Holding Deposit Did you part with money when you viewed the property? This is a sum of money paid to reserve a property before you sign a contract in a bid to guarantee that you will take up the tenancy.
Will I get it back is I decide not to proceed? It depends on what is agreed at the outset. Ask for a receipt stating the agreement when you pay the money.
Security Deposit A sum of money paid to a landlord as security against such things as rent arrears or damage to the property.
Is my money protected? If you have an assured short hold tenancy (most student lets) the landlord must put the money into Tenancy Deposit Scheme. You should be given full details within 30 days of paying the deposit. Deductions can be made for damage but not fair wear and tear. If you disagree with the amount you need to contact your Tenancy Deposit Scheme. There are procedures in place to deal with these types of problems.
Housing Contract What am I signing? Housing Contracts are agreements between a landlord and a tenant. They contain various terms and conditions and are legally binding.
