SA - The Liveable State I love the way South Australia is so small that everywhere you go you run into people you know. Last month Nigella and I were drifting amongst the crowd at the Cornish Festival in Kadina when I heard a voice call out: "Hello Nigella". It could only be a voice from Mawson Lakes, and it was. Compare this to the "big states", particularly NSW where I grew up. Whenever I go back to Sydney I’m overwhelmed by the traffic, the swirling crowds, the high cost of living and the never-ending urban sprawl. It takes forever to get anywhere.
Ladies from Mawson Lakes at the Cornish Festival in Kadina Cassie Curtis, Vicki Hopkins and Linda
they think and got some thoughtful answers. See the Voice of the People on page 5.
Adelaide (especially Mawson Lakes) calls me back to a more gentle lifestyle where things are accessible, getting around is easy and the people are more friendly. While the big states grow ever bigger and vie for economic status, I call SA the "lovely liveable state".
It's tax time and to help you get your financial affairs in order MLL has published a pullout on accounting services in the local area. NOW is the time, so get cracking with this.

The question arises, should we increase our population for economic gain and become more like the "big states". MLL asked residents what

Lions Club coming The Lions Club is coming to Mawson Lakes and is looking for passionate people to give what time they can to help the local community thrive. The Lions Club is a service organisation that has been working in local communities for over 100 years, always giving 100% of the raised funds back for community projects. Email mawsonlakeslions@ gmail.com Lauren 0424 838 705 Dad deprivation Some while back MLL published an excellent parenting article on "Turning boys into good men". I went straight out and bought Biddulph’s book and I recognised myself as a career dad working at the expense of my son’s wellbeing. To add further evidence, research at the Australian National University shows that kids long for more dad time. Evidence suggests that when dads work long hours, boys in particular, tend to act up. Boys become more delinquent or have more aggression when their fathers are absent or are suffering major work stress. Youngsters with dad deprivation can feel abandoned, rejected, sad and angry, and if prolonged, this can lead to anxiety and depression - mental health issues. I am rethinking my career habits and my priorities as a result of the article. Michael Pisconer Ed: The parenting article is online MLL/April/page 18. www.mawsonlakesliving.info Safety on Mawson Lakes Boulevard Mawson Lakes Boulevard carries a high volume of traffic from one end to the other and many bus routes flow along this road. My concern relates to the stretch from central southwards to Montague Road. Given the narrow width with car parking on both sides of the road we have a problem of visability and safety. It is a safety hazard when drivers have to make a decision to give way, or squeeze through. There is also a risk to pedestrians crossing the road as there are several blind spots. It may be better to have parking on only one side of the road defined by yellow lines. Steven Dalzell Want a post office? Community spirit We are sisters and we read Mawson Lakes Living every month and do the puzzles and we would like to help distribute the magazine in our area. We have counted the number of houses and there are 18 in our street. We ride our bicycles everywhere so we could put the magazines in the baskets on our bikes. Lucy (6) and Lilly (8)

Dirty footpaths I often walk along the Boulevard where the lakeside restaurants are located and I am disgusted at how filthy the sidewalk is outside the restaurants and shops. Vomit, dirt, cigarette butts and dog wee line the street. I guess this is a council pathway and so the council is responsible, but wouldn’t you think the shop owners would take pride in their place and keep their properties looking clean and smart. If it’s dirty on the outside, I’m reluctant to go inside. Dani Lette
Voice of the People: Should SA increase its population growth? SA has a population of 1.71 million but a new report to government recommends doubling the rate of population growth to reach 2 million by 2027 in order to stimulate economic growth. MLL asked the people of ML if SA should increase its population. I migrated from South Africa so I am not opposed to immigration but I believe it must be sustainable, rather than short-term juice for the economy. Migrants work hard to support their families and do jobs that others won’t do e.g. in rural and regional areas, but the jobs and infrastructure must be there. Dr Robert van Coppenhagen
I come from Hong Kong. Adelaide and Mawson Lakes are so boring - not enough people. Victor She Chun-chi
Yes, more people, good for business. Emma Donovan
Increasing our migration program may bring in a few fresh brains but there is a downside such as more competition for jobs, shortage of housing, more traffic, higher demands for water and electricity, more demand for hospital services, more waste production etc. Do we really want this? Franco
Population growth is not a simple answer to economic growth. While people generate activity, infrastructure needs to come before the people come. Terry Helbig
SA is unable to provide jobs for the people we have, so bringing in more people and putting them on welfare is a stupid idea. Barry Godray
Smarter not bigger. The world has many similar sized cities to Adelaide with thriving economies. We don’t need to be bigger to be better, we need to be smarter and capitalise on global trends. This requires investment in education (STEM), becoming masters of technology, and training people in smart skills. I see this happening in Mawson Lakes. HJ Forero No. Overpopulation is one of the biggest problems we face in Mawson Lakes producing traffic on our roads, parking problems, schools that cannot take all children, increasing crime, rubbish and insufficient housing that pushes up rental prices. Shari Kiddle
In the 1950s my husband was a migrant from Poland and as soon as he arrived he found a job and worked every day until his retirement; but the jobs aren’t here any more so I'm not in favour of population growth through immigration. Trinity Green for positive retirement Making a move from Tasmania to Mawson Lakes is a big step for Margaret and Karle Underwood (on the cover) but they can’t wait to open a new chapter in their life in a modern self-contained house in Trinity Green. Karle who was the Director of Multicultural and Ethnic Affairs in Tasmania wants to maintain an active life in retirement and be closer to his family in SA, so Trinity Green is just right for him. The retirement village, off the Mawson Lakes Boulevard, backs onto the beautiful wetlands. It has 92 houses for people over 55, and, such is its reputation for friendliness and community spirit, that people come from all over Australia to enjoy positive retirement. While this is so, there are others, such as Trev and Ann Rogers (pictured) who have lived in Mawson Lakes for many years and decided to downsize to Trinity Green. "We are fit enough to have an active social life and we want to enjoy all the benefits of retirement living."
"For us it means staying in a suburb we know, with the same shops and church, and close to the bus and rail services we regularly use," said Trev.
Ann and Trev Rogers are downsizing to Trinity Green
He continued, "it’s interesting that we have lived in Mawson Lakes for 13 years but have never really got to know our neighbours whose garage doors open and close by remote, but here at Trinity Green we are in a community with like-minded people about our age, and we have experienced friendship like never before." While the village has an operations manager, the residents manage the social side of the village. Judy McEwin, president of the Residents' Committee talks about trips away, guest speakers and in-house activites such as table tennis, swimming in the indoor pool, BBQs in the pretty courtyard, computer classes, fetes and fairs, and parties to mark special occasions.
"Our busy social life brings people together to have fun. You can get involved as much as you like, or as little," said Judy Trinity Green released its final stage, 18 spacious new homes, to the market in 2016. With construction nearing completion, only a few homes remain for sale. It’s an open village so you can walk down Emerald Street and along the Pledger Wetlands and take a look for yourself, or ring Robyn for a guided tour and information on 08 8193 6444. People Profile
Anoop Puzhamudi His friends call him The Gentle Giant. And, anyone who knows Anoop Puzhamudi (pictured) will agree the description fits him well.
Beneath his 6 feet 2 inches, well-built frame lies a calm and gentle demeanour. The IT professional moved to Adelaide, from India in March after getting a job with the University of Adelaide. And, he moved to his home in Mawson Lakes at the beginning of April. "I fell in love with Mawson Lakes the moment I lay my eyes on it. I knew the lush
green landscape, and the beautiful lake near the cafes will be a balm to sore nerves after a long day of work," says the 33-year-old. Other than his job, there’s one more reason that encouraged Anoop’s travel to the land down under; his passion for photography. Even though he enjoys his work as an IT professional, Anoop comes alive behind the lens of his Nikon D 750. "Australia and New Zealand have always been two of my favourite countries. Spectacular sights here are the dream of any photographer," says Anoop. In India, Anoop used to dabble in landscape and newborn photography. Some of his works can be viewed at tinytakes.com and https://500px.com/anoamuz This reserved resident can be often seen enjoying a good burger with chips, lost in thoughts, looking at the lake. If you see him next time, do not forget to say Hello! He is shy but he loves a good conversation. By Gayatri Nair, a local journalist who has joined the MLL team.

Meet Adrian Maik, one of our team of lawyers who has special experience with motor vehicle accidents.
I have been involved in a motor vehicle accident and I was not the driver at fault. Can you give me some general advice about making a claim?
Most motor vehicle accident claims fall into two categories – a claim for damage to or loss of the vehicle, and for the injuries sustained by anyone. In both cases, the first issue that needs to be considered is liability. This means establishing that the driver of the other vehicle is legally responsible for the accident, and for the damages and injuries resulting from it. Insured drivers are often indemnified by their insurer for any liability they may be found to have, and are usually involved as a party to legal proceedings where liability is in dispute. Property Tips with Ben Frank Short term rental Short term private rentals are rising in popularity in the accommodation market as a cost effective alternative to hotels. Should you consider letting your investment property out for short term rental rather than traditional long term leasing? The upside is the potential to increase your returns. If your property is in a good location and turns out to be popular, it is possible to make more annual income than from a traditional 6 or 12 month lease as the rent per night can be double or triple for short term stays. The downside is that there may be weeks when your property is vacant. The house also needs to be furnished and cleaned/serviced between guests. You can do this job yourself or outsource it, however a manager for this type of work will cost more than a traditional property manager. Airbnb and Stayz are websites that connect people wanting to rent their house or spare room with people who are looking for accommodation. Airbnb started out as a budget oriented travel website with the air in the name referring to an air mattress. The site has grown from catering towards couch surfing budget tourists to a much broader market, including business travellers looking for short term accommodation.

It is free to create a listing and you can choose how much to charge by the night, week or month and control the availability. Airbnb keeps 3% of the reservation value as their fee. They provide a $1,000,000 host guarantee against accidental damaged caused at your property. It is also a good idea to check your home insurance policy to see if short term rentals are covered.
Short term rental may not be right for every property so do your homework on demand in your area. If it all stacks up, short term rentals could reward you with flexibility and increased return. Talk to your financial planner about ways to maximise the return on your investments.

Managing your business The bookends in life for most Australians are to own their own home and have enough money to retire comfortably. Unfortunately, most people don’t plan seriously enough, or early enough, said Yianni Tsimopoulos who is the Managing Director of Nationwide Accountants & Advisers at Mawson Lakes. Yianni’s father Steve started Nationwide 20 years ago in Salisbury and when the business outgrew its space he moved the office and his family to Mawson Lakes. He has seen the business grow as his energetic sons have taken on executive roles.
"Many people who fail in business do so because they get behind with their financial management. They’re good at what they do, be it concreting or physiology, but always leave the bookwork to the last minute. When a business lacks financial organisation it is at risk," said Yianni who is the author of three books on financial management. "It's our job to set up a realistic system that small business owners can follow and adhere to. If someone forgets to attend to their accounts we remind them that things are due, and we advise on superannuation, home and car loans and wealth protection."
SUCCESS has nothing to do with luck. It has everything to do with being properly organised and informed.

Why tax planning should be important to you Tax planning is often overshadowed by other financial advice needs, such as investments, superannuation and personal insurances. Not addressing your tax position can cost you a lot of money - particularly over the long term. Implementing effective strategies early on often means building up an asset base faster and reaching your goals sooner. Yes, income tax is necessary for a range of reasons, but you can seek expert advice to manage the amount of income tax you pay. So what are the right strategies? This will depend on your individual circumstances, but broadly speaking, strategies such as salary sacrificing/packaging, getting the right ownership structures in place before purchasing assets (e.g. company, trust), maximizing tax deductions by keeping good records, investing in tax-effective investment vehicles and rental properties, tax-efficient use of debt and taking out Income Protection insurance and contributing to super should all be considered. We can assess your situation and recommend strategies that are appropriate for you, so phone us today and make a no obligation appointment to discuss your needs. Affordable accounting, bookkeeping and payroll solutions. Help to improve cash flow and maximise your business performance

Tips to consider when choosing an accountant
Choose a chartered accountant Professional accountants are called Chartered Accountants. They have completed a degree along with workplace experience and a professional competence program. Tasks such as bookkeeping, tax preparation and general financial management might not require a chartered accountant but you will almost certainly need one if your company grows to the point when you need a loan, or if you are ever audited. Look for relevant expertise Try to find an accountant who is using the same software as you or one who's willing to do so. This will mean you don't have to worry about risks involved in exchanging data back and forth. If your company uses cloud-based software for much of its business, look for someone who’s savvy with cloud computing.
Do background checks When searching for an accountant, the ideal candidate might be right under your nose. Start by asking any friends or family members who own small businesses if they would recommend their accountant. The best accountant for a sole trader might not be the best fit for a company with employees. Some accountants will do little more than manage your accounts and complete your tax return forms, but the best accountants are fully up-to-date with changing laws on superannuation and tax reform and they are more proactive. So before choosing an accountant, ask what they could suggest to save your business money. Interview several candidates before you decide. This liftout gives you a range of local people to choose from. Negotiate fees There's no single method that accountants use to charge their customers. Some will charge by the hour, some might charge a monthly retainer, others could charge a percentage of your turnover. Get written quotations from all the accountants you interview, then go away and compare them. Consider how your business may grow and if the fee structure is suitable for an expanding enterprise.

Good accountants will help your company grow. Your accountant will become intimately involved with the operation of your company, so choosing an accountant is not a decision to be taken lightly. As a local with a young family, I want to make our area the best it can be. As your Labor candidate at the March state election I’m committed to and fighting for more employment opportunities and secure jobs now and for our kids. I’ve been listening to locals and the cost of living, the state of our environment, energy security and concerns over development are all issues that have been raised with me. We are all part of a diverse and growing community here in the North. A community with great strength and great potential. As your local Labor candidate I’m out and about in the community because I want to hear your views and opinions about how we can use that potential to make Mawson Lakes even better. I want to represent you in parliament to make a difference for all of us here in Mawson Lakes. If you have an opinion or issue you’d like to raise then please contact me, I look forward to hearing from you.

Top of the crops A horticulture conference last month heard that potatoes are the top income earner at the Adelaide Markets, followed closely by tomatoes, so MLL asked Tony Hu from Tropicana if Mawson Lakes shoppers follow these trends. Tony said he does not sell many potatoes. "Mawson Lakes has a large population of Asians and Indians and they get their carbohydrates from rice, not potatoes, but they do buy up big on leafy vegetables." "Close behind potatoes as a best seller at the markets are tomatoes now that growers are building range and value. "Ah, yes," says Tony, "people here love tomatoes, but they go for the small varieties such as mini roma, cherry and truss. Other top sellers here are avocados and baby spinach." On the fruit scene, watermelon takes the top spot when it comes to fruit sales at Tropicana,

followed by strawberries grown in the Hills. Bananas are popular and grapes are stocked all year and when they are out of season in winter they are imported from the USA. "Mawson Lakes shoppers are adventurous and will try new things such as persimmons, the new apple varieties Jazz and Kenzi and gold honeydew, and I'm always happy to give a taste," said Tony. The conference noted a change in market habits as people shop more frequently for fresh food and are happy to pay more for smaller prepackaged portions rather than buying by the kilo and throwing food away. Tony sees this trend in Mawson Lakes where pre-packaged lettuce and pre-prepared fruit in tubs ready to eat is popular. He advises that one of the best value vegetables for snacking is the 750g pre-packaged tub of mini cucumbers.

Book Review
The Chocolate Tin
Review by Marlene Tribbeck, pictured with her grandson Daniel
Fiona McIntosh, a South Australian romantic novelist has written a perfect blend of romance, action, mystery and intrigue spanning the Rowntree’s chocolate factory in the medieval city of York to the battlefields of northern France.
It’s a heart-breaking tale about a triangle of love and life in all its forms, and of chocolate. The heroine is a modern-thinking woman with hopes of a career in England’s famous chocolate making town. She has received several proposals of marriage, although none of them promise that elusive extra - love.
At the end of the war an English officer leading a clearing party through northern France discovers a dead soldier in a trench. In the man’s possession is a secret love note, tucked inside a tin of chocolate that had been sent to the soldiers as a gift. In pursuit of the author of this mysterious message, Harry travels to Rowntree’s chocolate factory where his life becomes intricately connected with Alexandra and Matthew. Only together will they be able to unlock the secrets of the past and offer each other the greatest gift for the future. The Chocolate Tin is an exquisite story that bursts from the pages and leaps into your heart. Look for a copy at the Mawson Lakes Library.

Parkrun owners & dogs
by Nigella
Do you know any of the handsome hounds below who are running with their owners in the Mawson Lakes Parkrun? Parkrun is an international sensation that has arrived in Mawson Lakes. It’s free and is organised by volunteers (see photo on page 12). Participants run or walk a 5km course around the lake, along the creek and back. I met Arnold (right) at the Parkrun last month. He’s a rescue dog who was adopted by a family who loves to run, and Arnold discovered he loves to run too! Each week he jogs about 30km with his dad Michael and big brother Harry (16), then every Saturday they get up early and head off for a Parkrun. Michael said that nothing motivates Arnold more than the words, "lead-on and let's run"- not food or ball games or anything else. The lean little Jack Russell X knows every bend in the road on his training routes and he can’t wait for Saturday morning when he meets his doggie friends and they share treats and dog chat. Arnold the dog with his owners at the inaugural Mawson Lakes Parkrun
I saw lots of my friends at the inaugural Mawson Lakes Parkrun - humans and dogs. Some were running to get their best time, others were walking for fun and fitness. Bring your owner down next Saturday at 8am, and add some fun to your run. The starting tent is opposite the Mawson Centre. See you there.
