Well September crept around pretty quickly! But here it is nonetheless, a month of opposites I always find…

Obviously September marks the start of autumn on the 22nd. The season of darker evenings is mirrored with golden leaves, bringing beauty to what could otherwise be a little bit depressing. The month also means that the children are back at school, bringing a much-needed sense of routine back to many families.

But the trade-off for routine is lack of freedom – during the week anyway. On weekends this golden-leaved region is ripe for exploration – and there is nothing better than a crisp autumn walk after all. If you fancy exploring a new route then please visit page 87 where the North Wales Wildlife Trust have provided some serious walking inspiration.

Another great way to spend your autumnal weekends is by exploring the Clwydian Creatives Art Trail. This

annual open studios event gives you the opportunity to meet the artists, witness their demonstrations, and engage in their creative process. The studios are located in diverse settings such as private homes, community halls, or purpose-built studios –meaning that you really get a sense of what inspires these fantastic artists.

And if you really want to up the ante this season, why not consider an autumn break? North Wales is such a diverse region, and we tend to forget that we can holiday here when we are residents! But if you live in the countryside then why not take a break by the sea – and visa versa? A change is as good as a rest after all…

HAND CRAFTED IN WALES

BIG the picture

Conwy Castle is one of the finest medieval fortifications standing in the UK today. An estimated £15,000 was spent building the castle, which was the largest sum King Edward I spent in such a short time on any of his Welsh castles between 1277 and 1307. Edward’s trademark ‘walls within walls’ weren’t needed at Conwy, as the rock it sits on provided enough security itself, but you will find two barbicans, eight towers and a large bow-shaped hall all located within its unusual elongated shape.

Bethany Birch visits the Isle of Anglesey, and discovers an enchanting island that is just waiting to be explored…

Anglesey, or Ynys Môn in Welsh, is a stunning island off the northwest coast of Wales, where history, culture and breathtaking landscapes effortlessly intertwine. With a heritage dating back thousands of years, this low-lying island’s history is deeply rooted in its landscape, with evidence of human settlement going back to prehistoric times.

The island is home to numerous ancient sites, from Neolithic burial chambers and stone circles to the remarkable Bryn Celli Ddu, a 5,000-year-old passage tomb that offers a window into the spiritual lives of early inhabitants. Anglesey’s significance continued into the Iron Age as a Druid stronghold, culminating in AD 60 when the Romans, led by Suetonius Paulinus, launched a dramatic invasion to crush Druidic power. This event, vividly chronicled by the historian Tacitus, intertwines myth and history, making Anglesey a compelling destination for those intrigued by Britain’s ancient past.

Beyond its historical allure, Anglesey is renowned for its natural beauty, with more than 125 miles of coastline designated as an

Area of Outstanding Natural Beauty (AONB). The island’s landscapes are diverse, ranging from dramatic cliffs and hidden coves to expansive sandy beaches. This variety makes Anglesey a paradise for nature lovers and outdoor enthusiasts. Newborough Beach, known in Welsh as Traeth Llanddwyn, is one of the island’s most iconic locations. Situated on the southwestern tip of Anglesey, this vast expanse of golden sand offers stunning views of Snowdonia across the Menai Strait. The beach is also the gateway to Llanddwyn Island, a tidal island steeped in Welsh folklore. As the tide recedes, a causeway appears, allowing visitors to walk across the sands to explore the island. Llanddwyn Island is rich in the legend of St. Dwynwen, the Welsh patron saint of lovers, who lived as a hermit on the island in the 5th Century.

Part of the larger Newborough Warren National Nature Reserve, this protected area also includes vast sand dunes, salt marshes and woodlands. The reserve is a haven for wildlife, especially bird species such as oystercatchers, curlews, and the rare red squirrel, which thrives in the nearby Newborough Forest. The beach itself is a vital habitat

for shorebirds, and during the winter months, you can often spot flocks of wading birds feeding along the shoreline. Anglesey’s natural wonders extend beyond its beaches. The island’s geology is a testament to its ancient past, with formations that tell a story millions of years in the making. From the ancient Precambrian rocks at South Stack to the glacial deposits that have shaped much of the landscape, Anglesey is rich in natural history and geological sites.

Among Anglesey’s architectural treasures, Beaumaris Castle stands out as a remarkable example of medieval military architecture. This UNESCO World Heritage Site was built by Edward I during his campaign to conquer Wales and is renowned for its symmetrical concentric design. Although the castle was never completed, it remains one of the finest examples of medieval fortifications in Europe.

The island’s coastline is dotted with historic lighthouses, the most famous of which is South Stack Lighthouse. Perched on a small island off the west coast of Anglesey, the lighthouse offers spectacular views and insights into the island’s maritime history. Descend the 400 steps to the lighthouse and be rewarded with breathtaking scenery, where seabirds nest on the rugged cliffs below.

Mythology and folklore are deeply embedded in the island’s character. In addition to the legends surrounding Llanddwyn Island, Anglesey is associated with numerous Celtic tales of heroes, gods and magical creatures. The ancient woods of Anglesey, such as those at Newborough, are often linked to these stories, adding a touch of mystery and enchantment to the island’s landscapes.

Agriculture has long been the backbone of the island’s economy, with Anglesey producing high-quality livestock, particularly sheep and cattle. Fishing, too, has been a vital part of the island’s way of life for centuries. More recently, Anglesey has become a focal point for renewable energy projects, including wind farms and tidal energy initiatives. The island’s strategic location and natural resources make it an ideal site for these developments, demonstrating Anglesey’s ability to balance its traditions with modern advancements.

Accessible from the Welsh mainland via two iconic bridges –the Menai Suspension Bridge, designed by Thomas Telford, and the Britannia Bridge, originally designed by Robert Stephenson – these engineering marvels not only provide crucial transport links but also offer stunning views of the Menai Strait and the surrounding countryside. Lucky passengers can take in the views from the car while passing over the bridge. The port town of Holyhead, another key gateway to Anglesey, offers ferry services to Ireland, further enhancing the island’s strategic importance.

With its rolling hills, picturesque valleys, pristine coastline, vibrant food scene, and rich folklore, Anglesey is yet another reason to fall in love with North Wales. Anglesey What to do on

Take a break

A break at Anglesey Shepherds Huts makes a lovely interlude in a busy life. There are gorgeous views over neighbouring farms and the nearby Melin Llynon, right across Ynys Mȏn to the mountains on the mainland. There’s space to breathe and slow down. The smallholding surrounding the huts promotes biodiversity, so there are swathes of long grass with wildflowers and lots of different hedgerow plants like sea buckthorn and dog rose. Guests will find binoculars in their hut so they can watch as goldfinches fly in to feed on tall seed-heads or birds of prey swoop past. The huts are far enough apart for each to have its own privacy, but close enough if you want to share your holiday with family or friends. Access to the coastal path is just over a mile away where the nearest beach, off the normal tourist’s radar, is dog friendly and a great spot to watch the sun go down. angleseyshepherdshuts.org

Dene Bebbington explores the history of the Duke of Lancaster – the ship that never quite got its second wind…

Disaster stricken ships end their life at the bottom of the sea, others are broken up for scrap and lost forever, while a few are permanently berthed to take on a static life. Anyone who has visited Mostyn may have seen the proposed ‘Fun Ship’, but how did she end up there and whatever happened to her?

AFTER ENTERING SERVICE, THE DUKE OF LANCASTER MAINLY OPERATED BETWEEN ENGLAND AND NORTHERN IRELAND, BUT ALSO BETWEEN WALES AND IRELAND.

At a casual glance the ship’s an unexpected sight on the Flintshire coast, as though it ran aground and has been neglected. Launched in December 1955, the TSS Duke of Lancaster railway passenger ferry and cruise ship was built by the renowned Harland & Wolff shipbuilders for the British Transport Commission. Closely following within a couple of months were the sister ships TSS Duke of Rothesay and the TSS Duke of Argyll.

After entering service, the Duke of Lancaster mainly operated between England and Northern Ireland, but also between Wales and Ireland. In 1963 all three ferries became part of the Sealink company and sported new livery. Passenger needs changed over the next decade, so in 1970 she was converted to a vehicle ferry carrying up to 105 cars.

Apparently a small rudder made her tricky to manoeuvre. Remembering his time in command one captain remarked that the difficult positioning in Holyhead’s harbour gave him grey hairs! For quarter of a century the Duke faithfully crossed the Irish Sea’s fickle waters until no longer needed, then got laid up at Barrow-in-Furness in 1978.

Though some ships are sold off as a working vessel or for scrap, the Duke of Lancaster was bought by Empirewise Ltd who intended to convert her into a leisure and retail destination named ‘The Fun Ship’. Drydocked at Llanerchy-Mor wharf on the Dee Estuary in 1979 during a storm, the company hoped to use a legal loophole exempting ships from Sunday trading restrictions. Unsurprisingly this pushed the local council into taking legal action.

The council’s opposition foundered the owner’s plans for the ship. It never got the makeover and second life as a tourist attraction, and since then its future has been stuck in limbo leaving her a forlorn maritime monument, often unloved and rusting.

Much later in 2012 the ship’s exterior became an open-air art gallery. Street graffiti artists – in a project called The Black Duke – were invited to paint murals on the white hull and

sides. A painting of the first captain (John Irwin) was fairly traditional, but others cartoonish and surreal. Views differ on whether the graffiti art enhanced or detracted from the rusting hulk’s appearance.

Whatever one’s opinion of the murals, they were visible for several years until work began in 2017 to cover them under a new black paint scheme. The upper superstructure still looks to be in a sorry state even though some steel work on the promenade deck was replaced and painted white. Despite this relatively recent paint job, and improvements to the quay, the Duke remains inaccessible to the public. That hasn’t stopped urban explorers from getting on board without permission to document its state of abandonment in videos and photographs.

The story of a ship turned into an unmoving venue isn’t unique. On the River Thames in London the paddle-steamer Tattershall Castle has been moored up as a restaurant since 1982. More exotically, over in Dubai the iconic ocean liner Queen Elizabeth 2 is provides guests with accommodation, this time as a docked floating hotel.

Sadly, the life of the Duke of Lancaster hasn’t enjoyed the same success since plying the waves. Occasionally she’s experienced a burst of activity, like last year when appearing on our TV screens in the ITV drama Three Little Birds. During filming in 2022 the Duke stood in for HMT Empire Windrush on which Jamaicans travelled to Britain in the 1950s. Let’s hope that wasn’t a last hurrah for North Wales’ beached ship whose future is uncertain after all this time, especially as only a privileged few are allowed to experience the decaying ferry’s frozen in time interior.

Escape into autumn with National Trust Cymru

Bodnant Garden, Conwy

Chirk Castle and Garden, Wrexham

This 480-acre historic estate bursts with vivid autumn colour. The beech trees shine golden along the winding driveway to the medieval castle, which is covered by vibrant Virginia creeper. Follow the Woodland Walk to see the ancient sweet chestnut and search for colourful waxcap fungi – part of Chirk’s SSSI (Site of Special Scientific Interest) accreditation.

Wrexham dig uncovers Roman settlement and rare thought-to-be early Medieval longhouse

Archaeologists have uncovered a Roman settlement and what is thought to be an extremely rare early Medieval longhouse in North East Wales.

The team from the University of Chester, Heneb: the Trust for Welsh Archaeology (Clwyd-Powys region), and the Portable Antiquities Scheme unearthed important structural features and materials dating to the Roman era and, from initial indications, the early Medieval period, during an excavation at a site near the Holt Roman tile and pottery works, in Wrexham.

The archaeological dig, earlier in the summer, was part of a wider University of Chester-funded project investigating Roman Wrexham which began with the first-ever discovery of the remains of a Roman villa in North East Wales.

The team, which included University of Chester students and local volunteers, appear to have found the structure of an early Medieval longhouse – a long, narrow, building for communal dwelling – and a trackway, structures, building materials, ceramics, including a stamped legionary tile, and a fragment of a brooch, revealing there was also a Roman settlement at the site.

Pudney of the University of Chester and Steve Grenter, former county archaeologist and Heritage Services Manager at Wrexham County Borough Council, with support from Dr Susie White, Finds Liaison Officer for the Portable Antiquities Scheme (PAS Cymru).

A short documentary on the excavations and discoveries is due to be released later this year.

Dr Pudney, Senior Lecturer in Archaeology at the University of Chester said: “We were very hopeful of finding evidence of Roman life due to previous discoveries and geophysical surveys in the area, not to mention the presence of the legionary tileworks a few fields away, but did not expect our excavations to uncover what is believed to be an early Medieval longhouse.

“The discovery of a Roman settlement is extremely important in building a bigger picture of Roman Wrexham and although early Medieval longhouses have been found in other parts of Wales, to unearth evidence of such a building in North East Wales is extremely rare.”

Mr Matthews, Project Archaeologist and Geophysicist with Heneb, added: “While we are yet to begin the post-excavation investigations, during which all the findings will be analysed, the samples processed and scientific dating obtained, this is potentially a very exciting new find for the region, which could help us to fill in current gaps in understanding about the construction and use of Medieval longhouses.”

The dig followed trial trenching carried out by the Holt Local

History Society between 2013 and 2017, during which a significant quantity of Roman ceramics and other objects were recovered. An examination of these artefacts, some of which are now held by Wrexham Museum, led to Heneb and the University of Chester undertaking geophysical surveys which further enhanced the site’s archaeological potential.

Despite unfavourable geological conditions, the surveys, which comprised high-resolution magnetometry, revealed a clear outline of a gridded settlement and road system, as well as distinct rectangular structures just outside the settlement boundaries. n

North Wales International Music Festival 2024

The North Wales International Music Festival takes place at St Asaph Cathedral from 12th –21st September under the baton of new Artistic Director, composer Paul Mealor, with the theme of ‘Transformations’.

They will commemorate the 90th anniversary of the Gresford Mining Disaster with a new community opera Gresford: Up From Underground from Welsh composer, Jon Guy and Welsh poet, Grahame Davies, for NEW Sinfonia and NEW Voices. They will also mark the 150th anniversary of Mussorgsky’s Pictures at an Exhibition with community art workshops and a composition project and performance with pianist Iwan Llewelyn-Jones.

The festival will welcome the world’s number one brass band, Foden’s Band to the festival for the first time in a concert that is sure to raise the roof, and they will also host the amazing Ar Log, one of Wales’s greatest folk bands, in an evening of their popular classics and some new songs written especially for them. Baritone, Jeremy Huw Williams explores the music of founder William Mathias, Fauré and Welsh folksongs, and the world famous The King’s Singers make a welcome return with their dazzling vocal artistry.

The BBC National Orchestra of Wales bring perhaps one of the most famous pieces of British music, Elgar’s Enigma Variations, and Rhyl-born young pianist, Ellis Thomas makes his BBC NOW debut in Mathias’s youthful Piano Concerto No1, written when Mathias was the same age Ellis is today. The combined choirs of Trystan Lewis’s North Wales Choral Union make their festival debut too with a performance of one of the giants of the choral repertoire, Mendelssohn’s Elijah. Sure to be a highlight of the week.

New for this year is the launch of the Festival Fringe alongside the main concert programme. Come and visit hostelries in St Asaph and enjoy music in a more relaxed atmosphere in a latenight setting over a glass of your favourite drink. There will be an RnB/ Hip-hop concert with Aisha Kigs, Welsh folk music with Angharad Jenkins and Patrick Rimes, a poetry and literary evening with one of Wales’s leading writers, Grahame Davies

and the festival ends with a celebration of comedy with the festival’s first ever North Wales Comedy Night.

Another highlight this year will be the inaugural Pendine Young Musician of Wales competition in partnership with headline sponsors the Pendine Arts and Community Trust.

Community outreach work remains of vital importance to the North Wales International Music Festival. Visual artists and professional musicians from Live Music Now Cymru will deliver events within additional learning needs schools, day care centres, care homes and St Kentigern Hospice, and they will host a free Dementia Friendly concert as well as their everpopular free Tots and Children’s concert. n

Come and stay at Castell Coch, a beautiful Victorian house fully refurbished to offer a warm and welcoming self-catering stay for nine people, and up to two well-behaved dogs.

The house is in the most beautiful setting on the Northern coast of the Llŷn Peninsula. Its large garden offers several corners for reading and relaxation as well as a hot tub for unwinding and lawns for children to play. Enjoy far-reaching views of countryside and coast – the magnificent sunsets will take your breath away. On a clear day, see the far outlines of the Wicklow mountains over the sea. The house backs on to open farmland.

Castell Coch is ideally situated to explore the area’s many beaches, from Abersoch to Aberdaron, Porthdinllaen to Pwllheli. Nearest point of access to the coastal path is the delightful fishing cove of Porth Golmon or the sandy beach at Traeth Penllech.

Built in 1879 to accommodate the new vicar for the beautiful Llangwnadl church which is a leisurely ten-minute walk away, Castell Coch has the original charm of a Victorian rectory but all the modern conveniences required for an enjoyable stay.

The house is spacious and offers three sitting rooms, each with its woodburner for those autumn or winter stays. A well-equipped light and modern kitchen provides two ovens,

induction hob, microwave, coffee machine, dishwasher and fridge freezer with large rustic table and small breakfast bar. The utility room provides a washing machine and tumble dryer along with extra cupboard space and a second fridge freezer making this house ideal for large families or groups of friends. A good selection of ovenware and tableware makes cooking a delight (or maybe you’d rather use the sizeable gas BBQ outside?). If you don’t fancy cooking, grab a takeaway –local fish and chips or a woodfired pizza anyone?

The house is tastefully decorated in a warm palette of colours with a mix of antique furniture and quirky touches. Choose from five bedrooms, three king, one twin and one single, along with three shower rooms. WiFi throughout and four smart televisions. All towels provided and short breaks welcome.

Outside the huge garden is the jewel in the crown with a mixture of traditional shrubs, trees and lawns. Choose between social space or solitude. Finding Alice is bringing friends and families together on an adventure to find the missing Alice while taking in the sights and sounds of this spectacular seaside town.

Local creative company EA Productions based in Llandudno Junction has come up with a unique immersive experience for visitors to Llandudno. Building on the town’s connection with Alice in Wonderland the company has created a real-world immersive game for locals and visitors to enjoy.

Finding Alice was launched in March this year and is now in full swing. With over 12 participating businesses within the town this is an experience that benefits Llandudno whileoffering an interactive fun filled experience for teams that take on the challenge.

Message from the Hatter. “Alice was invited to her Unbirthday celebration at my abode, but she never arrived. Now the teacups are spinning on their plates with distress as to where she might be. To make matters worse, unusual things have been happening in Wonderland, creatures have been wondering through disintegrating boarders into Overland, it will never do! Perhaps Alice got unintentionally sucked into some strange unknown land. Oh, what a kafuffle, please help!!”

With two versions of the game there is a ‘Finding Alice’ for everyone. Difficulty Rating 2 should take teams around 2.5hrs and is perfect for families with young children. There are physical clues that will engage and intrigue young children and riddles that can be solved by the whole family. Difficulty Rating 4 should take teams around 4-5hrs and is perfect for adults of families with older children and for those that love to have an adventure and can walk longer distances. This experience has more branching narratives and takes teams further out of the town centre.

The Caipirinha is as integral to Brazilian identity as samba, football and carnival – but it can be enjoyed in all it’s glory at Number 25 in Rhos-on-Sea!

Sobre Cachaça

Cachaça, pronounced “kah-SHAH-sah” is a popular distilled spirit made from sugar cane juice. It is produced exclusively in Brazil and is often mistakenly compared to rum. By law, Cachaça can only be made in Brazil, and it must be made from Brazilian-grown sugarcane. This distinction is important as it highlights the unique terroir and traditional methods that make Cachaça a standout in the world of spirits.

Cachaça boasts a range of flavours, some types showcasing fruity and floral notes, while others have a more robust and earthy profile. The aging process includes various types of wooden casks to further enhance the taste, imparting rich and complex flavours to the final product. There’s a spectrum of tastes to explore, each bottle telling its own story of Brazilian craftsmanship and local nuances.

A Glimpse into History

Cachaça is considered the first distilled cane spirit in all of the Americas, predating rum by nearly a hundred years. The earliest recorded distillation of fresh sugarcane juice into spirit was in 1529 on a sugar plantation on the Brazilian coast. Over the past 500 years, Cachaça has cemented its popularity, becoming an integral part of Brazilian culture and their vast heritage. Its deep roots and enduring appeal highlight its significance, not just as a drink, but as a symbol of Brazilian identity.

Brazil’s Quintessential Cocktail

Chances are high you encountered Brazil’s national drink, the Caipirinha. Refreshing and easy to make, the cocktail

contains fresh lime juice, sugar and, of course, Cachaça. The simple combination of ingredients creates a delightful balance of sweet, sour and strong, making it a favourite among cocktail enthusiasts around the world.

Regional Variations and Production Methods

Cachaça production is an art that varies significantly across Brazil’s diverse regions. In the state of Minas Gerais, traditional methods dominate, with small-scale producers often using the classic methods of copper pot stills and aging the spirit in local woods like Amburana, which imparts unique Flavours. Meanwhile, in São Paulo, larger industrial producers utilize continuous column stills, resulting in a lighter, more consistent product. This regional diversity allows for a wide range of flavour profiles and experiences.

Food for thought

As much as I love discovering new recipes and following them to the letter, there’s something especially pleasing about making something up on the spot out of necessity (in this case emptying our carelessly over-stuffed fridge) and having it work out perfectly.

It can often end up in catastrophe. An attempt at an Eton Mess reinvention once resulted in a pink sludge that wouldn’t have seemed out of place in a Ghostbusters film. This one worked a treat though, and if September ends up being the summer we were denied this year, it would make a perfect alfresco lunch.

LEEK, FETA AND PANCETTA LATE SUMMER TART

Ingredients

300g chopped leeks, spring cabbage, curly kale (your choice really, but a nice mix)

110g smoked pancetta slices

150g feta cheese

Butter

Olive oil

6 free range eggs

Salt and pepper

the pancetta and fry it over a medium heat for about a minute. Add the cabbage/leek mix and stir into the butter. season and gently fry until it all starts to turn soft and golden.

First, butter the inside of a baking dish. Then add some more butter to a pan along with a dash of olive oil. Chop up

Preheat the oven to 180 ° C. Meanwhile beat the six eggs together, adding salt and pepper. Crumble the feta cheese into the leeks and give it a good stir, before tipping the mix into the baking dish. Pour the egg mix over it all and stir everything together. Put it in the oven for ten to 15 minutes until the surface is golden brown. Remove and leave to cool. Serve with some buttered new potatoes and dressed salad. n

Renewable energy systems for your home

There are incentives available for anyone who exports the electricity they produce, with some of the larger energy providers now offering in excess of 15 pence per kWh for any electricity sold back to the grid using the “smart Export Guarantee” (SEG), which is currently only available when having your system installed by an MCS accredited company such as Princes LHS.

A sensible option to fit alongside a Solar PV system due to it being powered by electricity is a heat pump which heats your home replacing your fossil fuel boiler and connecting to your wet central heating system. There is a £7,500 grant to go towards the installation of an air source or ground source heat pump. If you have gas, oil, LPG, or electric heating you are eligible for the BUS (Boiler Upgrade Scheme) Grant which as MCS accredited contractors, Princes LHS can apply for on your behalf.

An air source heat pump works by extracting heat from the outside air. This heat can then be used to heat the home via radiators or underfloor heating and also provides all of the hot water required in the home. Equally important is the fact that it is able to operate when outside temperatures drop as low as -20°C. Typically a heat pump can achieve efficiencies of 400% meaning for every 1kw of electricity consumed it will produce 4kw of heat, compared to a fossil fuel boiler being somewhere between 75% and 90% efficient. Alternatively, a ground source heat pump is like a traditional central heating boiler, but, instead of using oil or gas, it uses heat extracted from the earth. Rather than buying fossil fuels from a supplier, you would be using renewable energy for your heating and hot water meaning you will not only be doing your bit to help the environment, you will also save money on your heating bills.

THE PROS AND CONS OF FARM DIVERSIFICATION

Creating holiday lets or camping facilities is an increasingly popular option for farmers and landowners in North Wales as a new source of income.

Diversification may also be an attractive business project for younger generations of farming families looking for long-term financial stability.

But changing the use of buildings or land can have significant financial implications for you and your family – so how can you avoid ending up with a large and unwanted tax bill in the future?

Emma Deering, an expert in estate administration and Inheritance Tax issues at Lanyon Bowdler Solicitors in Conwy, has the following advice…

Agricultural Property Relief

Many farms benefit from Agricultural Property Relief (APR), which can reduce, or completely wipe out, Inheritance Tax on farm land and buildings. Briefly speaking, APR requires that the land or buildings, such as barns and cottages, must be occupied and used for agricultural purposes.

When considering the availability of Agricultural Property Relief, HMRC will look at the different uses of the land or property and the way it is used and occupied. Changing the use from agricultural to non-agricultural risks the asset in question no longer qualifying for APR and therefore becoming subject to Inheritance Tax.

Some popular methods of diversification in recent years include converting existing agricultural land or buildings into holiday lets, camping sites or renewable energy projects, such as leasing land to a wind turbine company upon which they would erect a turbine and from which you would receive rental income.

However, applying the above rules, these assets would no longer benefit from Agricultural Property Relief.

Business Property Relief

Some diversified assets may qualify for Business Property

Relief (BPR), which can also reduce or eliminate Inheritance Tax. In order to benefit from BPR, the asset, land or buildings must be used for ‘trading’ rather than ‘investment’ purposes.

Therefore assets owned for the purpose of collecting rental income without much management, or any extra services, will likely be considered to be ‘investments’ and therefore less likely to qualify for BPR.

Common diversification projects on farms that are likely to be deemed ‘investment’ activities include holiday lets and campsites where very little additional services are provided. The collection of rent from land let to a turbine company is also likely to be deemed ‘investment’.

It should be noted here that Business Property Relief is an ‘all or nothing’ relief in that the business will either quality in its entirety or not at all. Therefore if your diversified business is likely to include trading and investment activities, care should be taken so as to ensure that the diversification does not make the business tip the balance from ‘trading’ into ‘investment’, or BPR would be lost altogether.

It’s important to discuss the potential tax consequences with a specialist advisor, such as one of our private client solicitors.

Is there a quick solution?

There is no right answer when it comes to diversification. All farms and all families are different, with individuals having their own preferences and motivations, so there is no ‘one size fits all’ approach.

There are options when it comes to mitigating the potential Inheritance Tax bill, such as making lifetime gifts, or taking out insurance policies to cover Inheritance Tax. However, these are not without their own consequences and as a result no one should take such steps without speaking with a qualified advisor first. n

Enjoy a late summer stroll starting from the Wildlife Trust’s Y Graig Nature Reserve – a haven for wildflowers and butterflies with breathtaking views over the Vale of Clwyd and beyond. Explore the Offa’s Dyke Path before finishing in the picturesque village of Tremeirchion.

Things you need to know

The walk includes a couple of short but steep sections, and a lot of stiles. Some of the route is on roads, where care should be taken.

Directions

Y Graig can be found about 0.5 miles to the south of Tremeirchion, just off the B4529. From the A55, head south at Rhuallt on the B4529, pass through Tremeirchion, and look for a stone house and a red-brick chapel on the right. Directly opposite these buildings, turn onto the lane, where you can park.

THE ROUTE:

Start

1. Walk past Tan y Graig house and, on the sharp left-hand bend, head right over the stile and onto the Wildlife Trust’s Y Graig Nature Reserve. The wildflower-rich grassland area is kept open by management work done by volunteers and a conservation grazing regime with Hebridean sheep. The woodland has many birds, including redstart, wood warbler, tree pipit, great spotted woodpecker and tawny owl.

2. Follow the path up. At the Wildlife Trust sign, carry straight on (not to the Pen y Graig summit, or the quarry). The path is narrow and steep in places.

3. Leave the trees and enjoy extensive views along the length of the vale. There is a picnic table and seats above the path here. Look for rock-rose and quaking-grass in the clearings near the benches. Keep following the path across the slope and to a stile. In summer, look out for butterflies as you go, including grayling, small pearl-bordered fritillary and common blue.

4. Cross the stile to leave Y Graig. At the concrete drive to Ael y Bryn, bear right.

5. At the road, turn left, and follow it around to the right. The hedgerows here are good for birds; look, too, for dog rose, and blackberries in the autumn.

6. The tarmac road ends by a house, but the walk continues up the rough-tracked green lane. In late spring look for bluebell, wood sorrel and honeysuckle.

7. Eventually you come to a metal gate, and an open track beyond. As you cross the gate, look down into the valley to the trees at the bottom, where grazing has been excluded – all that’s left of a primeval forest that would have covered this whole area. This is good buzzard country.

8. Ignore gates on your left and keep straight ahead along the track. At this point it levels off – after around 100 metres, head through a gate to a road. Turn immediately left onto the Offa’s Dyke Path, over the stile. Look for coal tit and goldcrest in the conifers as you pass.

9. Approach another stile up a short steep section and

through an area of gorse – look for linnet, yellowhammer and stonechat. Go over the stile into sheep-grazed fields. Keep straight ahead along the left-hand field boundary. Cross a second stile and walk diagonally towards the middle of the field. You will pass the summit of Cefn Du. At the next stile, head for the road coming down the hill opposite. The stile and waymarker you are heading for will be slightly off to your left.

10. Cross this stile, which is on a bend in the road, and carry on straight along the road you have been using as a landmark for around 75 metres, then turn left along the drive into Penuchaf farm. Almost immediately, cross the stile on your left. The footpath parallels the drive, keeping left of the farm to a stile.

11. Cross the stile and head for the right-hand edge of the copse – a wet alder/willow carr – and cross the next stile at the wood’s edge. Continue to follow the edge of the wood, keeping a patch of gorse on the slope to your right. Follow the hedge until you reach a stile and steep steps which lead down onto the tarmac road. Turn left along the road.

12. Here the road turns to the right, and a track carries straight on. Keep on the road. The hedge-bank here has bluebell, wood avens, polypody fern, greater stitchwort and sanicle. To get back to your car, walk downhill through the village, past the pub, church and school, bear left at the small triangular green (towards Bodfari) and follow the road, which comes out directly opposite the gates to ‘Brynbella’. Turn left here and follow the road, turning left opposite the red-brick chapel. n

Visit Snowdon Mountain Railway this autumn

Funeral related words we avoid and why

Organising a funeral is an incredibly sensitive and difficult time, and the language we use is crucial. Words can carry weight, especially during times of grief, so it is essential that we choose them carefully. We are always mindful of the words we use to ensure that they are comforting, respectful and clear. Here are some of the terms we avoid using, where possible, and our reasons for this.

Loved One

The term ‘loved one’ is often seen as a catch-all phrase, but it can feel impersonal. More importantly, it also assumes that the person who has died was universally loved, and we know that this isn’t always the case. Relationships are complicated and sometimes fraught with mixed emotions.

Instead of ‘loved one’ we will generally always use the person’s name, or we may refer to their specific relationship with you, such as ‘your mother’ or ‘your husband’. This approach allows the unique identity of the person to be honoured, and to acknowledge the relationship between those involved. When talking generally, perhaps on our website, we will use ‘the person that has died’ instead of ‘loved one’, again to reflect our understanding of relationships.

Viewing

The word ‘viewing’ sounds incredibly clinical and detached and focuses on the act of looking rather than the emotional experience of saying goodbye. Let’s face it, it isn’t a house or a car that you are coming to visit!

We use the word ‘visiting’ as we feel this emphasises the communal and supportive nature, and we understand that it can be a place where family and friends can come together to honour and remember the person that has died.

The Deceased

We believe saying that we will ‘bring the deceased into our care’ is very impersonal and cold, and focuses on the death rather than the life that was lived.

Instead, we always use people’s names on our estimates and invoices, which is more personal and compassionate and helps to keep the focus on the person.

First offices

The term ‘first offices’ is a rather antiquated term that is most likely unfamiliar to many people today. It comes across as obscure and confusing during a time when clear communication is vital.

Therefore, we will instead use the words ‘wash and dress’ which is a straightforward and respectful description of what we do. Additionally, we use a blend of essential oils rather than embalming (or hygienic treatment which is actually embalming, an invasive procedure to replace the bodily fluids with chemicals), which is a gentler approach.

Disposal

This is one of the most problematic terms, carrying connotations of waste. We believe it is totally inappropriate and disrespectful to the person that has died.

Therefore we will use the words ‘cremation’ or ‘burial’ as we feel these are more respectful and acknowledge the arrangements made. n
