Interview with Beka Khoperia, the founder of Apart Development

The old neighborhoods of Tbilisi are full of dilapidated buildings, which makes new construction less appealing to investors, but as someone born and raised in the city, I love the old look that makes it so special, and I wanted to do my part to support the urban development of Tbilisi. However, there is probably no other district in Tbilisi that offers such a panoramic view of the entire city as Old Tbilisi, which is especially attractive to residents.

How would you describe Tbilisi, why is it special, and what are the advantages of purchasing an apartment here?

Due to the long-standing popularity of Tbilisi as a tourist destination, our calculations suggest that you can buy an apartment here for both residential and investment purposes. This is especially true as our projects are in the center of the city, in the tourist zone which further raises their price. However, I do not rule out that our future projects will expand beyond the capital and venture into the seaside cities.

It seems like you managed to position yourself on the market in record time and sell apartments in your built projects very quickly, what’s the secret to your success?

Despite starting to work during a very difficult period, when lots of companies closed and many people lost their jobs, we were able to mobilize resources. Interestingly, the first project we completed was on Bukhaidze Street, where for decades it was really the first new development, and it received extremely positive feedback from users, so we didn’t slow down, but rather developed a strategy for the development of specific areas.

In comparison to other projects in the city, what makes yours unique? What are your advantages?

As I mentioned earlier, Old Tbilisi has not been spoiled as much as some other parts of Georgia because it is imperative not to disturb the spatial planning, the height of the buildings is limited, and the visual part of the construction has to agree with the Cultural Heritage Council, which is difficult for many companies and architects. Our youth team and attitude helped us fight to the end and create a product that blends organically the city and is ultra-tweaked to maximize customer comfort. Aside from the unique panoramic views, the complex includes entertainment and relaxation areas, outdoor and indoor pools, a spa, a gym, cafes, co-working spaces, and more.

We have many foreign readers who might consider investing or buying property in Georgia. What advice would you give to them?

It is great to see Georgia becoming one of the most desirable countries to invest in, and this is reflected in the sales statistics in Georgia, yes, it is a regional hub with sea or ski resorts, while Tbilisi is an ancient city with 1500 years of history and incredible monuments. Foreigners are especially drawn to the view from our residential complex, as well as all the comforts we provide, but also to the fact that we have developed remote services for Georgian and non-Georgian residents living abroad, so they don’t even need to come to Georgia to buy an apartment. As a full-service company with experienced sales, designers, lawyers, and financiers, we help clients with all the paperwork they need, and if a client is purchasing an apartment for investment purposes, we predict what return they can expect based on the market. In addition, we also provide design, renovations, and after-sales service.

Are there any expectations that a client should have when establishing a relationship with Apart Development?

The fact that most of our existing clients are interested in our new projects shows both the quality of our construction and our service. They are constantly recommending us to others, which enables us to claim that the relationship with us is comfortable and we only offer those products they need and can benefit from.

How do you envision Apart Development 5 years from now? What will it look like?

I mentioned earlier that we entered the market at a very difficult time, but we are not afraid of obstacles, we possess the financial and human resources to come up with thoughtful ideas and implement them. We have grown 1000% over the last 3 years, both in terms of projects scale and profitability. Our management aims to create valuable projects and an interesting investment environment inside the country. We are also focused on the development and growth of the team, and we believe that the future holds many interesting challenges for us.
