and houses, and now they want freedom,” concluded Prince. “There are also working professionals, doctors, lawyers and people with children living there as well. This is a very large segment of the population, and this lifestyle is only going to increase in popularity. The prices at the 40-story Trump Plaza in New Rochelle are considerably lower. Located directly across the street from the Metro-North train station, it offers buyers the opportunity to purchase a one-bedroom in the low to mid $300,000 range — a substantial discount from the prices before the real estate troubles began. A 1,200-square-foot two-bedroom with great views on the 21st floor is now on the market for $390,000, and a 1,700-square-foot three-bedroom penthouse is currently listing for $799,000. “In 2007, that same penthouse would have gone for $1.2 million,” said Beth Acocella, associate broker with Coldwell Banker in New Rochelle. “There are some unbelievable deals at Trump Plaza in New Rochelle right now. You are getting great amenities: a business center, a heated indoor pool on the 7th floor, a roof deck, concierge, valet parking and a 24-hour doorman — and great apartments with floor-to-ceiling glass windows, Brazilian cherry wood floors, gourmet kitchens with granite countertops and huge bathrooms with glass enclosed showers and soaking tubs.” Studios at the Avalon, right next door to the Trump, are renting for $1,500 to $1,600, plus utilities. Onebedroom co-op apartments with water views at New Roc City, New Rochelle’s entertainment center, are going for $300,000. Stamford has its own thriving downtown — and its own Trump tower. “There are people who are moving out of large homes in North Stamford who want to live in a place where they don’t have to get in the car to go to the movies, go out to dinner or go shopping,” explained Elayne Jassey, a broker with

“It is a trend that reflects the economics of the times,” said Pat Brandrup, office manager of the Coldwell Banker Residential Brokerage office in Greenwich. “Single-family homes are expensive, and a lot of responsibility. Much of that responsibility disappears with these properties. Here, there is a maintenance man to call — unlike a single-family home, where you have to do it all yourself.
