MIDCENTURY DREAM

58

A NEW NEST

When veteran interior designer Rob Turner took on a very extensive renovation involving two additions, he had a couple of things going for him — his longtime friend Andrew Sechler was the architect on the project and the clients, Tom and Jana Landreth, own a commercial lighting company specializing in integrated digital lighting solutions.

For homeowners Ken and Courtney Hazouri, it was a labor of love and years of careful curation to create their midcentury dream home on Lake Daniel in College Park. With a background in fashion merchandising and luxury commercial furniture sales, and a passion for midcentury architecture, Courtney personally managed the restoration and decoration of this Manfred Lopatka designed home.

COVERINGS’ 10 TILE TRENDS Coverings, the largest international tile and stone exhibition and conference in North America, compiled a list of the top 10 tile trends forecasted by three leading international tile associations and sponsors of Coverings, Ceramics of Italy/Confindustria Ceramica, Ceramic Tile Manufacturers Association of Spain/Tile of Spain, and Tile Council of North America. The following tile trends are a preview of the newest and most admired styles to be discovered during Coverings 2021, to be held July 7-9, in Orlando. Ceramic tile designs are moving to more natural and untreated wood looks, as the timber elements evoke calm environments and a sense of nature.

XXL: Extra-large ceramic tiles are increasing in popularity. This trend enables countless applications and design possibilities, with large-format tiles that come in sizes up to 5.25 feet by 10.5 feet, and thicknesses ranging from 3.5 millimeters to 2 centimeters.

Living Well Through CLEAN DESIGN by Becky Trybus, CHID, IIDA, RID

In the era of COVID where clean spaces and healthy living matter most, manufacturers in the commercial design market have long been accustomed to creating products that meet the demands of germy environments. Embedded in every professionally designed commercial environment is a hidden world of details methodically orchestrated to support the health, safety and welfare of its occupants. While these details go largely unnoticed, yielding to the big-picture experience of the user, there are a handful of takeaways you can learn from these code-driven spaces for your own home.

THE

2021 NEW AMERICAN HOME GOES VERTICAL by Karen LeBlanc

photography by UNEEK Image

BUILDER AND ARCHITECT PHIL KEAN intuited a sweeping change in the real estate market on the horizon and built a vertical urban home that repurposes prime real estate. The three-story home resides on Morse Boulevard in Winter Park, in a former office building he bought and turned into townhomes. “As retail continues to transition from brick-and-mortar locations to more online sales, I think we are going to see more office and retail buildings in prime locations ripe for redevelopment because of their walkability. Many commercial zones can be rezoned for multi-family or single-family housing,” says Phil Kean, president, Phil Kean Design Group. Phil combined two townhome units to create the 4,397-squarefoot home featuring two bedrooms, four baths with one half-bath, an exercise room and sauna, a home office, summer kitchen, and a three-car garage. It offers “treetop” living with sweeping, birdseye views that extend over Winter Park to the nightly fireworks shows visible in the skyline over the theme parks. “The house fits on a very small footprint, and it’s very compact with outside space on each floor. Terraces on the third level place you in the treetops versus in the shadows of trees on the

The New American Home, the official show home of the annual International Builders’ Show® (IBS), serves as a showcase for what’s new and next in home design and construction, embracing lifestyle dynamics that shape the way we live. The 2021 New American Home made an unprecedented pivot in its concept and construction by breaking ground in Winter Park at the start of a global pandemic. Top: The exterior reflects an urban, modern architectural style using a white stone veneer accented with black metal railings, window and door surrounds with oversized gridded windows, and Nichiha Ribbed Custom Black Architectural Wall Panels to create an industrial vibe. The third floor balcony features the StruXure automatic pergola. Because of our limited setback space, we pushed in the elevation at the lower level to have a good turning radius from our garages and pushed back out on the second floor to maximize the footprint,” Phil notes. The inverted floorplan places main living spaces at the top two levels, with the first floor housing the garage, foyer entry, a guest room, and a home office. The main suite, lounge area, laundry room, home gym and sauna reside on the second floor. The main bathroom features a freestanding tub from Kohler and the Numi toilet with an interactive LCD touchscreen. The walk-in closet, outfitted with ClosetMaid storage solutions, has boutique-style amenities with two glass-top islands, glass-front shoe shelving, open shelving, and a built-in vanity. The top floor’s loft-style design features 14-foothigh ceilings in an open floor plan with transom windows and large sliding glass doors to drink in natural light. The great room and a conversation area open to an outdoor terrace. The dining area opens via sliding glass doors to the outdoor kitchen with Brown Jordan cabinets and Fire Magic grill. TrADE sECrETS Kitchen Suite appliances in black stainless steel outfit the gourmet kitchen, including a dual fuel range with sous vide and induction cooking, a Wi-Fi enabled double oven, a microwave drawer, and an integrated refrigerator-freezer. The kitchen’s tri-color scheme of gray, white and warm brown expresses itself in Plato cabinetry and quartz surfaces by LG Hausys, including a quartz-clad island. The home’s interior style also draws from the same color palette in earthy shades with pops of warm metallics and orange accents. “We wanted to incorporate this modern aesthetic that Phil is famous for with a warm color palette and warmer tones to make the home feel more inviting and calmer,” says Keri Ferguson, interior designer with Phil Kean Design Group. “This is upside-down living for those who don’t need to live on one level. The house is like a surprise. The higher you go, the more the light reveals, and the sky opens up. It’s got a modern aesthetic that is warm, cozy and colorful. In addition, the walkability is remarkable,” adds Phil, who plans to live in the home. The design-build team made a few COVID-inspired changes to the floor plan to accommodate changing lifestyle needs. The builder converted one of the bedrooms to a workout room and another bedroom into a home office and outfitted the bathrooms with bidets. “Because of the toilet paper shortage at the time of From top: In the dining room, the large table features a Robin Wade custom base with a half-inch-low iron glass top by Eliben. The home’s alfresco features include remote-controlled retractable Phantom screens to shade outdoor spaces and protect from insects. The third-floor balcony roof has a built-in motorized louvered roof system by StruXure to promote airflow. One of the show home’s main goals is to maximize housing performance and energy efficiency by incorporating elements from the NAHB Green Building Standard. Standout net-zero features that contribute to its minus 16 HERS rating include solar roof panels by LG Solar and remote-controlled window screens to shade the house. “By going up three floors, we created a very energy-efficient home that stacks like a box but is efficient. The home produces more solar energy than it uses,” he says. Healthy home features include the Cosmos Healthy Home System by Panasonic Life Solutions, an internet-connected system that monitors indoor air quality and manages harmful indoor toxins. The exercise room supplies drinking water with a Watergen machine that produces drinking water from the air. “When people tour this home, I want them to take away that it’s possible to do modern design and technology in a home, and still do it where it’s comfortable, livable and warm,” Keri notes. In his longstanding relationship with The National Association of Home Builders, Phil has built three New American Homes for IBS. Previous projects reside in Lake Nona and Winter Park. THE

Thrill OF THE Grill by

Chef Jamie McFadden

In 2021, grilling is for everyone — not just men. While it can seem intimidating at first, after a bit of practice and a sprinkle of patience, grilling is actually quite simple and very enjoyable — deliciously enjoyable!

W

hen barbecuing we often gravitate our thoughts and menus toward meat preparation. But what

about vegetables? Zucchini, yellow squash, asparagus, peppers, eggplant, mushrooms and even romaine lettuce hearts are fantastic on the grill and the perfect accompaniment to whatever is for lunch or dinner. And don’t forget about watermelon slices and grilled lemons. When prepping vegetables, such as zucchini or eggplant, to be grilled attempt to slice on a bias or “top to bottom” in medium thickness planks. I toss my raw vegetables with olive oil, salt, pepper, roasted garlic and chopped thyme. Simply grill over direct heat for four to six minutes on each side, or until the texture is right for you. Keep a spray bottle of water handy to avoid flair ups and over-charring the vegetables.

24

INTERIOR APPEAL | ORANGEAPPEAL.COM

Once you’re finished grilling your vegetables, layer on flavor with a homemade sauce or condiment. Freshly prepared pesto, romesco or even a garlic aioli drizzled over the top adds a delicious element and flavor enhancer. Also remember those grilled lemons I mentioned earlier — now squeeze those over your vegetables. The lemon adds a bit of acidity and charred sweetness all at the same time. Next to vegetables, fish is my other favorite thing to grill. My friends will tell you it’s often salmon at my house, but of course tuna, wahoo, swordfish and any fish that has a meatier texture will grill up beautifully. Remember to always err on the side of undercooking, especially with fish. You can always place the food item back on the grill to cook to a more desired temperature. Many proteins, fish included, continue to cook internally for up to three minutes after being removed from the fire, so keep that in mind when mastering this technique. Showcase your new grilling skills with this delicious treat. Toss some whole scallions with olive oil, salt and pepper, and then place them on a hot grill for three to five minutes. They’ll soften and char making them the perfect partner for that grilled vegetable platter or fish entrée. Along with the above suggestions, I hope you will give the following recipes a go. And remember, grilling is a fun, interactive, and delicious cooking alternative.

Fava Bean and White Truffle Ailoi 8 SERVINGS This delicious combination is the perfect sauce for grilled vegetables or fish. 5 whole eggs 1 cup blended oil, plus 2 tablespoons 1/4 cup white truffle oil 1 tablespoon each cracked black pepper and kosher salt 1 cup frozen/defrosted or precooked green fava beans 2 tablespoons lemon juice 2 teaspoons fresh garlic, minced

His latest venture is Cuisiniers Celebrations, a special event space at the East End Market. He is the co-founder of The PEAS Foundation, which provides food-insecure households with fresh fruits and vegetables.

In the bowl of a food processor, crack the eggs. Secure lid and begin to spin the eggs. In a very steady and slow stream add in the blended oil and watch as eggs become creamy. As the mix continues to spin slowly, add in the white truffle oil, followed by the fava beans, salt, pepper, lemon juice and garlic. Taste and adjust salt and pepper as needed. Remove aioli from processor bowl and serve immediately or place in a container with an airtight lid for up to three days.

Curried Cauliflower Satays with Peanut Sauce MAKES 10 SKEWERS Prepare: 2 heads cauliflower broken down into 20 large florets. Place 2 florets each on pre-water-soaked skewers and place in a microwaveable shallow pan with about a 1/2 inch of water in the pan. Cook in microwave 3 minutes and then immediately place in refrigerator to chill. When chilled, place the following over the cauliflower and marinate 30 minutes. For the Marinade: 1/2 cup coconut milk

1 tablespoon chopped fresh cilantro

1 tablespoon fish sauce

1/4 teaspoon salt

2 teaspoons curry powder

1/4 teaspoon pepper

1 teaspoon sugar Dipping Sauce: 3 tablespoons soy sauce

1 teaspoon grated fresh ginger

2 tablespoons rice vinegar

1 tablespoon sesame oil

1/2 teaspoon crushed red pepper

1/2 cup smooth peanut butter

2 tablespoons sugar

1/2 cup chicken or vegetable broth

Combine all of the above ingredients in a vita prep or hand whisk in a medium bowl. Sauce can be stored in the refrigerator up to one week.

Prepare your grill and when it has reached 500 degrees, place cauliflower skewers on the grill for 5-7 minutes. Remove and serve immediately with the peanut sauce.

EnTERTAINING Blackberry Shrub with Grilled Rosemary Stems SERVES 6-8 Many shrub recipes call to cook the fruit in syrup which creates a jammy fruit flavor. This simple, cold process preserves that bright, fresh-off-the-vine taste and screams of summer. When it’s time to mix up and serve the shrub, lay a couple stems of fresh rosemary on a prepared grill for up to one minute, using caution to not burn. Immediately place one stem each in your shrub cocktail. The flavor is incredible. 5 cups blackberries, rinsed 4 cups granulated sugar 4 cups red wine vinegar In a large mixing bowl, combine blackberries and sugar. You don’t have to intentionally smush any of the berries, but the act of mixing will produce some juice which will help the sugar to coat the berries. Cover and place in the refrigerator for 24 hours. After a day, the berries and sugar will have created a jam-looking slurry. Strain the berries out of the syrup, gently pressing any excess liquid from them. Add the vinegar to the berry syrup and whisk until most of the sugar has dissolved. Pour into a clean glass bottle and place in a cool dark place (or refrigerate) for 4 weeks. After 4 weeks, the sharpness of the vinegar will have mellowed considerably and married with the flavor of the fresh fruit. You can serve mixed with soda water for a refreshing sipper, but I highly suggest mixing in a shot or two of either rum, vodka or vermouth.

IN THE OPENED-UP LIVING AREA, THE KITCHEN IS THE HUB. ROB PARTNERED WITH SANDRA AGURTO, CABINETRY CREATIONS, ON THE DESIGN WHICH FEATURES WARM GRAYS AND WHITES WITH CAESARSTONE COUNTERTOPS, A COFFEE BAR NOOK, LARGE ISLAND, TWO SINKS, AND A WRAP-AROUND BAR.

T

he single-family, ’60s-style house on Lake Ivanhoe went from a modest two-bedroom to a light-filled 5,500-square-foot, four-bedroom, five-bath home, getting a major facelift and new pool in the process. “I worked with Andrew on the interior detailing

with what we wanted to achieve — an eclectic coastal contemporary home. It was a pretty big gut renovation,” Rob says. “You see them [smaller, older homes] a lot and people either knock them down or add on. This ended up being an add-on,”

THE COZY FAMILY ROOM OFF THE MAIN ENTRANCE REALLY LET IN THE VIEWS WITH LARGE WINDOWS. THE SHELF SOFFIT ABOVE THE LOWER WINDOWS PROVIDES PLENTY OF UP-LIGHTING EVEN WHEN THE SOLAR SHADES COME DOWN FOR PRIVACY. THE USE OF NEUTRALS WITH POPS OF COLOR IN THE PILLOWS CREATES A CALM, RELAXING SPACE. THE DINING ROOM IS ADJACENT TO BOTH THE ENTRYWAY AND THE KITCHEN. ROB DESIGNED THE TABLE WHICH IS COMPRISED OF A LACQUERED WHITE BASE WITH AN EBONY LIP AND WEATHERED OAK TOP, AND FOR A FUN UTILITARIAN TWIST, THE LAZY SUSAN BRINGS IN THE EBONY AGAIN.

Andrew explains. “The original square footage was 1,625 and the Landreths wanted to keep part of the house so they could occupy it while we did phase one. They wanted a more modern look, so we updated the style of the structure during the first phase which included adding on the living room, dining room and kitchen, and a new garage. They also wanted a new pool, and phase two was a big main bedroom addition on the north side of the property. We had to go through a variance process to get that approved.” Andrew used a 3-D model with animation to keep the clients informed on the process.

BEHIND THE FOYER CONSOLE IS A NOD TO GEOMETRICS WITH A MODERN TAKE ON BOARD AND BATTEN. INSIDE THE GRIDS IS A KNOLL WALLCOVERING WITH A LITTLE SHIMMER. WHIMSICAL COWHIDE ACCENTS GROUND THE AREA. THE KITCHEN’S LARGE-SCALE CALACATTA ORO MARBLE BACKSPLASH TAKES CENTER STAGE AS A FUNCTIONAL WORK OF ART AND THERE IS PLENTY OF SPACE AT THE BAR FOR EATING, HOMEWORK OR ENTERTAINING.

Since Rob had worked with the clients before he was comfortable with the way they interacted on the interior portion of the project. “They basically tell me how they want to live in the spaces and then let me go. I worked with the space plan Andrew drew up and then I detailed out the ceilings and the overall concepts of the floating walls and other details. I worked based on their lifestyle and once we got started, they added comments as we went along,” he adds. Rob says the biggest challenge actually created the most positive outcome. “Connecting the different ceiling heights throughout the home was done by means of floating ceiling details, direct and indirect lighting, shelves, and textured gridding in the entryway. By using those elements, I was able to create cohesion in a special way,” he says. And the fact that the clients own a commercial lighting firm was a real bonus. THROUGHOUT THE HOME, FURNISHINGS WERE ALL DESIGNED FOR THE CLIENTS WITH CUSTOM UPHOLSTERY INCLUDING THE LARGE SECTIONAL AND OTTOMAN IN THE MAIN FAMILY ROOM. THE LANDRETHS DID COLLECT THEIR OWN ART — WHICH ROB SAYS IS FABULOUS. JUST OFF THE MAIN LIVING AREA IS THE PASSAGEWAY TO THE MAIN BEDROOM SUITE THROUGH DOUBLE-PANELED DOORS. THE ROOM IS ACCENTED IN A DEEP CHARCOAL COLOR.

ROB TEAMED UP WITH SANDRA AGURTO AGAIN ON THE LUXURIOUS MAIN BATH. NOT A LARGE SPACE, THE USE OF THE MIRROR AND CEILING DETAIL GIVES THE ILLUSION OF A MUCH GRANDER ROOM. IN THE LIBRARY/DEN, THE CHAIRS ARE FROM LAZAR WITH A MOKUM TEXTILE. THIS ROOM IS ADJACENT TO THE LIVING ROOM ALLOWING EASE OF CONVERSATION BETWEEN PEOPLE SITTING IN EACH ROOM WHILE ALSO OFFERING GREAT VIEWS OF THE LAKE.

“I was able to use really amazing down lighting, all frameless, in the home and design the concept, and then it was professionally detailed by the Landerths. It was a real dream to collaborate with them on the lighting design,” Rob explains. The exterior challenge involved the pool and trying to get all the equipment back to the site. “Trying to get the pool in behind the house was tricky. We had to move the power and reroute the electrical service. In addition to the differing ceiling heights, the other challenge was there was some grade to the property, it was sloping up, and there were several places we had to have steps,” Andrew adds. In the end the couple and their children were very pleased with the results. However, an unexpected offer on the home led them to sell and Rob is now working on their next home project. couple fought for the house, which was in foreclosure and in complete disrepair. After gutting and repairing it, Ken and Courtney moved in in 2016 and began the process of interior design. They have spent the last five years mindfully selecting furnishings, finishes and artwork. “We wanted to make sure we did this house justice. We were very thoughtful about everything we picked. tribute tour of his work that year and his family came — his wife, children and grandchildren — and in the kitchen I have a framed hand-written letter that they sent me after the fact. I wanted a Palm Springs midcentury feel. I wanted everything really light and airy instead of brown, brown, brown,” she explains. Courtney’s love of fashion — from the framed Hermès scarves in the family room to the Christian Lacroix pillows in the living room — and hardware is evident throughout the home. “Hardware is my love and my passion. It’s an accessory, and a lot of people, I think, overlook that,” she says. In the kitchen, the hardware makes a bold statement. “The kitchen is my blingy, shiny object. I had found that backsplash at TileBar.com. And again, I wanted great hardware, so I found this hardware designer in New York,” Courtney says. She wanted custom rose gold hardware to tie in with the faucet and the ’60s classic Sputnik light fixture. HOMEOWNERS KEN AND COURTNEY HAZOURI WITH THEIR YORKIES, CLEMENTINE AND CLOVER.

treuse, velvet tufted, serpent-shaped sofa that offers views of the lake as well as a spot to refill refreshments from the future wet bar. Courtney worked with Audrey Morrone, of Bespoke Furniture in Winter Park, to create the piece. “She’s a very dear friend of mine and I told her I had this vision for a sofa, and she goes, ‘I can make it,’” Courtney adds. Bold uses of color continue upstairs in a guest bathroom (featuring Hermès wallpaper), a guest bedroom, and Ken’s office, in addition to the main bedroom. Courtney knew she wanted Missoni bedding — another nod to her love of fashion — and found the bed at a reasonable price online. She had vintage nightstands and dressers painted and added new hardware. The final pop was the purple wall in a high-lacquer finish. “I have color everywhere — it just makes me happy. I could just stay here all day and never leave. We just want it to be a house where everyone enjoys themselves,” she says.

A Winter Park couple, due to an unexpected sale of their custom home, got a chance to refine their design with a new project led by architect Phil Kean, Phil Kean Design Group. This would be his second time bringing their vision to life.

“W

e did their previous home and it had just been finished when they sold it. It was not even on the

market. I think somebody just knocked on the door. So, they found a new location and we tore down a house and came up with a new design,” Phil says of the 4,500-square-foot, four-bedroom, four-and-a-half bathroom home.

Top: The main gathering area is filled with elevated details including a fireplace with black glass interior. The walls are covered in a sisal covering from Thibaut and flooring is natural walnut with a stain. Left: The kitchen is naturally illuminated and was designed with a contemporary yet warm style with the addition of textures and natural materials. There is plenty of seating for the whole family at the extra-large island.

For this second go around Phil and his team not only did the architecture, but also construction and interiors — the entire project. “This is a very hands-on couple — busy doctors with children — but they know what they like — modern, contemporary, highdesign,” he adds. The clients were able to retain elements they loved and add or revise others in keeping with their lifestyle. This home is about the same size, but with some different features. “It is more finished. I think they learned from their first one where they wanted to spend their money. So, there are more windows in this home even though the previous one had a lot,” he explains. Phil is somewhat of a pioneer in Central Florida, designing and building contemporary homes more than 20 years ago when Tuscan and Mediterranean were the most popular styles. “I remember the first modern house I did, one of the local Realtors told me it would never sell. And I said, ‘That’s okay, I am going to live in it myself.’ Then when it sold, it was at the highest dollar per square foot in Winter Park that was not lakefront. But we tend to do our modern style homes warmer with woods, textures, and layers. I think that’s a problem with a lot of the current designs is they can be kind of cold and sterile,” he explains. Top: A cozy space for studying, lounging or watching movies, the room is filled with modern and organic shapes that are inviting and functional. Left: A beautiful powder bath showcases a Kohler Briolette vessel sink, Slamp Veli metallic ceiling/wall light, a Delta Trinisic faucet in matte black and Crossville Studios 3" x 3" silver polished accent tiles. 62

Top: The main bedroom has a Boulevard fireplace with a clear frost, crushed glass front; built-in storage and floating nightstands. The bedside pendants in gray are from Kuzco Lighting. Center: In the main bath, shower accent walls are two book-matched Aurora Borealis slabs. The luxurious Hannah soaking rub includes a Graff tub filler. Bottom: A quiet sunny spot perfect for reading has a built-in niche with lighting. And although there may be some similar elements in different Phil Kean-designed homes, there are always new and novel details. “One of the things we were doing early on was that indoor/outdoor style. Even in my personal homes I would do that — way before I started my company it was always a passion of mine. Especially here in Florida, people think it’s hot and muggy but it’s usually pretty nice until June,” Phil says. And throughout this home, wide open views via the well-thought-out placement of windows and glass doors provide the family with a welcome respite from indoor walls — especially during this past year. Phil admits building during COVID was a lot more challenging than you might expect. “Whole [construction supply and resource] plants were shut down due to quarantines. But this project only took about a year and a half which is fairly standard,” he explains. Since Phil was overseeing every little detail through an architect’s eye versus a construction mentality, there is a peaceful cohesiveness with interesting twists and turns. “The house turned out stunning. The clients brought some things with them, but this is very curated. I think this was much more creative color-wise. They were more adventuresome with the colors this time. That was fun. I think people are ready for some color — it’s much more cheerful,” he adds. SPRING | SUMMER 2021
