Make Time for Fun

T

he excitement of the London Olympics is over, summer vaca-

tions are fading into mere memories, and the kids are back in school. Our lives are slowly returning to ‘normal.’ Before everyone gets too busy with after school activities, sports and music lessons, make time for fun. The fall season in Florida has plenty to offer for fun in the sun. The sun is not quite so scorching hot, and the ocean waters are still warm and beautiful. Turn off the TVs and game consoles for a bit and get out there to enjoy the surf, go shelling, visit the Florida Keys, take a tour through the Everglades, get out on a boat and catch some fish, visit the nation’s oldest city, or enjoy the thrills of your favorite theme parks in Orlando and Tampa. Whatever your pick, just do it together. Our hectic lives force us to spend time separated from our loved ones for most of the day, so make sure you take the opportunity to enjoy each other’s company when you can.

Young Explorers Learn About Animals, Nature and Conservation By Debby Teich

C

hildren in the Young Explorers

Program at Flamingo Gardens in Davie are learning about animals, nature and conservation. Held on the first Saturday of each month, the interactive classes include live animal encounters and/or backstage exhibit visits, educational activities, crafts and other fun activities. A different group of animals is presented each month, including alligators, turtles, Flamingos, birds of prey and more. In the past, Flamingo Gardens has mostly worked with schools and camps. This program, for children ages 6 to 10 and their parents, is an effort to reach out to the general public. “We want the children to be more aware of their surroundings,” said Cori Glick, special events coordinator. “They can see many of these animals in their own backyards.” Glick says that Flamingo Gardens is planning additional classes for children in this age group, as well as for toddlers and teens. The classes scheduled to date include: Scales, Shells and Slithering October 6, 10am-12noon Get scaly with some of South Florida’s resident reptiles, including live reptile pre-

sentations, a guided tour of the alligator, turtle and tortoise exhibits and educational crafts and activities. Funny Flamingos November 3, 10am-12noon Ever wonder why a Flamingo is pink? Why do they have such skinny long legs? What do they eat? Find out about these flaunting birds and what makes them so special. The program will include a behind the scenes look at the Flamingos, a Flamingo feeding, and educational crafts and activities. Webbed-Footed Wonders December 1, 10am-12noon Step inside the Free-Flight Aviary to immerse yourself in a different environment. Learn about the aviary residents and their natural habitats. There will be a guided tour through the Free-Flight Aviary, bird feedings, educational crafts and activities. Program space is limited. Pre-registration is suggested and parent must be present during workshop. Flamingo Gardens is located at 3750 S Flamingo Road, in Davie. Davie Teen Reaches Out to Flooded Town in Colombia By Debby Teich

O

n April 18, 2011, heavy rains and flooding nearly destroyed

the small town of Utica, Colombia. When Yasmin Uddin, senior at the University School of Nova Southeastern University, heard the news, she knew that she needed to do something to help. Yasmin’s mother grew up in Utica and still has family living there. After the floods, she received a call from one of her relatives recounting the details. The gushing water had risen to almost ten feet. Many had lost their homes and both of the town’s schools were destroyed. After the flood, the Uddin delivers supplies to Ministry of Education set Yasmin students in Utica, Colombia. up a temporary school on abandoned railroad tracks, which were on higher ground. The school serves approximately 700 students, from elementary to high school. Since all of the school’s textbooks and supplies were destroyed in the flood, it has relied on donated materials to operate. “At my school, we have all of the technology and resources we need,” said Yasmin. “These students do not even have the basic necessities.”

In February, Yasmin visited Utica for the first time. She used her own money to purchase workbooks, pencils, crayons, sharpeners and a variety of other supplies to bring. “The students and teachers were so grateful and I wanted to do more to help them,” said Yasmin. “I am determined to get the school textbooks, educational materials and supplies.” When Yasmin returned from Colombia, she contacted the Friends of Humanity International to seek assistance. She developed a presentation, which included photos of the devastated town, as well as a list of necessities. She was awarded $7,500. She One of the schools that was destroyed by floods. also reached out to friends and family for donations. Last month, Yasmin returned to Utica to deliver the supplies and textbooks. Yasmin plans to continue her efforts. As a member of the Spanish Honor Society, she says she will organize a drive to provide more assistance. To donate educational supplies or money, send an email to yasminauddin@gmail.com.

Cooper City Teen Wins Scholarship for Journalism Program By Debby Teich

s editor-in- chief of Cooper City High School’s newspaper,

senior Rachel Sharpe has already spent several years preparing for a career in journalism. This summer, she attended the Al Neuharth Free Spirit and Journalism Conference at the Newseum in Washington, D.C., where she got a taste of what her profession might be like after she graduates. “It was such an amazing opportunity,” said Rachel. “I met so many incredible people, including famous journalists.” The Freedom Forum, the Newseum’s parent organization, directs the annual academic and scholarship program to inspire and equip some of the nation’s best and brightest students to pursue journalism and media careers. Fifty-one high school journalists, representing Above: Rachel with Freedom Rider Dr. Ernest “Rip” Patton every state and the District of Columbia, were chosen from hundreds of applicants Above right: Rachel with Al Neuharth, Founder of USA TODAY, The Freedom to attend the conference for free and to Forum and the Newseum receive a $1,000 college scholarship. To Bottom right: Rachel with Bob Schieffer, apply, Rachel was required to submit CBS News’ “Face the Nation” host work samples, letters of reference, a Photos: Courtesy of Dave Eggen/Freedom Forum transcript, and essays about her interest in journalism and free spirit qualities.

Through presentations, classes and experiences at the Newseum and elsewhere in Washington, Rachel learned about the First Amendment as a cornerstone of democracy and the vital role of a free and responsible press. She studied the three branches of government and how journalists cover them. She visited the White House, the U.S. Capitol and the headquarters of USA TODAY. She also participated in a courtroom simulation with U.S. District Court Judge Beryl Howell, listened to 50 presenters and much more. Some of the highlights of her trip included watching a taping of NBC’s “Meet the Press” with David Gregory, meeting with USA TODAY founder Al Neuharth, participating in a question/answer session with Bob Schieffer of CBS News, eating lunch at the National Press Club, speaking with Freedom Rider Dr. Ernest “Rip” Patton and skyping with Pulitzer Prize-winning reporter Sara Ganim. Rachel says there are many things that she loves about journalism. “I love sharing other people’s stories,” said Rachel. “I am also able to be a voice for people who are not heard as much.”

Is Bio-Identical Hormone Replacement for You? Dr. Jean-Claude Nerette

H

ave you noticed that you are a bit more irritable

Bio-Identical Hormone Replacement Reverse The Signs of Aging

than usual? Are you having difficulty sleeping? Is your skin dry? Do you suffer from a lack of sex drive? Are you sometimes confused, feeling that you just can’t think straight? Are you gaining weight, losing muscle mass, feeling sluggish, depressed and irritable? If you have felt any of these symptoms, you are not alone! Millions of men and women go through this not realizing that their feelings are because of hormone deficiencies and imbalances. As you age, your body produces lower levels of hormones that are vital to your health and well-being. By bringing your hormones back to the levels they were during your 30’s, you can begin to feel and look your absolute best. Through Bio-Identical Hormone Replacement, you can experience improved energy and greater enjoyment of life. Bio-Identical hormones are manufactured in the lab to have the same molecular structure as the hormones made naturally by your own body. The great appeal of bio-identical hormones is that they are natural hormones, which have been shown to be safe and effective with minimal side effects.

“My husband and I started the hormone replacement therapy with the Pellets. The treatment has changed our lives. We’ve recovered the energy that we had at 25 years old as well as the desire for each other. Now we have more libido than ever. My skin got better and I stopped having those horrible hot flashes. We’re always in a good mood, happy and stable.” BHRT Patient

A comprehensive medical history, physical exam and evaluation of hormone levels such as estrogen, progesterone, thyroid, testosterone and growth hormone obtained by blood, urine or salvia will determine your unique clinical picture. An individualized program is then developed to cater to your specific needs of hormonal deficiencies. The replacement of these hormonal deficiencies with bio-identical hormones may be in the form of gels, creams, pills, injections or pellets. Most individuals experience an almost immediate relief of symptoms with bio-identical hormone replacement; however for some it can take up to two weeks. To optimally monitor hormone levels and make adjustments in medications, lab testing along with physical exam and evaluation may be repeated every 3-6 months. If you are experiencing symptoms of hormone imbalance, natural hormones may relieve your symptoms, improving your health from the inside out. Get your energy back and feel strong and vital once again. Improve your sex-drive, sleep better, lose weight, have more focused thinking, as well as clearer, younger looking skin.

Tooth Options Helps Patients Achieve a Beautiful Smile By Debby Teich

A

smile is one of the first things people

notice when they meet someone. Dr. Jamie Greear, owner of Tooth Options Inc., is helping patients achieve the smile they have always dreamed of, while maintaining optimum dental health. She applies her unique blend of artistic and technical skills, as well as the latest technology and materials available today, to create durable, functional and dramatically beautiful teeth. “A beautiful smile is a sign of good health, confidence and happiness,” said Dr. Greear. Dr. Greear has a friendly, fresh approach to dentistry and works closely with all of her patients to earn their trust and put them at ease, so that fear or lack of time does not prevent them from achieving a beautiful and healthy smile. Since the office treats patients of all ages, the entire family can get a cleaning or treat a problem on the same day and the kids always leave with a prize from the treasure chest. The staff is gentle, efficient, highly skilled and well-trained in comforting anxious patients. As a graduate of Nova Southeastern University, College of Dental Medicine, Dr. Greear received first-rate training in all aspects of general dentistry and cosmetic surgery. She spends time with each of her patients to make sure they are educated, saving them money and potential discomfort in the future. On occasion, patients who are experiencing difficult times are reluctant to visit the dentist for a small problem, making matters worse. A small cavity that originally just needed a filling can end up requiring a root canal, crown or even an extraction if the patient waits too long. “We work with all of our patients and do not mind doing things in small steps,” said Dr. Greear. “We teach patients how to brush and floss properly. This keeps their teeth healthy and helps prevent costly dental procedures that could otherwise be avoided. If they take good care of their teeth, they can expect to keep them for a lifetime. It is never too late to initiate a good dental routine to maintain optimal health.” Tooth Options offers a comprehensive list of services, including crowns, bridges, porcelain veneers, bonding, implant restoration, dentures, partials, extractions, Invisalign (clear braces), tooth colored fillings (bondings),

Dr. Jamie Greear ensures that her patients always receive the latest, most effective and most esthetically pleasing treatments possible.

ZOOM teeth whitening, root canals and all other types of dentistry. The office staff works closely with an awardwinning lab to make sure that results are accurate and timely. It also offers same-day denture repairs, so that patients do not have to deal with the embarrassment of going without them. At Tooth Options, patients can relax as they watch the flat screen televisions in the treatment rooms and get a massage from the dental chair. The office uses the most technologically advanced equipment, including digital x-rays, which reduce radiation and produce an immediate picture. Patients never receive silver or mercury fillings. Dr. Greear hand selects a shade that matches each tooth so the filling is nearly invisible. Since natural teeth have many shade variations, she sends crowns to a state-ofthe-art lab for precise color matching and fit. Dr. Greear understands the importance of providing services to her patients in the most comfortable, stressfree manner possible and has perfected the art of dental anesthesia. In many cases, she uses a topical gel placed around the gums, avoiding the injections that so many people fear. She also offers nitrous oxide to relax those patients that request it. For expectant mothers, Dr. Greear offers Pregnancy Prophy, which includes a pampering dental hygiene visit. “Pregnancy causes a surge of hormones that often lead to gingivitis and bad breath,” said Dr. Greear. “Pregnancy is also very uncomfortable. We do everything we can to pamper our pregnant mothers.” With Pregnancy Prophy, patients get a dental hygiene teeth cleaning to reduce gingivitis, while relaxing on an oversized pillow, with an aromatherapy candle, soft music and dim lighting. They

also receive a special gift. Many of Dr. Greear’s patients have used Invisalign in lieu of traditional braces. Invisalign uses 3-D modeling software and cutting edge manufacturing technology to provide a clear, removable solution for straightening teeth. It is effective at treating a wide variety of orthodontic issues including crowding, spacing, overbites, underbites and more. It is typically more comfortable for patients and is not visible when they talk and smile. Dr. Greear recommends ZOOM Whitening for those patients whose teeth have stained or darkened due to lifestyle choices or age. In only one hour, ZOOM gets teeth as white as possible, lifting stains from coffee, tea, cola, red wine, smoking and more. Since Dr. Greear can isolate the gums and tissue, she is able to use a solution that is stronger than over-the-counter products and achieves the results much more quickly. Dr. Greear’s patients speak for themselves. Robert Wallace had chipped, crowded discolored teeth and dark crown margins at the gum line. Dr. Greear gave him porcelain veneers and an all porcelain crown to give him a bright white straight smile without braces. Now his teeth look like new. “I’ve been embarrassed about my teeth for a very long time and put off getting them fixed due to anxiety,” said Wallace. “After my experience with Dr. Greear, the only thing I regret is not doing it years ago. I love my new smile!” Roy Mikus had a very deep cavity that started hurting while he was vacationing in Florida. Dr. Greear was able to fit him in the same day he called. “I was able to get in last minute and was treated painlessly so I could enjoy my vacation,” said Mikus. “I’ve never had such a gentle, compassionate and skilled dentist before and I would highly recommend Dr. Greear. Her staff is very down to earth and made me feel very comfortable. All in all, it was a great experience!”

Get Educated on Proposed Amendments to the Florida Constitution By Debby Teich

O

n November 6, American citizens will head

to the polls to vote for the next President of the United States. In Florida, they will also have an opportunity to vote on 11 amendments that, if passed, would amend the Florida Constitution. Five amendments directly impact revenue to local governments and schools. The League of Women Voters of Broward County has partnered with the Broward County Library to help educate voters on the issues. “The amendments are typically written in language that is difficult for the average person to understand,” said Sandra Yeager, 2nd Vice President and Voter Service Chair for the League of Women Voters of Broward County. “We want to help voters make informed decisions.” The League of Women Voters, a nonpartisan political organization, encourages informed and active participation in government, works to increase understanding of major public policy issues, and influences public policy through education and advocacy. Any person of voting age, male or female, may become a League member. The League does not support or oppose any political party or any candidate. The League will offer one-hour presentations of “2012 Florida Ballet Amendments Made Easy” at most Broward County public libraries, including the Davie/Cooper

City branch, on September 29, at 2pm. During the presentations, a representative of the League will describe each of the 11 Florida Ballot Amendments in common terminology, discuss what those in favor and those opposed are saying, and what a “yes” or “no” vote means. Audience members will receive a book mark to document their preferences, which they can use when voting. “Once changes are made to the state constitution, it takes a super majority vote to change them back,” said Yeager. “It is in our best interest, as citizens of the state, to understand what we are approving.” This is the first time that the League has partnered with the library to offer the presentations. “We are hoping that some citizens will take advantage of the opportunity to register to vote or update their voter registration while they are at the library,” said Yeager. To register in Broward County, you must be a U.S. citizen, Florida resident and at least 18 years old. New Florida voters/applicants must be registered at least 29 days before an election to vote in that election. It is not necessary to re-register to vote before each election. For information, contact the League at 954-735-1311, send an email to info@lwvbcfl. org or visit www.broward.org/library.

Town of Davie Program Helps Resident Receive New Home By Debby Teich

I

n October 2005, Hurricane Wilma struck South Florida, wreaking

havoc in Davie. Jeanie Potente owned one of the many mobile homes that were damaged or destroyed. After waiting nearly three years, Jeanie recently received a new mobile home through the Town of Davie Mobile Home Repair/Replacement Program. “Many of the affected Davie residents do not have the resources to replace or repair their homes,” said Giovanni Moss, Director of Housing and Community Development. “We want to help them get back on their feet. We are fortunate to have this program for our residents.” The program was funded by a federal Community Development Block Grant (CDBG) as part of the Disaster Recovery Initiative (DRI) for Hurricane Wilma. The Town received a total of $1,815,000 in DRI funding. Between 2007 and 2010, it replaced 73 units through FEMA. This year, it will use funds that have been reallocated from other programs to provide another 10 homes. The program is being managed for the Town by Crisis Housing Solutions (CHS), a Division of Adopt a Hurricane Family, Inc. The Davie Housing and Community Development Department manages the Town’s federal and state housing grant programs; the Town’s federal and state community development grant programs; and the Town’s Neighborhood Service Center. The Department creates and administers housing programs designed to upgrade the Town’s existing housing stock. The Department also administers the Town’s community development programs designed to provide both direct and indirect services that improve the quality of life for Davie’s residents. Israeli Teens Visit David Posnack JCC By Debby Teich

S

tudents at the David Posnack Jewish Community Center in

Davie have a much better understanding of what life is like in Israel. Last month, they spent a week exploring cultural similarities and differences with a group of teens from Nesher, a town in northern Israel. This is the seventh year that Israeli teens have visited South Florida to work at the David Posnack JCC. The twelve students and two supervisors stayed with host families and worked at the JCC camp for 10 days. They got a taste of what life is like in the United States and had an opportunity to introduce their own culture. The program is an initiative of the Jewish Federation of Broward County. “It is the people-to-people relationships that will strengthen the bond between Israelis and Americans,” said Pepi Dunay, Vice President of Community Relations for the Jewish Federation of Broward County. During the day, the teens joined the JCC campers in their regular activities. They taught the campers Israeli games, songs and dances. They took several field trips together, including a visit to a Marlins game and a theme park in Orlando. The teens also planned an Israeli Day to teach the campers more about their homeland. They created a map to teach the kids about Israel’s geography, engaged the children in a mock training for the Israeli Army, and worked with the kids to make hands (hamsa), a symbolic a sign of protection or defense against the evil eye. The Israeli teens also spent time with a group of American teens, where they had an opportunity to experience some of South Florida’s nightlife, pool parties, barbeques and much more. Before they left, they completed a “mitzvah” project or “good deed” so they will always be remembered at the Center. They painted a mural of a pirate scene in the pre-school playroom.

Twelve teens and two supervisors from Nesher, Israel spent the week working at David Posnack JCC.

Western Students Return from a Trip to Japan By Debby Teich

A

group of 23 students and two chaperones from Western

High School had an opportunity to experience the Japanese culture and practice speaking in Japanese. They recently returned from a two-week study tour that was funded by the Japanese government and organized by the Laurasian Institute. Nationwide, 35 schools were selected to participate and Western was the only school chosen in Florida. The project is called Kizuna, which means “bonds of friendship” in Japanese. It is designed to encourage greater understanding between the youth of Japan and the United States and to foster long-term and ongoing interest in one another by providing firsthand cultural experiences. It also promotes understanding about the current situation in Japan, as well as the recovery efforts from the earthquake and tsunami that occurred on March 11, 2011. Satako Fisher, Japanese club sponsor and Japanese teacher at Western High School, applied for the opportunity to participate. She started the Japanese program at the school two years ago and it has grown quickly. When the tsunami and earthquake struck, she led the Japanese club in a fundraising effort and collected over $5,000 to send to Japan. When another earthquake struck a few months later, the club raised additional funds. Ironically, Fisher was not able to chaperone the students, because she had already planned to visit her family in Japan during the assigned dates and could not alter her trip. The group consisted of honors students who have taken at least one year of Japanese. On the trip, they spent four days in Fukushima, the site of the nuclear accident. They visited a rice farm, learned how the Japanese are now testing their food to make sure it is safe, spoke with survivors of the nuclear disaster and tsunami, heard how the Japanese government responds during a disaster, experienced a simulated earthquake, went to a disaster prevention center, spent time with students at an agricultural school, and much more. They also traveled to Tokyo, Kobe, Kyoto and Osaka, where they explored a sumo wrestling museum, shrines, castles, trendy shopping areas and historic sites. They also met with government officials. For many of the students, the highlight of the trip was a 2-night homestay in Iwase. They experienced the home life of a Japanese student and spent time at the local school. They also learned how to make kimonos. On the last day, they met with the other groups of American students travelling in Japan and exchanged stories. “This was such an amazing opportunity for our students,” said Kristine Frailing, chaperone and teacher at Western High School. “They learned how Japan handles catastrophes economically, social and culturally versus the United States. They experienced the language, people and culture that they have been studying in school. The Japanese people are proud and very well respected throughout the world. We can learn so much from them. I hope that the students incorporate the things they learned from this experience into their own lives.” Last month, the students presented the highlights of their trip to the members of the Davie Town Council. They also plan to share their experiences with students at Western. In the next few months, they will have an opportunity to reciprocate by hosting a group of Japanese students. They will teach them about life in the United States and show them some of the local sites. Frailing says that there are so many wonderful programs available and she encourages other teachers and students to look for similar opportunities. “The more our kids experience the world around them, the better their lives will be,” said Frailing. “They can learn so much from other cultures.”

New Loan Modification Program for Homeowners By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

O

n June 1, 2012, new HAMP guidelines took effect that may give

financially pressed homeowners a fresh opportunity to qualify for a loan modification. HAMP stands for the Home Affordable Modification Program, a government initiative to encourage lenders to allow loan modifications with reduced mortgage payments. The new guidelines are known as HAMP Tier 2 and here is a summary of the benefits: Lower Debt-to-Income Limits The new guidelines allow borrowers to lower their monthly mortgage payment to as little as 25 percent of their gross monthly income. Previously, borrowers could not qualify for HAMP unless their total mortgage payment was more than 31 percent of their gross monthly income. Broader Debt Guidelines The new rules also take into account more types of debt in evaluating a borrower’s financial burden, such as such as second mortgages, medical bills, etc. The old guidelines focused solely on what a borrower was paying for their primary mortgage. Rental Properties Eligible One of the biggest changes is that the HAMP Tier 2 program is now open to landlords who are struggling to keep up with mortgage payments on rental properties. Properties need not be occupied to qualify, and a single borrower can qualify to obtain loan modifications on up to three properties under the program. Repeat Modifications Allowed It used to be that you only had one shot at a HAMP loan modification. If you couldn’t keep up with your payments, you could not reapply for a new modification. Under the new Tier 2 guidelines, borrowers who defaulted on a permanent or trial HAMP loan modification can apply for a new one, provided they’ve been out of the program for at least 12 months. Minimum 10 Percent Reduction Under the new rules, all loan modifications performed under HAMP must reduce a borrower’s monthly mortgage payments by at least 10 percent. Principal Reductions Encouraged New incentives are being provided to encourage lenders to allow principal reductions on mortgages where borrowers owe more than the home is worth. Navigating through the murky waters of this new HAMP Tier 2 program is frustrating, and even riskier when there is a pending mortgage foreclosure which could result in the loss of your home prior to completing the loan modification. If you would like an attorney from the Arcia Law Firm to review your case in detail to determine the best course of action, including a modification under the new HAMP Tier 2 guidelines, please call 1-800-770-7102 or visit us online at www.arcialawfirm.com to schedule your FREE initial consultation. The Arcia Law Firm recently released a consumer DVD entitled “Fight For Your Home,” which is available for purchase at www.arcialawfirm.com. The Toughest Decision By Evan Baron

ized many years ago that allowing a judge or jury to make a decision in a case is always a last resort. Cases that ultimately proceed to trial involve either issues that cannot be compromised or individuals who can be unreasonable in their expectations. If you proceed to trial, your ability to control your destiny is severely compromised. You are allowing a third party to dictate the terms and conditions of your future. I can assure you that Judges much prefer to approve a settlement reached by the parties than to decide the fate of individuals. Judges often tell the respective parties that they will always be better off deciding the case between themselves, rather that have he/she decide some of these issues. They are further informed that a judge’s job is to be fair and equitable, which means that after the trial is over both parties usually leave the courthouse unhappy, neither obtaining what they were seeking. Of course,

that is not always true. There are obviously times when parties’ expectations are within reason and the results obtained at trial are satisfactory. So how do you know when you should settle versus the alternative of going to trial? That is sometimes a very difficult question to answer. A lawyer can never guarantee results. A lawyer can advise a client about the law as it applies to the facts of his/her case. Often times judges have a great deal of discretion in their decision making, which makes any kind of prediction that much more difficult. Lawyers also assume that a judge will interpret the law as the lawyer interprets it. That is not always the case. When offers or counter-offers are unreasonable and one-sided, it is somewhat easy to make a decision. If you have nothing to lose by going to trial, and your worst result in court is still better than the offer being made, it is an easy decision. The cases which present the more difficult decisions are the ones which result in offers which are perhaps fair but not quite what a person may envision as their end result. Perhaps the time sharing schedule with the minor children is not quite what was envisioned or the alimony amount is more than you expected to pay. Do you compromise or litigate? There is no easy answer. Each case needs to be looked at independently. A party must consider all possibilities. Cost and time are two important factors. A case which proceeds to trial will always take longer to conclude. The cost will always be greater. I suggest hiring an experienced trial attorney who can assist you in deciding the best way to conclude your case. There really is no substitute for experience. Renovating Before Relocating By Zona Horton, CRS, GRI, realtor

I

am often asked, “What can I do to update my home

before I sell and how much will that improve the value?” Home improvement may be necessary to sell your home. It may help you and the future homeowner save money on insurance. It will also improve your chances of selling more quickly and for a higher price. You should consider the following: ▸▸ Curb appeal - First impression is everything. Clean out and replace dead flowers and plants. Mulch and replace rotted facia, exterior doors and trim. Even though replacement of fences is excluded from most contracts (as a responsibility of a Seller), an updated or repaired wooden fence will entice buyers to choose your property over another. Pressure clean patios, walkways, flower bed stones and borders. Anything exterior or interior that looks in need of repair is a red flag to a potential buyer. ▸▸ Garage doors - Consider updating your garage doors to hurricane-proof doors. This will possibly save you money on your insurance, especially when noted on your four-point inspection/mitigation report. ▸▸ Windows - Replace windows to high-impact glass. Not only does this improve the aesthetics of a home but it might keep you from having to install panels. It may also improve the security of your home and may even lower your electric bill! ▸▸ Flooring - Get rid of carpeting. Replace flooring with a consistent, neutral tile, laminate, wood or marble flooring. With so many allergy sufferers and increased numbers of pet owners, carpet has become less desirable. If you insist on keeping the carpet, it should be professionally cleaned or replaced if worn and torn. ▸▸ Wall coverings - Wallpaper has yet to make a comeback and, in some instances, faux painting dates the home. Painting your walls a neutral color (even little Sarah’s room which is pink and purple) will help the buyer feel that he can move in and relax. ▸▸ Lighting, plumbing and hardware fixtures - According to Rismedia.com, “Keep an eye out for sales at home improvement stores and replace outdated lighting, plumbing and hardware fixtures.” The replacement of these items may require your local electrician or handyman. I can give you some names when you contact me. I can provide you with a report as to how various improvements affect the value of your home when you are ready to sell. Please contact me prior to renovating before relocating. I can view your home and prepare a thorough and comprehensive market analysis to help you decide whether you should renovate before you relocate. I evaluate each residence on a case-by-case basis. There may be times I recommend to sellers to either leave certain aspects alone or to make certain improvements. My extensive experience will help you maximize your opportunities. I also have a relocation network to help you move just about anywhere in the world. I look forward to helping you with your next move. If you would like a detailed property report, please contact me at Horton.z@ewm. com, and I will send your report within twenty-four hours. You can visit my website at www.zonahorton.com to search properties in all of Broward County. You can even perform a search in one of thirteen different languages. I look forward to working with you on your home sale, purchase or lease.

A

s the 2012/2013 school year begins, it is impor-

tant for parents to be aware of the Broward County School District’s strict Anti-Bullying Policy. The policy prohibits bullying of, or by, any district student or employee. Since knowledge is power, it is vital that parents become familiar with the policy, which is sent home with every Broward County student the first week of school for parental and student review. Bullying among children is aggressive behavior that is intentional and involves an imbalance of power or strength. A child who is being bullied has a hard time defending himself or herself. Usually, bullying is repeated over time. Bullying can take many forms such as physical, verbal, emotional and cyber-bullying. There are signs you can look for to know if your child is being bullied: ▸▸ torn clothes ▸▸ loss of appetite ▸▸ mood changes ▸▸ reluctance to go to school ▸▸ bruises or injuries that can’t be explained If you suspect your child is being bullied, it is important to talk with your child, be supportive and gather information about the bullying. All suspected bullying should be reported to your child’s school. You can also make an anonymous report by calling the district’s emergency hotline at 754-321-0911 or by visiting www.browardschools.com. Face-to-face bullying isn’t the only way children can be victimized. Many children and young adults are using their computers and cell phones to send or post texts or images intended to hurt or embarrass their classmates. This includes sending mean, vulgar or threatening messages and images, posting sensitive or private information about another person, or pretending to be someone else in order to make that person look bad. Children and teens can cyber-bully each other through e-mails, instant messaging, text messages, web pages, blogs or chat rooms. If your child is a victim of such bullying: ▸▸ encourage your child not to respond to cyber-bullying ▸▸ do not erase the messages or pictures (save these as evidence) ▸▸ try to identify the individual doing the cyber-bullying ▸▸ consider filing a complaint with your service provider to block the sender ▸▸ contact your child’s school ▸▸ contact law enforcement if cyber-bullying involves acts such as threats of violence, extortion, obscene or harassing phone calls or text messages, stalking, hate crimes or child pornography. I encourage all parents to talk to their children about what it means to hurt another person physically or verbally. The Broward Sheriff’s Office is working with the Broward County School Board on an educational curriculum called ThinkB4UPost to be launched during Red Ribbon Week in October. This is a direct message from school officials and law enforcement to children and young adults about the consequences of cyber-bullying. With the help and guidance of law enforcement, parents, caregivers and teachers, I am confident we can put an end to bullying! For more information about ways to prevent and identify bullying, please visit www. sheriff.org/antibullying. You can also follow us on Facebook at Broward Sheriff’s Office (Official) and Twitter @browardsheriff. As always, you can e-mail me at Ask_The_Sheriff.org.

“Sparky”

A Five Paw Resort to Pamper Your Pet

S

parky is a ten-year-old Jack Russell Terrier. His favorite

person is his dad, who takes him in the backyard and helps him chase and catch lizards. His favorite toy is a stuffed Donald Duck that he sleeps with every night. He likes his doggy treats, chasing lizards in the yard, long walks, riding in the car with his head sticking out of the window, and burying his bones in the backyard. He dislikes thunder storms, loud fireworks, the swimming pool, and soap in his eyes during bath time. His favorite thing to do is chase lizards or anything that moves. Sparky was last seen in his basket resting after a long chase with a squirrel that got away.

Dance Theatre Celebrates Twenty Years

I

f you live in South Florida and have any interest at all in dance,

the odds are pretty good you already know the name. With four nearby locations, including one in the Regency Square Publix shopping center on Griffin Rd., Dance Theatre has become a permanent and integral part of our community - one fabulous dancer at a time. Accolades? Of course. Dance Theatre has been awarded the prestigious “Reader’s Choice” and “Best in the West” awards multiple times. Trophies? Thousands. Dance Theatre’s elite team of competitive dancers, DTX, consistently receives top awards and overall high scores at virtually every competition they attend. Testimonials? You bet. Just ask any mother in the carpool line and they’ll tell you that Dance Theatre has been like a home away from home for their children. So what is it that makes this place so special? Why has every community Dance Theatre serves embraced it so vigorously for so long? “My answer is always the same,” says Owner and Director Michelle Gerlick. “We build beautiful, safe, clean facilities. We also hire the best teachers in the business and treat each child that walks through our doors as if they were our very own.” “Awards are nice and our trophies are beautiful, but that’s not what we strive for,” continued Michelle. “We shoulder an enormous responsibility with our promise to educate. It is incumbent upon us to do it responsibly. We train exceptional dancers, but we also help to raise exceptional young women (and a few men). Our staff is teeming with strong, positive, intelligent role models that are important to our students as they mature. We work hard, have passion, and care deeply about the impact we have on their lives. When a parent tells me their child has flourished since enrolling, I melt. When past graduates return to say we helped them find success in life, as with dance, nothing can compare. That is why we do this.” Michelle certainly has the pedigree to run one of the nation’s most successful dance

programs. Her mother Joan was a Rockette, June Taylor Dancer, and half of a performance duo, along with her father Bob, which thrilled audiences the world over working with the likes of Sammy Davis, Jr., Tony Bennett, and Rosemary Clooney. Michelle spent nearly every day of her youth inside her parents’ dance school, the Academy of Ballet Arts, practicing and perfecting her craft, and then earned both a degree in Dance from Ohio State University, and a degree in Elementary Education from Nova Southeastern. Her professional credits include performing as a Miami Heat Dancer for the NBA, a “Fly Girl” on Fox Television’s In Living Color, and an NFL Super Bowl Choreographer and Dancer. Michelle has since led her students at Dance Theatre to The Summer Olympics, The Super Bowl, and The Macy’s Thanksgiving Day Parade, among countless others extraordinary venues. Dance Theatre offers a truly comprehensive program, where dancers ages 2 1/2 through adult, beginner through advanced, can take classes in every possible discipline including the basics, like ballet, tap, jazz, lyrical, hip hop, contemporary, acrobatics, and pointe, as well as specialty classes like strength and flexibility, leaps and turns, etc. In addition, dancers who excel and aspire to become dance professionals may join their elite competitive group, Team DTX, where they can travel to local, regional and national conventions and hone their skills against the best from other schools. Team DTX just returned from the Dance Explosion National Finals in Orlando, where they won numerous titles. They are already engaged in daily intensive training to gear up for next season. To join the Dance Theatre family, call the studio at 954-434-4443. To register for fall classes, visit www.dancetheatre.net and fill out the registration form. Classes fill up quickly.

Smart Choice Pressure Cleaning Gets the Job Done Right

F

By Debby Teich

or more than 20 years, commercial and

residential customers throughout South Florida have been turning to Smart Choice Pressure Cleaning (formerly Att-A-Boy) to help them maintain their property’s aesthetic appeal and to help prevent mold. The company’s professional and experienced technicians provide quality service. No job is too big or too small. They pressure clean them all!

painted surfaces from corrosion. Pressure cleaning also helps prevent mold from growing on the outside of the property, which can seep into the inside and create a potential health hazard. What are most stains on the roof and why are they a concern? Living in South Florida, there are many factors that can stain the roof of a property. Most of the time, mold and mildew are the greatest offenders. However, falling foliage and fruits from hardwood trees or palm trees are additional causes. How often is it necessary to pressure clean? With most surfaces, we recommend pressure cleaning at least once a year. However, our thorough system for cleaning roofs allows most customers to wait 15 to 18 months between cleanings.

David Ibarra, Managing Partner, answered some commonly asked questions about Smart Choice. When did Smart Choice acquire Att-A-Boy Pressure Cleaning? In February 2011, we integrated Att-A-Boy Pressure Cleaning, a well-known and respected pressure cleaning company with more than 20 years in the business, into the Smart Choice brand. We created a new division called Smart Choice Pressure Cleaning. What kind of customer service do you offer? We pride ourselves in providing a top-quality, reliable, and professional service to each and every one of our customers. From our experienced technicians in the field to our friendly office staff, we always aim to provide customers with the best pressure cleaning experience possible. We get the job done correctly, safely, and without damaging the property. What do you pressure clean? We pressure clean any surface that can safely sustain high-powered pressure washing, without being damaged. Some examples include, but are not limited to: roofs, structure exterior walls, walkways, sidewalks, driveways, patios, patio furniture, screen enclosures, exterior surfaces of windows, decking, fencing, hurricane shutters, gazebos, columns, and signs. Why is it important to pressure clean? Pressure cleaning helps maintain the aesthetic appeal of a property and can also help prevent health hazards. By cleaning exterior surfaces, you eliminate the build-up of environmental factors such as mold, mildew, dust, dirt, pesticides, insect nests, and spider webs. This prevents properties from looking “dirty” or poorly maintained and helps protected

52 DTT ALL 0912.indd 52

Describe the process you use to pressure clean. Every surface is different. We typically begin by moving and protecting anything that could be potentially damaged by the pressure cleaning process, such as light weight objects that could be blown over or outdoor electronics that may need to be covered. We may also need to pre-rinse plants and foliage to prevent any damage from chemical treatments. After we chemically pre-treat the area as needed, we thoroughly pressure clean the area using commercial grade equipment. We use different pressure and tips or nozzles to reduce the force at which the water comes out and prevent damage to the surface. This also provides better results. Finally, we do a post rinse of any areas that debris may

have washed onto or vegetation that may need to be rinsed again. Do you offer steam pressure cleaning? Yes. This is generally used on paver surfaces to remove

deeply rooted stains. Do you seal surfaces? Yes. We use sealant on a variety of surfaces. Some of the common surfaces include driveways, walkways, and patio surfaces comprised of materials such as pavers, travertine, natural stone, and coral. Why is it important to seal? Sealant increases longevity of materials that can be affected by erosion by protecting it from wear and tear. It prevents stains from penetrating the material and permanently damaging your surface, such as motor oil leaking from your car. It also slows down the growth of weeds and brings out the color of the material used for driveways, patios, or walkways. How often do you need to seal? The frequency depends on the traffic and erosion of the area. Some clients get the service done every two years, while others wait four years. What is special about your sealing process? We spray the sealer instead of rolling it. By spraying the product, we are able to apply it more evenly. We always spray two coats of the sealer for proper protection. Do you offer sand packing? Yes. We recommend sand packing for customers with older paver surfaces that, due to erosion, have lost some of the sand in between pavers. We like to sand pack areas right before we seal. This protects the sand packing, as well as the pavers. Are you licensed and insured? Yes, we are properly licensed and carry auto, liability, and workers compensation insurance. In today’s economy, many startup companies do not carry proper insurance, which can potentially be a huge liability for the customer.
