Home Builders Association of Metropolitan Harrisburg The Home Builders Association of Metropolitan Harrisburg (HBA) will host a hybrid in-person and virtual Parade of Homes event running September 24 through October 2 where people can explore new homes and home renovation projects that showcase the work of local builders and contractors. Many of the homes are available for sale and staff will be on-site at each home to provide information and answer questions.
“The PA Parade of Homes has been an annual fan favorite since 1995, showcasing the best new residential home designs and floor plans, latest advances in technology, and beautiful home décor trends,” explains Kristi Walsh, Executive Vice President of the HBA. “Expanding upon the virtual concept we presented in 2020, we are excited to continue offering both virtual and in-person tours allowing the event to be accessible to as many people as possible.”

We oohed and ahhed over spectacular staircases, encouraged strangers to stand in cavernous tile showers with us to see how many people could fit, and salivated over finished walkout basements, all while fantasizing about someday building our own dream home. Little did we know our happily ever after was closer than we thought.
DREAMING BIG A lifelong, avid reader, I began writing romance novels as a fun hobby to escape how dreadful I was at my actual real-life job. One book became two, two became three. Now seven years later, I am a full-time author with thirty of my own novels on my bookcase. With the success of my books, Tim and I soon had the resources to build the kind of home we’d fallen in love with during Parade of Homes. This is the story of how we met a builder, fell in love (with their company), and moved into our dream home…

We’re lucky in this region to have several quality home builders to choose from and Tim and I already had a short list of custom builders who had impressed us during previous Parades. The plan was to “speed date” each builder on the list and then choose the best fit. Our first appointment was with Musser Home Builders, a family-owned company that has been in business for fifty years. We met with Jeff Musser, company president, at the dreamy farmhouse-style Dillsburg headquarters. It was love at first sight. Well, it was for me, the starry-eyed romantic. Tim, the steely-eyed realist, was cautiously optimistic.
Jeff was open, charming, and honest. It was clear that he treated his employees like family. And with half a century of building relationships with suppliers and contractors, the company was well-positioned to weather any storm… including a pandemic. I was sold. Jeff’s teeny, tiny dog Sophie with little bows on her ears helped seal the deal for Tim. [Disclaimer: Manly man Jeff insists Sophie belongs to his wife Beth.] Well, it was that and Musser’s fixed price contract, which means there are no hidden costs or price escalations once the contract is Wesigned.didn’t bother scheduling “dates” with any of the other builders on our list. We had already found “the one.”
Central Keystone Living // FALL 202210 Cover Story Jeff and a designer came to our pre-dream home house and sat down with us to talk about what worked (home offices on separate floors, first floor master) and didn’t work for us (the extra skinny, extra deep pantry cabinet that camouflaged all canned goods until after their expiration Thedates).entire plan was crafted around how Tim and I lived our lives. From our morning routines, to how we entertained to how we relaxed at the end of the day, every detail of the plan solved a problem or made it easier and more convenient to go about our day. They also included a few heart-warming “easter eggs” just for us. Our closet is in the shape of a heart, a nod to my author logo. And my office is hidden behind a secret bookcase door. Shh! Don’t tell. Designer Carrie marched us through selections in a way that kept things fun and exciting, not eye-twitchingly stressful. Before we knew it, everything from flooring to trim had been picked. And this was all done prior to signing the contract, which meant we had the most accurate pricing Itpossible.wasclear to us that this wasn’t a one-size-fits all build to Musser Home Builders. It was a one-of-a-kind dream home designed and built just for us. And that’s how they approach every one of their projects.

Ground was officially broken on a frigid day in February and just like that, everything that had existed only on paper began to take shape before our eyes. We visited the site almost every day of the ten-month build and, in doing so, were lucky enough to meet many more members of the Musser Home Builders family. Our foreman, Zach, was endlessly patient and knowledgeable. When a late season hurricane rolled through dumping eight inches of rain on the region, he was on-site at 10 p.m. to make sure our newly drywalled basement didn’t flood.
Seeing it all come together in real life was like living a dream. Every room was bigger than I’d imagined. Each selection more beautiful and more “us” than we remembered. The enthusiasm of the crew over details like the custom mahogany ceiling for an upstairs bedroom and the three-story open staircase was infectious. They were just as excited as we were to see our home taking shape.

HAPPILY EVER AFTER
Just as promised, we moved in a week before Christmas. The first personal item through the door was the Christmas tree, which did indeed have the perfect Sincelocation.then, we have been blessed to share our home with an endless parade of friends and family. My mother’s 70th and Tim’s 50th birthday celebrations were held here. My brother’s family enjoyed a poolside staycation this summer. And we were honored to host an open house for the Musser team so the crew could show off their incredible craftsmanship to their families. Our relationship with Musser Home Builders didn’t end there. They also walked us through the first several months of home ownership, answering our questions, troubleshooting on the rare occasions it was required, and coordinating any additional work necessary. So, it was a given that we called Musser Home Builders when it was time to tackle the basement bar project. It was also Musser we contacted to expand the patio. And it will be Musser we reach out to when I convince Tim that we need a pool house. Each time I drive up our winding driveway, I think back to all those Parade of Homes I was so excited to tour through the years. I still can’t quite wrap my head around the fact that I get to live out my own happily ever after in one of them. Does it matter to you if all the bedrooms are on the same floor? If you have small children that don’t sleep through the night, this could be a huge issue. An open floor plan will also help you as it provides more flexibility to monitor your children’s play throughout the house. Safe and secure Reviewing local crime rate data can provide a macro level estimation of an area’s safety but you should also consider whether the yard is fenced, or if the neighborhood has sidewalks for your kids to use. Then, take a drive around the neighborhood to see how other homeowners are caring for — or not caring for — their homes. This pride of ownership will tell you a lot about whether you want to live here.
Millennials take heart. Owning a home is possible. In fact, many families today find their monthly mortgage payments are comparable to what they were previously paying in rent. Consider the story of Natalie and Jake Limm, a young couple living in the Harrisburg area. The two had an apartment they rented for $650 a month. Not only was it small, but it was cramping their lifestyle as well. There was no room for them to pursue their hobbies. (Jake likes to work on cars, and Natalie likes crafts and DIY projects.) Natalie has already updated several rooms in the house, including the kitchen, and she’s done the work herself. Jake has also been busy. But really, there are many places where air can get in and out. Often these are areas where separate materials meet, such as between the foundation and walls or between siding and brick. Other culprits are openings for utilities, including electrical, gas and cable, and openings for dryer vents and HVAC systems, as well as recessed “can” lights. To find leaks, turn off your HVAC system, preferably during a windy day. Close all windows and doors and turn on any bathroom or kitchen fans that blow outside. Hold a flame around the edges of windows, doors and any other potential sites for air infiltration. If the flame flickers in a way that insinuates air is affecting it, you have an air leak. Using a candle is ideal because you can use its flame as well as blow it out and watch how the resulting smoke moves to determine if there is a leak.

And these two areas work together to make your home inefficient.Warm air rises up into the attic and sucks cold air in through leaks in the basement. This is often referred to as the “chimney effect.”
The first step to sealing air leaks inside your home is to find out where they are. There are a few common locations with which to start. Doors and windows are usually thought of as the most obvious culprits of inside air leaks since they are constructed openings into your home. And they are often sources of air leaks. If you can’t find leaks using the above methods or you want a thorough leak investigation done, you can hire a professional to perform a blower door test in your home. This is a fan that is mounted into the frame of an exterior door that pulls air out of the house, lowering the air pressure inside. This causes the outside air pressure to flow in through cracks and openings revealing leaks.

At night, you can try shining a flashlight over potential leak areas inside while someone outside looks for the light to appear on the other side. Note that this will only work for larger leaks.
Seal any openings where windows and doors meet trim by applying clear indoor acrylic caulk with a caulking gun. You can also use this caulk to seal gaps between the wall and trim, baseboards and anywhere where different building materials meet and potentially create gaps. Add weather stripping around windows and doors. For doors, remove any previous weather stripping and clean the area with mild detergent and water. Always remove old weather stripping and any adhesive before installing new weather stripping. Foam tape weather stripping installs easily and usually comes with peel-off backing. Use a utility knife to cut the foam to the correct length. Peel off the backing and press the stripping against the doorstop just behind the latch area. For windows, clean both window sashes and remove any adhesive residue from old weather stripping. Using mild detergent and water, clean both window sashes. The window sashes are the “frames” directly around each of the windowpanes. There will be a lower and upper sash. Make sure no dirt or grease remains. Remove adhesive from any old weather stripping, using a glue and adhesive remover for stubborn adhesive. Dry the area with a clean cloth. Measure the bottom of the lower sash and the top of the upper sash and then cut the foam tape with a utility knife to fit these areas. Peel off the backing and press into place. When these sashes are closed, the foam tape will form an airtight barrier so that no outside air can get in and inside air can’t get out. continued on next

Step 2: Seal Wall, Window and Door Leaks
Step 3: Seal Basement Leaks
There are common areas in the basement where leakage often occurs. One of them is between the sill plate and the foundation and at the bottom and top of the rim joist on each side of the house. This is generally where the cement foundation meets the wood frame of the house. If your basement is unfinished, this will be easy to locate. If your basement is finished, you most likely have insulated stud walls and little air leakage. Use silicone caulk to seal gaps and cracks at the rim joist that are ¼” in size or smaller. You can use expanding foam sealant into gaps that are larger than ¼” to about 3”. Take note of any openings going to the floor above the basement for wiring and pipes. Also examine openings for your dryer vent and HVAC system. These can also be sealed with either caulk or foam sealant. After sealing the rim joist area, you can then add insulation to the area for even better efficiency. Measure each space between the floor joists and the rim joist using a tape measure and then cut a piece of rigid foam board insulation to fit the space using a utility knife. It should fit exactly in place. Use an appropriate adhesive if necessary. Repeat until you have insulated the entire perimeter of the rim joist.
Install a door sweep. With the door closed, place the sweep on the bottom of the door and check to see that the sweep’s rubber gasket seals tightly against the threshold. Look for any light shining from outside in under the sweep. If you see any, adjust the sweep until it’s blocked out. When you see no more light, the sweep is correctly in place. Use a pencil or pen to mark where to drill holes for the supplied screws. Use a drill to pre-drill the holes and then fasten the sweep to the door with a screwdriver.

Ascend into your attic and look around. Get your bearings and look for the areas where leakage is likely to be greatest. This will be where both interior and exterior walls meet the attic floor. Start looking at the existing insulation between the joists in the floor. Pull back the insulation to look underneath. If it is black or otherwise looks dirty in spots, you’ve found a potential air leak. The leaking air passes through the insulation, making the insulation act like a filter, leaving the dust and dirt behind. Examine the area closer to determine where the leak is coming from. If you find it, you can seal it by using silicone caulk or expanding foam sealant, depending on the size of the leak. Seal the wall plate (where the top of walls meets the floor/ ceiling joists in the attic) to ensure air does not leak at the outer edges of your attic/roof. You can do this with expanding foam sealant. Do the same around the top plates of interior walls underneath the attic floor. You can spray expanding foam between the drywall and framing. Check ceiling light boxes (they will be at your feet in the attic) to see if you can see around them into the room below. If so, seal any holes around the boxes with caulk or foam sealant. Don’t forget to seal around any ductwork from HVAC systems in your attic. Add more insulation, if necessary. #3: Are You Ready for Take-Out and Trade-Offs?
Some contractors will leave your sink, fridge, and stove completely functional until the very last minute, only removing them when its completely necessary; other contractors prefer to remove everything from the kitchen on the first day of demolition. Find out how your contractor works and plan accordingly because no matter which method your contractor prefers, there will be a period when you are without the use of a kitchen. If you’re implementing your new kitchen design in late spring or summer, you have the benefit of using a barbeque grill for your meals. If you’re remodeling or building in the colder months, be prepared for takeout meals or stock your basement freezer with meals you’ve prepared in advance. This way, you can use a microwave to heat up meals and eat at home during the kitchen renovation. There will, of course, be other trade-offs beyond the question of how to eat. You’ll want to weigh cost versus value, balancing your choices and your spending based on your personal priorities and your plans for the space. Are you remodeling because you plan to put your house on the market soon, or is this a space you’ll be living in for decades to come?
One of the best parts of planning a new kitchen design is the dreaming. You should visit sites like Houzz.com and Pinterest to gather inspiration. Make a mood board of your favorite kitchens. Do you see themes emerging? Are you drawn to a defined style, a specific color palette, or certain kitchen features? Do you desire a dual tub sink? Are you crazy for concrete or quartz countertops? Does the idea of a high-output gas range or a dual convection oven get you all heated up? Do you find that a French-door refrigerator adds a certain je ne sais quoi? Do you dream of the convenience of soft-close doors and drawers for all your cabinetry?

Sometimes our dream kitchens are just that – dreamy magazine-worthy images that conjure up a life-like idea to fantasize about, but one that is far removed from our actual reality. If your entire home has a country-farmhouse feel, then replicating that extremely modern kitchen you put on your Pinterest page probably isn’t a great idea. When you create your kitchen design, you want to respect the architectural integrity of your home as well as the lifestyle you lead. If, for example, you’re a parent of young children, although you like the look of an all-white kitchen with marble floors and countertops, it might not withstand the wear and tear of your family’s needs. Likewise, you probably don’t want a huge center island open to the rest of the house if you’re a messy cook who struggles with kitchen clutter. You might consider adding a scullery off the kitchen to hide away dirty dishes and other messes. In short, you want a kitchen design with solutions for your true habits and lifestyle, not a kitchen for the person you wish you were.
Do you entertain a lot? Do you like to throw dinner parties? Or is most of your cooking solely for your family? Knowing how you intend to use your kitchen will help you determine whether you need an open concept kitchen, a kitchen with an island, or a semi-private kitchen. Are you more of a baker than a cook? Understanding how you use your kitchen will help a designer give you a kitchen design with the most efficient layout. If your kitchen tends to be a drop-off zone for cell phones, school papers, and other forms of daily clutter, consider adding hidden drawers and stations to help keep that clutter at bay.

Your kitchen should inspire you and make you want to cook more. The only way it will do that is if its design complements your style and personality. How much storage will your kitchen need? Do you have a lot of smaller kitchen appliances? Do you have both everyday dishes and fancy china? Are you a baker with lots of specialty tools?
