Dream Homes Finding the right balance between the classic and the modern is the objective of many Manhattan home buyers, who want the best location in a classic setting, but with all the updated bells and whistles dream home buyers have come to expect. Wendy Maitland, managing director of Town Residential, a Manhattan-based real estate firm specializing in new developments, sales and rentals, is marketing two penthouses with the requisite spectacular views that manage to combine the old and new with flair. The first, a $5.65 million duplex at 140 West 22nd Street in Chelsea, comes with classic Empire State building views from its fully appointed Brazilian hardwood roof terrace, which comes furnished with an outdoor chef’s kitchen and a party lounge with a flat-screen television. “It’s the ultimate glamour pad: a prewar condo conversion that is gracious and gorgeous, but absolutely sleek and modern at the same time,” said Maitland. “Plus, there are significant New York City views from every major living space downstairs.” The spacious 3,000-square-foot, northwest-facing penthouse at 15 Broad overlooks Wall Street from the 39th and 40th floors with views of its own — including panoramic Empire State Building, Chrysler Building and river views, and unparalleled views of what will soon be the nation’s tallest building, One World Trade Center, as it takes shape. Home of the former J.P. Morgan Bank headquarters, 15 Broad,

redesigned by Philippe Starck, is now home to a host of creature comforts, from pool, fitness center, basketball court and billiards lounge to bowling alley, theater and concierge service. The building is known as the forerunner of the Financial District transformation. “You are right at the crown level of all of the important and historic financial district buildings,” said Maitland. “The amazing thing about being at that level in the financial district is that you have this incredible architecture that no one sees unless you are at that height — or flying into the city.” The asking price for the new listing 15 Broad penthouse, which enjoys a 421G tax abatement, is $4,395,000. 20 Pine The Collection, at 20 Pine Street, also a former bank building and FiDi pioneer, was built with an Egyptian theme in 1928 at the height of the King Tut craze. One of the condo apartments, 30-04, has the head of a sphinx on one of the cornices of its terrace. The asking price for that one is $2.84 million, and includes 1,575 square feet of indoor space, and 390 square feet outdoors. The 60-foot pool is in the original bank vault on the lowest level. It’s perhaps the most secure pool in the nation: The original vault doors, at 45 tons apiece, are still guarding the entrance. “There is a juxtaposition of a modern condominium with high ceilings and lots of glass and sleek Armani finishes, yet you have this Egyptian influence, which has very clean lines.
It works well,” said Lori Ordover, managing member of the Ordover Group, which oversees sales and marketing at 20 Pine The Collection. “The building survived a difficult period when the economy fell off, but now we are 90 percent sold. 22-foot-wide, 6,000-square-foot 1839 townhouse located between Sixth Avenue and Waverly Place that came on the market in September. The garden faces south, and is the focal point for several of the rooms that open onto it. There is also a roof garden, with views of the surrounding West Village. There
are 2,000 square feet of outdoor space in all, along with five bedrooms and an entertaining room. Every December, the current owner installs a tent over the garden and throws a lavish winter party. “The large garden makes the home very good for entertaining, especially since the garden is such a big part of the

It has been wired for sound on every floor, along with a video surveillance system for the entrance.” The views out the floor-to-ceiling windows at 101 West 67th Street are the big selling point of the 10.5-room apartment on the 44th floor of the Millennium Tower, one of three luxury towers that transformed the Lincoln Center area in the mid-1990s. Origi-
nally three apartments, this combined 4,846-square-foot unit, listing for $14.995 million, features Central Park and George Washington Bridge views. There are officially four bedrooms (easily reconfigured to five) with fourand-a-half bathrooms, and the master suite comes with his-and-hers dressing rooms, a hand-stenciled ceiling and an adjacent office overlooking the park. “It is an exclusive, extremely well-run building, with a lot of celebrities, and is located above the Reebok sports club,” explained Dorothy Somekh, executive vice president with Halstead Properties. “Before 15 Central Park West went up,
the Millenniums were the premier new condominium buildings of the Upper West Side.” In 1908, the Apthorp, built for William Waldorf Astor on an entire city block at 78th Street and Broadway, was known as the largest, most ambitious apartment house ever built. The recent $30 million condo conversion has created 163 units — and brought the building up to 21st-century standards. The building is also adding a 6,500-square-foot amenity center, with private spa and fitness center, and a separate studio for spinning and yoga, along with a children’s playroom and parking garage —

Prices range from $3 to $7 million, and about half of the building has been sold. “There won’t be another landmarked property of this caliber that also has a substantial amenity package like this,” said Beth Fisher, senior managing director of Corcoran Sunshine Marketing Group. “The significance of the building today is that it is a turnof-the-century landmarked property, which in this case means the quality
of the interiors, the 11-foot ceilings, the layout with rooms of enormous proportions and the detail throughout is something that can never be replicated. For the most part you will find residences where there is far more entertainment and public space than private bedroom space. That is what is unique about the building. When you step inside, you feel like you are in Paris.” Also on West 78th street is a new, full-service, 32-unit boutique condo-
minium called Linden78. With two homes per floor, and five full-floor homes, the 21-story building, with contemporary finishes and a brick, contextual exterior, has an intimate feeling. Penthouse 19 is a $6.775 million, 3,000-square-foot residence with a dramatic entry foyer, a fireplace, a 500-square-foot terrace and panoramic, 360-degree city views. “The place has the feeling of a prewar, very well-planned building with gracious

It appeals to a very wide target market in this coveted neighborhood, just a few blocks from schools, the park, the river — and Fairway.” Tempo, at 300 East 23rd Street, is bringing luxury high-rise views to the Gramercy area at prices ranging from the low $800,000s to $3 million. The 98-unit, 20-story building offers 10,000 square feet of amenities — and Verrazano Bridge and Midtown views from the upper floors. The building is a block away from Gramercy by Starck, the much larger new condominium on 1st Avenue with the latest and greatest amenities, including roof decks, sky decks, gym, fitness center, library, pool table, movie screen theater. Tempo brings a similar package that features a 2,500-square-foot gym overlooking Second Avenue; a spa, which has a large massage treatment room; a 3,500-square-foot roof deck with outdoor kitchen and views; an expansive lobby with-flat screen TVs; and an outdoor movie theater that will feature its own giant plasma screen. Both buildings are attracting a mix of medical professionals from the nearby hospitals, and well-heeled NYU and SVA students. “Our niche is full-service living without the need for a car at all,” explained Bertrand Buchin, senior vice president at Prudential Douglas Elliman and sales director for Tempo. “It has a very European flair to it. In Chelsea, you have your pick — but here, on the east side of 23rd street, we don’t have that much — until now.” ■

estate, with nine bedrooms and elevenand-a-half bathrooms, was designed by architect Francis Fleetwood to recreate an English country manor house, and maximize the views of an allée of 200-year-old beech trees. “The goal was to make it look like it had been there for a long time, as opposed to something that looked out of place and brand new,” noted Davis. “This house is of considerable size, but you don’t have that out-of-place feel. When you see it, it is actually very understated. The
rooms feel intimate, and never too big.” At $9.5 million, 121 Pauls Lane in Bridgehampton is developer Christopher Peluso’s ninth project in the Hamptons. The 1.4-acre, eight-bedroom, nine-and-a-half-bathroom property, completed in November, features a 55-foot entertainment space along the back of the house that overlooks the pool, the tennis court and the horse farm that adjoins the property in the distance. “The market in the $7- to $10-million range has been very active
since the end of the year, and at the very high end, above $20 million, there have been more sales recently than we have had in the last couple of years,” added Davis. “Some new pricing has settled in, so the properties that are on the market reflect the new realities of the marketplace. It has taken a while, but now we have had enough sales that we can start to establish real comparable values since the collapse.” ■

You specialize in luxury residential homes in Manhattan. Can you describe some of your most compelling properties? We just did a deal at 99 Jane Street in the West Village — a 5,000-squarefoot penthouse with a 4,000-squarefoot terrace. To me, it is one of the five best penthouses in that area. It has a spectacular 70-foot living room on the river. I didn’t even have an opportunity to put it into the computer, because it was taken by the first person who walked in. There are a limited number of apartments with that kind of size, volume, outdoor space and river/city views in the West Village/Chelsea area. I spent a lot of time recently on our building at 436 West 20th Street, and I am happy with the results. We are renting, and collect about $15,000 per floor. The downstairs apartments are furnished in George Smith pieces, period antiques and 1920s Baccarat crystal chandeliers. This is why we collect so much money in rent; the chandelier on the parlor floor was almost $100,000. We were slow for a year — and now, all of a sudden, everyone is resurfacing and expressing an interest in purchasing in New York. From what I hear from my colleagues, it seems to be much of the same. From the listings, we can see a major clearing of inventories in the $5 to $10 million range. In your view, what are the most sought-after luxury neighborhoods in Manhattan these days? Right now is an excellent time for

people with a lot of money who are looking for Upper East Side penthouses. Two of the most important are on the market right now. The first is 990 Fifth Avenue, at 81st Street, which is a [Rosario] Candela building with only 13 apartments. This is one of the dream homes that people have always vied for in Manhattan — and a great historic architectural monument. Another is 1020 Fifth Avenue, which is being offered for the first time since it was built in the 1920s. It was purchased by the Kress family, who has owned it until now. There also are only 13 apartments in the building and the top floor is a triplex, which is an amazing outdoor space. They are both being offered for around $35 million. Then there are apartments in the AOL Time Warner and the great Trump tower buildings, like 845 1st Avenue at UN Plaza — these are in the $30 million range. That is a great contemporary apartment with double-height ceilings, and enormous rooms, very well proportioned and easy to furnish. What are the essential checklist items on any Manhattan luxury buyer’s wish list? The standards never change. They want a terrace with views. The terrace is the first item they give up when you are looking between $5 million and $10 million. We have a wealthy customer from an exclusive neighborhood in Boston, and they are going to have to make a sacrifice in their relocation to New York. Their first decision was to give up
a terrace. When people are not from New York, they are more open to different neighborhoods. They are still figuring the city out. When you know the city very well, people tend to be more location specific. The West Village is something that you just can’t beat. People just constantly want the West Village. There is a core group of very wealthy people who have been living there, who know it and who don’t want to leave. How do you see the New York real estate market in general these days? New York doesn’t have the same dynamic as the rest of the country. People here will do anything to avoid giving up their apartment. They were renting them out, and they were giving up every possible luxury to maintain ownership. People went into that survival modality — doing whatever they had to do to avoid giving it up at a reduced price. Three years ago, people were borrowing 95 percent with no income verification loans on condos in New York City. Chances are, if they were late on mortgage payments, they would be borrowing much less — or unable to borrow again. That is what froze the market. Now, liquidity seems to be 50 to 75 percent better. We’re seeing strong bonuses on Wall Street. In every market beyond real estate, there seems to be a lot more movement. There were signs within the government that gave people confidence — and in New York, confidence is very important. ■
