community news Israeli Teens Visit David Posnack JCC Director of Child and Family Services for the David Posnack JCC. “It was a wonderful experience and we were all sad to see them leave.” During the day, the teens joined the JCC campers in their regular activities. They had a chance to take several local field trips to places like Young at Art, the historic Venetian Pool, and the SpareZ Bowling Alley, as well as a trip to Orlando to the Islands of Adventure. They also planned an Israeli Day, where they introduced the campers to Israeli games, songs, dances and much more. The Israeli teens also had an opportunity to experience some of the South Florida nightlife with a group of American teens. Some of the The Israeli visitors painted the wall of the JCC exercise room. activities included a trip to Jaxson’s Ice Cream Parlour, a pool party and barbeque, a Shabbat dinner at Jeff Sopshin’s house, president of the JCC and more. Before they left, they completed a “mitzvah” project or “good deed” so they will always be remembered at the Center. They painted the walls in the exercise room with a camouflage pattern. They also painted a Jewish star on the wall of the pre-school.

tudents at the David Posnack Jewish Community Center in Davie have a much better understanding of what life is like in Israel. Last month, they spent a week exploring cultural similarities and differences with a group of teens from Nesher, a town in northern Israel. This is the sixth year that Israeli teens have visited South Florida to work at the David Posnack JCC. The ten students and two chaperones stayed with host families and worked at the JCC camp. “The Israelis got a taste of what life is like in the United States and had an opportunity to introduce their own culture,” said Mindy Bernstein,

Shenandoah Prepares for 3rd Annual Fall Festival/Concert in the Park By Debby Teich
O
n October 1, Shenandoah residents and neighboring communities will gather for the 3rd Annual Fall Festival/ Concert in the Park for a full day of fun and entertainment. The free event will be held at Shenandoah Park, from noon to 5 p.m. The idea for the festival started when Andy O’Boyle was elected president of the Shenandoah Homeowner’s Association, along with a new board of directors. O’Boyle promised to unite the community and find ways for people to give back. Within weeks, an Activities Committee was formed to begin planning community events. The first festival started small and has continued to grow. Last year, an estimated 2,000 people attended and organizers are expecting a larger crowd this year. There will be more than 60 craft booths and business booths, as well as food vendors, rides, inflatables, and much more. The kids can explore military vehicles, fire engines and a smoke house. The Davie Fire Department and Davie Police Department will also be available to talk to the kids. The nine piece band “Higher Ground” will be on stage from 1 to 4 p.m. playing oldies, disco, Motown, reggae, salsa, classic rock and more. “In three years, our community has grown to enjoy and look forward to all our events,” said Margie Desderio, Shenandoah Events Madison Baker of Southwest Ranches enjoyed the festival last year. community news Moms of Addicts Turn to Each Other for Support By Debby Teich

rug addiction not only destroys the user, it can also destroy the family. It often leaves family members feeling isolated with nowhere to turn. Barbara Theodosiou of Davie is well aware of the effects. She is the mother of four children and two of them struggle with addiction. Peter, 23, has been clean for several years. Daniel, 19, is still deep in addiction and currently lives on the streets. She recently started Addict’s Mom as a way to reach out to other moms who share her emotional pain and to let them know that they are not alone. As the founder of a successful business, Barbara appeared to have it all. On the inside, however, she says was shattered into a million pieces. “I was physically sick and lost in the sadness of their addiction,” said Barbara. “I was no longer the woman I used to be. I had allowed their addictions to control my emotional thoughts and physical health. I had now become the sick one. It has taken me four years to realize that I matter, that my life has purpose. I didn’t have to die inside because my sons were addicts. I am learning that I am important to myself and other people in my life, my husband and my kids.” Addict’s Mom is a place for mothers of addicts to begin to heal. It offers them the freedom to share their pain without feeling the shame that often comes with having a child
that is an addict. “I wanted to create a sense of community amongst the Mothers who are suffering, a place where they can support one another in kindness and love and learn from each other.” Barbara started her effort by creating a group on Facebook - www.addictsmomgroup.com. It allowed her to connect with women all over the world. More than 2,300 mothers have already joined the Facebook group and over 1,100 mothers have joined the new Addict’s Mom’s Fan page. Some of them have recently learned of their child’s addiction, while others have been battling it for a long time. On Facebook, mothers can submit stories about their own personal journeys and get information about addiction and codependency. They are united behind the group’s credos of “Sharing Without Shame,” “Together We Really Are Stronger,” and “Addict’s Moms are Very Important.” “We have already received dozens of testimonials from members stating how much the Addict’s Mom group has positively impacted their lives,” said Barbara. Barbara has been collecting stories from women all over the world and plans to write a book. She is also in the process of forming local support groups. Forty artists made their original artwork available “for interpretation” to more than 100 artists at seven special needs facilities in Broward County. Some of the special needs artists chose to interpret the entire painting, while others focused a small portion of it. The only requirement was that they had to keep the title the same. The special needs artists represent a wide range of talent and abilities. While some are able to paint with their hands, others must paint with a brush in their mouth or between their toes. All of the interpretations are on display at Studio 18 in the Pines. They surround the original artwork and many of them are for sale.

group of artists from Schott Communities in Cooper City has proven that imitation can be the most sincere form of flattery. The special needs artists had an opportunity to display their creative talent as they worked with established artists in the community. Their artwork is currently on display through September 30 as part of the Sincerity Project at Studio 18 in the Pines. The idea for the project began when special needs artist Danielle Segarra visited Studio 18 on a field trip with Schott Communities, a non-profit group for persons who are developmentally or physically challenged. Danielle fell in love with a painting, ironically called “It’s Just the Beginning,” and asked if she could take a photo of the piece so she could create her own version of it. The artist, Jill Slaughter agreed happily. Her visit inspired the idea to curate a show and invite others with special needs to experience the joy of creating art. “They had an opportunity to forget they have disabilities and

oach Carlton Talbot of Cooper City recently led his basketball team to victory. The Patriots basketball 14U 8th grade team returned from the July 4 weekend in Cocoa Beach, Florida with the USSA National Championship trophy in hand! The Patriots defeated the tough North Side Pride from Ocala, Florida in the championship game to become the 8th grade USSSA 2011 National Champions. “The players have shown tremendous discipline and commitment throughout the year,” said Talbot, who has been coaching the team for three years. “Their hard work paid off. I am very proud of their accomplishment.” After losing their first game 53-57 to North Side Pride in double overtime, the Patriots dominated the remaining pool play games, defeating the Tab Spurs 57-43, FSX Elite 56-37, and Hoopkidz 56-32. In the Quarterfinals, the Patriots were pitted against the 6’6” twin towers from the Tampa USA Ballers. Solid team play resulted in a convincing 53-37 victory. In the semifinals, the Patriots were matched with another local team, the MYBO Warriors, but again the result was a convincing 53-38 win. In the USSSA National Championship game, the Patriots would face the only team they lost to in the tournament. The Patriots competed and this time there would be no overtime as the Patriots secured the victory against the very physical and athletic North Side Pride, winning the national championship title by a score of 62-60. Andre Saunders was named the tournament MVP, but this was truly a team effort with an outstanding offensive performance by Rafael Diaz and support from John Persaud, Corey Talbot, Edward Valdes, Travis Johnson, Lavan Alston, Jr., Dontre Cash, Luciano Cruz, Aevin Sanjay and Casey Baugh. Davie Golf Tournament to Raise Money for Type 1 Diabetes By Debby Teich
A
nthony was only two years old when Hans and Lori Lysfjord discovered that their son was diabetic. Four years later, the couple started the Type 1 Diabetes Foundation to reach out to other families who have received a similar diagnosis. On September 26th, they will hold the first annual Type 1 Diabetes Foundation Golf Classic in an effort to raise money for the organization. The event, sponsored by Audi of Pembroke Pines, will be at the Grand Oaks Golf Club, 3201 West Rolling Hills Circle, in Davie. In 2007, Anthony had an unquenchable thirst, soaked through his diapers and became easily agitated. After searching the Internet, Lori suspected diabetes. A quick blood test revealed that his blood sugar levels were extremely elevated. Anthony was admitted to the ICU, where doctors spent a week regulating his blood sugars. Hans and Lori got a crash course in managing the disease from the hospital’s diabetic support team. “It was completely overwhelming,” said Hans. “We realized that we had to change our lifestyle 180 degrees.” Anthony had to follow a special nutrition plan, eating six meals a day to regulate his blood sugars. His levels also needed to be tested 10 to 12 times a day. Anthony is now six. Since he was diagnosed, Hans and Lori have been to diabetes conventions and seminars and read extensively about Type 1 diabetes. Although things are still challenging, Hans says that they are finally comfortable managing their son’s health and have decided to become advocates for children with
Type I diabetes. “Type 1 diabetes is becoming more prevalent in children and young adults,’ said Hans. “We want to share our knowledge with other families and reassure them that it gets easier.” In February, they started the Type 1 Diabetes Foundation, which will provide funding for medical research, as well as mental and emotional support for people with Type I diabetes. Ultimately, they want to start educational diabetes camps for kids. As a non-profit foundation, they will depend on the support of the community to fund their projects. “With donations and fundraising events like golf tournaments, walks and dinners, we hope to provide an opportunity that may not otherwise be there for some individuals and families with Type 1 diabetes,” said Hans. Registration for the tournament begins at 8 a.m. and the challenges start at 8:30 a.m. The cost is $150 for an individual and $500 for a foursome and includes 18 holes of golf, lunch, door prizes, a raffle and more. Shortly before the 9:11 a.m. service begins, the Power Paragators parasailing team will drop from the sky and land at the event to present the hero with a hand-made medal. The Patriot Day Celebration begins after the memorial service and will last throughout the afternoon. The event includes K-9 demonstration, a SWAT team display, fire trucks, bounce houses, the Southwest Ranches Trail Riders with their horses, a police Helicopter, live entertainment and music. There will be a children’s arts and crafts table, complete with stationary for those who want to send letters to the military. The crowd can also enjoy a free lunch on the grounds, while supplies last, with donated food items from local restaurants such as Weston’s Chilli’s, Weston’s Chick-Fillet, pizzas from Sal’s Italian Ristorante in the Shops at Pembroke Gardens, and hamburgers and hot dogs. In addition, there will be a “Food Truck Invasion,” offering gourmet foods at a reduced cost. “This will be an event that our children will remember for a long time,” said co-coordinator Karen Schon. “I am so happy to be a part of something so meaningful.”

n the tenth anniversary of the terrorist attacks on September 11, 2001, the community will come together to remember those who lost their lives and celebrate our country’s freedom. A special “commemorative wall” will be on display, listing all of the names of those who perished during the tragedy. The 9/11 Ten Year Memorial Service and Patriot Day Celebration is hosted by the New Testament Baptist Church and the community of Southwest Ranches. It will be held on the outdoor grounds of the New Testament Baptist Church, 13900 Griffin Rd., in Southwest Ranches. The Memorial Service, which begins promptly at 9:11 a.m., is an opportunity for friends, families, law enforcement, fire rescue and the general public to honor and remember the heroes of 9/11, as well as the many individuals who fight for our freedom. Participating will be members of the Pembroke Pines Fire Department, the Homeland Security Color Guard, local airline pilots, Civil Air Patrol Color Guard, the boy scouts and several government dignitaries, including Southwest Ranches Mayor Jeff Nelson and Weston City Commissioners Angel Gomez and Toby Feuer. Hometown hero James David Ashley will also be honored at the ceremony. The young soldier, who has attended the New Testament Baptist Church

Chiropractic? Why Not? “A Doctor’s Confession toWest Broward”
Dear Friend, want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the right. Twenty years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. hiplash is a common and painful injury caused by motor vehicle accidents. While almost everyone has heard the name, most people don’t have a clear idea of what whiplash is, how serious it can be or how to prevent it.
They can even happen to you.
How Do Car Accidents Cause Whiplash?
Whiplash is a tearing of the muscles, tendons and ligaments in the neck that occurs when the body is exposed to a sudden jolt, such as in a car accident, a fall, or a blow to the head while playing sports. The injury is most common in rear-end collisions, but can occur from a collision from any direction. Additionally, it doesn’t have to be a high-speed crash. In a collision, the car is abruptly accelerated forward (or in another direction). Everything in the car, including your body, resists this sudden forward motion, which is why you feel pushed back in your seat. Braced against the seat, your torso is carried forward with the car. If your head is not braced, it can be jerked back for a second or so. The jolt of the crash can whip your head up and back, tearing muscles and other structures in your neck. Your neck’s reflex reaction is to pull your head forward, but that can be overdone in a car accident, making the injury worse.
What Are the Symptoms of Whiplash?
Often, the symptoms of whiplash are not immediately apparent after a car accident. They typically take 12 to 24 hours to develop and the symptoms may get worse every day until properly treated. Whiplash commonly takes several months to as long as two (2) years after the accident to heal. Common symptoms of whiplash occur in the neck, shoulders, back, and arms, and can include: ▸▸ Pain, stiffness, numbness, tingling and/or swelling ▸▸ Muscle spasms ▸▸ Weakness or temporary loss of movement in the neck ▸▸ Headaches, dizziness, ringing in the ears ▸▸ Blurred vision or other vision changes ▸▸ Cognitive issues such as problems concentrating, memory loss and irritability ▸▸ Depression and sleep interruption ▸▸ Difficulty performing daily activities at home or work

How Can I Reduce the Risk of a Whiplash Injury?
Your first line of defense against whiplash is to wear a seatbelt at all times while in an automobile and to properly position your headrest. The top of the headrest should be just below the top of your head. Everyone in the car should routinely adjust the headrest just as they routinely fasten their safety belts. Keep in mind, however, that whiplash can be caused by a collision from any direction. If your head snaps to the side, for example, the headrest will not be in a position to protect you. After any car accident, be aware of your symptoms. If you are experiencing any neck pain, be sure to be evaluated by a doctor.

his is a question I hear often from pregnant women. There are so many do’s and don’ts nowadays concerning safety and pregnancy. This can become very confusing. During pregnancy, hormones fluctuate. These hormonal changes not only affect the body, but also the mouth. They can cause what is called “pregnancy gingivitis,” which is inflammation of the mouth from hormones that can cause bad breath as well as bleeding of the gums. Because of these changes, pregnant women should actually get dental cleanings more often until their hormone levels even out again and are not as much of a factor in oral hygiene.

In general, most obstetricians would not recommend elective dental care such as restorative fillings or x-rays be done during pregnancy because of unnecessary risk to the unborn baby. Most of the time, these procedures are to be done after the baby is born and sometimes even after breastfeeding has halted. I agree with this, however, a dental hygiene visit will help keep pregnant mothers healthy. Healthy moms are more likely to have healthy babies. In fact, getting regular dental cleanings helps to keep everyone healthier. The mouth is attached to the rest of the body and does affect it in many ways. Pregnant women might also be concerned with their comfort during a dental cleaning as their baby continues to grow. In our office, we have perfected a dental cleaning, or “Pregnancy Prophy” as we call it, just for pregnant women. ost mortgage lenders and servicers are taking advantage of the public’s sense of desperation and lack of information to strong-arm homeowners into signing one-sided loan modification agreements. Prior to signing any loan modification agreement or making any other significant decision affecting your home loan, it is critical that every homeowner be fully aware of the following “myths” that most mortgage lenders want you to believe.
Myth No. 1: If I signed for a bad loan, I have to suffer the consequences of that decision. In reality, federal and state laws impose severe penalties on lenders that engaged in predatory lending practices. These penalties include cancellation of the entire loan and/or a refund of all payments made by the borrower, including any down payment. More importantly, these penalties and remedies related to the original loan transaction may even be available against your current lender. Myth No. 2: Once a foreclosure is filed, the bank can immediately seize your bank accounts, garnish your wages and/or repossess any vehicles you own to satisfy your mortgage debt. Florida law prevents any lender from seizing any assets until after a final judgment of foreclosure, and only after authorization from the Court is obtained to satisfy a “deficiency judgment” (i.e., the difference between the amount owed to the bank and the amount for which the property sold at the foreclosure sale). Myth No. 3: If you are negotiating a loan modification with your lender, they cannot proceed with a foreclosure of your home. This is absolutely false. Actually, lenders can and will use the foreclosure process, especially during a loan modification application, as a means of coercing the homeowner to accept a one-sided loan modification agreement that may even contain a provision where the homeowner gives up all defenses and claims he/she may possess against the lender. Don’t sign any modification or forbearance agreement without first consulting with a qualified attorney in the area of foreclosure defense. Myth No. 4: The lender will act in good faith to offer you the best terms possible during a loan modification. In actuality, the lender’s only concern is their “bottom line.” If the deal does not make sense financially to them, they will force you to accept a one-sided loan modification agreement, or attempt to force you out of your home through a foreclosure process. Most importantly, never assume what you are being told by the mortgage company is the complete truth. hild support in Florida is based upon a number of factors. They include the number of minor children in the household, the income of the parents, and the amount of time each parent will spend with the minor children. Time is defined as overnight visits. A parent who spends considerable time with his/her child(ren) will not have the time considered if the visits do not result in an overnight stay. To some people that “rule” may seem a bit unfair and in some instances it probably is. That is the state of the law however as of today. The child support guidelines were amended many years ago to include a new formula (commonly referred to as the Gross Up Method), which takes into consideration the amount of time the parent who is paying child support spends with his/her child. Once again, time spent refers only to overnights. It was realized that the more time a parent has with his/her children, the more money he/she will directly spend on them for food, clothing and even utilities like electricity and water. The formula however still gave a greater reduction in support to someone who had the children for 40% of the overnights than for someone who had them for 20% of the overnights. A few days ago I received an E-mail concerning the new guidelines and their calculations. It appears that when the guidelines were modified, a problem arose. The problem is that under certain circumstances, child support which is calculated under the “Gross Up Method”, results in a greater monthly amount than if the normal or “Non Gross Up Method” is used. What that means is that someone who is spending less time with the minor children maybe paying less child support than someone who spends a more substantial time. This was clearly not the intent of the law. This appears to occur when one party has minimal income and the other earns over $4,000 a month and the paying parent has the child(ren) for a minimum of 73 nights and a maximum of 90 overnights (yearly). To test this “glitch,” in the guidelines I prepared my own scenario using those numbers and in fact the outcome was as indicated. The child support was greater using the “Gross Up Method”. There are arguments that can be made to a judge to correct this mistake and make it equitable. If you fall within these guidelines you may want to schedule a consultation. Although good grades and academic aptitude can help a child get to where they need to go, creativity, determination, follow through and being able to work with others will take them above and beyond that place. Play comes in many forms and can include play dates, playgrounds, dramatic play and blocks at the preschool age to team sports, neighborhood play and game nights with older children. Play can be structured or unstructured, guided by adults or led by children. For some children play will come naturally but for others it may need to be coaxed and encouraged. Regardless of how it’s done, it’s important for parents to provide environments that allow for play and foster that type of learning so that our children are well prepared for a competitive future.

he use of hormones has sparked much debate on their efficacy and safety. There are many myths circulating about hormones that have no founded evidence or truth to support these statements. I am starting a series to dispel the common myths surrounding hormone therapy. I will give you true scientific data – so you may have all the options available in order to make an educated choice. Myth #1 – “The term Bio-Identical Hormone has no meaning”. This is incorrect. Bio-Identical is a term which is defined as having the exact chemical structure. Bio-Identical Hormones are hormones that have the same chemical structure as those hormones within our own body. Myth #2 – “There is no proof that Bio-Identical Hormones are safer and more effective than synthetic hormones – all hormones should be classified the same”. This is incorrect and misleading. There is a wealth of information proving that synthetic progestin and estrogen are associated with an increased incidence in both breast cancer and heart disease unlike bio-identical hormones estradiol and progesterone, which are cancer and heart protective. ▸▸ 1996 - Swedish Record Review – four-fold increase in breast cancer with (synthetic) progestin use. ▸▸ 2000 - Breast Cancer Detection Project published – eight-fold increase in breast cancer for synthetic estrogen-progestin users. ▸▸ 2002 - Women’s Health Initiative Study terminated prematurely because of increased breast cancer and heart disease in synthetic estrogenprogestin users. The following is a short list not inclusive of all articles published in medical journals demonstrating the protective benefits of bio-identical hormones: ▸▸ 1998 - Annals of Clinical and Laboratory Science, “Progesterone inhibits growth and induces apotosis in breast cancer cells”– This article documented that the use of progesterone is cancer protective for the breast”. (Bio-Identical Progesterone was shown to stop growth and cause cell death in breast cancer cells). ▸▸ 1985 - American Journal of Obstetrics and Gynecology, “Subfractions of high –density lipoprotein cholesterol during estrogen-replacement therapy: a comparison between progestogens and natural progesterone.” (This study demonstrated the protective benefits of bio-identical hormones on reducing the risk of heart disease). ▸▸ 2000 - Journal of the American College of Cardiology, “Natural progesterone, but not medroxyprogesterone acetate, enhances the beneficial effect of estrogen on exercise-induced myocardial ischemia in post menopausal women.” (This study demonstrated the protective benefits of bio-identical progesterone on reducing the risk of heart disease). ▸▸ 2001 - Arteriosclerosis, Thrombosis and Vascular Biology, “Progesterone, but not medroxyprogesterone inhibits vascular cell adhesion molecule-1 expression in human vascular endothelial cells.” (This study demonstrated the protective benefits of bio-identical progesterone on reducing the risk of heart disease). ▸▸ 2005 - International Journal of Cancer – “Breast Cancer Risk in relation to different types of hormone replacement therapy in the E3N-EPIC cohort.” (This study demonstrated the breast protective benefits of bio-identical progesterone). In summary, it is important that if you make the decision to replace your hormones they should be Bio-Identical. Bio-identical hormones mimic what your body already has – molecule per molecule. As you can see through the studies listed above, all hormones and how they react within the body are not the same. The synthetic hormones are associated with an increased risk in both heart disease and breast cancer unlike their bio-identical counterparts. Bio-Identical Hormones are heart and breast protective.

nside each of us lies an artist waiting to be discovered. This is the philosophy of the Art Institute of Weston. It offers drawing and painting classes for children and adults in the classic, traditional European style of painting. The studio has perfected a program that can teach anybody to become an artist. In fact, several special needs students are enrolled in the classes. “Painting is a wonderful activity for these students,” explains Pablo Cano, President of the Art Institute of Weston. “Art is good for fine motor skill concentration, plus it is very relaxing.” Master Artist Conchita Firgau works directly with many of these special students including Daniela Jahn Cano, a young artist with Down Syndrome. Her paintings capture brightly colored bicycles and other wonderful images. While Daniela’s preferred medium is acrylic paint, art students learn to use a variety of mediums including drawing with charcoal and pastel, painting with acrylic and oil, and ceramics. It also offers music and guitar classes. Having a Master Artist on site as a full-time teacher is what separates the Art Institute of Weston from all other art schools. Each student is personally taught under the supervision of Conchita Firgau and her highly-skilled art teachers, each of whom was trained directly by her. Born in Venezuela, at a young age Firgau moved to Europe to study art. She attended the prestigious Escuela Superior De Bellas Artes de San Fernando in Madrid. This is the same school where Picasso and
Dali studied. Today she is an internationally-renowned artist whose work has been exhibited in major art galleries throughout the world and is collected by corporations, museums and art aficionados. Her true passion for art is what inspired Firgau to want to share her talents and knowledge. She has been teaching art classes in Weston for about eleven years. She started with a handful of students and now has hundreds of students of all ages. The Art Institute of Weston offers classes for ages five to adult, with after school and early evening classes for children and teenagers and morning classes for adults. “The studio is presented in the style of a European private studio, with an intimate and friendly atmosphere where students can develop their artistic skills at their own pace,” says Pablo, who happens to be Firgau’s son. “As the student improves, we continue to challenge them as they move to the next level.” The beauty of the Art Institute of Weston program is its individualized curriculum. On July 21, the Joe DiMaggio Children’s Hospital opened a freestanding hospital dedicated to providing pediatric specialty care. It is located across from its parent hospital, at 1005 Joe DiMaggio Boulevard in Hollywood. More than 5,000 people celebrated the grand opening with a block party that included music, games, food, hospital tours and a parade. “There was so much excitement in the air as the community embraced the new facility,” said Nina Beauchesne, administrator, Joe DiMaggio Children’s Hospital. Since its inception, Joe DiMaggio Children’s Hospital has experienced tremendous growth and has evolved into a specialized tertiary care facility for children. From 2,000 admissions in 1992, the children’s hospital now handles more than 8,000 admissions and observation cases annually. Its service area has stretched from South Broward County to the Southeast U.S. region. The new four-story, 180,000-square-foot facility, along with its existing spaces inside Memorial Regional Hospital, will continue to serve the area with its leading-edge technology, compassionate care and the expertise of a large, diverse group of board-certified pediatric specialists – all in a setting specially designed for children and their families. It is connected to Memorial Regional Hospital via an elevated walkway and has a total of 204 licensed beds, six surgical suites, outpatient testing, pediatric imaging and more. It offers medical expertise that treats a range of maladies from hematology and oncology to pediatric heart and neurological diseases. The hospital’s staff and members of the Family Advisory Council traveled throughout the country to visit other children’s hospitals to make sure that Joe DiMaggio is the best possible facility. “One of the keys to our success has been truly listening to our patients and their families and incorporating their feedback into our plans,” said Beauchesne. The hospital’s design includes natural light, wide hallways, play areas, dedicated spaces for families and many other requested features. It has an overall “Power of Play” theme, with each floor displaying themes of Sports, Arts, Games or Dreams. The Games floor includes a pirate-themed CT Scan. Children can also place a stuffed animal through a play CT so they know what to expect, hopefully reducing anxiety and eliminating the need for sedation. The Dreams floor is dedicated to oncology patients. The hospital diagnoses an average of 70 new children each year with cancer and has more than 500 patients undergoing treatment. ccording to Steve Harney (kcmblog): There have been some bright spots in the residential real estate market over the last couple of months. Several price indices have reported a stabilization of prices and some regions have even shown small levels of appreciation. This has led some to believe that we may have reached a bottom for home values. We must realize that what we are actually experiencing is a ‘window of opportunity’ as the banks are delayed in bringing certain inventories of distressed properties to the market. Let’s take a look at our community. Davie and Cooper City home prices have averaged $111 per square foot for the past fifteen months. However, inventory is decreasing as sales are increasing. The average listing price today is $302,000 and the average sales price is $177,000. Fifteen months ago, the average listing price was $282,000, and the average sales price was $164,000. This is indicative of an increase. Take a look at the current fifteen-month chart:

Bloomberg Businessweek: “The crux of Simon’s analysis is that the loose lending practices seen during the housing bubble allowed 5 million renters to become homeowners, and that the market is in the protracted process of evicting this group. He believes housing prices will decline 6 percent to 8 percent nationally, with 6 million to 7 million more foreclosures yet to come.” Bloomberg is speaking to the “national” statistics. If the shadow inventory rumor is true, we could see the bars in the chart decline. This shadow inventory was supposed to hit in July of this year. As professional “market watchers,” my colleagues and I have seen no such flood on the market as yet. Yahoo Finance: “The problem with the real estate market remains excess inventory. Based on Shilling’s research, there are 2 million to 2.5 million excess homes in the country - a supply that will take 4-5 years to work-off. The result: Housing prices will fall another 20% and underwater mortgages will balloon from 23% to 40%, he says.” Again – this is national information. According to my market watch for Davie and Cooper City, we currently have 3.7 months of supply of inventory for our area. This is indicative of a Seller’s market.
Bottom Line
If you are thinking about upsizing or downsizing, this could be a window of opportunity for you. Take advantage of the historically low interest rates and the lower inventory. If what the prognosticators say is true about the shadow inventory coming to market, beat the shadow, call me and list now.
