n between bites of a delicious Thanksgiving feast, surrounded by family and friends, I hope you took the time to reflect on the many things you have to be thankful for this year; all the little blessings we enjoy every day.

In the true spirit of this season of giving, let us share our good fortunate with our loved ones, as well as those in need. There are families right here in our communities who need our assistance. Help make the season brighter for them by giving generously.

And consider giving your children a gift they will cherish for a lifetime; the gift of giving. The holidays are the perfect time to teach your children to be thankful for what they have and to help others. For that is truly what the holidays are about. Happy Holidays everyone.

O

n Dec. 11, hundreds will gather to lend a helping hand at the Ann Storck Center during the Jewish Federation of Broward County’s 7th Annual Tikkun Olam Day. The volunteers will spend the day painting, landscaping, mulching and participating in other activities as they show their support for the Center that helps the developmentally disabled. “I can’t think of a better way to spend a Sunday,” said Julie Cohen of Cooper City, who plans to volunteer. Tikkun Olam, which means “repair the world,” is a fundamental principal of Jewish tradition, and the day is an annual tradition for the Davie-based Jewish Federation and participating synagogues. In the past, they have provided assistance to the Susan B. Anthony Recovery Center, Women in Distress, the Salvation Army Transitional Housing, Archways Mental Health facility and the Sexual Assault Treatment Center. “This day is dedicated to supporting our local community and helping another agency whose mission is to serve so many,” said Eric B. Stillman, president and CEO of the Jewish Federation of Broward County. The Ann Storck Center serves more than 300 children and adults who present disabilities, including epilepsy, cerebral palsy, autism, and intellectual disabilities, on a daily basis. The Center helps enrich the lives of these children and adults through residential, preschool, adult day care training and expressive arts programs. “We are so thrilled to be working with the Jewish Federation of Broward County,” said Charlotte Mather-Taylor, Executive Director for the Ann Storck Center. “We are grateful for the passion and enthusiasm that the volunteers have shown, and we know that they will do a wonderful job beautifying our campus and helping us in a variety of areas. They have amazing energy!” Co-chairs Anita Platt and Stanley Leibowitz have been busy preparing for the event. “Giving back is in my blood,” said Platt. “I have always been involved in charitable work. Tikkun Olam Day is a visible, tangible way to help the community. It is truly gratify-

ing to participate in a community-wide endeavor like this.” Leibowitz agreed, adding, “Tikkun Olam Day is our way of enabling members of the community to give back and help repair the world. There’s so much we can achieve when we work together.” To volunteer, register at www.jewishbroward.org. Southwest Ranches Residents Rescue Cats By Debby Teich

N

ancy Piacentino of Southwest Ranches has always had a soft spot for animals. She spent 14 years rescuing horses and owns her own pet sitting business. When she saw a kitten trying to cross a busy intersection, there was only one thing she could do – rescue it. She made a U-turn, captured the kitten and brought it home. The next day, she found someone interested in adopting it. This simple effort has turned into much more. When Nancy visited a business owner near the place that she found the kitten, she discovered that he had more than 30 cats and none of them were spayed or neutered. “I knew that those cats would just continue to multiply,” said Nancy. “If they were not fixed, most of them would not stand a chance of surviving.” She called her friend Jennifer Dachton and together they agreed to fix the cats at their own expense. In one month, the friends have already trapped more than 45 cats. They took the cats that were the appropriate age and weight to the Humane Society, where they paid $17 per cat for spaying/neutering and a rabies shot. After, they returned the cats to the business owner, who promised to continue feeding them. The friends have also cared for 13 kittens and found homes for many of them. “It is has been so rewarding to watch the cats and kittens get healthier,” said Nancy. Nancy and Jennifer have gotten some donations to help defray the cost, but have still spent a considerable amount of their own funds. One cat even needed amputation surgery and Shirley Enterprises was kind enough to donate $200 toward expenses. “We are doing this out of the goodness of our hearts,” said Nancy. “It is just the right thing to do.” The friends are thinking about starting a 501c3 charity so they can continue to help control cat populations in other areas. Nancy Piacentino and Jennifer Dachton with four of the rescued kittens.

strawberry sundaes and other strawberry creations. Many look forward to the club’s annual membership tea which is held in May. The public is invited to join the women for Sunday afternoon tea, sandwiches, cookies and entertainment. The nonprofit Davie group is affiliated with the Florida Federation of Women›s Clubs and is one of the oldest clubs in the district. Members meet on the first Tuesday of every month at 7:30 p.m., at 6551 Orange Dr., near City Hall. Although membership is open to anyone, most of the women in the group live in the Davie area. Priscilla Tindal has been a member since 1985 and is currently president. “I have met so many interesting women throughout the years,” said Tindal. “We have a lot of fun together and have an opportunity to help others.” The Davie Woman’s Club reflects Davie’s heritage, as well as its future. The club’s photo was included as part of a time capsule that was buried last month during Davie’s 50th birthday celebration. It will be opened by Davie residents in the year 2061.

F

or nearly 90 years, the Davie Woman’s Club has been making a difference. The club has undergone many changes since it was founded in 1922 by 18 local women. At the time, Davie was a small agricultural community; members met at schools, private homes or churches and dues were $1. Some of the clubs efforts included lobbying to get the streets paved and supplying the Town with its first library. Today, Davie is a sprawling town; the group has its own building and dues are $35. One thing that has not changed, however, is the club’s commitment to making Davie a better place to live. Members raise money for local charities and participate in community events. The women help with Davie’s Waterway Clean-up; donate to HOPE Outreach; give scholarships each year to a deserving Davie college student and much more. Last month, members raised money by making turkeys out of pine cones and selling them during the Craft Show. The biggest fundraiser takes place each year at the Strawberry Festival, where members sell homemade strawberry shortcake, strawberries dipped in chocolate,

community news Davie Brothers Complete Projects to Become Eagle Scouts helpers and they began ripping out the old bridge and installing a new one. It took three days to complete the project. “It was great to see the before and after,” said Daniel. “I have worked hard to become an Eagle Scout and it has been worth it.” Daniel earned 42 badges before becoming an Eagle Scout and plans to continue with the program. He is currently Den Chief, which allows him to pass his knowledge on to younger Scouts. David and Daniel Shandor are Troop 160’s newest Eagle Scouts. David, 17, decided on a project to benefit the youth group at the Griffin Road Church of Christ, his troop’s meeting place. The minister at the church requested that he build a sand volleyball court on the open field. David contacted Cemex USA and the company agreed to donate all of the sand, worth an estimated $1,000. He began fundraising for the wooden poles, cement, paint and other materials he would need. In March, he gathered a group of friends and they installed the volley ball court. It took five days to complete the project. “Scouting has taught me how to be a leader,” said David. “I am proud to be an Eagle Scout.” David’s troop recently elected him to the position of Junior Assistant Scout Master. Before becoming an Eagle Scout, he had earned 37 badges. He recently earned his newest badge – Bronze Eagle Palm.

community news From the Roadways to Shopping Centers- BSO is Keeping You Safe this Holiday Season By Sheriff Al Lamberti

December 2011 | To Advertise in Davie Town Times, Please call 954-306-1007 | www.davietowntimes.com

▸▸ Broward County ranks second in alcohol-related accidents in the State of Florida. ▸▸ On average in the United States a person is killed by a drunk driver every 50 minutes. ▸▸ Each year, the Broward Sheriff’s Office arrests about 1,500 motorists for driving under the influence. It’s not just on the roadways where you will find the men and women of the Broward Sheriff’s Office keeping you safe. Too often, opportunistic criminals prey on holiday shoppers, so our deputies are adding patrols in shopping centers and areas where holiday celebrations are taking place to deter criminal activity. You can do your part to stay safe by following these simple tips: ▸▸ While you are out making your holiday purchases, stay alert. ▸▸ Park your car in a well-lit area. ▸▸ Secure valuables inside your trunk or take them with you. ▸▸ When you return to your vehicle, have your keys in hand so that you can quickly unlock the door and get inside. ▸▸ Never carry large amounts of money and if you go to an ATM for cash, do so during daytime hours and only in a safe location. On behalf of the men and women of the Broward Sheriff’s Office, I wish you a safe holiday season and a very happy New Year. Remember, if you plan on celebrating the holidays this season and alcohol will be involved, designate a driver. Stay safe!

T

here is no doubt that the holidays are a time for celebration, but if you are planning to attend holiday festivities where alcohol is served, do not drink and drive! You can injure yourself or others by recklessly getting behind the wheel after a few too many alcoholic beverages. At the Broward Sheriff’s Office, we recognize the need for proactive enforcement of Florida’s DUI laws to combat this potentially devastating crime – especially during the holiday season. Our deputies will be out in force to ensure the safety of the motoring public during the holidays and all year round. Sobriety checkpoints are a great deterrent used by law enforcement to protect our roadways from people driving under the influence. Center for Disease Control studies show that checkpoints reduce alcohol-related crashes and fatalities by 20 percent. The average stop time at a checkpoint is about the length of a cycle at a traffic light. Highly publicized sobriety checkpoints are a reminder to the public not to drink and drive and it removes potentially dangerous people from the roadway, so if you are stopped at a sobriety checkpoint, know that we are doing it for your safety and the safety of the motoring public. These are some additional facts about impaired driving:

health & Wellness Botox Alternative Xeomin Approved!

Bio-Identical Hormone Replacement Reverse The Signs of Aging

By Dr. Jean-Claude Nerette

I

n 2010, over 5 million procedures of Botulinum Toxin A (Botox and Dysport) were performed in the United States according to the Report of the 2010 Plastic Surgery Statistics by the American Society of Plastic Surgeons. This procedure ranks #1 among the minimally invasive cosmetic procedures performed in the United States. Until now, there weren’t many FDA approved alternatives to Botox. In July 2011, the FDA approved Xeomin, which is a Botulinum Toxin A (incobotulinumtoxin A - the scientific name) for cosmetic use to relax the vertical frown lines (AKA the 11’s). Xeomin has been used in Europe since 2005 and is currently marketed in over 20 countries.

Hormones do not decline because WE age. WE age because hormones decline. SAY NO! Let us explain how Bio-Identical Hormone Replacement Therapy will CHANGE the “QUALITY” of your LIFE, for the REST of your LIFE.

What are Xeomin’s similarities and differences as compared to Botox?

Xeomin, like Botox, is a Botulinum Toxin A that is used to strongly relax muscles when injected. Xeomin differs from Botox as it is considered to be a pure protein with no additives - just Botulinum Toxin A. This may lessen the likelihood of your body developing antibodies to Xeomin - meaning if you develop antibodies the product simply does not work or does not give you the desired effect. The dosing of Xeomin is exactly the same as Botox. Xeomin like Botox lasts approximately 3-4 months and its desired effect usually takes 1-2 weeks.

What does Xeomin Treat?

WOMEN, If You Suffer From: • Hot Flashes - PMS • Pre/Post Menopausal • Excess Body Fat • Mood Swings • Bad Skin • Migraines • Anxiety and Depressions • Osteoporosis

Xeomin is used in the same areas of the face and body as Botox. Xeomin can be used to treat the wrinkles and conditions listed below: ▸▸ Horizontal Forehead Lines raise the eyebrows and wrinkles that can form on the forehead. ▸▸ Vertical Frown Lines (AKA 11’s) - furrow your eyebrows and vertical or diagonal lines appear. ▸▸ Crow’s Feet - wrinkles that appear around the eyes when you smile or squint ▸▸ “Smoker’s Lines” - small wrinkles around the mouth when pursing lips. ▸▸ Hyperhidrosis - excessive sweating typically in the underarms

Bio-Identical Hormone Therapy – Thyroid Optimization – Intensive Hormonal Evaluation – Food Allergy Testing – Adrenal Fatigue – Detox Programs – Preventative Medicine – Weight Management – Facial Rejuvenation – Dermal Fillers – Botox – Xeomin – Mesoglow – Chemical Peels – Facials – Sclerotherapy

Is Xeomin Safe?

Xeomin has a dose range that is very safe when injected by a qualified injector. It is only when much more than the recommended dose is used or the injection is done by an unqualified practitioner that problems with safety can be encountered.

When will it be available?

Xeomin is available today in the United States at a few selected highly trained practitioners’ offices prior to the company’s official launch scheduled for spring of 2012. T

he winter holiday season is upon us and there are many ways for area residents to celebrate with friends and family, as well as to help those in need. On Dec. 2, the City of Cooper City will kick off the holiday season with Light Up Cooper City, from 6 to 9 p.m., at Cooper City’s Memorial Park, located between City Hall and the Community Center on 90th Ave. Enjoy the mini twinkle lights and luminaries, community youth performances, children’s activities and indoor craft show. Children can also visit with Santa at the gazebo. Organizers have requested that participants bring a donation of canned food items to benefit the needy. On Dec. 3, join in the fun at the Forest Ridge Holly Day Parade & Fair. The event begins with a parade of decorated floats, with costumed participants throwing beads and candy to the crowds. After the parade, enjoy the Holly Day fair, with food, games, inflatables, live stage performances, face painting, prizes, balloons, and more. On Dec. 4, bring the family to Davie’s Winter Holiday Lighting of the Greens and Snow Play. Visit a display of thousands of lights, over 50 beautifully adorned holiday trees, menorahs, and kinaras, as you enjoy free traditional refreshments, a holiday magic show, and twenty tons of holiday snow. Have your picture taken with Santa in the Council Chambers for a small fee. Enjoy the Jingle Bell Parade, put on by the South Florida Trail Riders, as well as the free petting farm, bounce houses, climbing walls and more. On Dec. 10, Cooper City residents in 2nd grade and under can have Breakfast or Lunch with Santa. Everyone receives a photo with Santa, completes a craft project, and participates in “holiday” games. Breakfast begins at 9 a.m. and lunch begins at 11:30 a.m. The event will be held at the Cooper City Community Center, 9000 SW 50th Place, and reservations are required. Dec. 16 is reserved for the adults. Celebrate the holidays with an Adult Luncheon, complete with food and music, from 11 a.m. to 1 p.m., at the Community Center. The cost is only $3, plus a side dish or dessert.

Reservations are required. Join the Town of Davie and participate in the U.S. Marine Corps Reserve Toys for Tots Program by donating new, unwrapped toys for boys and girls. The official drop-off locations are at Davie Town Hall, 6591 Orange Drive, and at the Davie Pine Island Multipurpose Center, at 3801 South Pine Island Road. They are collecting through December 16. Seniors Enjoy the Benefits of Speed Dating By Debby Teich

F

or years, speed dating has been a popular way for young people to meet each other. Now the dating method is catching on among seniors in the Davie area. While many are looking for a spouse, others just want to meet someone who can accompany them for dinner or a movie. Sherry Bernstein, 77, began organizing speed dating for seniors earlier this year. She was widowed four years ago and wanted to meet another man. The Weisman Delray Community Center agreed to let her host the event, so she ran an ad trying to attract the 60 and over crowd. She received a great response. Pairs of men and women have seven minutes to get to know each other, until a bell rings and they rotate to the next table. Paper and pens are on the table in case they want to exchange contact information. By the end of the evening, they have met ten new people. “There is a certain finesse to dating,” said Bernstein. “When you reach our age, it is difficult to meet a man or woman.” She says that many of the participants have connected. She was lucky enough to meet Harvey Wallet through the process and will marry him next month.

Cousins Renee and Marilyn, both single and in their 60’s, attended one of Bernstein’s events and found that most of the men were too old for them. “There were a lot of men in their 90’s,” said Renee. “Some even had walkers.” They volunteered to start a new group for people in their 50’s, 60’s and early 70’s. “There are so few places for people our age to meet,” continued Renee. “Speed dating offers a casual and comfortable environment.” Perri of Davie tried speed dating and loved it. Two years ago, she became divorced from the man she met when she was only 17 years old. “I am not necessarily looking to get married again,” said Perri, who is in her 50’s. “I am just looking for friendship and companionship.” She does not feel comfortable in bars and night clubs, so she tried to connect with someone by visiting computer matchmaking sites and attending other singles events. She tried speed dating twice and exchanged phone numbers with several of the men. “Once you get past the anxiety of speed dating, it is a lot of fun,” said Perri. “It is a great way to meet someone.” For more information or to find out about the next speed dating event, call 954-486-9598.

M

ore than 175 parents, students and faculty recently spent the day making Apple Tree Montessori School in Southwest Ranches a little nicer during the school’s Beautification Day. They joined together to implement a variety of projects on the school grounds. Some of the supplies were donated and the school’s PTO paid for the rest. Volunteers painted picnic tables, installed a new tree bench, sorted and organized the library, planted, mulched and power washed. They updated the basketball court with freshly painted lines and three new backboards, including one that is adjustable for younger children. They also painted four-square and hop scotch on the basketball court. Volunteers removed old playground equipment and used the new found space to install a planter box for each grade level. Students will design and care for their planters as part of science class. Each of the students also had an opportunity to paint their own creation on a 1X1 piece of plywood that now hangs on the school fence. The volunteers also replanted Gabby›s garden, which had become overgrown. The heart shaped garden was planted five years ago in memory of former student Gabby Gutierrez. Gabby’s parents donated a butterfly bench and volunteers released butterflies in her memory during a touching ceremony. Gabby’s sister Sophia and brother Ethan currently attend the school. “It was so great to see the students working side by side with their parents and teachers to make the school a better place,” said Robin Pennington, PTO member. “The kids

are excited that they have some new things at the school. We all had a great time, especially the kids.” Apple Tree Montessori School is located at SW 160th Ave., in Southwest Ranches. For information, call 954-252-9250 or visit www.atmontessori.com.

High School Students Learn about Careers in Construction By Debby Teich

A

s the number of cars and trucks on the roads in South Florida continues to increase, so does the need for skilled workers interested in the road construction industry. More than 1,800 students from local high schools recently gathered for the 10th Annual South Florida Construction Career Days at the Bergeron Rodeo Grounds in Davie to learn about potential career opportunities. “There is more to the construction industry than just a hard hat and a shovel,” said Cindy Griffin, who helped organize the event. “The event exposes the students to careers they might not know exist.” The two-day fair was sponsored by the Florida Department of Transportation, the Florida Transportation Builder’s Association and the US Department of Transportation Federal Highway Administration. Construction companies, engineering firms, schools, state agencies, professional and trade organizations collaborated to provide the students with an introduction to various aspects of construction, from safety to communications. The high school juniors and seniors spent the day exploring a wide variety of construc-

tion and transportation careers in a hands-on environment. They participated in various learning labs that included asphalt design, computer-based bridge building, GPS surveying and more. They learned about safety issues by wearing drinking goggles and participating in rollover simulations. They operated back hoes, as well as other machinery and power tools. They also completed resumes and applications and worked on developing interview skills. Carrie Jean is one of the many volunteers who work all year long to organize Construction Career Days, which is free for the students and includes bus transportation and lunch. Jean estimates that the event costs approximately $100,000 to execute and requires more than 200 volunteers. “We hope some of the students will pursue one of the many careers in the construction industry,” said Jean. “We also hope that they will have more patience and a better understanding the next time they pass a road construction site or see an accident.” For information, visit www.ccdfl.com/ccd/ southfl.

e walk them - run and play with them - and are entertained by the occasional game of “fetch.” When we have a bad day, we are greeted with unconditional affection, tail wagging and eyes reflecting undying loyalty. Man’s best friend comes in all shapes and sizes – Chihuahuas to Great Danes. Regardless of the breed, Florida law holds dog owners strictly liable in the event of a dog bite. This makes it easy to maintain an injury claim arising out of a dog bite and, as such, dog owners need to protect themselves. Dogs bite approximately 4.5 million Americans every year with children being the victims of the most serious attacks. Due to the fact that a dog owner’s relatives, friends or neighbors are the most likely victims of a dog attack, having insurance to cover such a loss means protecting the people who are closest to the dog owner. Insurance for dog bites not only protects your personal finances, it may help to preserve valuable relationships and ensure proper treatment for loved ones. B e c au s e of Florida’s strict liability standards for dog owners, many homeowners’ insurance policies do not cover injuries caused by dog bites. No dog owner should purchase a homeowner’s insurance policy or renter’s insurance policy that excludes canineinflicted injuries unless he/she buys a supplemental policy that covers such a loss. Additionally, every dog owner needs to examine his/her homeowner’s insurance policy or renter’s insurance policy to confirm coverage. It is a good idea to maintain insurance policy limits of at least $100,000 for personal liability and $300,000 if you own a medium sized to large dog. To be absolutely sure that dog bites and other canine-related injuries are not excluded from your homeowner’s insurance policy, you can review the policy language itself. Most likely there will be a section in the policy entitled “Personal Liability” which will itemize all “exclusions.” Read that section of your policy carefully to determine if there are exemptions for injuries inflicted by dogs and/or animals in general. To determine the limits under the policy, review the policy’s “declarations” that lists the names of the insureds, the types of coverage that apply and are included, the cost, and the limits. Finally, inspect all “riders” and amendments to the policy that may be in place that further exclude coverage. Instead of doing this yourself, you can always contact your insurance agent or an attorney to help you with a policy review. It should be noted that other types of insurance may afford protection to dog owners and/or dog bite victims under certain circumstances. Examples of such policies include automobile liability insurance, which may cover dog bites that happen in a car, landlord insurance that protects the landlord (but not the tenant) from claims that result from the actions of a renter’s dog, commercial liability policies for businesses, and workers compensation coverage which may apply to bites that happen “on the job.” Citron & Bloom has offices in both Weston and Coral Springs and handles cases involving motor vehicle accidents, slip and falls, dog bites/animal attacks, defective products, medical negligence and nursing home abuse. he holidays are the time of the year when maintaining a healthy weight becomes more challenging. The temptation to overeat increases at holiday gatherings and the busyness of holiday shopping causes some people to forgo their exercise regimen. Registered Dietitians Gina Sweat and Lilian Craggs offer these practical tips. How do I go to a holiday celebration and avoid overeating?

There are a few ways to accomplish this. First, avoid going to a celebration on an empty stomach. Skipping meals can lead to consuming more calories at the event. Another technique you can use is to eat more vegetables than fatty and sugary foods. Keep in mind that it is not impolite to tell the host that you are full and have enjoyed the food and atmosphere very much. It is my year to host a holiday party. What can I do to make it healthier and less fattening than traditional holiday parties? You can always offer healthy alternatives. For example, try substituting baked apples with cinnamon and fat free whipped cream for the traditional apple pie dessert. You may also offer diced apples sprinkled with caramel sauce, or a simple fruit salad. One can still enjoy a sweet treat without exceeding calories.

Monday, December 12 Holiday Weight Management

What is an easy way to use exercise to help prevent weight gain during the holidays? If you know you are going to consume extra calories, plan to exercise more the day before and after to compensate for the extra calories. In addition, taking a 15 to 20 minute walk after eating helps digestion and burns a few extra calories.

On average Americans tend to gain between 1 and 10 pounds during the holiday seasons. Learning to make healthy choices, manage stress and making time for exercise can help offset those pesky extra pounds.

Does holiday time necessarily mean I have to overeat? Change the way you think about the holidays. Think of it as a time to enjoy family and friends rather than a time to indulge in food and extra calories. Instead of focusing on the food, spend the time connecting with your loved ones. Friends and family can be more fulfilling than food. Sometimes the holidays become stressful not only for weight management but also from shopping and holiday crowds. What are some simple tips to reduce these stressors?

Speaker: Lillian Craggs-Dino, RD Nutritionist

If you realize that you are feeling stressed, try doing something that brings you joy instead of eating. This can be reading a book, getting a massage, walking your dog, among many other activities. We also encourage people to plan ahead. A simple tip is to prepare the day’s meals ahead of time and use the calendar or reminder feature to help you shop early. Planning can help you avoid the stress of crowds which could lead to eating fatty or overly-sugary holiday foods. Don’t let the stress of the holidays lead you to emotional eating. Eat as a response of your body’s physiological hunger rather than “mental” hunger.

legally speaking Is There Ever a Right Time to Loan Modify? By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

W

December 2011 | To Advertise in Davie Town Times, Please call 954-306-1007 | www.davietowntimes.com

e’ve previously outlined the pitfalls of most residential home loan modifications. Some of these include higher principal balances, the length of time required to complete the loan modification process, the temporary nature of a loan modification, and the high rate of default after a modification. However, there are limited circumstances under which a loan modification can work.

The Property is the Borrower’s Principal Residence

Most lenders will only consider a loan modification of a borrower’s principal residence. The rationale behind this is that a borrower is more likely to make all payments under a loan modification agreement on their family home, as opposed to an investment property. Indeed, the underlying purpose of the Home Affordable Modification Program (HAMP) enacted in February 2009 was to help homeowners stay in their home. If you are struggling to loan modify an investment property or second home, you need to consider other more viable options.

The Borrower Has Positive Equity or At Least Owes What the Property is Worth

As most borrowers are painfully aware, most loan modifications will not include a reduction of the amount you owe your lender, but may actually include an increase. Agreeing to a loan modification with a higher principal balance may place the homeowner so deep in debt that he/she may never “break even” or realize any profit from the sale of the home. For this reason, it is critical that a homeowner have some equity in the property they are seeking a loan modification, or at least owe close to what the property is worth.

The Mortgage Loan Does Not Contain Elements of Fraud or Other Violations of Law

A homeowner should never sign a loan modification agreement without at least investigating whether the loan contains elements of mortgage fraud or violations of law. In order to rule out the possibility of mortgage fraud, a homeowner should conduct a forensic audit of their home loan. Homeowners should stay away from online sites that sell inexpensive forensic audits, and even from law firms that offer to perform the audit themselves. The Arcia Law Firm has worked with several qualified and professional mortgage auditing firms to whom we refer our clients. Unless all three of these circumstances exist in your case, you need to immediately stop the frustrating and time-consuming loan modification process and consider other options. The Arcia Law Firm has represented hundreds of homeowners in our community in foreclosure defense and bankruptcy protection matters over the last 15 years. We welcome the opportunity to meet with you, and together determine the best possible direction to resolve your mortgage crisis. The Arcia Law Firm recently released a consumer DVD entitled “Fight for Your Home,” which is available for purchase at www.arcialawfirm.com. Anyone that schedules a consultation with The Arcia Law Firm, will receive a FREE copy of this DVD at the appointment. If you would like an attorney from the Arcia Law Firm to review your case in detail to determine the best course of action, call 1-800-770-7102 or visit www.arcialawfirm. com to schedule your free initial consultation.

Legally Speaking Holiday Cheer By Evan Baron

December 2011 | To Advertise in Davie Town Times, Please call 954-306-1007 | www.davietowntimes.com

M

ost people think of the holiday season with gleeful anticipation of time with family. For couples who have been through a divorce, the holiday season can often be a very stressful time. This stress can also be felt by the children of a divorced couple. It is not uncommon for holiday visitation issues to surface during this time of year. Hopefully the parties’ settlement agreement or final judgment is specific as to time sharing. Over the course of approximately 30 years of practice, my clients have experienced many issues concerning holiday visitation. The biggest obstacle to solving an issue in court during this time of year is the reality that court time is very difficult to schedule during December and as such last minute issue usually will not be addressed. Of course, the parties are always able to try and work things out on their own or with the help of attorneys and mediators. I would certainly suggest not waiting until the “last minute” to address any concerns. The best way to insure there will be no conflicts during the holidays is to anticipate potential problems ahead of time and address them in the marital settlement agreement. The more specific your agreement is, the more likely you will not experience conflicts along the way. For couples with minor children, who have been divorced in the past three years, Parenting Plans have been mandatory. These Parenting Plans are designed to be very specific as to time sharing in an effort to head off any trouble in years to come. Unfortunately, these Parenting Plans were not used prior to the latter part of 2008 and therefore many existing agreements do not include this provision. I believe the most important thing to remember is that any time sharing arrangement should always keep the best interest of the children as a priority. Children want to spend time with both parents and this is especially true during the holidays. They also want to be a part of any family gatherings. Sometimes that is not always possible, but advanced planning may be able to achieve this goal. Often parents divide the entire winter break in half, with Christmas day being the “exchange day”. As an example, in even numbered years such as 2010, perhaps Dad has the children from the day school ends until noon Christmas Day. Mom will pick up the kids and keep them until school begins again. Next year they can reverse the schedule. In some cultures, Christmas Eve is more of a celebration, so perhaps one parent can celebrate every Christmas Eve and the other Christmas Day. Also remember that “gift giving” is not a competition, with the winner being the parent who spends the most money. Often times the finances of each parent may not be the same and one must buy gifts within his/her budget. For a parent to embarrass the other by purchasing a more expensive and lavish gift is only going to lead to hard feelings and potential problems. Hopefully, the parents can discuss this issue beforehand and plan together. Often parents wish to visit family out of town. Consider the feelings of your former spouse and the children in the planning such a trip. Children have the need to be with extended family during the Holidays. Perhaps holiday trips out of town can be rotated from year to year between parents. Mom and Dad can certainly make the holiday season a joyous time for their children or they can focus on themselves and make it a time that everyone would like to forget. helby is a long coated German Shepherd. She was adopted three years ago from a shelter in Kentucky and it was evident that she had lived a very rough life. She even had two gunshot pellets in her. Surprisingly, she has learned to trust again and she loves meeting new people. She has a soft and gentle nature and is extremely sweet. She is a certified therapy dog with Share-A-Pet. Shelby is not very into toys, but loves chewing on her bones and chewy treats. She loves to be with people, especially her mom and dad. She also loves when people pet her and give her belly rubs. She doesn’t like to be bathed, although she will stand and endure it. She was last seen sleeping on her parents’ bed.

Great Getaways Trip To Paradise! Destination: South Africa By Mary Buttner and Deborah Buttner

U

pon our recent return from an incredible excursion to South Africa, we are excited to share an extraordinary destination spot for your next vacation of a lifetime! Flying South African Airways (SAA) was a pleasure. The friendly hospitality and outstanding service coupled with the slightly wider than usual seats and legroom, even in economy class, made every moment of a very long trip more comfortable than one can imagine. Throughout the flight we were served an assortment of snacks and beverages, along with tasty meals, and offered a superior entertainment selection. The time simply flew! It is no wonder South African Airways is an award-winning carrier! For the discerning traveler, SAA offers Premium Business Class. Travelers enjoy pure luxury and a unique flying experience, including 180-degree fully flat-bed seats, gourmet meals prepared on board, and electronic power jacks at every seat. The attentive staff goes above and beyond, fully dedicated to the comfort of your trip. After dining in Sandton, Johannesburg, at the Nelson Mandela Square, we were transported to the magnificent TAU Game Lodge located within the Madikwe Game Reserve. Words fail to accurately describe the incredible experience of a true Safari in the untamed bush of Africa! Within minutes of arriving we were greeted by a herd of elephants, from the matriarch to a six-day-old baby who thought he was ready for a swim. It was awe-inspiring to watch his mother lovingly wrap her trunk around him and pull him back to safety. We experienced these unforgettable moments directly from the patio of our lodge, which overlooked a water hole frequented by every wild animal imaginable! Every morning, and again in the evening, we boarded an open Jeep with our knowledgeable and highly qualified ranger, Gerard. It is hard to describe the feeling of not knowing what you will encounter around the next bend, in terrain left untouched since the beginning of time. While we enjoyed our adult safari adventures, the children were safely back at the lodge participating in a wonderful, educational children’s camp program. They even enjoyed a mini-safari of their own. At sunset, our ranger would select a stop and magically arrange a table fit for royalty. We were refreshed with sun downers of every choice accompanied by the finest hot and

cold appetizers. This we enjoyed with the sound of the wild in our ears and a spectacular sunset as a backdrop! Each adventure was more magnificent than one could imagine. At different intervals we came within yards of the wild: a lioness and her two teenage cubs, a solitary dominant male lion, three baby cubs waiting for their mother to return with food, a herd of elephants, and a leopard lounging in a tree above our heads. We saw almost every species imaginable including rhinoceros, warthogs, wildebeest, zebras, impalas, kudus, and hundreds of species of birds. Amazing is the only way to describe it. Having enjoyed many adventures at game lodges over the years, we can honestly tell you that TAU Game Lodge is our absolute favorite! With the call of the wild now behind us, we flew SAA to the glorious city of Cape Town. Surrounded by massive mountain ranges with huge cliffs falling into the sapphire ocean, its sheer beauty makes it hard to catch one’s breath. By cable car we ascended Table Mountain, and were awestruck by the vastness and beauty as we looked out where the Indian and Atlantic Oceans meet at the tip of the African continent. We booked our accommodations through Go2Africa, under the direction of Kerry de Kock, who rents luxury homes in Cape Town and the surrounding areas. Our estate was located at the base of the Twelve Apostles, part of the Table Mountain range, in Camps Bay. Traveling as a group was our good fortune, resulting in a super-luxurious, five suite accommodation costing only $44 per person, per day! The private villa enabled us to each have our own suite as we willingly shared the enormous entertainment areas, gourmet kitchen, heated pool and amenities. We were able to sightsee in the Cape Town area by hiring Roland Pickup Tourism Service. Our knowledgeable guides took us to Stellenbosch, where we went chocolate and wine tasting. Then, we went on to Franschoek, for shopping and dining, a tour of an ostrich farm, Hermanus for whale watching, Chapman’s Peak for awesome views, and Hout Bay for its sheer beauty. Nothing compares

46

with the spectacular scenery of the Cape Province. The beaches are dotted with huge boulders and exquisite landscaping. The food in South Africa is simply delicious. Everything is grown locally so you are eating the highest quality food available. We enjoyed fabulous fresh fruit and vegetables, succulent meat and chicken, and simply spectacular fish and shellfish. Our group voted the sushi the best we ever tasted. More than anything, the people of Cape Town are so welcoming and genuine. The locals are the consummate hosts towards anyone visiting their country. They truly go out of their way to be of service. Being south of the equator, South Africa has the opposite seasons as us. This is now their summer time, which is a wonderful time to visit.

South Africa should be on everyone’s bucket list. This trip was a dream come true. In our hearts we will treasure the beauty we saw and the new friends we made. If you are planning a trip to South Africa, we would highly recommend the following vendors: ▸▸ South African Airways – www.flysaa.com ▸▸ TAU Game Lodge – www.taugamelodge.co.za ▸▸ Go2Africa for accommodations while in Cape Town – www.go2africa.com ▸▸ Transportation and Tour Guides – www.pickuptourism.co.za

hether you have foot pain or your feet are just painful to look at, Broward Foot Care is a step in the right direction. The practice specializes in the treatment of nail fungus, heel pain, warts and neuromas, as well as sports related injuries. With over 28 years of experience, Dr. Eric Weinstein is qualified to handle all of your podiatric needs, from your ankles to your toes. Dr. Weinstein provided answers to some commonly asked questions about his practice. What medical services do you offer? As a Podiatrist, we specialize in foot and ankle care. We encourage patient education regarding their particular foot problem. We offer conservative non-surgical alternatives.

What sets Broward Foot Care apart from other podiatrists? Fungus Nails affect 30 million Americans and has been very difficult and frustrating to treat. I was the first Podiatrist in South Florida to introduce the FDA approved PinPointe Foot Laser for Nail Fungus and I have been utilizing this technology since July 2009. The PinPointe Foot Laser offers a safe and effective alternative to traditional medications that have potential harmful side effects or are ineffective. I

What do you enjoy about what you do? In most cases, a patient with foot pain will leave the office feeling much better. People usually take their feet for granted until they have a painful or unsightly problem. Most people don’t realize all the potential problems that can affect the foot. In many cases, sometimes something as simple as a different shoe or the proper stretching can prevent an injury.

Dr. Eric Weinstein

am currently the only Podiatrist in South Florida to offer this technology. What can patients expect when they visit your office? We run an efficient office with a friendly and personable staff. Usually there is little or no waiting to be seen. In most cases, appointments can be made the same day. What is your specialty? My specialty is Podiatry,

What are your professional affiliations? I am Board Certified by The American Board of Podiatric Orthopedics and Primary Podiatric Medicine. I am also a member of the American Podiatric Medical Association, Florida Podiatric Medical Association and Broward County Podiatric Medical Association. What keeps you busy when you are not working? I love spending time with Sharon, my wife of 27 years, as well as my two children Adam, 24, and Paige, 22. I also enjoy photography and traveling. Broward Foot Care is located at 2300 North Commerce Pkwy., Suite 321, in Weston. For information, call 954 349-7796 or visit www.Browardfootcare.com.

it’s their business American Smile Center Offers One-Stop Dental Care for the Entire Family 18-24 months and says it is important a child’s first visit to the dentist not coincide with a dental emergency. Good dental habits can be started at a very young age. “It is a good time to educate both the child and parent, give them an idea of what future visits will be like,” said Dr. Sethi, who also volunteers her time to make sure underprivileged children receive the dental care they need. American Smile Center is a multi-doctor practice combining the talents of not just Dr. Sethi, but also Dr. Martin Bakalar, a 1966 graduate of the NYU School of Dentistry, Dr. Armin Daee, a 2010 Nova Southeastern University School of Dentistry graduate, and Dr. Page Schreiber, a 1992 Loyola Graduate. The Dr. Sangeeta Sethi staff has more than 100 years of combined dentistry experience in all areas of general, restorative, and cosmetic dentistry. Clients in any age group will feel comfortable with their range of expertise. The staff also makes it a priority to stay on the cutting edge of the newest treatments. “We are always looking to make our patients experience much more comfortable and satisfying,” said Crouse. The doctors work in tandem with a dedicated staff of hygienists, dental assistants, and office personnel who have been with the American Smile Center for many years, and make a point of getting to know their clients. Throughout the year, staff members go out into the community to visit local schools and daycare centers to help teach youngsters about dental health. The American Smile Center has been serving patients in Plantation for a year. Previously, they were in Lauderdale Lakes as the Sethi Dental Group. “Plantation seems to be a very health conscious, preventative, type of community that cares about its health. It is a great, very young community,” said Crouse. They invite everyone to come by and see what they offer. In addition to doctors in all age groups, they are also multi-lingual, and have staff members that speak not only English and Spanish, but also Hindi, Farsi and Creole. “We are as broad and diversified as South Florida is,” said Crouse.

f you are looking for top quality dental care that can bring a smile and healthy teeth to the entire family, make sure you check out the American Smile Center. Located at 1127 South University Drive, the American Smile Center has been seeing patients in Plantation for the past year, and offers care for everyone from kids through seniors. “We are well-rounded and offer one-stop dentistry. We have the experience and the expertise in dental care to accommodate any type of patient in any age group,” said Diana Crouse, the Office Manager at American Smile Center.

The dedicated and friendly reception desk staff who have been with the American Smile Center for many years.

American Smile Center offers general, restorative, cosmetic and implant dentistry for the entire family, anything from cleanings and fillings to extractions, implants, dentures, orthodontics, root canal, and oral surgery. They are led by Dr. Sangeeta Sethi, a 1991 graduate of the NYU School of Dentistry, who specializes in Pedodontics (children’s dentistry), as well as Orthodontics. Dr. Sethi puts a strong focus on early childhood care. She believes children should start seeing a dentist as young as 18 months, not only to make them more comfortable with the process, but also to get a better long term result by focusing on prevention. While many orthodontists don’t start treating children until the early tween years, Dr. Sethi believes earlier is better in order to correct any misalignment of the teeth before the permanent teeth come in. She says baby teeth do serve an important purpose. “It is a different approach to care,” she said. “If you catch the problem before the permanent teeth are in, the teeth will self-correct,” she said. She recommends giving youngsters their first dental experience anywhere from

They accept most HMO’s and PPO’s including some Medicaids. Interest-free financing is available, as well as low down payment and low monthly payments.
