The term of art in Manhattan real estate these days is value. Finding well-conceived space in a good location is the mantra.
Rightsizing RIGHTSIZING CAN MEAN downsizing — but it can also mean getting organized, and making the most out of limited space. “Rightsizing doesn’t necessarily mean buying a smaller apartment; it means taking your space and making it a more perfect fit to your life,” explained Alexa Lambert, executive vice president of Stribling Associates. “Rightsizing to me means creating a space that works for the way you live your life.” What rightsizing does not mean is to create a utilitarian, impersonal space without flair or creativity, she continued: “Sometimes when you try to be extremely efficient and economical, it is not very exciting. But if you do it right, you don’t have to give up all the joy, fun and architectural texture when you rightsize. You just have to make sure you have the drama in the right places.” One of Stribling’s new condominium buildings, across 10th Avenue from the High Line at 456 West 19th Street in West Chelsea, is located at the epicenter of the Chelsea art gallery scene, and brings plenty of drama. Every apartment is designed as a duplex with double-height ceilings in the living room, effectively creating massive wall display opportunities for art. The Dillon opened in May at 425 West 53rd Street between Ninth and 10th Avenues with 83 condominiums and townhomes — and 54 different floor plans. Getting Help With Getting Organized Laura Leist is president of the National Association of Professional Organizers (N.A.P.O.), and author of “Eliminate Chaos: The 10-Step Process to Organize Your Home & Life.” She is owner of her own business, also called Eliminate Chaos, which specializes in residential and business organizing services.
Are you encountering more people moving into smaller spaces these days? Why do you think that might be? Most definitely — mostly because of the economy. People are downsizing from larger homes, and taking the opportunity to simplify their lives. Not having to spend so much time managing their things is a real benefit to downsizing. Some extended families, because of the economy, are moving in together — and that introduces the challenge of doubles of everything. Think about anything in the kitchen, or furniture, or tools: when two households come together, you have two of everything. With kids moving back in with their parents, or parents moving in with their children, you have twice as much furniture. That is an organizational challenge. What are some of the thorniest challenges of downsizing? I tell my clients that you just can’t put 10 pounds of potatoes into a five-pound bag. You can’t put 3,000 square feet of stuff into a 1,000-square-foot space, no matter how organized you are. Clients can’t imagine not living without some of these things they accumulate.

There are a couple of reasons why people have a difficult time letting go of things. If it is a financial concern — think about what it costs to not be able to use that space for something else. The emotional side is most difficult for people. But the reality is that most of the memorabilia never gets unpacked — and just stays in boxes. Unless you have a place to take these things out and honor them, or use them in some way, you are going to have to find the place to store them in boxes. That means paying for storage. When the stuff is packed up, that is a good time to consider getting rid of it. What tips do you give to people who are rightsizing? Does moving into a smaller space force you to become more organized? Some of the larger furniture pieces — the big, oversized and overstuffed furniture — simply are not going to fit. So starting with some space planning is a good idea, and getting a sense of how much space you have in specific rooms for furniture. Don’t pay to have it moved, and then pay to have it moved again because it doesn’t fit. Make that decision up front — and sell or donate before you move.

A lot of times it is not just figuring out how to organize what you have; the most difficult part is trying to figure out where to start, and how to let it go. There are so many more fun things you could be doing than trying to part with things that you think you might use one day. If you can’t afford to hire someone, trade time with your friends, and help each other out. My motto is: You can’t take it with you when you go. It is just stuff. I have only had one or two clients in 11 years ever come back to me and say that they have missed something.

Most of the time they don’t remember what they donated or threw out. Once you have made those all important decisions about what you are going to let go, it has to leave the house. Otherwise, it may find a way to creep back in. So do the followthrough, that final action step. Take it to Goodwill or find another cause that you will feel good about donating to. Knowing that there is someone in need who can benefit from these things can help make the letting-go process a little easier. But never donate or giveaway anything that you wouldn’t give to a good friend. If it is broken or needs mending, don’t donate it. What is your 10-step process? Step One is to set aside the time, and Two is to gather your donation boxes and bags. Step Three is establish a staging area where you can spread things out to make decisions. Steps Four, Five and Six are sort, eliminate and group like items together. The sorting process is where you make the decision about what stays and what goes. Then once you can see the volume, you are better able to make the decisions. Step Seven is reexamining the space
you are moving to. You’ve made your decisions, you’ve got what is left. Now you are in a better position to see if it will fit in the new space. Step Eight is to shop for any product that will contain or maximize the use of the space. After you’ve moved, put everything in its place — and then, finally maintain the space. You need to have some kind of policy that if you bring in 10 new things, get rid of 10 things you don’t need anymore. Clothing is a good example of that. Steps Four through Six are where the real work is done — making decisions. The biggest problem for people is picking the wrong place to start. When it gets overwhelming, they give up. Would you recommend doing the memorabilia last? Yes. When you move, you are trying to work and find a place for everything — you have so much going on, it is a difficult time. Now you have all this extra stuff; that causes stress and chaos. So do as much as you can up front, before the move takes place. If you are short on time, I would move it to the new space and then deal with it when you have more time. When
you are downsizing, you just don’t have time to do that type of work, which can be overwhelming. You need to set it aside and come back to it. What does a professional organizer do? What kind of services does the National Association of Professional Organizers provide? A professional organizer is there to work with individuals hands on — and virtually. I have clients that I work with over the phone and the Internet. We are there to help them solve the problem — to transfer the skills of organizing, and teach the client how they can do this and maintain that work going forward. NAPO has 4,000 members worldwide. We are in 15 countries: Australia, Bermuda, Brazil, Canada, Canary Islands, Colombia, France, Israel, Japan, New Zealand, South Africa, Sweden and the Netherlands.
