The Graduate
The Graduate has been specifically designed for the person who wants to get on in life with addressing the property crisis with in every major capital throughout Europe. We are creating a different concept in the way we live our lives by engaging a new Extremely high tech efficient way of living. Our sole aim is to take the Graduate or any person out of terrible overpriced accommodation and give them a safe, stressful free environment that caters for all of their needs. We will improve their whole way of living giving them the best opportunity to succeed.
What the building will house The building will consist of 600 apartments Which will surround a Centre Tower In which Every Possible Lifestyle scenario will be housed Including:
Restaurants, supermarkets, Nursery, Doctor, Dentist, Computer floor, Games rooms, Dining rooms, Cinema, Gymnasium. Also will be other facilities as possible meeting rooms for companies to rent if they themselves have housed Company graduates. Professional Washing facilities storage for bicycles.
The resident contract We are going to operate a membership Licensing rather than a leasing arrangement thus You will be able to choose the level of membership be it Bronze, Silver or gold. This idea is because we expect our residents to have full flexibility in where they live, for example if we have a second graduate building in Paris and a company they work for would rather then move to Paris it's a very simple process for them to give notice to relocate Within 24 hours. With a membership operating scheme if we the rules broken there will be a warnings issued before removal of the problem person, better this than upset the other residents who wants to make something of their lives. On the upside if A resident is working for a company and join the building on a bronze scheme work hard and they progress In their work environment the company may increase their membership status to Silver Which may include free cinema, gymnasium or a bonus which suits the Resident. Once we have more than one building assembled, Example London and Paris, Residences May Contact each other Via The Graduate Building Systems and Complete a room exchange for a City break weekend At very little cost. This is a great incentive to work hard and gain recognition within the companies. With Graduate buildings being exactly the same configuration the client even moving cities will feel at home within minutes. Also knowing that they do not have to leave the building to enter a strange city to look for food or entertainment, is a great relief to all concerned. In becoming a residence you only pay one price per month as all utility fees are included. The membership levels Are mainly for the extra facilities.
Security
The apartment home cells are separated from the Central city tower block which can be accessed through security doors. For other general public to use the facilities as in the gymnasium, cinema, restaurants bars and shopping will enter through a secured reception area. All resident areas are off bounds And are monitored 24 hours a day 7 days a week, Within the reception we have a new system that monitors exactly who enters and leaves the apartments at what time and on what date. All apartments will have A special keyless Door entry system which will operate off a fingerprint control or coded access by app on their telephone. Each apartment will also have on its specially designed LED screen containing A panic control switch and also fire system control to eliminate any kind of threat that could occur. All apartments will have their own individual sprinkler system.
The new way of building
We have a new way of building the apartments Designed by British engineers, after observing what's new in the rest of the world. Our engineers are using new technology and a new way of constructing the apartments within a factory thus giving us full quality control before installation. All apartments are made from British Steel which Will be constructed in a box sectioned Manor.
The apartment Sections use a coupling procedure to allow the frames to connect to each other thus making A super strong structure. When the box section departments are delivered to the site they are fully fitted out and fully operational direct from the factory. This way of constructing A apartment block Is super clean, Tidy and extremely efficient So much so that we estimate the building will not take more than 12 months to complete compared to most other competitors who schdule three years to complete. With such an efficient way of construction we save A fortune on extra Labour costs yet we have increased labour In the factories that will manufacture the units. The manufacturing of the units in a British Factory using British Steel will also spin-off to A supply chain across the world.This is all groundbreaking Technology And will change The way we build in the future. We simply crane the units into position And stack, then Clad the exterior of the building to match the surrounding areas.
All units Super efficient on heating and Cooling using the latest Energy saving Technologies. The exterior of the building Will be clad to match the surrounding areas plus wear Solar panels To generate electricity. We are also developing a rainwater catch system and also water filtration units. Our company directors are also talking to various companies including Tesla on a battery Storage system.
Summary Each apartment will be approx 34 square meters include a wet room, kitchen and a lounge/bedroom. All electronics are included along with TV’s, stereo’s and super fast wi-fi, all heating/cooling will be built into each unit and also a vacuum system to make cleaning a pleasure rather than a chore. The professional laundry room within the basement has a laundry shoot from each floor so there will be no laundry hanging around the apartment or over balconies. As you can detect the aim is for a luxurious stress free environment for the our future graduates to succeed in life.
