Building consents are issued under the Building Act 2004 and confirm that plans and specifications for proposed building work meet the requirements of the New Zealand Building Act 2004 and the New Zealand Building Code. A building consent ensures that any building work is safe, durable and does not endanger health of property owners, users and neighbouring properties. Sometimes a resource consent and other permissions are required from council for items like vehicle crossings, connections to utilities like water or sewerage. Applications for connections to services will usually need to be approved by council before a building consent can be granted. He said homeowners, engineers and designers need to be aware that specific details are yet to come. “Just because it is exempt under the Building Act, does not mean that the Resource Management Act (RMA) or local bylaws or engineering standards are met. Some of these areas need the same level of design and engineering input as a consent,” Cook said. “Proposals will still be required to comply with the Whangarei District Plan; if a building can’t meet the permitted activity rules, then resource consent approval will be needed.” Cook added that a number of potential issues still needed to be resolved going forward.

YO OUR HOME Easy breezy One of the all-time favourite classic colours has been making a huge buzz: blue. In lives full of busyness and interruptions, light blue helps us filter out the noise and focus on what truly matters. Whether you have a bach or simply want a similarly casual and comfortable vibe at home, don’t look past beach colours that evoke the sea, sky, sand and surrounding scenery to create a soothing space. Try a delicate greyed blue like Resene Half Dusted Blue, a chilled-out ice blue like Resene Oxygen, a sea glass green like Resene Nebula or a cloudy white like Resene Sea Fog. Opting for Resene Colorwood Whitewash or Resene Colorwood Light Greywash on timber elements will give off a softly lived-in look and allow the natural beauty of the wood grain to show through. Popular blues have also taken on green undertones, with Resene Green Meets Blue, Resene Dark Slate and Resene Jurassic being among the most covetable variations. Try them stone greys like Resene Pale Slate, sharp yellow whites like Resene Rice Cake or soft grey greens like Resene Aspiring. For a pop of interest, bring in small accents of bitter orange, rich ochre or peridot green such as Resene Mai Tai, Resene Pirate Gold or Resene Flourish to finish the look.
Back to nature While nature itself has long been a common inspiration for home décor, woodland tones including silvery sages such as Resene Bud, muddy stone greys like Resene Nomad, jades like Resene Palm Green and olive greens such as Resene Saratoga are among the most popular trending hues. Luckily, these shades are all suitable for building tonal looks – an approach which is still very much on trend. Since tone-on-tone schemes are built on layering, the more you add, the more the whole scheme will hang together. The trick is to pick hues that complement with enough variation to keep things from becoming completely homogenous – and earthy greens like Resene Rivergum and Resene Mangrove are particularly excellent to work with when you’re trying to create a serene space but don’t want it to lack in interest or contrast. Neutrals with soul Given the efforts to turn our spaces into more relaxing places to spend time, we’re embracing living a more clutter-free and thoughtful life. Those looking to bring a truly contemporary look to their homes can look to what we’ve come to call ‘character neutrals’ – hues with soul, which are much more intriguing than your

Layer desert-like shades together to create a tonal sunset effect. Try combining Resene Crail, Resene Sante Fe, Resene Cashmere and Resene Burnt Sienna for a toasty look fit for a casual living room. A twist on terrazzo Terrazzo continues to be a popular choice for interiors, but finding the right terrazzo tile colour, shape or price can be challenging. A simpler and more economical option is to use paint to create a similar effect on your walls or floors. This effect won’t break the budget and can be easily changed out if your tastes shift. To create this trendy stone look, you’ll need a high-quality painter’s brush and four Resene colours. We used Resene Alpaca, Resene Tom Tom and Resene Urbane for our mis-matched stone, with Resene Jaguar for the base colour. The trick to making it look authentic is to not be too precise. Terrazzo, by its nature, is random and unstructured. Make sure you have a mix of larger shapes and smaller shapes, some with sharp edges and others with curved edges. Space them randomly – some close and others further apart and allow your colour patterns to be ‘strategically random’. Start with your base colour and then faintly mark your terrazzo shapes over the top with pencil, followed by paint.

Bamboo Bamboo is usually chosen for three reasons: its eco-credentials, its good looks and the cost. Bamboo comes from a variety of sources, however, and some are greener than others. It is recommended to get it from a verified source and checking its certification from GECA (Green Environmental Choice Australia) and FSC (Forest Stewardship Council). PROS: Certified bamboo is eco-friendly – it’s fast growing and biodegradable – and insect resistant. It comes in a wide range of colours and is quick to install because it arrives pre-finished. CONS: Bamboo flooring can scratch, and can’t be sanded back and refinished like timber can. It’s durable, but check for quality – some bamboo flooring is far more hard-wearing than others. The colour may also fade over time. Laminate Laminate is attracting more attention than ever, and not just from those on a tight budget. Just like it does for your kitchen cabinets and benchtops, laminate for flooring comes in a range

Looking good in Northland
When Generation Homes representatives say house values in Northland are looking good, rest assured their thinking is in line with Real Estate Institute of New Zealand (REINZ) findings.

orthland has enjoyed a 10.5 percent increase in median house prices, compared to the same time last year according to the latest REINZ figures.
This increase, recorded in June, is greater than the median house price increase across New Zealand
(9.2 percent) for the same period. It takes the median house price in Northland up to $525,000. Northland’s 10.5 percent increase is on par with Wellington and greater than, for example, the popular residential areas of Auckland (9.2 percent) and the Bay of Plenty (8.7 percent).
