks or drafts, look for possible weather-related damage, like cracks and loose or crumbling mortar. Wood trim and siding can suffer from deteriorating paint or become loose. Windowsills may be cracked, split or decayed.
Taking the time to tackle these chores now will save you an even larger hassle doing repair work once winter has come and gone.

Harmony
The principles of design are: unity (or harmony), proportion, balance, rhythm, and emphasis. Utilizing these principles can mean having a space that is magnificent vs. mediocre vs. downright wrong. When you

Harmony creates an integrated image with all the elements functioning together to aid the design as a whole. A unified design is greater than

Another key consideration in creating a harmonious eclectic style is to definitely consider mixing periods and styles in your furniture pieces because it will not only make for a more harmonious feeling in your room, but will ultimately create a more interesting decorating scheme. It’s important to remember that when you decide to mix different periods or styles of furnishings, that your pieces all be in the same or similar mood—either formal or informal, that is: gay and frivolous vs. serious, dignified and formal.
Proportion
Proportion refers to the relative size and scale of the various elements in a design. Continued on page 32 HarrisburgBuilders.com

Tips & Trends Continued… A large room can handle furnishings that are larger in scale. The smaller the room, the more petite or delicate the furnishings and decor should be. This is especially important when you move from one style of living to another. The furnishings that looked good in your 3,500 square foot family home will most likely look massive in your new 55+ community. Watch the scale of different pieces in a room. An overstuffed sofa should set the stage for the scale of all the other
furnishings. A delicate side table next to the sofa will look out of place quite easily. The pattern of fabrics is important in small areas; keep patterns to scale. Use smaller prints and less of them. A larger room can typically handle larger prints and more colors. Rules can be broken; for example, if you have a small room but prefer a larger print. If so, make sure it has lots of white space in it and use it sparingly.
White space as a whole is important in a room. This is the space around and above furniture. A room rarely looks good when every square inch of it is filled. The eye needs room to rest, so provide it by leaving some surfaces uncovered and some walls alone.
Balance
Balance is probably the most easily understood design principle. In decorating, it simply means a state of equality—or equilibrium between two elements or two parts of a design composition. There are two kinds of balance: formal (symmetrical) balance; and informal (asymmetrical) balance.
Formal balance is achieved when the two halves of a composition or design are exactly the same. Identical end tables flanking a sofa; a fireplace with matching bookshelves on either side; a pair of candlesticks placed the same distance from a central bowl of flowers all represent formal balance. This kind of evenly matched balance tends to create a sense of order and stability—evenness—if you will. It’s fairly easy to create, but you need to remember that formal balance has a tendency to make a room seem static and stiffly conventional—especially if it’s overdone. Informal balance is achieved when two halves of a composition balance each other even though they are not identical. Size or physical weight are not the only factors

involved in this kind of balance, which can only be appraised by the eye. Bright colors have weight and tend to move forward or advance while pale, softer colors or neutrals seem to recede. Irregular shapes, which engage the eye longer than regular ones, seem more important; these therefore also “weigh” more in terms of balance.
Rhythm
Rhythm is measured motion through space: a path along which the eye follows a regular arrangement of themes, whether in written or spoken language, music or decorating. In music, it’s achieved by regularly recurring groups of accented tones. In decorating, it’s achieved by the regular recurrence of accent features or elements. Rhythm is vital to good design because it helps hold the varied elements of a composition together, whether that composition is a single object, such as a lamp, or the contents of a whole room.

When it’s time to think about creating rhythm in your design plan, the easiest thing to do is repeat, repeat, repeat! Repeat a color. Repeat a line, a design motive, or an object more than once in a composition. And, immediately, a sense of design or purpose begins to develop. When anything is repeated, the eye is carried along from one motif to the next, and interest mounts. This is what is meant by defining rhythm as motion. Another way to create rhythm in accessorizing is to consider repeating the same type of object—say a plate collection—in varying shapes and sizes. By varying the size and shape of your plates, the repeated element becomes more interesting to the eye. Continued on page 34

Emphasis
I love creating emphasis in any design plan. To me, emphasis is truly adding the excitement factor to the creation of a new room. The basic idea behind emphasis in decorating is that every room should have a focal point, or a center of interest that immediately attracts the attention of anyone entering the room. Walking into a room with design emphasis is bound to give you a much better impression of the room’s overall design. More so than walking into one that lacks any features impressive enough to attract notice. When there’s no focal point in a room, your eye tends to slide around from one part of the room to another, and boredom rapidly sets in. If nothing attracts your visual interest, it’s natural for you to become restless, and actually feel the need to move on.
Just think of how much more inviting it would be to have a colorful and comfortable looking grouping of furniture around a fireplace with a few unusual accessories and personal touches giving a clue to your individual style and personality. Lacking a fireplace, the sofa is usually the dominant feature in a living room. If so, consider playing it up and giving it more importance by selecting a color or pattern that helps center your grouping. Then, by adding tables, lamps, artwork and other accessories to this grouping, you surround it with many visually interesting design objects. Remember that color is a big drawing card when it comes to claiming attention. A striking painting or piece of art will make any grouping or area more interesting. Now, take a good, long walk throughout the rooms of your home. If something doesn’t feel right, it probably doesn’t follow the principles of design. Rearrange it, remove it, or replace it until you achieve the room— and the home—that you desire. If that seems difficult to realize, call an Interior Decorator.
