Between camp, sports and all the other activities our children are engaged in, plus our own busy lives, there is barely enough time left over to enjoy each other’s company. That’s a shame because summers are meant for spending time together as a family. It’s easy to get caught up in the commotion of everyday life. But instead of just shuffling from one activity to another, why not stop and actually spend time together partaking in one of the great American traditions, the family summer vacation. So let’s turn off the BlackBerry and disconnect the Internet for a few days. Instead, spend some time at the beach, visit the Everglades, read a book together, chat around a campfire, play a board game, see a movie, jump in the pool, or simply chill out in the backyard. F
or more than 25 years, the Davie-Cooper City Chamber has been awarding grants and scholarships to students and educators of public schools. The Chamber announced the 2011 recipients at the monthly membership breakfast in May. The funding for the programs comes from voluntary member donations and fundraising activities coordinated by the Chamber’s Education Committee. The scholarship program is open to high school seniors who will be attending a Florida college or university. Students submit applications and are selected based on several criteria including: academics, financial need, community involvement and school participation. Cooper City High School students Matthew Hoaglund, Carolina Echeverri and Briana Wasserstrom each received $1,000. Every year, the Education Committee also awards several teachers with grants of up to $400. The money is for classroom programs, not included in the school budget, that enrich the standard curriculum and explore new alternatives to the traditional methods of learn-
ing. The winners are selected based on the creativity, innovation and cost effectiveness of the program, as well as the impact it will have on the school and community. Davie Elementary School teachers Marina Camp, Sabrina Kriner and LuAnn Scott received a grant for “Learning through Sounds in Motion.” The program enables the school’s speech-language pathologist to work collaboratively with teachers to develop crucial early reading and writing skills for students in Head Start, kindergarten and first grade. Visit with Barbie at the Old Davie School Museum By Debby Teich
C
onstance Ruppender, 60, believes you are never too old to enjoy Barbie. She started playing with the dolls when she was only nine years old and has managed to collect hundreds of them from all different eras. In fact, she has a whole room in her house dedicated to the dolls and some are worth as much as $1,500. “Barbie could always do anything she wanted to do,” said Ruppender. “She has been an astronaut, nurse, doctor, and much more.” From July 8 to 29, she and several other private collectors will exhibit their fashion dolls and accessories at the Old Davie School Historical Museum, 6650 Griffin Rd. The display will include hundreds of Barbie dolls, as well as accessories like cars, dream houses, jewelry, clothing, books and more. It is an opportunity for the general public to see how Barbie has evolved over the past 50 years and for doll collectors to see other collectibles. The dolls will be on display in four rooms of the museum and tie into whatever is on exhibit. Vintage Barbie Orange Blossom, for example, will reside in the room with photos from the Orange Blossom parade and Western Barbie will be near the photos of the Davie rodeo. On July 16, from 2 to 4 p.m., the public is invited to share High Tea with Barbie and her friends. The tables will

be set with fine linens and china, as guests enjoy tea, cakes and other refreshments. There will be games, door prizes and a chance to win a special doll. Guests will also have an opportunity to tour the museum. The cost is $20 per person. Nineyear-old Alexa Stein of Davie has her own collection of 20 Barbies and plans to attend the Tea Party. “I just love Barbie and can’t wait to see all of the dolls from the 60’s and 70’s,” said Alexa. Nearby, more than 900 people are expected to attend the 2011 National Barbie Doll Collectors Convention held at the Harbor Beach Marriott Resort & Spa in Ft. Lauderdale, from July 27 through Constance Ruppender with her Barbie collection. July 30. Ruppender is hoping that some of the attendees will stop by the Old Davie School Historical Museum to see the exhibit. community news Davie Couple Nominated for Civilian Humanitarian Award By Debby Teich
A
lan and Rochelle Stein of Davie have been working to improve the quality of life of military personnel by providing care packages and raising more than $50,000 for military-focused projects and charitable programs. The couple was recently nominated for the Navy’s 2010 Zachary and Elizabeth Fisher Distinguished Civilian Humanitarian Award, which recognizes and honors a private sector individual or organization that has demonstrated exceptional patriotism and humanitarian concerns for members of the armed forces and their families. “Mr. and Mrs. Stein have had a global impact touching the lives of tens of thousands of military service members by creating and selflessly implementing numerous programs showing their unyielding support to the troops,” said Col. Matthew Glunz, who nominated them. The winner of this prestigious award will be honored at the Pentagon in the fall. The Steins are very familiar with the military. Alan served in the Marine Corps in the 1950’s and their son, a captain, has served in the Navy for 26 years. Six years ago, they initiated a book collection for the ships in Port Everglades. They collected more than a thousand cartons of books, and distributed the extras to U.S. and NATO Navy ships and submarines, the U.S. Coast Guard, Walter Reed Army Medical Center, Bethesda Navy Medical Center and three Marine Expeditionary Units. This was the start of numerous projects for the couple, who are both Broward County Council Navy League Board members. The Steins have sent more than 600 care packages to troops in Iraq and Afghanistan. They are in direct email contact with the troops and fulfill their requests for toiletries, snacks, wipes, mosquito wrist bands, hand sanitizers, socks and more. They receive donations from friends, family, neighbors, charitable organizations, Rotary clubs, knitting groups and others. They also use funds raised to pay for items for the care packages, as well as for things like prepaid phone cards and entertainment equipment for the ships. Rochelle and Alan also serve as liaisons. Rochelle, a retired school teacher of 32
years, is the liaison between the Council and Silver Ridge Elementary School, its community “Partner in Education.” She has worked with students to create holiday cards for two naval ships and manages an email exchange program between students and sailors. She has also organized sailor visits to the school and student visits to the ships during Fleet Week. Alan is the liaison for two adopted ships - USS Bataan (LHD-5) and USS Leyte Gulf (CG-55). He routinely writes to the sailors to acquire the names and photos Alan and Rochelle Stein of Sailors of the Quarter and Sailors of the Year, sends holiday cards and more. The Steins frequently get letters and emails from the troops thanking them for their efforts. “We just want the troops to know that the people back home are thinking of them and appreciate what they are doing,” said Rochelle. “They are so happy that someone cares.” Alan says that it is humbling to be nominated for this award. “We volunteer because we want to give,” said Alan. “We never expected to receive anything in return. Davie Offers Large Animal Hurricane Release Program By Debby Teich
D
avie’s rural character and equestrian lifestyle has attracted thousands of residents who own horses. The Town of Davie wants to make sure that these horses are safe in the event that a major storm threatens the area. For the past six years, the Town has opened a 100-acre fenced pasture at Robbins Park on Hiatus to serve as a holding area before and during a hurricane or natural disaster. Residents can leave their horses there before the storm and retrieve them once winds subside to a minimum of 40 mph. The Town has already begun accepting pre-registration applications for the large animal Temporary Release Program. There is an annual fee of $20 per horse and applications are available online at www.davie-fl. gov. The program is only open to Davie residents or people who board their horses in Davie. Once a hurricane warning has been issued, the site will open for pre-registered horses only. The Town encourages residents to visit the site before they pre-register to determine if it is safer than their current situation. Mary Kramer of Davie plans to sign up for the program as a safety precaution. She has developed her own hurricane plan for her three horses. If there is an intense hurricane, however, she may decide to bring them to the park. “My first choice is to keep my horses on my own property so I can make sure they are okay,” said Kramer. “I think that it is great that Davie has a program and I will use it as a last resort.”

community news Davie Honors Fallen Detective By Debby Teich
D
etective Roger Castillo of Davie was a respected police officer for 21 years. On May 14, over 300 Davie residents, along with Mayor Judy Paul and Davie Town Council members, attended a street and memorial garden dedication to honor the fallen hero. On Jan 20, 2011, Detective Castillo and two other members of a regional task force went to a home in Miami Dade to serve an arrest warrant on a murder suspect. When they made contact with an occupant of the home, someone inside opened fire, killing Detective Castillo and fellow Detective Amanda Haworth. Castillo left behind his wife Debbie and three sons: Anthony, Michael, and Bryan. Castillo was well known in his Hawks Bluff community for lending a helping
hand. “Roger was always helping someone in the neighborhood,” said HOA president Howard Neu. “He gave the supreme sacrifice to keep everyone in the community safe and we wanted to find a way to commemorate his efforts.” They decided to create the Detective Roger Castillo’s Community Memorial Garden. Friends, family, neighbors and City officials gathered for a dedication and gave emotional tributes. Those who attended were asked to bring a small butterfly plant to include in the garden. A local nursery donated a Ylang-Ylang tree with yellow flowers. They also got approval from the City to add Detective Castillo’s name to a street sign. “Roger dedicated his life to the community and now we have a place to go to remember him,” said neighbor Terry Coulton, who helped organize the effort. “The park is gorgeous and it is always filled with beautiful butterflies.”

can do kids Two Weston Dancers Qualify for “World Olympics of Ballet” By Stacey Bomser
H
aylee Levin and Abbey Kay’s summertime activity has kept the Weston teens on their toes, literally. The two elite dancers with the International Ballet Company have been busy training for the Genée International Ballet Competition, one of the most competitive ballet events in the world. The Genée, as it is informally known, is considered the Olympics of ballet. It is the ultimate level of competition for an amateur classical ballet dancer. Typically only 30 to 35 ballerinas from around the world qualify each year. “It’s unheard of that two dancers from Florida, let alone the same ballet company, actually qualify for the Genée,” explains Mary Buttner, director of the International Ballet Company (IBC) and its feeder school, the International Dance Academy. She adds that over the last 90 years, only one other dancer from Florida has qualified to represent the United States at the Genée. In order to qualify for the Genée, dancers must successfully complete a series of rigorous exams administered by the Royal Academy of Dance (RAD), and earn Distinction on the final Advanced exam. Buttner says this is quite an accomplishment and she is extremely proud of her dancers. “Of the hundreds of dancers participating at the advanced levels in the various regional qualification examinations, only 17 earned the Distinction grade. Of those, only Abbey and Haylee will be traveling to South Africa in October for the Genée. The opportunity to represent our country at this international event is truly deserved by both.” Haylee and Abbey, both students at Cypress Bay High School, say it is an honor and a privilege to represent IBC and their hometown of Weston at this prestigious dance competition. “We were simply ecstatic when we found out we qualified for the Genée,” says Haylee.

But Abbey admits it is a little intimidating. “To be the only two dancers representing the United States at this high-ranking international competition is simply overwhelming.” The girls have nothing to fear. Each boasts an extensive ballet background, having trained at IBC since they were young; Abbey has been there for eight years and Haylee for ten. “Years of hard work and instruction at one of the best dance schools in the country have led us to this point,” acknowledges Abbey. According to Buttner, both girls have completed three vocational examinations with Distinction and competed in the Youth America Grand Prix with Distinction. In addition, each has had starring roles in stage performances of classic ballets including The Nutcracker. Abbey’s on-stage ballet performances have included the roles of Clara, the Snow Queen, a Sugar Plum Fairy, as well as Cinderella and Sleeping Beauty. Haylee has performed the roles of Clara, the Snow Queen and Dewdrop. Now, with the Genée just months away, the girls are busy preparing for their most challenging part to date. Each trains for several hours each day with IBC Artistic Director Deborah Buttner, who has performed as a Principal and Soloist on professional stages throughout America, London and South Africa. “The Genée consists of two ballet performance variations, which we select from a list provided by the Royal Academy,” explains Buttner. In addition, the dancers need to learn and perform a new, unknown choreography. “Our research gives us an indication as to the type of choreography and the required elements.” All performances will be judged on technique, artistry and musicality. Buttner is confident Haylee and Abbey will do well at the competition. “They are both very dedicated students who have many years of training in a professional environment. The detail-oriented instruction they have received at IBC, both in terms of training and technique, has definitely prepared the girls for this competition.” The girls are excited about their upcoming trip. “Both of our mothers will accompany us to share this special once-in-a-lifetime moment,” notes Haylee. “In addition, Mary and Deborah Buttner will be there with us for support.” Buttner says she, too, is excited to go to the Genée and share this incredible experience with her dancers. “My advice to them is to relax and have fun. Dancers must perform three solos, including a selected 19th century classical repertoire variation and a 20th century variation. Dancers will also learn a new dance while at the event. Competitors are judged on technique, musicality and performance. One of the most exciting and unique elements of the Genée is the Commissioned Choreographer. Each year the RAD Artistic Director commissions a choreographer with a strong link to the RAD, the competition or the host country. This choreographer then chooses two pieces of music and works with the candidates over the ten-day period creating two solos (one for males and one for females). These solos are premiered as part of the competition and are notated using Benesh Movement Notation to ensure that they are saved for both artistic and educational purposes. This year’s Commissioned Choreographer is Kirsten Isenberg. Although born in London, she has ties to Cape Town. Kirsten studied at the University of Cape Town and did an apprenticeship with the Cape Town City Ballet, which she later joined as a permanent member. Kirsten has also performed with the Bovim Ballet. At the end of the year, she will join the cast of Phantom of the Opera. In addition to choreographers, the Genée also assembles a renowned panel of judges. All are Artistic Directors. The panel is chaired by Dame Antoinette Sibley, DBE, who brings a wealth of knowledge and experience to the competition. The 2011 Genée will take place in Cape Town, South Africa, in October. As a true international competition, the host country changes each year. Previous host cities have included London, Singapore, Hong Kong, Athens and Toronto. The event has never been held in the United States. Participation is paramount for the United States to one day host the event. This year, two Weston teens will participate in the Genée. Haylee Levin and Abbey Kay are both students of the International Ballet Company. It is unheard of for two dancers from one state, let alone one dance school, qualify for this prestigious program.

he Girl Scouts is a safe and fun place for girls to discover, connect and take action. On May 17, several girls from the New River Service Unit were recognized for their accomplishments during the annual Court of Awards. Junior troops 10435 and 10933 were both awarded the Girl Scout Bronze Award, the highest honor award a junior can earn. Junior Troop 10435 collected band aids and supplies for the Joe DiMaggio Outpatient Pediatric Center. Junior Troop 10933 collected food for the 2nd Annual Feeding Florida Together Food Drive. They also won the food drive by collecting 2,057 pounds of food. Cadet Troop 10533 received the Girl Scout Silver Award, which represents a girl’s accomplishments in her community as she grows and works to improve her life and the lives of others. Amanda Devitt and Joy Rose Mahl removed noxious air potato vines and potatoes from a 7-acre tree preserve and planted a butterfly garden. Ambassador Marissa Friedrich, from Troop 11058, was awarded the Girl Scout Gold Award, which is the highest prestige award in Girl Scouting. Only 5% of eligible

f your goal is optimal physical competence, then you must consider all the general physical skills; accuracy, balance, agility, power, coordination, speed, flexibility, strength, stamina and cardiovascular/respiratory endurance. It has been our experience at The Playground Gym/CrossFit Affliction that strength should be considered to be at the top of this list. There are different types of strength which would include maximal strength (1 rep max on a lift) or strength endurance (doing maximal reps with a moderately heavy load). Our program is based on General Physical Preparedness (GPP), which is very strength biased. There’s a old Greek tale of a 6th century strongman named Milo who carried a calf on his neck every day until it grew into a bull. This is a example of progressive strength training or, as we call it today, progressive overload. Don’t be ill informed, you can get stronger without gaining muscle hypertrophy. In other words, we are not looking to make women masculine. You can train your central nervous system to fire your intra-muscular coordination and inter-muscular coordination. This will cause all the fibers in your muscle to work together or cause all your muscle groups to work more efficient causing increased strength. This is an example of strength training for an athlete that needs to stay within a certain weight class, such as a fighter or gymnast. Our program can give both women and men incredible looking athletic bodies, whether they are athletes or just want to look good on the beach. Our Strength and Conditioning Program is evidence-based with lots of success stories. The Flanagan High School Baseball team did a 12-week pre-season training program at our facility and later went on to be crowned the 2010 National Champions. A school teacher named Abby walked into our facility and could hardly do a push up, but a year later went on to place 25th at the CrossFit Regionals in Jacksonville. Other clients have lost weight and improved overall health to the point of discontinuing blood pressure and blood sugar medication. Our Program is designed for EVERYONE. You DO NOT need to be an elite athlete to come train at our facility. I get calls on a regular basis telling me that when they see all the fit members in the pictures they get nervous. It is important to remember that most of those members were not that fit when they started. We will even be offering a CrossFit Kids Program for kids ages 6 years of age and up that will teach proper movement and nutrition. It can turn your kids into incredible athletes and build incredible core to extremity strength in a very safe and effective manner. ome thirty (30) states have enacted laws that ban text messaging behind the wheel. However, Florida is among a number of states where pulling out your phone to tap out a few characters while driving remains perfectly legal. In fact, Florida has no restrictions on texting even for teenage drivers or for bus drivers carrying passengers. The facts are clear that texting behind the wheel is extremely dangerous. So why is Florida still behind the times? Well, some Florida lawmakers have already been trying to introduce bills aimed at curbing texting while driving in the Florida legislature. One of the major anti-texting bills introduced last year would have made texting while driving a secondary offense, meaning a driver could not be ticketed unless pulled over for some other violation. Here, first time texters would face a non-moving violation and a $30 ticket; a second violation within five (5) years would double the ticket cost and would be considered a moving violation. In many states, drivers can be pulled over for texting as a primary offense, and fines or other penalties are much more severe.
Last year, 2,430 people were killed in motor vehicle collisions in Florida. Although this represents the lowest number of annual fatalities in over three (3) decades, Florida is still one of the most hazardous states for drivers in the nation, coming in third behind California and Texas. Floridians face a heightened risk from texters: the National Occupant Protection Use Survey from the National Highway Traffic Safety Administration found that drivers in southern states were more than twice as likely to be seen operating hand held electronic devices than in any other area of the country. Tragically, most of the deaths caused by texting are easily preventable, and if a texting ban could help lower the number of victims, lawmakers should give it serious consideration. Just because there is no law on the books that currently bans texting while driving in Florida, you are by no means barred from recovering damages in a civil lawsuit from a texting driver. If a driver negligently causes an accident by texting, he/she can be held liable for any resulting property damage, costs of medical treatment, compensation for pain and suffering, and lost wages. Even worse, if a family member was killed by a driver’s careless texting, a wrongful death suit can help survivors recover monetary compensation as well as funeral expenses.

A: For minor sprains and strains, the athlete can resume activity after a short period of rest, icing, and rehabilitation. These minor injuries can take several days to several weeks to recover. Allowing this time before returning to activity will help prevent reinjury. For more serious injuries, such a Meniscus/Cartilage tear or an Anterior Cruciate Ligament (ACL) tear, surgery is usually required. When the cartilage or ligament is torn, the athlete’s knee may give way with activity, causing pain and swelling. Repeated episodes of giving way can further damage the knee.
Q: Can you explain the rehabilitation process after an injury has occurred?
A: For minor sprains and strains, the first phase of healing after injury is called the inflammatory phase. This is the body’s response to injury, which causes local swelling pain, and heat. The initial goal of rehab is to decrease pain and swelling with local ice, rest and anti-inflammatory medication. When pain is improved, range of motion exercises are begun to prevent stiffness such as following a knee sprain. Finally, rehab will focus on strengthening and sport specific exercises to allow the athlete to return to their pre-injury level. community news Davie Residents Observe Memorial Day By Debby Teich
O
n May 30, Davie families gathered for the Annual Memorial Day Parade, Service and Family Cook-out to pay their respects to the men and women who died while in the military service. The festivities began with the Memorial Day Parade, which was presented by the Scoutmasters
Camporee Committee South Florida Council and Boy Scouts of America. More than 60 groups participated, including scouts, Davie Police and Fire Rescue, military organizations, local politicians and more. After the parade, a memorial service was held at the Bergeron Rodeo Grounds. Soldiers who fought in each of the different wars were recognized during a moving ceremony that included a 21 Gun Salute. Following the service, there was a family cook-out with live music, food, drink and fun. The event was sponsored by the Veterans of Foreign Wars, Davie Post #9697, whose 615 members have all fought in combat.

school news Lady Mavericks Help Make a Wish Come True By Debby Teich
W
hen a teammate’s mother was diagnosed with Sarcoma, members of the Archbishop McCarthy Girls District Champion Varsity Soccer Team reached out to help. The team recently created a pink “hands on” blanket to help fulfill the wish of a little girl in Colorado who is suffering from the same disease. It all started last summer, when Coach Mike Sica told the girls that he wanted the team to do some charity work as a team building activity and asked them to come up with an idea. They decided to focus their efforts on helping teammate Britanny’s mother, Debbie Williams, who had been diagnosed with Sarcoma. In October, the girls participated in a 5K Run/Walk to benefit the Sarcoma Foundation and raised $5,000. In December, the girls dedicated a school soccer game to Debbie. They sold refreshments and bracelets and raised $7,200 for the Sarcoma Foundation. Unfortunately, Debbie lost her battle on March 10, so the Maverick’s newest project is in her memory. Before she died, “Wishes are Possible” Foundation President Bill Jennings offered to fulfill a wish for her. “Debbie told him that she had everything she ever wanted,” said Tom Williams, her husband. “Her wish was to help a young Sarcoma patient in need.” When Tom met seven-year-old Chelbi Holt, he immediately knew he had found the perfect candidate. Chelbi wanted her room redone, but her family was struggling and could not afford it. Tom worked with Wishes are Possible to create the room exactly as she wanted. “It meant a lot to Debbie to give her wish to someone else,” said Tom. “She always thought about others and I am sure it is bringing a big smile to her face.” One of Chelbi’s wishes was for a new comforter and the Lady Mavericks came with a creative way to help make her dream come true. The soccer team used fabric paint on the palms of their hands in keeping with their “hands on” theme. “Our team is very

Legally Speaking Is There Ever A Right Time to Loan Modify? By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
I
n previous articles, we have outlined the pitfalls and disadvantages of most residential home loan modifications. Some of these include higher principal balances, the length of time required to complete the loan modification process, the temporary nature of a loan modification, and the high rate of default after a modification. However, there is a very limited set of circumstances under which a loan modification can work in favor of the homeowner.
The Property is the Borrower’s Principal Residence
Most lenders will only consider a loan modification of a borrower’s principal residence. The rationale behind this is that a borrower is more likely to make all payments under a loan modification agreement in their family home, as opposed to an investment property. Indeed, the underlying purpose of the Home Affordable Modification Program (HAMP) enacted in February 2009 was to help homeowners stay in their principal home. If you are struggling to loan modify an investment property or second home, you need to consider other more viable options.
The Borrower Has Positive Equity or At Least Owes What the Property is Worth
As most borrowers are painfully aware, most loan modifications will not include a reduction of the amount you owe your lender, but may actually increase the amount owed. Agreeing to a loan modification with a higher principal balance may place the homeowner so deep in debt that he/she may never “break even” or realize any profit from the sale of the home. For this reason, it is critical that a homeowner have some equity in the property they are seeking a loan modification, or at least owe what the property is worth.
The Mortgage Loan Does Not Contain Elements of Fraud or other Violations of Law
Discovering that a loan contains elements of mortgage fraud or violations of law could be critical in obtaining the best possible outcome for any homeowner. However, most loan modification agreements contain a provision where the homeowner releases the lender from liability for any wrongdoing in connection with the loan. A homeowner should never sign a loan modification agreement without at least investigating whether the loan contains elements of mortgage fraud or violations of law. In order to rule out the possibility of mortgage fraud, a homeowner should conduct a forensic audit of their home loan. Homeowners should stay away from online sites that sell inexpensive forensic audits, and even from law firms that offer to perform the audit themselves. lorida has very simplified divorce laws. Unlike some states which follow more traditional laws, there is no requirement that the parties separate prior to the filing of the divorce or even during the divorce. In some states there is a requirement that the parties live separate and apart for perhaps up to a year before a Final Judgment can be entered by a judge. It is not all that uncommon to have a husband and wife living under the same roof during the divorce. I have several clients who remain living together even after the divorce is finalized. This is usually done due to financial circumstances, especially when they are trying to sell a marital home and the money received from the sale is needed to allow each to obtain new lodging. Because no separation is required, Florida does not have “Legal Separations.” If a husband and wife decide to separate there is no court ordered plan as to time sharing or financial matters. There is a provision in the law which allows a party to petition the court for financial assistance without filing for divorce, but the court’s jurisdiction as to what can be addressed is limited.

The only real requirement to obtain a divorce is the six month residency requirement. One of the parties must be a resident of the state of Florida for at least six months prior to filing for the divorce. If one of the parties resides out of state it may still be possible to file in Florida, but the relief a court can grant may be limited and not include all necessary financial issues, since Florida may not have jurisdiction over the out of state resident. Residency is generally proven by a Florida Drivers license, but it is possible to prove it by other means, including a live “Residency Witness.” It does not matter where the couple was married in determining where to file. A couple married in another state or country can still fulfill the residency requirements if they have lived here for the required six months. Assuming the residency requirement is met, which county do you file in? The law states that the county where the couple last resided together is the appropriate county. If the parties have separated, it may not matter where they presently reside, since that may not be the last county they resided together. In addition, real property (a house) can only be addressed in the county where the property lies. Of course, if the parties can reach an agreement about the property, that rule will not be relevant, since it only applies to a judge’s jurisdiction. s I studied our local market’s activities over the past five months, it is evident that we are on the road to recovery. Even the Wall Street Journal stated in its article, “Why It’s Time to Buy,” dated June 4, 2011: “Despite all the gloom, however, there are growing indications that it is a good time to buy. Mortgage rates, which fell to 4.55% for the week ending June 2, according to Freddie Mac, are near 50-year lows. Homes have become more affordable than they have been in years: According to Moody’s Analytics, the ratio of home prices to income is now 20.9% lower than the 15-year average through 2010, and 12.5% lower than the 1989-2004 average. A historic glut of homes, meanwhile, has created a buyer’s market: There were about 15 million vacant homes in the U.S. last year, according to John Burns Real Estate Consulting, Inc.—some 3.1 million more than normal.” Here are the current Single Family listing statistics: Area Broward County Cooper City Davie

The supply of inventory in the real estate industry is defined by the current months’ supply of homes available for sale. Here is a great guideline: 1-4 months’ supply creates a seller’s market where there are not enough homes to satisfy buyer demand. Appreciation is guaranteed. 5-6 months’ supply creates a balanced market where historically home values appreciate at a rate a little greater than inflation. 7-8 months’ supply creates a buyer’s market where the number of homes for sale exceeds the demand. Depreciation follows. All Property Statistics: Broward County: One year ago, there was 6.7 months of supply. At the beginning of June, there was 6.3 months of supply. The average price per square foot was $124. Cooper City: One year ago, there was 4.8 months of supply. At the beginning of June, there was only 5.3 months of supply. The average price per square foot was $102. Davie: One year ago, there was 5.1 months of supply. At the beginning of June, there was 6.9 months of supply. The average price per square foot was $125. Even though the foreclosures and short sales have affected the sales prices, history will prove that as inventory decreases, prices increase. Pricing is key. In Cooper City, the average sold price was $150,000 while the average list price was $195,000. The “median” priced home was $140,000. The homes were selling within 97% of their “last” listed price. In Davie, the average sold price was $210,000, while the average list price was $434,000. The “median” priced home was $115,000. The homes were selling within 95% of their “last” listed price. Not surprising, Broward County’s average sold price was $177,000, while its average list price was $368,000. The “median” priced home was $100,000. Who is buying in Florida? Pursuant to the NAR’s 2011 Buyer Profile of International Home Buying Activity:“Geographic Market Segmentation: International buyers came from a total of 70 countries; the top five (Canada, Mexico, China, U.K., and India) accounted for 53 percent of transactions. Most states had at least one international transaction, but four states—Arizona, California, Florida, and Texas—accounted for 58 percent of transactions.” Florida still ranks first in international home buyers. f you cut your finger, your body can heal the cut without band aids or antibiotics. Suppose again that you cut your finger but neglected to discover a wood splinter in the wound. Would the cut heal? No, it would become red, swollen, and infected. The splinter would interfere with the healing process. Would the best course of action at this point be to take an antibiotic to treat the infection? Or would it make more sense to remove the splinter? Would the cut now heal on its own if you removed the interference? Let’s think about it for a moment. Is treating the symptoms the same as healing?
Most people are so focused on their symptoms that they often neglect to address the cause of their discomfort. When the cause is obvious, people often make the right decision. For example, if you had a pebble in your shoe and it was bothering you, you wouldn’t take a pain killer or an anti-inflammatory to cover the discomfort. You would recognize it was the pebble and you would take a moment to remove it from your shoe. Suppose, however, that you took the medicines simply to treat the symptoms and did not remove the pebble. You would merely be more comfortable while the damage to your foot continued to grow worse and worse. Often that is what medicines do… make you more comfortable as your health continues to decline. Until the cause is removed, true healing cannot take place.

ucked away in an office and retail shopping center in Davie, away from the hustle and bustle of everyday life, sits a new eatery that promises to give diners a taste of French and international cuisines at its finest. On The Menu, a Gourmet European Cafe and Bistro, offers something never before seen in Davie. “We
of hot and cold drinks including espresso, macchiato, cappuccino, cafe latte, cafe frappe, breakfast tea, herbal and green teas, sodas and more. The casual space is done in a modern style, with vibrant hues and colorful prints on the walls. Soft French music plays in the background to complete the setting. But for those looking for a meal, On The Menu is a true gem. They offer mostly natural foods with a focus on being as organic as possible, all made from scratch in their 75-seat eatery. The menu is French bistro, with a nod to Mediterranean cuisine. The kitchen is under the command of Italian-born chef Giuseppe DeRobertis, a Master Chef who studied French cuisine in France and then was a chef in Montreal in French restaurants for years. On the Menu Café & Bistro opens at 8 a.m. every day except Sunday (they are hoping to open soon on Sunday), and diners can find themselves sitting down to specialties such as French toast made with croissants, Liege sugar waffles, egg dishes, baked goods, crepes or a croque madame sandwich, a blend of ham, Swiss, béchamel sauce and a sunny side-up egg. Freshly squeezed orange juice, coffees and teas complete the meal. For lunch they offer a tantalizing menu of panini’s, sandwiches, burgers, salads and soups, including authentic French Onion soup that is available every day. The idea for the concept behind On The Menu is due in large part to Pascal SanchezSantini, who was born and raised in Paris, France and is of Italian and Spanish descent. It was his idea to combine a café with a bistro along with a pastry shop. He and Victoria saw a real lack of French restaurants in Broward, they can point to just a few. They decided that Davie and the surrounding cities, with its melting pot of cultures, was ready for a taste of quality French and international food at affordable prices. Located at 4801 S. University Drive in the Atrium Center, On The Menu offers breakfast, lunch and dinner, along with mouth-watering breads, pastries and coffees. “We have great food, quick friendly service, and an impeccably clean kitchen under the guidance of Master Chef Giuseppe,” said Williamson, who many food lovers will remember from Churchill’s, the upscale fine dining restaurant she built and ran in Cooper City for many years. Newcomers to On The Menu may first be happily distracted by the rows of tempting authentic French pastries delivered fresh daily from Croissan’Time that beckons when they first walk in the door. There is an array of fruit tarts, Napoleons, éclairs, gorgeous cakes, mousse cakes, cookies, petit fours, baked tarts and special occasion cakes.
