JUSTIFICATION

With the growing quantity of empty “Big Box� building shells comes the gorwing opportunity for adaptive reuse. From research found through online databases and personal surveys, it has been concluded that based on the high number of students, small business, and a lack of existing spaces of this type, there is a need for modern, temporary or permanent, workspaces for entrepreneurs, students, and small businesses to develop ideas, work, and collaborate in Tallahassee, FL.

CO+OP, a co-working space, will provide Tallahassee with a membership based, modern, communal workspace for entrepreneurs, students, and small businesses to develop ideas, work, and collaborate. Improving user well-being is a main driver for the creation of this space-choice and autonomy is provided through physical flexibility of the space with a relatively low overhead cost. The space will feature several different workspace options and styles, as well as amenities such as meeting and conference rooms, an event area to accomodate up to 130 people, lounge, and a cafe space.

Tallahassee lacks a large co-working space that has the potential to bring students, professionals, and small businesses together in an open, collaborative space. This establishment will create jobs through building services, as well as people needed to overlook reception, IT help, and baristas for the cafe. This space has the potential to create indirect benefits as the success of start-ups increase, more job opportunities will be available for the general public, thus increasing tax revenue.

THE LOCATION

TALLAHASSEE, FL Tallahassee is the capital of Florida. Currently, it is the 7th largest city in Florida, and is the largest city in in the panhandle. It can be described as a place where college town meets a cultural center; where politics meet performing arts; where history meets nature. Given the different roles of Tallahassee, it is a city with a strong sports identity, with great natural adventures and opportunities, with unlimited political opportunities and a place that hosts an everchanging group of students. Downtown is home to office buildings, the Capital, and some small shops, which is different from some other larger cities.

1625 APALACHEE PARKWAY The big box retailer, Toys ‘r’ Us, located on 1625 Apalachee Parkway in Tallahassee has closed, which created the opportunity to develop an entirely new establishment fitted for the Tallahassee community. Apalachee parkway is main road that has a mall, strip plazas, and a large variety of restaurants. It is about 15 minutes from the universities, several blocks from the Capital building, and relatively central to surrounding suburban neighborhoods.

DEMOGRPAHICS AND POTENTIAL USERS There are 252,600 residents in Tallahassee. The permanent population of Tallahassee makes up around 191,000 people. The median age is 27, with 74% of the population ranging 18 to 64; females make up 53% of the overall population. There are two universities and one college in Tallahassee. At Florida State University, there are around 41,000 students enrolled; 81% of students are between the age of 18 and 24. Florida Agricultural and Mechanical University has around 9,600 students enrolled; 77% of students are between the age of 18 and 24. Tallahassee Community College has around 11,000 students enrolled. This space will benefit students among all demographics who consider Tallahassee a temporary home, as well as professionals and adults in the workforce over all demographics who desire a more modern, flexible workplace. There is approximately 1,400 small businesses in the Tallahassee region. Many who are not satisfied with the available options for rentable office space or workspace. STUDENTS

AGE: 18 - 30 (including graduate and phd students) PRIMARY USE OF SPACE: collaboration, group work, studying, idea incubation CURRENT NEEDS NOT MET: cross pollination of departments and universities, open space to collaborate off campus, providing entrepreneurial resources for students outside of the School of Entrepreneurship (their needs are met with the Jim Moran building) POPULATION: Approximately 61, 600 out of 252, 600 are students in Tallahassee universities and colleges

ENTREPRENEURS AND SMALL BUSINESS

SURVEY This survey was distributed to Florida State students ranging from freshmen to graduate students and thirty-eight students responded. Students from each college within Florida State University responded to the survey. Overall, the majority of respondents said they prefer to work off campus. Half of the respondents also said that it is difficult to find space to do group work outside of campus resources. When working on campus, the amenities that students said they use the most are printing, coffee/ food availability, and major specific resources (such as resource rooms and incubator spaces). When working off campus, the three most popular spaces to work in are students’ homes, coffee shops, and outside. None of the respondents said they work in either of the co-working spaces currently located in Tallahassee, FL. Overall, the results from the survey indicate that students would use a coworking space in Tallahassee, FL.

Some of the suggestions and preferences given by students: • Open style workspace where collaboration is easy • A variety of different work modes - sitting, standing, lounging • Single offices with windows and views to other occupied spaces • A comfortable, convenient, and aesthetically pleasing space • Available quiet areas • Space to spread out • Open 24/7 • Naturally lit and access to fresh air • Access to food and coffee This survey was also given to some professionals in the area who work from home. Some of the common considerations given by proffesionals: • Access to natural light • Privacy options • Access to good AV equipment • Ability to control noise levels of the space • Space to take quick breaks • Meeting /conference space

EXISTING CO-WORKING SPACES IN TALLAHASSEE TALLAHASSEE CO-WORKING SPACES|Domi Station A non-profit startup incubator/ coworking space that offers programs, resources, and events to help entrepreneurs start sustainable companies. Domi offers a six month entrepreneurial program where companies train start up companies--this spaces acts as an office as well as a classroom. They offer different memberships to ensure those who are interested in renting the space are given what they need. Due to the size of this space, there is a limited amount of resources available and offered.

TALLAHASSEE CO-WORKING SPACES|CoLab This space is geared towards freelancers and small businesses who wish to work among others in a collaborative, open office environment. They offer different memberships to encourage businesses of different sizes to use the space. A conference room space is used to hold events geared towards a variety of different interests. Overall, Colab is smaller in scale than Domi and offers a condensed catalogue of resources and opportunities to is users.

Goals: Create a workplace that relaxes and invigorates, but also has an energetic feel; the New York Highline inspired many design decisions.

This co working space, located in Belgium, focuses on combining the comforts of a hospitality environment with the functionality of a workplace. The designers custom designed most of the furniture in the space. It is filled with greenery, natural light, and warm materials/textures. They focus on bringing inspiration to members throughout the throughout the work day, as well as after, with social events and educational lectures. .

The design “brings in a library - like experience” into the bottom three floors of an apartment building. There are a variety of work station options for private workspace and collaborative workspace. We+ also offers meeting and conference space, as well as a coffee bar. The space also features relaxation and social areas for individuals and teams to take a break from work. The designers of this project focused on the “immediacy, flexibility, and variability of this co-working space.”

Customized furniture like the lamps, sofa’s, curtains, desks, tables are the soft and warm elements that make it feel like a home, a hotel. That are the inside elements. There is balance between them, so that the lay-out of our architectural matches the interior details.

Collage is the collection of various

elements. The contemporary workplace can be seen as a collage—people of different generations, ages, ethnic backgrounds, and personalities all working under one roof to create community. Co-working facilitates the opportunity for an even larger assortment of people to come together and collaborate. Through an assemblage of materials, modes of work, space types and environments, and user groups, the concept of collage will be applied and represented.
