rett said. “The neighborhood is being changed profoundly by the waterfront development, which is correcting a real deficiency of inaccessible waterfront. The appeal of Carroll Gardens for families who come here for the public and private schools is the open spaces, park system and the strength of the

surrounding commercial districts, the restaurants and the local services, like groceries and health food stores. They are all incredibly strong in the Smith Street and Court Street corridor.” While One Brooklyn Bridge Park may be the borough’s largest condo conversion, The Brooklyner, at 111 Law-

rence Street in downtown Brooklyn, is its tallest building. The Brooklyner has rented more than 350 apartments since leasing began on the first of the year. “Our building is proof that rentals are moving at a great pace in Brooklyn,” said Dave Perry, director of sales and leasing for the Clarett Group, the developer of the Brooklyner. “We are seeing people coming from Manhattan and elsewhere in Brooklyn who want to live next to this transportation hub in downtown and [enjoy] amenities like a

gym, lounge, concierge service and the roof deck on the 51st floor with a view of Brooklyn, the ocean, downtown and midtown Manhattan. We even serve our renters coffee and [provide] an ATM on the way to work in the morning.” With BellTel lofts selling condo units next door, and two other buildings — 80 Dekalb, with more than 300 units, and the Avalon Bay, with more than 600 rental units — all opening within a month of each other earlier this year, the real estate market in Brooklyn was

suddenly flooded with appealing new options. “With close to 1,500 rental apartments coming onto the market during a very tough real estate market, we were unsure how deep the market could be for rentals in that area,” added Perry. “The answer is that the market has spoken. It is desirable to many different types of people, both young and old, moving into New York City, as well as people that have lived here for a long time from Brooklyn and Manhattan. Our building is next to every single subway line in Manhattan, and we have had quite a few people move from the Upper East and Upper West sides to this part of town because they find it is quicker and easier to get to work from Brooklyn than it is to get from the far reaches of Manhattan.” Sales have also picked up at The Edge, another large-scale building with a 40,000-square-foot amenity package overlooking the East River and Manhattan skyline in Williamsburg. “Like many buildings, we have experienced two worlds: the world before the Lehman collapse, and the world after Lehman,” said Jeff Levine, chairman of Douglaston Development, the developer of

What’s Hot in Brooklyn CHERYL NIELSEN-SAAF, senior vice president and associate broker with The Corcoran Group, has been a resident of Brooklyn Heights for more than two decades.

What are Brooklyn’s three hottest residential neighborhoods this fall? In my opinion, the first would be the Prospect Heights/Grand Army Plaza area. I have noticed so much happening there in the last 12 to 18 months. Grand Army Plaza reminds me of Columbus Circle, starting with the Soldiers and Sailors Arch as the centerpiece, and the new Richard Meier building, the Brooklyn public library and a very big farmers’ market right in Grand Army Plaza that almost rivals the one in Manhattan on 14th Street and Union Square. The plaza has a very European feel to it. On the weekends, someone brings in a container of bikes, which you can use to explore the area or Prospect Park, which is 550 acres. They are recognizing that this area is a destination where you can hang out all weekend long. The library has a new café, which is marvelous. The 2 and 3 trains come there

— and Atlantic Avenue, which is two stops away, is like Penn Station. You can get just about any train there. Then on the other side of Grand Army Plaza you have Vanderbilt Avenue, which in the last 18 months has been turned into a very pretty boulevard with fabulous boutiques and foodie restaurants. What about residential real estate in that area? First is the new Richard Meier building, which by my estimation is the first true luxury building that has ever been built in Brooklyn. They are 65 percent sold. With the backdrop of the park, it is stunning to come up Vanderbilt Avenue and see it. Besides that building, the real estate down Eastern Parkway is doing very well. Back in the day, Eastern Parkway was the Fifth Avenue of Brooklyn. The Brooklyn Museum, across from the grand Turner Tower co-op, has a new

beautiful glass entryway — kind of like the Louvre with its glass pyramid. What area do you consider the second-hottest? Number two is the south Williamsburg area north of Broadway. There is a brand-new luxury rental building at Bedford and South Eight, a block from Broadway — called the Zazza building — a glass tower highrise building that looks out at Manhattan. That is 95 percent occupied after only a few months. It is close to some fine restaurants; Dressler’s, with a Michelin ranking, is about two blocks away. Then there are

some other trendy and chic culinary options, like a place called Diner, on the corner of Berry and Broadway, that isn’t a diner at all. It’s also in south Williamsburg. This area has more of an industrial feel, like the rest of Williamsburg. There are some raw spaces there, and then some other buildings going up with big, open spaces. And then you have all the bike lanes, which you can take across the Williamsburg Bridge. On Kent Avenue, there is an entire lane for bikes — and you can bike from Williamsburg now all the way to Brooklyn Heights. What other areas do you like? I think that Park Slope south of 9th Street between 4th and 8th Avenues is really coming into its own. There is a whole portion of housing stock of small, three-story townhouses where you can still buy fairly inexpensively. The infrastructure is already there as you travel

town 7th and 5th Avenue, with all the boutiques and restaurants. Plus there is some new ground-up construction in the area that stretches almost as far south as Green-Wood Cemetery. There are so many new co-ops and condos going up on 4th Avenue — and they are selling. There are also individual and two-family houses in the area. The three-story townhouses are on some really cute streets. Some have been in families for one or two generations. Younger people are coming in, buying and gentrifying. It is really bringing the neighborhood back to what is once was. What is your general assessment of the residential real estate market in Brooklyn for the fall? It is not roaring, but the tide has certainly turned. We are not at the bottom of the market any more, and given that mortgages are still so inexpensive, it is a very good time

to buy if you have cash. Mortgage rates just dipped below four percent, which could be the lowest that we will ever see. You just have to have reasonable credit — not stellar credit, but good credit. And you have to have a healthy cash down payment. If you do, you’ll find a good price. I see Brooklyn these days as a destination, not an alternative to Manhattan. I think that Brooklyn has really never been hotter. I do see a lot of Manhattanites coming across to live. We don’t have as many large buildings as they do, but we have a lot more low-rise housing stock, and that is very popular. The low-rise, less-dense quality — with more green space — is for a long time what Brooklyn has been all about. ■
