s the memories of our summer vacations slowly fade away, we now find ourselves rushing around to stock up on school supplies, to find school uniforms that actually fit, and to gently try to get our little ones (and not so little ones) back into the spirit of learning. In other words: it’s ‘Back to School’ time! While the hot and sticky summer temperatures will stay with us for a few months longer, it won’t be long before we’re back into our school time routines. Study sessions, afterschool activities and sports will soon start anew. Before your weekends are once again overtaken by sports practices and birthday parties, take time to enjoy these final weeks of summer. Remember, fun family memories are made of lazy days in the pool and late-night movie marathons. Cherish the carefree days of summer because we’ll be ‘Back to School’ before you know it! Sincerely,

T
he importance of sunscreen cannot be overstated as the incidence of skin cancer is alarming. Skin cancer is the most common form of cancer in the United States. Each year there are more cases in skin cancer than the combined incidence of breast, prostate, lung and colon cancers. In the United States, every hour one person dies from melanoma. Over 65% of melanomas and approximately 90% of non-melanoma skin cancers can be attributed to ultraviolet (UV) exposure. In addition to these startling statistics, UV exposure is paramount in causing photoaging damage to the skin; resulting in wrinkles, dark blotches, freckles, leathery texture, and loss of elasticity. It is documented that only eight moderate dosages of ultraviolet A are necessary before these changes of photo-aging damage may appear.
Hormones do not decline because WE age. WE age because hormones decline. SAY NO! Let us explain how Bio-Identical Hormone Replacement Therapy will CHANGE the “QUALITY” of your LIFE, for the REST of your LIFE.
MEN, If You Suffer From: • Decreased Sex Drive • Erectile Dysfunction • Loss of Muscle Tone • Increased Belly Fat • Poor Concentration WOMEN, If You Suffer From: • Hot Flashes - PMS • Pre/Post Menopausal • Excess Body Fat • Mood Swings • Bad Skin • Migraines
What does SPF mean?
SPF or Sun Protection Factor means how long it will take for ultraviolet B (UVB) to redden skin when using a sunscreen as compared to how long it would take the skin to redden without the product. For instance, someone using a sunscreen with SPF 30 will take 30 times longer to redden than without sunscreen. SPF 30 protects against 97 percent of the sun’s UVB rays but this does not rate the UVA protection of the product.
What is the difference between UVA and UVB?
Both UVA and UVB rays can cause cancer. The UVA rays penetrate the skin more deeply than UVB and play a major part in photo-aging damage caused to the skin. UVA rays are further subdivided depending on the wave length of penetration into UVA I and UVA II. UVA rays account for up to 95 percent of the UV radiation reaching the earth. They are present with relatively equal intensity during all daylight hours throughout the year, and can penetrate clouds and glass. UVB rays are the chief cause of the skin reddening, sunburns and tanning. The UVB tends to damage more the superficial layers of the skin. The intensity of UVB varies by season, location and time of day. The most significant amount of UVB hits the U.S. between 10am to 4pm.
Both men and women who suffer from hormone imbalance have many of the same symptoms and complaints. Anxiety • Irritability • Loss of Energy Depression • Osteoporosis

What sunscreen protects against both UVA I, UVA II and UVB rays?
The only ingredient that protects against all of these UV rays is zinc oxide. Most sunscreens on the market do not protect against UVA I and have multiple ingredients to cover the spectrum of UVA II and UVB rays which may lead to sensitivities or tendencies to cause an allergic reaction. The manufacturer Skinceuticals uses a patented form zinc oxide – Z-cote HPI that is unlike the original formulations which were white and grainy in texture. Z-cote HPI is a smooth, elegant formulation which is completely transparent, and hence, perfect to wear alone or under make-up or cosmetics.

In addition to sunscreen, the antioxidant vitamin C in pure L-Ascorbic acid form has a substantial effect on photo-aging. Skinceuticals’ Vitamin CE has been shown through research to reduce the incidence of sunburn calls by 96% and provide an eightfold anti-oxidant protection on the skin. In addition, to protecting against UVB and UVA damage, Skinceuticals’ Vitamin CE stimulates collagen growth and neutralizes the radicals that cause photo-aging damage.

he Davie-Cooper City Chamber of Commerce recently named Gina Leggiere, owner of the Daviebased Sign*A*Rama, as its “Business Person of the Year.” The Chamber searches for an individual who has shown an outstanding business commitment to Davie and Cooper City, works in a business that has experienced growth, and demonstrates a high level of community service and exceptional leadership qualities. Patrick Eloi, who was the Chamber’s Business Person of the Year in 2010, presented Leggiere with the award at a breakfast meeting in June. “Gina embodies everything that a Chamber Business Person of the Year should,” said Eloi. “She is a savvy businesswoman who is devoted to helping the community with economic development.” Leggiere worked in the corporate world for 20 years when she decided to use her degree in Urban Planning to become her own boss. She owned and operated a successful Sign*A*Rama for ten years in Piscataway, New Jersey. In 2005, she relocated to South Florida and purchased the Davie Sign*A*Rama, which uses cutting-edge industry software programs to provide a full range of comprehensive sign and graphic services to both the private and commercial segments of the business community. imee Leigh Monek of Davie is only sixteenyears old and she is already a queen. She was recently crowned the Florida High School Rodeo Queen. Last month, she visited the Joe DiMaggio Children’s Hospital as part of her responsibility to reach out into the community to make a difference. Aimee Leigh started riding when she was only 7 years old and grew to love horses. “Horses are amazing creatures,” said Aimee Leigh. “You love them and they love you back.” She rode English style (Hunters and Jumpers) until her mother introduced her to barrel racing. “I immediately knew I loved barrel racing and wanted to participate in Rodeos,” said Aimee Leigh. As she got involved in Rodeo-type events, she learned Aimee Leigh Monek. how to tie a goat and rope a calf. By 7th grade, she was ready to compete, so she joined the Florida Junior Wrangler Division. Most weekends were dedicated to rodeos, as she tried to earn enough points to make it to the national competition. In 2009, she was successful and won the state championship for barrel racing. Aimee Leigh currently competes in the Florida High School Rodeo Association. Last year, she won 6th place in barrel racing. This year, she won 3rd place in barrel racing and 4th place in pole bending. She was also crowned Florida High School Rodeo Queen and she is hoping to win the National Queen title. “I am really excited to be Queen,” said Aimee Leigh. “It is a big responsibility and requires a lot of leadership.” As queen, she has already started making visits to nursing homes, as well as to local

up watching the Dolphins and always wanted to be a cheerleader. This will be her third season with the Miami Dolphins. Andrea says that being a Dolphin cheerleader has provided her with so many wonderful opportunities. She has hosted a 5k run/walk for the Women in Distress, shopped with the kids during the holidays, participated in photo shoots for the Dolphin annual calendar, visited our military troops in Honduras and Curaçao, gone sky diving with the Army’s Golden Knights and more. Brooke was born in Miami and Andrea lives in SW Ranches. She loves performing in front of a huge crowd with screaming fans. This will be her second year cheering for the Miami Dolphins and considers her teammates like family. As a full time nursing student, she says it is often challenging to maintain good grades and fulfill the responsibilities of a cheerleader. In her role as cheerleader, she has helped out in hospitals and schools, traveled to different military bases to support our troops and more.

ore than 500 women applied to become Miami Dolphins cheerleaders for the 2011-2012 season and two locals were selected. Andrea of Davie and Brooke of SW Ranches are among 42 women who will help cheer the Dolphins to victory during the upcoming NFL season. According to Director of Cheerleaders Emily Newton, the cheerleaders were selected based on their talent, personality, flexibility, fitness, spirit and showmanship. They also had to be true Miami Dolphin fans and Brooke passionate about the team. “We are looking for women who exude confidence and have a personality that sparkles in front of an audience,” said Newton. The women have already started learning more than 20 routines that they will perform during home games. They have also begun working with fitness trainers to build their stamina. “It takes a lot of hard work to prepare for the games,” said Newton. “The cheerleaders have to be in great physical condition in order to perform three hours worth of material.” The women will also be responsible for community service and making special appearances throughout the season. Andrea was born in Rosario, Argentina, and moved to Davie as a child. She grew

ince becoming owners of TAG USA Gymnastics over two years ago, Marissa and Michael Zoldan recreated the gym into the most successful gymnastics program in Broward County. Not only does it boast the largest and most state-of-the-art facility around, but the strongest competitive teams as well. Taking the headlines, though, the TAG USA Gymnastics Foundation continues its commitment to finding a cure for cancer, in addition to helping the less fortunate in our community. The TAG USA Gymnastics Foundation is currently hosting “Supplied for Success,” a school supply drive to benefit Kids In Distress. Anyone interested in making a donation is welcome to stop by the gym; you don’t need to have children enrolled in the programs to help TAG USA fill its collection box with new pencils, crayons, glue sticks, folders, composition books, and other back-to-school necessities. They will be accepting donations until Friday, August 12th. In addition, the TAG USA Gymnastics Foundation

continues its efforts to fight cancer. Two years ago, Marissa Zoldan was treated for uterine cancer and unfortunately was recently diagnosed with another health scare. Hearing a diagnosis of cancer will irreversibly change anyone’s life and Marissa, Michael and their family wish to help erase cancer so that other people will not have to suffer through similar traumatic surgeries or treatments. Breast, cervical and uterine cancers are prevalent and the TAG USA Gymnastics Foundation is committed to creating more awareness and raising funds to find a cure. In addition to its philanthropic work, TAG USA Gymnastics is committed to developing champion gymnasts. It is poised for yet another impressive season. “Considering 2010-2011 was only our third competitive season, our teams were incredible, especially when compared to other gyms that have been around for more than twenty years,” boasts Marissa. TAG USA won nearly 50 State Championships and many of its gymnasts qualified for Nationals. “One of our elite gymnasts won six gold medals at the Mexican National Games and is now training for the Pan-American Games,” notes Marissa. “Even our first year TAG USA Cheer team won a Junior State Championship.” The success of TAG USA Gymnastics’ is based on a different approach to the young athletes. Marissa and Michael’s personal approach to the patents and children is what makes TAG USA so special. In addition, the talented coaching staff strives to meet each member’s individual needs. The gym itself adds to TAG USA’s success. It’s been a year since the amazing 38,000 square foot facility opened. It’s now large enough to comfortably accommodate all ages and levels of athletes, from tiny tots to elite gymnasts.

The ‘Mommy & Me’ and ‘Toddler’ programs have a separate 2,500 square feet of gym with mini trampolines, equipment, and climbing apparatus. The rest of the gym is divided so that all preschool classes, beginner to advanced recreational gymnastics classes, trampoline classes, cheer, and all gymnastics teams have their own space. There is no overcrowding of areas and no waiting in line to use the floor or any equipment. The future looks bright for TAG USA Gymnastics. Plans are now in the works to open an adult spinning/ aerobics room, a game room, and a middle school athletic training area. Over the summer, additional air conditioning was completed, the trench pit was finished, Marissa and Michael Zoldan and a couple of other surprises were added. As TAG USA Gymnastics continues to grow, the Zoldans hope to have the opportunity to welcome every Broward athlete into the TAG USA family. TAG USA Gymnastics is located at 1951 North Commerce Parkway in Weston. TAG USA offers recreational classes for children from ages 12 months and up. Fall classes begin the week of August 22nd. For advanced students, there is a boys and girls competitive gymnastics team, a trampoline and tumbling team, and cheer team. Legally Speaking Pool Safety – The Key to A Safe Summer in South Florida
Accidents happen.

emperatures are on the rise as another Florida summer is in full swing. As we all look to beat the summer heat, our swimming pools will get crowded quickly. In just a one week span last month, four children nearly drowned in Palm Beach County alone. This was a sober reminder that swimming pools can be deadly traps for children. Each day, approximately ten people die from unintentional drowning. In fact, drowning is the sixth leading cause of unintentional death by injury for people of all ages and the second leading cause of child death in the United States, behind only motor vehicle accidents. Statistically, fifty percent of children submerged in pools die. Too often, drowning accidents are preventable. As parents, we encourage our neighbors in the community to stay safe in and around pools, spas, lakes, canals and the beach by practicing as many safety steps as possible. Children under five are most at risk and have the highest drowning rate of any age group. In fact, Florida has the highest drowning death rate in the nation for children under five.
They can even happen to you.
Here are a few tips to help prevent these types of accidents. Never leave a child unattended. If a child wanders off and you lose site of him/her, check the pool first. Also, take all physical safety precautions possible. Install child proof fences around home swimming pools. The fence should be four sided and keep the pool area completely separate from the house and the yard. The fence should be at least four feet high. In addition, cover and lock hot tubs when they aren’t in use and keep rescue equipment such as a life preserver and telephone near the pool. Also, install an alarm on doors and/or windows so you will be alerted if one is opened. Finally, never drink alcohol while you are responsible for watching children near or in a pool. Alcohol can dull the senses and make it more likely you won’t notice a dangerous situation. Alcohol can also increase the time it takes for you to react to a drowning situation. Education is another key to reducing drowning accidents. Statistics show that participation in formal swimming classes reduces the risk of drowning in children under five by as much as 88%. Taking a CPR class is also important. In a drowning situation, seconds count. CPR performed by bystanders before emergency personnel arrive has been shown to improve the outcome in many victims. The quicker the intervention occurs, the more likely for an improved outcome.

Wednesday, August 17 Concussion and Injury Prevention in Athletes The most accepted definition of “concussion” is an incident characterized by an immediate or post-traumatic alteration of consciousness, disturbance of vision, and equilibrium. Many contact sports have a high risk of concussion.
Q: What is a concussion? A: The most widely accepted definition of concussion is an incident of head trauma
resulting in mild traumatic brain injury with possible injury to the cranial nerves and blood vessels. Some sports have a higher risk of concussion. These include: football, soccer, wrestling, ice hockey, gymnastics and rugby to name a few. Symptoms may include: ▸▸ Headache ▸▸ Difficulty concentrating ▸▸ Sleep difficulties ▸▸ Disorientation ▸▸ Gait / balance disturbances ▸▸ Brief loss of consciousness (less common) ▸▸ Amnesia Q: What is the best treatment for a concussion? A: Immediately following an impact or injury, remove the athlete from competition or activity. Begin to assess all of the concussion symptoms and have the athlete evaluated by a physician trained in concussion management. If loss unconsciousness occurs, the athlete will likely need an evaluation with an emergency room physician to rule out more serious injuries such as skull fractures or bleeds. Symptoms that persist longer than 48-72 hours may warrant imaging. Q: How can an athlete prevent any other incidents of concussion? A: The athlete should return to play or activity only at the recommendation of their physician or healthcare professional. It is important for the athlete to wear the appropriate protective gear specific to the sport. All athletes, especially those who have suffered a concussion, should maintain proper pre- and post-game conditioning and proper sport techniques to optimize safety.

O
n June 4, hundreds of fisherman attended the 29th Annual Take-A-Kid Fishin’ Rodeo, at Wolf Lake Park, 5400 SW 76th Ave. in Davie. It was an opportunity for kids to leave their electronics behind and spend some quality time with their families.
Kids who caught a fish brought it to the judges table, where a member of Everglades Bass Anglers helped identify, measure and unhook the fish before releasing it back into the water. There were awards for the kids who caught the most fish and biggest fish. Everyone received a tackle box, fishing rod and reel, as well as a trophy.
Rick Browning, member of the Everglades Bass Anglers, was one of the judges at the event. “Club members always look forward to helping out at this event,” said Browning. “All of the families who participate have fun spending time together. Every kid should have the chance to learn how to fish.”

e are working harder than ever and spending more time in the comfort of our own homes. So when we retreat to our lair, we are looking for comfort, relaxation and an overall positive feeling. These elements are achieved by marrying the different layers of your décor. There are five easily identifiable layers which include: flooring, wall covering, furniture, art and accessories.
Window Coverings
All too often we deal with the first four layers and neglect the last one. But really, it is your drapery and blinds, because of the square footage that they demand in a room, that are the key to pulling all of the elements together. I am working on a gorgeous project right now in Weston where my client has all the flooring, wall colors, moldings, furniture and fabulous contemporary art in place, but there is still something missing. Now that we are installing ceiling to floor drapery panels, cornices and medallion panels, the interior beauty of the home is shining through.

Legally Speaking New Tools to Defend Residential Mortgage Foreclosures By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
August 2011 | To Advertise in Davie Town Times, Please call 954-306-1007 | www.davietowntimes.com
S
o far, two large law firms in South Florida have been forced to close their foreclosure practice as a result of claims and court decisions that these firms provided false information in order to improperly repossess properties on behalf of their lender clients. As a result of the actions by these firms -- which led to their demise – new tools have emerged to successfully defend residential mortgage foreclosures.
Forensic Mortgage Audit
A forensic mortgage audit involves an in depth analysis of the loan transaction by a lending compliance expert to uncover violations of federal and state lending laws committed by the original lender. These violations may even be attributable to the current lender under certain circumstances. If presented in a timely manner, the findings from a forensic mortgage audit may be used to aggressively defend a foreclosure action, to offset and reduce the amount owed on the loan obligation, and to even negotiate a worthwhile modified or restructured loan.
Securitization Analysis
During the real estate boom from 2003 to 2007, many lenders sold groups of mortgages in “securitized pools” to investment trusts on Wall Street. These trusts were created as investment tools that allowed lenders and investors to receive highly preferential tax treatment. In order to receive these tax benefits, however, strict regulations had to be followed. A securitization analysis by a qualified and credible firm can reveal whether an individual loan transaction was properly and timely transferred to a valid trust, i.e., was the loan properly “securitized.” If the loan obligation is proven not to have been properly securitized, an investment trust cannot foreclose.
Transfer History Analysis
Even if the loan is not part of an investment trust, many loans have been sold multiple times. Each time a loan was sold, certain legal transfer requirements had to be fulfilled to legalize the transfer and to allow the new transferee to foreclose, if necessary. A transfer history analysis tracks the mortgage from its originator to the true current legal owner and holder of the obligation, and also identifies any breaks in the transfer chain which could prevent the current lender from foreclosing. In some cases, this analysis has uncovered that certain lenders even forged mortgage assignment documents through the use of so-called “robo-signers” to overcome transfer issues, which led to findings of fraud and the cancellation of the mortgage debt altogether. Detailed explanations of different options available to homeowners in foreclosure, or at risk of foreclosure are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight for Your Home.” If you mention that you heard about the DVD through this magazine you will receive a FREE copy when you make an appointment to discuss your case in detail with a member of our qualified legal team. You may also purchase the DVD online at www.arcialawfirm.com. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure summons, contact the Arcia Law Firm at 1-800-770-7102 to schedule a free consultation, or visit www.arcialawfirm.com for more information.

n the past several years there have been some changes in family law. Florida has done away with the designation of residential or custodial parent. The Child Support Laws have also gone through some changes with the percentage of overnights needed for a reduction now 20% instead of the previously required 40%. Florida has also eliminated the 25% reduction for day care or after care expenses that the parent who was not directly paying such expense did receive. As of August 1, there were some additional changes or perhaps clarifications to existing laws. The majority of these changes or clarifications dealt with alimony. Unlike child support, Florida does not follow any alimony guidelines. Each case is based upon the needs and the abilities of each spouse. Length of marriage and the income of the parties; as well as lifestyle enjoyed during the marriage is considered.

The hiring of a lawyer is an important decision that should not be based solely upon advertisements. Before you decide, ask us to send you free written information about our qualifications and experience.
Three new factors were added to a judge’s consideration in determining alimony: ▸▸ The responsibilities each party will have with regard to any minor children they have in common. ▸▸ The tax treatment and consequences to both parties of any alimony award. ▸▸ All sources of income available to either party, including income from investments held by either party. In addition to the above changes, the legislature has further defined certain additional terms and presumptions: ▸▸ Short term marriages are marriages having a duration of less than 7 years. ▸▸ Moderate term marriages are marriages having a duration of greater than 7 years but less than 17 years. ▸▸ Long term marriages are marriages having a duration of 17 years or greater. Certain categories of alimony were also further defined: Bridge the Gap Alimony: Can be awarded for no more than 2 years to assist a party in the transition from being married to being single. This alimony will terminate upon the death of either party or the remarriage of the receiving spouse. In addition, this alimony cannot be modified in either amount or duration. Rehabilitative Alimony: Can be awarded to a spouse to assist in establishing the capacity for self support through education, training, work experience or redevelopment of previous skills. A defined rehabilitative plan must be part of this award. Durational Alimony: Awarded when permanent periodic alimony is inappropriate. This amount may be modified or terminated based upon a substantial change of circumstance, but the length of this form of alimony cannot be modified absent exceptional circumstances. This term cannot exceed the length of the marriage. For information, visit www.divorcebroward.com or call 954-385-9160.

dining out POC Serves Fresh Sushi and Asian-Fusion Cuisine By Stacey Bomser

T
he only thing better than fresh sushi is all-you-can-eat fresh sushi. That’s why sushilovers drive from all over South Florida to eat at POC Buffet & Grill in Weston. This gourmet, buffetstyle restaurant serves the freshest sushi around, plus an extensive menu of Asian-fusion cuisine including Japanese-style Hibachi. This is definitely not your typical buffet restaurant. “We are setting a new standard,” states Will Lin, owner of POC Buffet & Grill. “I strongly believe that if you give people more than what they expect, it always pays off.” That is certainly the case here. Just check out the reviews. “Google us!” encourages Will. “People are raving about us on the internet. We are consistently one of the Top Ten restaurants in South Florida according to UrbanSpoon.com. That’s out of over 2,000 restaurants. And we are ALWAYS the number one in the buffet and sushi categories.” It’s not surprising that POC is ranked so favorably. Just look at what Food Lover Tom had to say in his UrbanSpoon.com review: “I am spoiled I lived in manhattan for 30 years the best of everything including SushiBut I have found one in Broward County Fl!!!! POC of Weston- excellent fresh fish, festival atmosphere, nice service- worth a drive out to West Broward.” POC also has quite a following on Yelp.com. Here’s what Lisa A. wrote: “Love this place! The Crazy Rolls
are the BEST! Most sushi found at buffets tend to be “questionable”, but this place is the real deal. The fish is fresh and the chefs are constantly putting out new dishes.” Jimmy B. was also impressed by the freshness of the sushi. “The sushi chefs behind the counter were working CONSTANTLY like robots refilling and quickly refilling plates of sushi.” You don’t earn these rave reviews unless you continually deliver excellent food and service. At POC there is no compromise on quality for quantity. The bodacious buffet boasts over 100 freshly prepared items, from sushi to gourmet Asian-American fusion cuisine to delectable desserts. The star of the show at POC is definitely the sushi buffet, featuring over 30 selections of sushi, sashimi and
skillfully prepared rolls each day. The selection may vary depending upon what fresh fish is available each day, but the restaurant has several specialty rolls always on the menu. Will recommends diners try the House Roll with eel, avocado and tuna on the inside and tuna, salmon, whitefish and avocado on the outside. The sushi chefs’ culinary creativity is further evident in rolls such as the Caribbean Roll with salmon, lettuce, avocado, cucumber and pickles, or the Las Vegas Roll with unagi, cream cheese, salmon, avocado and masago. There are also plenty of picks for non fish eaters such as the Tempura Roll with sweet potato, carrot, green bean and squash. Once you’ve had your fill of sushi, grab a clean plate, or two, and head for the buffet. There are about 25 items on the hot bar including POC’s famed “Grand Marnier Shrimp.” Other Asian-inspired items include sesame chicken, shrimp tempura, steak wrapped asparagus, fried rice and much more. On weekend nights, the buffet features gourmet dishes such as Filet Carpaccio and Tempura Crusted Grouper. The cold bar offers fresh seafood selections including Alaskan Snow Crab legs, cocktail shrimp, oysters and mussels, as well as a small salad bar. On top of all the wonderful buffet items, POC offers cooked-to-order Japanese-style hibachi. Choices include NY strip steak, chicken breast, shrimp or scallops. Regardless of what you pick, you know it’s fresh. “We are constantly changing out the food and sushi on the buffet. Nothing sits for long,” says Will. “But our food is so good the serving dish plate is usually empty long before then.” Be sure to save room for dessert. POC offers a delicious array of tasty treats including homemade crème brulee, plus cookies, brownies and assorted ice cream. There is also a selection of fresh fruit. POC Buffet & Grill is open daily. The lunch buffet is $11.50 Monday through Friday and $12.50 on Saturday and Sunday. The dinner buffet is $17.95 Monday through Thursday and $19.95 Friday through Sunday. The restaurant offers special pricing for children, depending
46
upon their size, not age. “We find this is an extremely fair way to price our buffet,” explains Will. “It definitely works out to your advantage, as most children are still able to receive special pricing when they are older than the traditional children’s menu age of 10.” At POC, children under age three eat for free; children from 36 to 48 inches tall pay 1/3 of the adult price; and children from 48 to 60 inches tall pay ½ of the adult price.
POC Buffet & Grill is worth the drive to Weston. It is located at 1651 Bonaventure Boulevard, next to Walgreens near Weston Town Center. For more information visit www.pocbuffet.com or call (954) 389-5188. POC accepts reservations for parties of six or more, and can accommodate private parties.

Real Estate What Now? Your Listing Has Expired… By Zona Horton, CRS, GRI, Realtor
A

listing contract has a definite termination date. If the house reaches this date without being sold, it is called an ‘expired’ listing which means it is no longer for sale under the previous contract. There will be a record number of homes in this category this month as the housing market continues to struggle. In Cooper City, during the months of May and June, 2011, twenty-four homes expired. In Davie, during the months of May and June, 2011, twenty-six homes expired. If you were one of these homeowners, you had a decision to make. Did you (1) relist with your current agent; (2) seek out another; or (3) give up? The housing market has been challenging. Evaluate how your last agent handled the marketing and pricing aspects of your home. Did your agent: ▸▸ Give you valuable insight into the market to help you set the right price for your home? ▸▸ Provide you with a checklist of tasks to be accomplished and the date those tasks were completed? ▸▸ Keep good records as to who has shown your property and obtained feedback? ▸▸ Give you a list of websites where your property was being displayed? ▸▸ Provide professionally taken photographs and a virtual tour which also appeared on YouTube? ▸▸ Tell you which social networking sites were used to display your home? (tweeted or facebook’d)? ▸▸ Take twenty-five photographs and uploaded them into the local MLS? ▸▸ Take twenty-five photographs and uploaded them into Realtor.com? ▸▸ Advertise in the local paper which, in turn, has over 134 partner sites stemming from the host site? ▸▸ Provide you with up-to-the minute information (in real time) as to what properties had listed, pended, sold and/or expired in your area? ▸▸ Provide you with market trends through the Facts & Trends™ graphs? ▸▸ Suggest features of your home that were potential problem areas as well as advised on possible remedies? ▸▸ Prepare and placed a full-color property brochure in your home for prospective buyers with the client detail printout, floor plan, survey, school information, and community amenities? ▸▸ Hold open houses for the public and brokers’ opens for area associates? ▸▸ Send out Just Listed postcards to subject neighborhood and feeder neighborhoods? ▸▸ E-blast area agents when the home was listed and/or the price was repositioned? Most “active” listings expire for two reasons: (1) Underexposure and (2) Overpricing. Because I am affiliated with EWM Realtors, we make sure that your property is afforded maximum exposure – local, national, and international through our local websites and print marketing efforts as well as our national and international affiliations. Proper positioning of the price is established at the time of the listing and revisited as we watch the market together through the real-time notification via the MLS system and Facts & Trends.™ If your listing contract has expired and you still desire to sell your home, make sure you contemplate interviewing a Real Estate professional who provides over-the-top customer service. Call me today if you, or someone you know, are looking to buy or sell a residence. I am home for you! Call 954-306-7298 or send an email to zonster@aol.com.
