School children are now counting down the days until summer break, while parents are busy making last minute arrangements for summer camps and family vacations. 30th Annual Take-A-Kid Fishin’ Rodeo Offers Quality Family Time By Debby Teich
J
ohn Spokane has fond memories of fishing with his father in
the Davie canal. He has maintained that same tradition with his own children. “I have created wonderful memories with my three boys,” said John. “Most weekends we trade the Xbox for fishing rods and have a great time together. I look forward to it all week long.” On June 2, he and his children will join hundreds of local fisherman for the 30th Annual Take-A-Kid Fishin’ Rodeo, at Wolf Lake Park, 5400 SW 76th Ave. in Davie. The Rodeo is an opportunity for kids to leave their electronics behind and spend some quality time with their parents, grandparents and friends. The $9 fee to participate includes lunch, bait, cap and a goodie bag (while supplies last). Only live red worms can be used as bait. Extra live red worms will be available for sale (while supplies last) or you can bring your own. The kids will be divided into three age groups: 5 and under, 6 to 8, and 9 to 12. All ages must be accompanied by an adult. Once families find a spot on the lake, they are permitted to fish from 9 to 11 a.m. When they catch a fish, they bring it to the judges table, where a member of Everglades Bass Anglers will help to identify, measure and unhook the fish before releasing it back into the water. Prizes will be awarded in all age groups for the length of the fish (not for its weight) in the following categories: the most fish caught over 3 inches, the longest bass caught, the longest other fish caught, the most unusual catch and sportsmanship. Some of the prizes include fishing rods and reels, tackle boxes and trophies. Registration begins at 7:30 a.m. and kids must bring their own fishing poles. For information, visit www.davie-fl.gov.

Southwest Ranches Receives Growth Award By Debby Teich
E
very day, Southwest Ranches residents have an opportunity
to enjoy the beautiful parks and rural landscape. In fact, the Town has almost as many trees as residents. For the fifth year, Southwest Ranches received national recognition from the nonprofit Arbor Day Foundation as a Tree City USA community for its commitment to urban forestry. It also received a Tree City USA Growth Award for demonstrating progress in its community forestry program. The prestigious Growth Award honors environmental improvement and higher levels of tree care in Tree City USA Communities. Southwest Ranches has met the four standards of a Tree City USA community: having a tree board or department, a tree care ordinance, a comprehensive community forestry program with annual expenditures of at least $2 per capita, and an Arbor Day observance and proclamation. “Communities that are honored with a Tree City USA Designation and a Growth Award make a strong commitment to planting and caring for trees, and we applaud their efforts,” said John Rosenow, Chief Executive and Founder of the Arbor Day Foundation. “We also

Davie Girl Scouts Donate Cookie Sale Money to Joe DiMaggio By Debby Teich
D
avie-based Girl Scout troop #10086 worked extra hard
this year during cookie sales. They knew that the more they sold, the more they could give. In an effort to help sick children in the community, the girls agreed to donate ten percent of cookie sale profits to the Joe DiMaggio Children’s Hospital. The troop sold over 2,580 boxes of cookies and was one of the top sellers in the Pinetree Service Unit. With a matching donation, the girls were able to present a $400 check to the Joe DiMaggio Children’s Hospital. “The girls were so excited to give back,” said Troop leader Danielle Moreo. “They want to do it again next year.” The troop consists of 11 Brownies and 5 Juniors who attend Hawks Bluff Elementary or Silver trails Middle School. They meet at Ivanhoe Community Center twice a month. Most of them started in the troop together as Girl Scout Daisies. “We have become more like a family than a troop,’ said Moreo. The girls have earned many Badges through activities that help them understand themselves, their values, and how to use that knowledge to explore and make their community and the world a better place. For the Art to Wear Try-it, they made shirts, hair ties, and jewelry in the Brownie colors of blue and brown. For the Girl Scout Ways Try-It, they made sit-apons and learned about Girl Scout traditions. Enjoy an Old Fashioned Tea Party with the Davie Woman’s Club By Debby Teich
T
he old fashioned tea party originated in England as a way to
bring out the spirit of hospitality among friends. For more than 15 years, the Davie Woman’s Club has been following this same tradition. On May 6, from 2 to 4 p.m., the public is invited to join the Davie Woman’s Club for Sunday afternoon tea, sandwiches, cookies and a silent auction. The free event will be held at the Davie Woman’s Club, 6551 Orange Dr., near City Hall. The annual membership tea is an opportunity to learn about more about the Davie Woman’s Club, though it is not necessary to join. The theme of this year’s event is “Garden Party.” There will be a tea table with a collection of tea cups, finger sandwiches and other goodies. Some come for the tea, while others come for the camaraderie. “It is an opportunity to visit with old friends and meet some new ones,” said Priscilla Tindal, who has been a member since 1985. The Davie Woman’s Club has undergone many changes since it was founded in 1922 by 18 local women. At the time, Davie was a small agricultural community; members met at schools, private homes or churches and dues were $1. Some of the clubs efforts included lobbying to get the streets paved and supplying the Town with its first library. Davie Woman’s Club
Today, Davie is a sprawling town; the group has its own building and dues are $35. One thing that has not changed, however, is the club’s commitment to making Davie a better place to live. Members raise money for local charities and participate in community events. The women have helped with Davie’s Waterway Clean-up, donated to HOPE Outreach, given scholarships to deserving Davie college students and much more. The biggest fundraiser takes place each year at the Strawberry Festival, where members sell homemade strawberry shortcake, strawberries dipped in chocolate, strawberry sundaes, baked goods and other strawberry creations. The nonprofit Davie group is affiliated with the Florida Federation of Women›s Clubs and is one of the oldest clubs in the district. Members meet on the first Tuesday of every month at 7 p.m., at the Davie Woman’s Club. Although membership is open to anyone, most of the women in the group live in the Davie area. “I have met so many interesting women throughout the years,” said Tindal. “The club also provides an opportunity to help others and participate in some great projects.” For information or to attend a meeting, call 954-581-6853 or send an email to priscillatin@bellsouth.net.

have been gathering for the Annual Memorial Day Parade and Service to pay their respects to the men and women who died while serving in the military. On May 28, the Scoutmasters Camporee Committee South Florida Council and the Town of Davie will present the event once again. “It is a great way to spend time with the family and pay homage to the Veterans,” said George Gilmore, past Camporee Chief. On May 5, the Young At Art Museum will unveil its new home, located at 751 S.W. 121 Avenue. The Young At Art Museum has been bringing art education and creative programs to South Florida for 23 years. Its outreach programs have helped to bridge the gap for shrinking art education budget in schools and allowed thousands of children to experience art right in their own classrooms. For many, it has been their only exposure to art. “By inspiring families to experience art together in meaningful ways, we are developing a new generation of tomorrow’s patrons, advocates and supporters of arts-based education,” said Co-Founder and Executive Director Mindy Shrago. In 1989, Young At Art opened in a donated 3,200 sq. ft. storefront in Plantation. It grew quickly and, in 1998, was relocated to a 25,000 sq. ft. building in Davie. The Museum’s newest location is expected to be its permanent home. Since Young at Art first opened, more than 2.5 million children and families have walked through the doors; more than 22,500 teens have served as volunteers; more than 137,280 guests have enjoyed 4,576 birthday parties and 1.25 million pounds of recycled materials has been used to create art. In addition, 722,800 square feet of artwork, more than enough to fill the Louvre, has been perfected in classes, camps, workshops and outreach programs. During its first year, the new Museum is projected to serve more than 500,000 children and families. It features four permanent, themed galleries: GreenScapes, which encourages children and adults to reconnect with nature by discovering the potential of art to call attention to environmental issues; CultureScapes, which celebrates
Visitors can also explore their creativity at the Young at Art Institute. Professional, working artists and visiting guest artists provide artistic inspiration through classes and week-long workshops on drawing, painting, ceramics, animation, photography and film, printmaking, mixed media, digital computer, 4D video design and more. The Institute features cutting edge equipment and studios that incorporate natural lighting, as well as space to work outside. In addition, visitors can enjoy Showcased-Artist Studios/Installations, a National Traveling Exhibition Gallery; a Teen Center with a graphic design and recording Studio; a Museum Gift Shop; the Tossed Up Salad Café and a preschool and early childhood learning center that offers parents an arts-based curriculum for their young children. n November 2005, Sue Barnett of Cooper City heard the dreaded
words “You have breast cancer.” Nearly four years later, she was diagnosed with leukemia. After beating the odds twice, she encourages others who are battling cancer, whatever kind, to stay strong and fight the fight. Sue thought she was cancer-free when she went for her regular checkup in July 2009; however, a blood test revealed that she had AML leukemia. At the time, it was difficult for her to imagine that she would have to endure more rounds of chemotherapy and lose her hair once again. “A nurse told me to make up my mind to fight,” said Sue. “And I did.” Sue surrounded herself with positive energy, listened to motivational CD’s, and focused on getting better. Over the next five months, she spent a total of 80 days in isolation units receiving treatments in preparation for a bone marrow transplant. Her husband Mike rarely left her side. Unless a stem cell donor could be located, she was told that she only had a few months to live. In November 2009, she learned that a perfect match had been found. In January 2010, she received the transplant and the procedure was a success. She was anxious to thank her donor, but the law required her to wait two years to make contact. She recently discovered that it was a 28-year-old doctor, from across the world in Germany, who saved her life. He had gone to a German donor bank after learning that two small boys in his village were diagnosed with AML leukemia. Although he was it a match for the boys, he was a perfect match for Sue. “My donor is a true example of what makes this world great,” said Sue. “By his selfless donation, he helped me experience the birth of our first grandchild, and allowed me to witness the marriage of our son and daughter-in-law ...all this and so much more in the last two years.” Sue’s lab work is now perfect. With the struggle behind her, she has a new attitude toward life. Many of the things she used to find important, no longer are. “I have often said that out of the bad has come the good,” said Sue. ‘My life and my cancer experience are inextricably intertwined and I find that I am a happier, more appreciative person because of it. I experience the joys of daily living with so much more intensity, as well as the comfort of family and friends. I have also come in contact with so many amazing people.” Sue met one of her closest friends, Donnie Coker, while she was waiting for her transplant in Tampa. The Pembroke Pines resident received a transplant from a German donor on the same day she did. Sue has already been an inspiration to so many people battling cancer. In November, she was the captain of a team for the Leukemia & Lymphoma Society’s “Light the Night Walk”, which funds lifesaving research and support for people battling cancer. She was also a model in the American Cancer Society’s “Look Good Feel Better” fashion show at Memorial Hospital. Kovac Offers Crash Couse in Car Care By Debby Teich
W
hen 18-year-old Sharon Kramer of Davie has a problem
with her car, she normally turns to her father for help. Soon she will be leaving for college and she wants to know how to do everything herself. “I have so many questions all the time and my dad won’t be there to answer them for me,” said Sharon. She plans to enroll in the free “Crash Course in Car Care,” designed to teach soon-to-be college freshmen the basics. The course will be held on May 9, at 7 p.m., at Kovac Automotive in Davie. In less than an hour, the students will know how to take care of their cars while away from home. “We will walk the attendees through the importance of car care to keep them safe, from bumper to bumper,” said Joe Kovac, President of Kovac Automotive. Kovac got the idea for the class, because his oldest daughter had a lot of car questions before she left for college. He suspected that her friends also had questions. “I know the peace of mind I had once my daughter had a good understanding of how to remain safe by taking care of her car,” said Kovac. “I wanted other parents to have that same peace of mind.” The College Car Care Clinic will teach the kids how to check tire pressure, tire tread and oil levels; how to interpret the warning lights on the dashboard and much more. The students will leave with a good understanding of basic car care, a bag with a tire gage, safety tips, a monthly check list and a coupon to return for a free maintenance check when they are home on break. Nova Girls’ Flag Football Team Participates in Jamboree By Debby Teich
O
nce again, the girls’ flag football team at Nova High School
proved that the sport is not just for men. The team recently participated in the Girls High School Flag Jamboree Presented by Under Armour. They had an opportunity to play against some of the top programs in the area and meet several NFL players. For many of the girls, it was an experience that they would never forget. The games were a joint effort with the Miami Dolphins and Broward County Athletic Association (BCAA). Started in 1997 with six teams, the Jamboree has continued to grow. “We have had a great partnership with the Miami Dolphins,” said Rocky Gillis, BCAA County Athletic Director. “The students were very excited to walk through the door and go onto the field. This was a very unique experience and we are fortunate to be part of this great day.” The Miami Dolphins hosted over 400 female athletes at the team’s indoor training facility in
Davie. After the athletes participated in a clinic with former Miami Dolphin players, who reviewed the fundamentals of the game, they played in one of 13 games. “It was an amazing day.” said Twan Russell, Miami Dolphins Director of Youth and Community Programs. “It is exciting to see how women’s football has evolved and changed. I really believe in the next 10 years that women’s football is going to be a collegiate sport and it is going to explode, because women really want to play the game. They want to run, catch and dive for the ball, just like the men.” This summer, boys and girls, ages 5-15, can participate in an interactive, week-long football experience featuring appearances by current and former Miami Dolphins players. The camp focuses on football training, teamwork building and the importance of education. The children will have an opportunity to develop skills that will help them succeed on and off the field. Griffin Elementary Students Receive Pocket U.S. Constitutions By Debby Teich
W
hen students at Griffin Elementary School
in Cooper City began studying American history, they were already well versed on the U.S. Constitution. In an effort to promote civics education, the Kiwanis Club of Cooper City donated pocket U.S. Constitutions to every student in the school’s four fifth-grade classes, as well as to their teachers, principal and staff members. “The donation encouraged the students to read the U.S. Constitution,” said Assistant Principal Angie Moodliyar. “They gained a better understanding of our country’s laws and the importance of being good citizens.” The idea of presenting students with a gift is not new for the Kiwanis. For nearly 100 years, the organization has been donating pocket dictionaries. Members of the Cooper City Club felt that most kids in their public schools had access to dictionaries at home, school or on the Internet, so they searched for an alternative. “We searched for a gift that would be relevant for today’s students, but still promote civic education,” said Bruce Blitman, attorney and member of the Cooper City Kiwanis Club. ”We suspect that most kids do not have a copy of the U.S. Constitution. If they do, chances are they have not read it.” Blitman visited each class at Griffin Elementary to present the gifts and talk about the importance of the Constitution. Earlier in the year, he presented the pocket Constitutions to 5th grade students at Embassy Creek Elementary School and Cooper City Elementary. “We hope that the students cherish their copies and discuss the Constitution with their families,” said Blitman. “This is especially important during an election year.” So far, the effort has been well received. The Cooper City Kiwanis Club plans to distribute pocket U.S. Constitutions to next year’s fifth grade classes, as long as they have funding. Using a Chapter 13 Bankruptcy Plan to Keep Your Home and Investment Properties for Much Less than You Owe By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney
M
ost consumers are familiar with a simple Chapter 7 bank-
ruptcy in which all of the debtor’s assets are liquidated and all unsecured debt (credit cards, medical debt, etc.) is wiped out. However, within a Chapter 7 bankruptcy you will not be able to modify your home loan or any other amounts owed on any investment properties. In fact, your lender has the right to continue a foreclosure process on your home during a Chapter 7 bankruptcy with permission from the court, which is always granted when the homeowner owes more than the market value of the home. Yet many consumers are unaware of the far reaching benefits of a Chapter 13 bankruptcy.
Unlike a Chapter 7 bankruptcy, under a Chapter 13 a debtor restructures instead of liquidating debts. A Chapter 13 debtor has the ability to repay over a period of 3-5 years, all mortgage arrearages, late fees, escrow shortages, credit card and other unsecured debt negotiated down to about one percent (1%) of the amount owed, reduced student loan payments, IRS liens, reduced car payments, and even attorneys’ fees are paid over time as part of the Chapter 13 plan. Perhaps the most beneficial part of a Chapter 13 plan is the ability to remove all second mortgages, lines of credit and other liens (including homeowners’ association liens) from your principal residence, and to significantly reduce principal balances on investment properties.

In order to qualify, the debtor must be employed, or have a regular source of income, and the amount owed for the first mortgage on your principal residence must exceed the market value of that home. As it relates to the debtor’s investment properties, under a Chapter 13 plan you are able to wipe out any second mortgages or credit lines, and reduce the principal balance of the first mortgage on each property to the current fair market value, payable at a low fixed interest rate, amortized over 15 years, through an affordable monthly payment. Once a debtor submits a Chapter 13 plan and begins to make payments, the lender cannot proceed with a foreclosure. If you owe more on your first mortgage than the fair market value of your home, have one or more additional mortgages, lines of credit or other liens on that property, and are currently employed, you may be a perfect candidate to file a Chapter 13 bankruptcy. If in addition, you also have investment properties which are upside down in value, and would like to keep them because they are generating rental income, a Chapter 13 bankruptcy is the ideal solution to resolve your mortgage crisis instead of wasting countless hours attempting to modify your loans directly with lenders. Alimony Update By Evan Baron

ast month I wrote an article about proposed
changes to our alimony laws in the state of Florida. There was a proposal that was in fact passed by the State House of Representatives which would have ended the possibility of permanent alimony in this state. Permanent Alimony could be awarded if the couple was in a long term marriage (17 years or more) and the other requirements of “need” and “ability” existed in the case. If Permanent Alimony was awarded, the receiving spouse would be entitled to a monthly payment until such time as the receiving spouse was to remarry or either party died. There were other changes proposed as well. After much lobbying and debate, this proposal did not get passed by the State Senate and therefore did not become law. This, however, does not mean that the issue is forever forgotten and I would not be surprised if this matter came before the state legislature again next term.

In the meantime, I thought it might be best to summarize the existing laws concerning alimony so there is no misunderstanding as to what was merely a proposal versus what is in fact existing law. Florida lists several factors in determining whether alimony is appropriate. Some of these factors are: ▸▸ The standard of living established during the marriage ▸▸ The duration of the marriage ▸▸ The financial resources of each party ▸▸ The age and health of each party If based upon the above (as well as some other factors contained within the law) alimony is warranted, the issue then becomes what form of alimony? There are several possibilities. Each of the choices primarily depends on the length of marriage. As stated earlier in the article, a long term marriage is defined as a marriage of 17 years or more. This results in a presumption of Permanent Alimony. Even with such a presumption, an award of permanent alimony is not automatic. Marriage of less than 7 years is considered a short term marriage. A short term marriage could result in “Bridge the Gap” alimony, which is awarded to assist a party by providing support to allow the party to make a transition from being married to being single. A marriage of greater than 7 years is considered a moderate term marriage and could result in an award of Durational Alimony. The purpose of Durational Alimony is to provide a party with economic assistance for a set period of time. The above are just guidelines and there are in fact other factors which must be considered. As previously stated, the length of marriage is just one facto the Courts consider. It is best to consult with an experienced family law attorney for a further explanation.

n some markets, Real Estate sales associates are
experiencing low inventories and multiple bids. According to Bloomberg, “A residential comeback would provide a boost to the U.S. economy.” Housing will ‘contribute modestly’ to the economy this year for the first time since 2005, according to Peter de Bruin, an economist at ABN Amro Group Economics in Amsterdam. If this is a buyer’s market, then why are we experiencing a shortage of homes? Rising demand for homes has cut into the supply, which is already low because many sellers -- especially those with negative equity -- are waiting for prices to increase before putting properties on the market. According to the National Association of Realtors®, about 2.43 million existing homes were listed for sale in February; the fewest for the month since 2005, the year U.S. home sales reached a record 7.08 million. The number of listings rose by 100,000 from January, a seasonal bump that occurred every February since 2000, except for 2008. The February supply of unsold homes listed for sale was down almost 50 percent from a year earlier in markets such as Miami, Phoenix and Oakland, California, according to Realtor.com. The Miami Association of Realtors® reported that single-family home prices in the Miami area increased 19 percent from a year earlier to a median $175,000 in February, the third consecutive year-over-year increase. “The number of listings fell to 5,061 in February, or about six months’ supply, down from a nine-month supply a year earlier, as foreign buyers joined out-of-staters and Floridians seeking to take advantage of low prices,” said Ron Shuffield, president of EWM Realtors® International. Another reason for the shortage is international buyers. Buyers from around the world know that the United States is still the safest place to invest – and what would be better than to have a second home in sunny South Florida? According to Florida Realtors®, there are two reasons foreign buyers love South Florida: Vacation and Value. “With its beaches, golf, shopping, boating and cultural and tourist attractions, Florida has been a global vacation destination for four decades.” What could speed up the buying process for foreign buyers? Regardless of supply and demand, the U.S. Visa Program could be a stumbling block for many buyers. An immigration attorney is their best resource. If you are thinking about putting your home on the market, now is the time. Florida right now is offering excellent values for international buyers compared with vacation destinations in other parts of the world. The 2011 Profile of International Home Buyers survey indicated that 41% of foreign buyers purchased a property as a vacation home, 23% intended to rent it, 25% planned a dual use and 6% bought for retirement. Does Your Pet Have Itchy Skin? By Dr. Eduardo Bernal
M
any pet owners are concerned over their
pet’s itchy skin. Itching, often seen as scratching, licking, chewing, biting and overall restlessness, can indeed be a problem if left untreated. It could turn from a superficial skin irritation into secondary problems such as behavioral changes, infections, trauma, and bald spots of the skin. The first step in helping your pet get rid of the troubling itchiness is to find the cause of the skin inflammation (dermatitis). Causes vary and can include one or a combination of causes such as parasites, fleas, ticks, bacteria, fungus, yeast, environmental or food allergies, contact irritants and skin tumors. To properly diagnose the reason for the itching, pet owners must follow a couple of steps. First, the pet should undergo a physical examination during which the veterinarian will take a history of the problem. During the physical exam the veterinarian might recommend tests such as skin scraping for mites or a bacteria culture to identify the type of bacteria in order to prescribe the best antibiotic to control the problem. A fungus culture might also be used to diagnose or rule out Ringworm contamination. Some of these parasites, bacteria and fungi can be transmitted to humans and to other pets. It is therefore very important to get a clear diagnosis of the reasons why your pet might be having the itchiness and be constantly scratching. Similarly, allergy tests, if recommended, might help differentiate allergens, either indoors or outdoors, that the pet is sensitive to and which may be aggravating the skin problem. Other tests, such as a skin biopsy, will help identify cells of specific lesions and could help bring a diagnosis that would prevent further problems. In the same manner, blood tests help rule out some internal organ problems like liver disease or hormonal imbalances that may cause skin conditions that if left untreated could cause further problems for your pet. Once you have the history, physical examination and test results, and the cause of the itching has been clearly identified, a course of treatment can be prescribed to control this unpleasant condition. Depending on the cause, some of the medications used to treat dermatitis include antibiotics, anti fungus medication, anti-inflammatory medication, antihistamines, immunosuppressants, as well as shampoos, sprays and creams. There are a variety of homeopathic treatments as well including feeding your pet hypoallergenic food or getting acupuncture. Prevention is an important part of keeping your pet healthy and making sure that any skin lesion or irritation does not become a bigger problem or reoccur. However, it is important to understand that prevention is not only the use of prescribed anti-flea and tick products, or the use of hypoallergenic shampoos, or over the counter creams; prevention also includes a complete evaluation and knowledge of the pet’s condition to successfully treat and control skin problems. Patience is also recommended as several weeks of treatment may be needed to allow the skin to heal and be free of itching, and to clear up any secondary bacterial or fungus infection. Please remember that depending on the situation, some pets might require life long therapy. If your pet has a skin condition, or you suspect a skin problem, it is recommended that you have your pet evaluated by the veterinarian two or three times a year to identify early changes on the skin before the major symptoms start again. ral cancer is not a rare disease. Approximately
37,000 people will be diagnosed with oral cancer every year in the US. It kills one person every hour of every day, and over 100 new individuals will be diagnosed with it each day. The good news is that it can often be found early in its development, through a simple, painless, and quick screening.
Who should get screened?
Every adult should get screened. Oral cancer can often be caught early, even as a precancer. With early detection, survival rates are high and the side-effects from treatment are at their lowest. Like other screenings you engage in, such as cervical, skin, prostate, colon and breast examinations, oral cancer screenings are an effective way of finding cancer at its early, highly curable stages. Make them part of your annual health checkups. An oral cancer screening should be conducted every year.
What are the risk factors?
There are two distinct pathways by which most people come to oral cancer. One is through the use of tobacco and alcohol, a long term historic problem and cause, and the other is through exposure to the HPV16 virus (human papilloma virus version 16), which is now the leading cause of oral cancers in the US, and the same one, which is responsible for the vast majority of cervical cancers in women. The quickest growing segment of the oral cancer population is young, healthy, non-smokers due to the connection to this virus.
Early Indicators:
Red and/or white discolorations of the soft tissues of the mouth could be a sign of Oral Cancer. Any sore which does not heal within 14 days. Hoarseness which lasts for a prolonged period of time is also another sign.
Advanced Indicators: ▸▸ ▸▸ ▸▸ ▸▸ ▸▸ ▸▸
A sensation that something is stuck in your throat. Numbness in the oral region. Difficulty in moving the jaw or tongue. Difficulty in swallowing. Ear pain which occurs on one side only. A sore under a denture, which even after adjustment of the denture, still does not heal. ▸▸ A lump or thickening which develops in the mouth or on the neck.

uying or selling a home is the single largest
transaction most people encounter in their lifetime. And buying or selling a home can be stressful, as it typically includes seemingly endless packing and lifestyle changes such as a new job, new schools, new neighbors, and a new environment. Even a short move across town can generate a lengthy and time-consuming list of changes to licenses, registrations, bank accounts, subscriptions, vendors, and utility accounts. To make matters worse, numerous obstacles can arise between deciding to buy or sell a house and actually closing the deal. A thorough understanding of your legal rights and obligations before signing a real estate contract can help you reduce stress, avoid surprises, and allow you to close the deal with confidence. A real estate contract is a substantial legal obligation. As such, Florida law requires that real estate contracts be in writing and signed by the parties. However, once the deal is committed to paper and the signatures have dried, a written contract can be modified orally, by conduct, or by mere inaction under certain circumstances. performance is where a court forces a party to complete its contractual obligations through a judgment or judicial decree. When a party breaches a real estate contract, the law presumes that an award of money damages is inadequate. The legal reasoning is that each piece of land is unique and may not be duplicated by the expenditure of any amount of money. Specific performance is available to both buyers and sellers. Organizations such as Florida Realtors and The Florida Bar have standardized real estate contracts in an effort to make real estate transactions easier. However, today’s real estate market includes a growing number of non-standard transactions, which has given rise to a wide range of non-standard real estate contract modifications. One example is the ever-growing number of short sales. A short sale is the sale of a property for an amount less than the balance owed on the underlying mortgage. Short sales are becoming increasingly popular in today’s market. A recent study shows that approximately one out of every five home sales in Broward County is a short sale. A short sale transaction includes a short sale contract addendum that can significantly modify an otherwise standard real estate contract. Overall, short sales are good for buyers, sellers, and lenders. However, a short sale requires lender approval and that does not always come quickly, especially when more than one lender is involved. An unwary buyer can end up mired in an extended transaction while the parties wait for lender approval. Because of the unique aspects of real estate contracts, and the unique remedies the law provides to enforce them, it is important to understand all of your legal obligations, rights, and remedies before signing a real estate contract.
