The Season to Say Thanks!
E
very year around this time we take a deep
breath and wonder where the time went. The summer heat is receding, the vacation memories have moved to the back of our minds, and the kids have settled back into their school routine. As the Halloween sugar rush wears off, we now move into full preparation mode for the Thanksgiving holiday. What? Thanksgiving already? In the blink of an eye, the entire year seems to have gone by. Another year of family, friends and togetherness, of being there for each other and enjoying each other’s companionship. While we sit down this year with our loved ones from near and far to indulge in a fancy turkey feast, let us give thanks for all the little blessings we have received throughout the year and let us enjoy one and other. Happy Thanksgiving!

Davie Prepares for Annual Holiday Celebration By Debby Teich
F
or 24 years, Davie residents have gathered to celebrate the
beautifully adorned holiday trees, menorahs, and kinaras. At 6:15 p.m., the Jingle Bell Parade will begin and the South Florida Trail Riders will parade their decorated horses down Orange Drive, between SW 67th and Rodeo Way. Santa Claus will also arrive on a fire engine. After the parade, residents can have their pictures taken with Santa in the Town Hall Building, for a small fee, or just visit with the big guy for free. There will be a free petting farm, bounce houses, climbing walls and more. The winners of the tree decorating contest will also be announced. For those who miss snow, 20 tons of the “white stuff” will be blown for the children to enjoy during the event. There will be two supervised snow play areas: one for children ages 1 to 5 and another for children ages 6 to 12. There will also be traditional refreshments, a holiday magic show, a petting farm, bounce houses, climbing walls and more – all at no charge. “Davie’s Winter Holiday Lighting of the Greens is an annual tradition,” said the Town’s spokesperson Phillip R. Holste. “Residents will see 200,000 lights on Town Hall, get the chance to play in snow, watch a lighted horse parade, have a picture taken with Santa and of course enjoy free cookies and hot cider!”

More than 4,000 people are expected to attend the December 9 event, which showcases Davie’s unique equestrian and agricultural community. They will have an opportunity to watch the Mayor and Town Council turn on over 200,000 holiday lights and decorations as they officially proclaim it Holiday time in Davie. The event kicks off with the Winter Holiday Tree, Menorah and Kinara Decorating Contest. On December 5, school and civic groups will start decorating the menorahs, kinaras and holiday trees that line the entrance to the Davie Town Hall. Last year, approximately 35 schools and groups participated in this holiday event. The groups make all of their own decorations and the Town provides the lights. Holiday trees, menorahs and kinaras are free to the groups decorating, but are limited and will be distributed on a first-come basis. Prizes will be awarded for the best decorations. The festivities continue on December 9, when the Mayor and Town Council will turn on over 200,000 holiday lights and decorations. Visitors will Students decorate the trees that line the entrance to Town Hall during last year’s event. have an opportunity to view the display of over 50

New Coaches Join TAG USA Gymnastics
T
AG USA Gymnastics is proud to announce the addition of two of the nation’s top coaches at the Girls Optional Level to the TAG USA program. Beth Ann Hair and Jeffrey Lewis have joined TAG USA with a commitment to help develop the area’s only Upper Level through Elite gymnastics program.
Owners Marissa and Michael Zoldan’s goal for TAG USA Gymnastics is to become the leader in Optional and Elite level gymnastics training for the South Florida area. With the addition of the new coaches, TAG USA establishes the TAG USA Elite Training Program and the TAG USA College Scholarship Program. Most owners of gymnastic facility are reluctant to hire elite experienced coaches or invest time, effort and gym money in training high level gymnasts. However, there are many gymnasts in South Florida, who have the capacity to reach levels 8 through 10, but are held back by the lack of proper high level training. These improperly trained gymnasts will eventually lose the chance to compete on a National Level or obtain a college scholarship. Some local gyms claim success when one of their athletes become part of a college team at a Division 3 school. The TAG USA Elite Training and College Scholarship Programs will have the high level and elite coaches to allow local athletes to have a chance to earn a scholarship to a Division 1 college. Coach Beth Ann Hair began coaching gymnastics in 1985 at LaFleur’s
Gymnastics in Tampa, Florida. Her most well known athlete was Olympian Dominique Moceanu, whom she trained from 1988 though 1993. Coach Beth also coached at the 1988 and 1992 Pan American Games and at five VISA National Championships. She also trained under the Elite National Staff in Houston Texas from 2004 through 2007. Marissa Zoldan states that “It is amazing that Coach Beth Ann Hair has consistently developed Level 10 athletes, National Team members, VISA National Champions and even Olympians.” Coach Jeff Lewis’s accomplishments include placing many gymnasts on the JO National Team and earning them college scholarships. Coach Lewis has qualified three gymnasts on the VISA National Championships, three to the Elite and two to the Pre-Elite National teams. he trained and mentored under the National Team staff with Bela and Marta Karolyi. Coach Beth Hair and Jeff Lewis are great additions to the TAG USA staff, which already has 6 compulsory coaches and 4 Optional coaches. The TAG USA coaches are continuing another great 2012 competition season as defending State Champions in Level 3, Level 4, and Prep-Optional. Marissa and Michael Zoldan’s children participated at another local gymnastics facility until they bought TAG USA Gymnastics in 2008. Michael believes that TAG USA’s recreational classes have evolved into the best in the region and is proud of the State Champions and accomplishments of the compulsory teams. “Now we can raise the goals for South Florida gymnasts and get more athletes onto the National teams and into Division 1 scholarships”.

I
want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy in the back. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. Here’s what some of my patients had to say: “Due to an auto accident, I suffered from severe neck pain, vertigo and I could not raise my arm to comb my hair. Now I am symptom free with no medication and I can do everything I could not do before.” – E. Heaney, Hollywood, FL “Thanks to the DRX 9000 and the doctors, I no longer have chronic sciatic pain. It’s been a long time since I have taken pain medication.” – J. Walker, Miramar
Several times a day patients thank me for helping them with their health problems. But I can’t really take the credit. My confession is that I’ve never healed anyone of anything. What I do is perform a specific spinal adjustment to remove nerve pressure, and the body responds by healing itself. We get tremendous results. It’s as simple as that! Forty-five million Americans no longer have health insurance, and those who do have found that their benefits have been greatly reduced. That’s where chiropractic comes in. I have a significantly lower fee plan so that more people are able to afford the care they need. An entire week of care in my office costs what you could pay for one visit elsewhere. Another way to save…studies show that chiropractic can double your immune capacity, naturally and without drugs. The immune system fights colds, the flu, and other ailments. So you may not be running off to the doctor as much. Studies show that people actually pay less for their long-term overall health care expenses if they are seeing a chiropractor. You Benefit from an Amazing Offer-Look, it shouldn’t cost you an arm and a leg to correct your health. You are going to write a check to someone for your health care expenses, you may as well write one for a lesser amount for chiropractic. When you bring in this
great care at a great fee…please, I hope that there’s no misunderstanding about quality of care just because I have a lower exam fee. You’ll get great care at a great fee. My qualifications…I’m a graduate of Life college and have been practicing for over 10 years. I’ve been entrusted to take care of tiny babies to pro athletes that you may know. I am constantly going to seminars and updating my knowledge so I can give my patients the latest information and techniques of my profession. My assistants are Mylene and Johanna – really great people. Our office is both friendly and warm and we try our best to make you feel at home. We have a wonderful service, at an exceptional fee. n the United States, it is estimated that close to one million people
attempt suicide annually. Every 13.7 minutes, someone actually dies from suicide, and every 13.8 minutes someone, like Marisol Martinez of Davie, is left to make sense of it. It has been several months since Marisol lost her son, Danny, to suicide. On November 18, she will participate in the American Foundation for Suicide Prevention’s “Out of the Darkness” Broward Community 5-mile Walk at Nova Southeastern University in Davie. She will join thousands of other people who will walk to save lives, honor loved ones, and raise funds. Check-in begins at 8am, and the walk is from 9am to 1pm.

Marisol and Danny Martinez rest, while hiking in one of their favorite spots in Tennessee. Danny’s ashes will eventually rest on this mountain.
The Out of the Darkness Walks will take place in over 250 communities across the country this year. Net proceeds from the event benefit AFSP, a not-for-profit organization exclusively dedicated to understanding and preventing suicide through research, education and advocacy, and to reaching out to people with mental disorders and those impacted by suicide. Danny was 26-years-old when he took his life on May 7th, 2012. “Danny had a very gentle and sweet heart,” said Marisol. “He was artistic and creative. He had many friends that loved him for who he was, and how he made them feel when they were around him. But sadly, Danny did have one enemy and his name was Depression.” At the time, Marisol knew that Danny was dealing with some difficult issues, but she never believed he would take his life. After he passed, she found a journal that outlined the pain he had been experiencing. Looking back, she realizes that there were many signs. Unfortunately, she did not know how to identify them. “There is a stigma attached to suicide and most people do not want to discuss it,” said Marisol, who has been very open about the cause of Danny’s death. Once she started talking about it, she discovered that she had family members and friends who had been suicidal. She also learned that four of her acquaintances had lost a child to suicide. Marisol now dedicates much of her time to the suicide prevention movement. She expects to raise over $10,000 for the walk, which includes $1,300 from a Cut-a-thon that she helped organize. She also volunteers as a field advocate for AFSP/SPAN-USA and created her own website, www.WhereverIMayRoam.net. “I hope to erase the stigma surrounding suicide and its causes, to encourage those suffering from mental illness to seek treatment, and to show support for the families and friends of the thousands of Americans who die by suicide and the 20 million people that suffer from depression each year,” said Marisol. “If one person can be saved from the depression that killed my Danny, my efforts will be worthwhile.” For information on the Out of Darkness Walk, visit afsp.donordrive.com. Culture Vultures Keeps the Arts Alive By Debby Teich
C
Egyptian born Benoit Menasche offers the audience insight into his belief that art is the only constant in civilization. Ben believes that the love and admiration he has for his fellow man, the artist and their art is what makes him a great sculptor and human being. All of these feelings were brought out in his sculpture of the 9/11 Memorial. ▸▸ Success Is a Lifestyle That Doesn’t Require Shoes (April 14) - Clara Hada shares her life story, career changes and sacrifices which turned her dream into a reality. “I’ve always dreamed of the day when I didn’t have to put on shoes and go to a regular job; the day when I could be free to achieve my lifelong dream of being an artist.” ▸▸ Life as a Cuban American Writer in Florida (May 19) – Pulitzer Prize winner columnist for the Miami Herald, Fabiola Santiago, speaks on the process of writing a twice-weekly column and book publishing. She is the author of the novel Reclaiming Paris, which is available in Spanish and has been chosen for the Mariposa Award as the best first book at the International Latino Book Awards.
ulture Vultures is celebrating its 11th anni-
versary of bringing varied cultural programs to Broward County. The Sunday Happenings have included artists, astronomers, chefs, constitutional scholars, authors, dancers, critics, novelists, poets, pianists, violinists, barbershop quartets and more. The programs run through May, at the NOVA Alvin Sherman Library in Davie, from 2 to 4 p.m. They are free and open to the public Culture Vultures was started by a few women from Pembroke Pines who were tired of travelling to Miami and Ft. Lauderdale for cultural events. They decided to focus their efforts on enhancing arts programming in their own hometown. The Sunday Happenings were originally offered at the Southwest Regional Library in Pembroke Pines. In 2009, the library was forced to close on Sundays so they moved the programming to the Alvin Sherman Library. The 2012-13 programs include: ▸▸ Beyond the Labyrinth: The Dance Legacy of Martha Graham (December 9) - William Charles Crowley, Artistic Director of Next Step Dance, explores the life and 70 year career of Martha Graham, American dancer and choreographer. ▸▸ Man of Many Facets (February 10) – Creativity is the soul of a person’s feelings. Sculptor, writer, poet and artist,

How Old are You Really?… Testing Telomere Length By Dr. Jean-Claude Nerette
A
s we grow older, it is important for many of
us to look good and stay fit with exercise, as well as to be in the best health possible. What if there was a test that could evaluate what our biological age is in comparison to our chronological age and with this information we could slow aging and age-related diseases….would you test yourself? Well, the technology is here through Telomere testing. Telomeres are the sections at the end of our chromosome strands in our DNA. The telomeres protect our DNA and prevent chromosomal “fraying” every time the cell is replicated. Telomeres are similar to the plastic at the end of shoelaces as they serve as a protective cap to the end of our genetic material. Telomeres allow the cell to divide without losing genetic information from the chromosome. Cell division is needed so we can grow new skin, blood, bone and other cells when needed.
You Can Live A Fuller, Healthier Life. Let Us show You How!
Dr. Jean-Claude Nerette, D.O. & Stephanie muniz, ARNP Integrative Functional medicine
Bio-Identical Hormone Therapy – Thyroid Optimization Every time a cell replicates, its telomere becomes shorter. Eventually the telomere can no longer shorten and the cell either dies or sustains genetic damage and becomes cancerous. The shorter the telomere is, the greater the incidence of age related disease and cancer. It is desirable to have a longer telomere, as the telomere length may be used as an indicator to evaluate how rapidly an individual is aging. Through Telomere testing, your telomere length is compared to the average telomere length of the American population of your specific age group; the higher the telomere score, the “younger” the cell. Shorter telomeres have been associated with greater risk of metabolic disease, cardiovascular disease and cancer. In fact, Geneticist Richard Cawthorn and his colleagues at the University of Utah found that shorter telomeres were associated with shorter life spans. Among people older than 60, those with shorter telomeres were three times more likely to die from heart disease and eight times more likely to die from infectious disease. With Telomere testing we can evaluate your biological age and use this as a tool to improve your general health. Treatments to increase Telomere length are individualized, but may include life style modifications such as diet, exercise and sleep, the use of nutritional supplements, and hormone optimization. Call us today and schedule your free consultation at 954.384.8989. Dr. Jean-Claude Nerette is Board Certified in Internal Medicine and Stephanie Muniz Nerette is Board Certified as a Family Nurse Practitioner. Celebrate at the Forest Ridge Holly Day Parade and Fair By Debby Teich
O
ver 500 Davie residents are expected to gather to enjoy fun,
food and festivities at the 13th Annual Forest Ridge Holly Day Parade and Fair on December 1, at 1pm. The parade will start at the entrance to Forest Ridge and run west towards Old Orchard Rd. It is a great way to spend time with friends and family. The theme of this year’s parade is “Winter Wonderful.” It will include floats, classic cars, dignitaries, marching bands and more. It is not too late to help decorate a float, ride on one, or enter your own. Friends and neighbors have created floats by decorating cars, boats, bicycles, scooters and even dogs. “If you can dream it, then you can do it,” said Co-Chair Joan Steinmetz. “If you enjoy participating in a parade or want to add performing in a parade to your resume, then we’d love to have you.” The parade committee will award prizes for the best floats. More than 40 groups are expected to participate. They will throw candy and beaded
necklaces to the crowds that line the streets. Some of this year’s VIPs will include Davie Mayor Judy Paul, Town Councilwoman Susan Starkey, Broward School Superintendent Robert Runcie, local school principals, the Police and Fire Chiefs of Davie, the Forest Ridge Woman’s Club, Boy and Girl Scout troops, marching bands, local beauty queens, the Grinch, Santa and more. The parade is also sponsoring a food drive with the Hope Outreach Center. Anyone who donates food will receive a free raffle ticket. After the parade, the crowd will move to the Forest Ridge Greens for the fair. There will be refreshments, hot dogs, baked goods, professional photos with Santa, inflatable fun, face painting, balloon twisting, games, arts and crafts, raffles, a men’s frozen t-shirt contest, a finger printing lab for kids, and more. There will also be live stage performances by rock bands, barbershop quartets, local singers and dancers, and many others. Forest Ridge is a community of 1,600 homes, with more than 5,000 residents. “Few cities, counties or communities our size have a parade of this scale,” said Co-Chair Ken Steinmetz. “On the first Saturday of each December, we block out the rest of the world, leave our cars in the driveway, and gather around the center of our little corner of the world.” The deadline to enter a float is November 15. For information, to volunteer, or to enter a float, visit www.hollydayparade.com.

Williams says the staff of midwives, midwifery assistants and labor coaches at the Miami Maternity Center work off a simple philosophy; that everything they do is for the comfort, health, and well-being of their moms and babies. It is a return to the traditional, non-invasive form of birth, where nature is allowed to take its course and the pregnancy and labor Ellie Rizzo was delivered through a home birth, thanks to the Miami Maternity Center develops without intervention. Faith says that was exactly what she and Jon were looking for when they started their family. They loved the warm, caring and knowledgeable atmosphere the Miami Maternity Center provided, as well as their dedication to following Faith’s natural birth plan. “We knew that’s what we wanted to do because it is not complicating or getting in the way of how it is supposed to be done. It happens the way God intends it to happen and it is a wonderful beautiful thing that doesn’t need intervention so much of the time,” said Faith.

for them over many months, unlike many OB/ GYN’s, who use a rotating on-call schedule. In many instances, the moms stay in touch for many years.
Moms are given the choice of how they want labor and birth to happen. They are free to walk around during labor and find the position that provides them the most comfort. The same philosophy holds for the delivery. Instead of using drugs, the Miami Maternity Center encourages moms to use natural pain management and relaxation techniques like massage or hydrotherapy. At the Rizzo house, Faith labored with her friends and her family around her in what she describes as almost a “party like” atmosphere. The midwives from Miami Maternity Center were there providing a calming and reassuring base of support; teaching her to breathe and explaining exactly what was happening to her and the baby. When it came time to push, little Ellie was delivered via a water birth in a portable Jacuzzi. “The Miami Maternity Center was just so wonderful and not intrusive,” she said. “It was really beautiful.”
The Miami Maternity Center works with most insurance companies and HMOs. They also accept Medicaid and offer a cash package price of $4,000 that is all inclusive. They offer water births, childbirth and early pregnancy classes, and classes for dads. The Miami Maternity Center is located at 140 NE 119 Street in Miami. Girl Scouts Swap Clothing and Accessories By Debby Teich

recently had an opportunity to shop for a new wardrobe – for free. It was all part of a Clothing and Accessories Swap, held at the Ivanhoe Community Center in Davie. The girls in Ambassador Troop 10233 came up with the idea for the Swap. “It was a great way to teach the girls how to recycle and reuse,” said Troop Leader Jennifer Thonus. The event involved all of the girls in their service unit, who attend kindergarten through high school. After they cleaned out their closets and drawers, they donated clean, gently used clothes, shoes and accessories (purses, costume jewelry, belts, etc.) for the planet saving activity. Once all of the donations were made, the troop categorized everything by size and style. “Over half of my living room was filled with items,” said Jennifer. At the Swap, the girls could pick out as many items as they had donated. There was a dressing room with mirrors, so they could try things on before they decided on them. There was also a table with a craft project, using recycled water bottles, as well as a continental breakfast. At the end of the event, the girls donated the remaining four bins of clothing to the Salvation Army. Everyone that participated earned a “Go Green” patch. Several girls from Troop 10086 attended the event. “The girls learned that not all of their clothing has to be new,” said Troop Leader Danielle Moreo. “They also had a lot of fun.” Jennifer says that the troop is hoping to make it an annual event.

Firewall Centers Opens New Building and Receives $100,000 Check by Debby Teich
S
eptember 27 was a special day for Firewall Centers in Davie.
The nonprofit organization, which serves students through mentoring, tutoring, and college and career planning, held a ribbon cutting ceremony to inaugurate its new building. It also received a $100,000 check from the AT&T Foundation, which will be used to support Firewall’s T.H.I.N.K. Leadership program. The Aspire grant will provide 50 youth at-risk for academic failure with resources to improve their high school success and increase readiness for college and career. A large crowd gathered for the check presentation, including Town of Davie Mayor Judy Paul and Davie councilmembers, Firewall’s board of directors, the Vice Chairman of the Broward County School Board Laurie Rich Levinson and others. Many were also present when Firewall Centers gave a plaque to the Town of Davie to recognize their assistance in making the building a possibility, including Mayor Judy Paul, Vice Mayor Marlon Luis, Councilmembers Susan Starkey and Caryl H at t a n , Hou s i n g & Community Development Director Giovanni Moss, and Neighborhood Resource Specialists Jeremiah Chapman and Melanie Lerch. The T.H.I.N.K. Leadership program is one of 47 recipients nationwide that will share in nearly $10 million from AT&T. Firewall Centers presented a plaque to the Town of Davie.

Each student’s future track for high school graduation and entrance into a college or career is personalized. Students are even provided with assistance in applying for college, financial aid, and scholarships. “As we work with parents, schools, their teachers and counselors to impact underserved students, we have found out that it is not only important to give kids a safe place to hang out, but a place where they are expected to perform to the best of their ability,” said Executive Director of Firewall Centers, Andy Fernandez. “More and more organizations like AT&T are beginning to realize that in order to truly improve graduation rates, we must have measurable outcomes that show success and provide accountability.” The Davie Firewall Center is located at 13451 SW 7th Place, in Davie. Town of Davie Hosts Screening of BizBlock Series By Debby Teich
H
oward Thrower of Davie is about to launch a small business.
Before he does, he plans to watch all of the episodes of a new television series called BizBlock. The series is designed to educate and inform microbusiness enterprises and small to medium business owners of successful strategies. “I don’t have a lot of funding and can use all of the free expert advice I can get,” said Thrower. BizBlock is an effort of the Town of Davie Housing and Community Development and is funded through the Community Development Block Grant (CBDG) program. Last month, the Town of Davie and BECON-TV (Broward Education Communications Network) hosted an opening reception and screening of the program at the Cinemark Paradise Theater, in Davie. “I am looking forward to our partnership with BECON-TV in providing a wonderful informational TV series that will assist our business owners in being successful,’ said Davie Mayor Judy Paul. The goal of the series is to provide actionable information that can help small business owners succeed. The episodes were developed with the expertise and input of Broward County’s Service Corps of Retired Executives (SCORE). They feature business experts and successful business people who guide others with their expertise. These professionals share their experiences and offer suggestions for successfully managing and growing a
business and focusing on a wide variety of topics, such as Dynamic Business Planning, Branding your Business, Management Techniques, and Advertising and Marketing. The end result is an idea bank for small business owners. “The opportunity to partner with the Town of Davie on this economic development business series is exciting,’ said Dr. Phyllis Schiffer-Simon, General Manager of BECON TV, which is owned and operated by the School Board of Broward County and airs instructional programs in all Broward County schools. “BECON has used its expertise to deliver important information in a lively video format. This new series is a successful collaborative effort with our creative team, the Town of Davie, and Debra Hall Greene, Executive Producer.” “True economic recovery in our country starts right here at home,” said Mayor Paul. “Providing assistance to our microbusiness enterprises and small business community is the first step to rebuilding our economy. We need to keep the doors of local business open and encourage local commerce.” Town of Davie micro and small businesses interested in receiving copies of the series should contact Davie Grants Coordinator Mitch Taylor at 954797-1190 or via email at mtaylor@davie-fl.gov. For more information about BizBlock, where to watch BECON in your area, and any of BECON’s broadcast or instructional programming, visit www. becon.tv or call 754-321-1000.

Three Major Mistakes by Homeowners When it Comes to Association Dues By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
M
any homeowners that have fallen behind on their mortgage
payments also make the decision to stop paying their homeowners’ association dues. If a homeowner is trying to save their home, non payment of association dues is perhaps one of the worst decisions they can make. Homeowners can quickly find themselves defending two foreclosure actions, one from the mortgage company and one from the homeowner’s association. The following are three major mistakes by homeowners when it comes to collection of association dues. ▸ Only the mortgage company has the right to foreclose on a home. This is just not true. Florida law permits homeowners’ associations to place a lien against your property for the value of any unpaid dues or assessments, quickly foreclose, and take possession of the property to recover the value of that lien. Generally speaking, there are fewer defenses to an association action than a mortgage foreclosure action. Also, because the amount in controversy is usually less than $15,000, association foreclosure actions may be filed in the lesser backlogged county courts. This means that association foreclosure actions are completed much quicker than mortgage foreclosure cases – usually in less than 6 months. ▸ An association will not foreclose if there is no equity in the property. Just the opposite is the case. Since there is a significant mortgage ahead of the association lien, at a foreclosure auction, the association itself is usually the highest bidder and becomes the new “owner” of the property. More and more homeowners’ associations are foreclosing on South Florida homes in order to take possession of the property and rent it out to recover the unpaid dues, until and when the mortgage company forecloses. Accordingly, an association may foreclose and deprive you of your property if there is equity or not. ▸ There is no need to hire an attorney to defend an association foreclosure action. Like in a mortgage foreclosure action, there are a number of defenses to an association foreclosure action which may only be effectively developed in court by a law firm with experience and specialized knowledge on how to defend association foreclosure actions. An attorney can also help you negotiate a structured settlement of your association debt with affordable payments to avoid foreclosure. There are also bankruptcy related strategies that can be implemented to reduce or wipe out homeowners’ association debt altogether. If you have fallen behind on your association payments, or recently received an association foreclosure action, it is important that you retain a well qualified law firm, like the Arcia Law Firm, to fully represent your interests. The Arcia Law Firm is privileged to represent dozens of homeowners in our community in association foreclosure and collection actions. More detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in a new consumer DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine you will receive a FREE copy during your appointment to discuss your case in detail with a member of our legal team.

Western High School to Participate in Harvest Drive By Debby Teich
T
wenty years ago, Renee Herman initiated a canned food drive
to help 25 families in need. As the effort grew and she needed more space, she moved her collection site to Western High School in Davie. This year, she hopes to provide 2,000 families (approx. 8,000 individuals) in Broward County with a complete Thanksgiving dinner, plus a week’s worth of groceries. As in past years, the theme of the Harvest Drive is “Children Helping Children.” Students from over 185 schools, churches and temples will conduct drives and supply the Harvest Drive with non-perishable food which is then distributed to the families. Western High School is one of ten high schools in Broward County that serve as distribution points and it continues to be the largest effort. Last year, the school helped 375 families and it is hoping for even more this year. The families, who are referred by social service agencies and Broward County school social workers, receive an average of 15 bags of groceries containing turkey, stuffing, vegetables, pies and more. They can also “shop” for clothing, shoes, books, bicycles and toys. Every club at Western High School gets involved in the Harvest Drive. The school kicked off the effort last month, when students brought canned goods to the Homecoming Pep Rally. They will also be collecting non-perishables on November 4, during Community Fun Day at Weston Town Center. There will be live music, a DJ and plenty of activities.
The school’s gym will be open for the community to make donations on Nov. 16, from 3 to 10pm. On November 19, from 8am to 10pm, the students and community volunteers will begin the arduous process of sorting and packing the food. They will select appropriate groceries for each family, using a list that has the ages of each family member, but no names. On November 20, the families will pick up their goods. “So many families in our own communities need assistance,” said founder Renee Herman. “It is important for kids to understand the importance of giving back.” More than 1,000 student volunteers understand this lesson. Herman says that they still need corporate sponsors, as well as monetary or gift card donations from individuals to help pay for the perishable goods. “We have to buy turkeys, butter, pies, milk and more for over 2,000 families,” said Herman. With difficult economic conditions and a high unemployment rate in Florida, organizers recognize that hunger has become a year round issue. The Harvest Drive now has an on-going food pantry closet at Western available for families who are recommended by a social worker. To volunteer or to donate food, gently used clothing, toys and bicycles, visit the Western High School gym on November. 16. To identify a family in need of assistance, contact the school’s social worker for detailed information. For information on the Harvest Drive, visit www.harvestdriveflorida.com or call 954-444-5548.

for a free consultation, some time ago. He had a few questions which he was hoping I could answer for him. In our conversation, he indicated that the reason he had not yet decided to file for divorce is because he was waiting for the “right time.” I explained that in my experience there probably is never a “right time,” but a person should want to avoid the wrong time. A person’s initial consultation with my office is free. This often means that an individual may be considering a dissolution, but he/she is not ready to truly begin the process. That “first step,” that decision to actually begin a court proceeding, is sometimes the most difficult of all decisions to be made. It means that the thought of obtaining a divorce is slowly becoming a reality. Some people who come to see me have already decided that they are ready to move forward. Perhaps they have been interviewing other attorneys and are now somewhat familiar with the process. Perhaps they have attempted to mediate the case but have been unsuccessful. They may have already had their decision made for them by their spouse, who has filed for a dissolution already.

The majority of the people I see are generally not ready to take that first step at the initial consultation. I truly understand a person’s hesitancy to jump right into the situation. At the consultation I provide them with a great deal of information, which usually takes some time to digest. I never encourage an individual to begin the process unless they are sure there is truly no other solution. Some people think about it for days. Some people think about it for weeks or months. Some people think about it for years. I was recently contacted by two individuals, one who met with me a year ago; and one almost two years ago. Each needed to wait until they found that elusive “right time.” There is usually no harm in waiting, other than the reality that a person may continue to live in an unhappy situation. Of course, waiting can at times result in a changing financial situation in the household. It will also result in additional years of marriage, which could affect a possible award of alimony. The only time I will never recommend waiting is if there is domestic violence in the household. That situation must be addressed immediately. Everyone who is moving forward with a divorce has their own individual “right time” to begin. I just tell people that when that time arrives, they will know it.

any of my clients ask me, “How do you evaluate
my home value?” Many metrics establish home value; the primary one is the Multiple Listing Service. If I am looking to “list” a home for sale, I research what has sold in the surrounding area of the “subject” home. Before that, I check public sites such as Trulia and Zillow, which are both search engines. They do not rely upon Realtor Valuation Models, but algorithms based on closed sales through the tax rolls. An appraiser advised me that because of all the short sales and foreclosures, he not only considers closed sales but actives and pendings. “If I can buy the same house down the street as a short sale, I consider that when appraising the subject home.” This was unheard before the short sale era. Among the newest metrics is RPR (Realtor Property Resource), a national database provided through the National Association of Realtors. I research histories, photographs of previously listed properties, charts and graphs of neighborhood sales and add value based on condition and recent remodeling and upgrades. The report is extremely informative, and without explanation, overwhelming. The best snapshot of the market is Facts & Trends. These graphs present sold, pended and closed properties in a neighborhood or zip code as well as average price per square foot, average and median prices, and months of inventory. The supply of inventory in the real estate industry is defined by the current months’ supply of homes available for sale. Here is a great guideline: ▸▸ 1-4 months of supply creates a seller’s market where there are not enough homes to satisfy buyer demand. Appreciation follows. ▸▸ 5-6 months of supply creates a balanced market where historically home values appreciate at a rate a little greater than inflation. ▸▸ 7-8 months of supply creates a buyer’s market where the number of homes for sale exceeds the demand. Depreciation follows. Proper pricing is difficult, even among the most experienced of professionals. Ken H. Johnson, Ph.D., (FIU), Editor of the Journal of Housing Research, explained that proper pricing has been studied by professor and author, John R. Knight: “The findings . . . indicate that, on average, properties which experience a listing price change take longer to sell and suffer a price discount greater than similar properties . . .” He cautioned, “Sellers as well as Broker/Agents should therefore be aware of the critical necessity of getting the price correct from the start. Sellers wanting to over list will ultimately take longer to sell and will sell their property for less, on average. Brokers/ Agents’ desire to take a listing and get the price right later will ultimately lead to their working harder and they are not doing their sellers any favors. Thus, an initial and detailed analysis of the proper price is much more critical than many originally thought.” If you would like a comprehensive, comparative market analysis of a property, contact me at Horton.z@ewm.com, and I will send your report within 24 hours. You can visit my website at www.zonahorton.com to search properties in all of Broward County. You can even perform a search in one of thirteen different languages. I look forward to working with you on your home sale, purchase or lease.

Ask the sheriff CN
Tips for Staying Safe during Thanksgiving Travels
T
Want Younger, Healthier Legs?
By Sheriff Al Lamberti
he Thanksgiving holiday is fast approaching
and many Broward County residents will be taking vacations or leaving town to visit with family and friends. The Broward Sheriff’s Office reminds everyone that there are certain security-minded steps to take before leaving town. Remember to stop all newspaper deliveries, ask a trusted neighbor to pick up your mail and contact your local Broward Sheriff’s Office district office to sign up for our Home Watch program. When you sign up for BSO’s Home Watch program, a deputy, community service aide or BSO volunteer will check on your home regularly while you are on vacation. An exterior check of your home will be conducted to make sure there have been no unlawful entries and that no other obvious problems have occurred outside of your home. To sign up for this FREE service, visit www. sheriff.org/homewatch and download the form. Complete it and return it to the BSO district that serves your community. You may also stop by your BSO district office and our staff will help you complete the form. Knowing that your home is being protected will put your mind at ease during your vacation. We only offer our Home Watch program in our patrol jurisdictions. If you live outside of a BSO jurisdiction, contact your city or town’s police department and ask if they offer a similar service. Before you leave town it is important to make sure your home appears occupied. Place timers on your lights and set them to turn on and off at different times. Lock your garage door and disconnect the automatic opener. Most importantly, tell a trusted neighbor that you are going to be away and ask them to dial 911 immediately if they see anyone on your property. Here are some additional home security tips to keep in mind: ▸▸ Install good locks on all doors and windows and always use them. ▸▸ Give a spare key to your trusted neighbor and provide them with an emergency telephone number where they can reach you. ▸▸ Have someone mow your lawn if you’ll be away more than a couple of weeks. ▸▸ Never leave a message on your telephone answering machine stating you are out of town. ▸▸ Leave your window blinds as you normally would if you were home. ▸▸ Invite your neighbor to park their car in your driveway. If you are traveling by air, we remind you to arrive early. At the Fort Lauderdale/ Hollywood International Airport our deputies are in place to ensure your safety, but long lines to check-in and security check points are often a cause of frustration for travelers. Arriving early alleviates congestion and allows you appropriate time to arrive at your gate. If you are picking up guests at the airport, you are reminded not to park on the swale at the entrance of the airport. You can park in the “cell phone” lot until your loved one’s flight arrives. If you are traveling by car, you should also allow yourself enough time to reach your destination since the roadways are always more congested during the holidays. Confirm your vehicle is in proper working order prior to traveling. If you plan to stop at a rest area, make certain it is well-lit and lock your doors when you exit the vehicle. On behalf of the men and women of the Broward Sheriff’s Office, I wish you all a safe and enjoyable Thanksgiving! To contact me, call 954-831-8902 or send an email to Ask_The_Sheriff.org.

nterior Cruciate Ligament (ACL) ruptures
remain one of the most devastating injuries to the young competitive athlete. The ACL is the major supporting ligament within the knee joint providing stability to the knee during running, cutting and twisting sports. Though a traumatic collision with another athlete can cause a rupture to the ACL, a sudden alteration in speed and/or change in direction can also predispose an athlete to this injury. The athlete will often describe a loud popping sensation within the knee joint and experience severe pain, swelling and weakness combined with an inability to ambulate. Diagnosis is usually made by obtaining a proper history of injury and by performing a thorough clinical examination of the involved knee. X-rays and MRIs are extremely beneficial during this evaluation and will often help rule-out concomitant injuries to the adjacent ligaments, menisci and/or cartilage. The goal of treatment is to return the athlete back to his or her prior level of activity, including competitive sports. One may consider conservative/non-operative treatment for those patients that are extremely sedentary and inactive in athletics. In this incidence, treatment may include rehabilitation, bracing and restriction to certain activities. For those individuals who are competitive athletes and participate in high-demand twisting sports, surgical ACL reconstruction is the treatment of choice. Over the last several years, I have seen numerous patients with surgical failures from prior ACL reconstructions that have been referred to my office for further consultation and revision surgery. Having performed over 1,700 Anterior Cruciate Ligament reconstructions and over 200 revision surgical procedures, I remain convinced that this procedure is extremely technical and should be treated with state-of-the-art surgical technique and attention to detail. Though re-injury may be a common cause of failure subsequent to ACL reconstruction, technique related failures are commonly seen and can often occur from improper graft selection, tunnel placement, graft tensioning, and/or methods of fixation. Timing of surgery and proper postoperative instructions, including return to athletics, also play a significant role in prevention of re-injury. In concordance with the literature barring any anatomical or growth related considerations, I prefer to utilize bone-patella tendon-bone autograft for the young, high-demand athlete. Treatment of an Anterior Cruciate Ligament rupture continues to be a challenging problem for the high school, collegiate and community athletes. It is imperative that young individuals (and parents) understand the importance of pursuing treatment by an experienced surgeon, preferably with a subspecialty interest in knee ligament reconstruction. Failure to do so may predispose an athlete to additional surgery and prevent return to sports in a timely manner. Al DeSimone, MD is a Board Certified Orthopedic Surgeon. He is Sports Medicine Fellowship Trained in Shoulder and Knee Ligament Reconstructive Surgery. Dr. DeSimone is a partner in the Sports Medicine Associates of South Florida P.A. He practices at the South Florida Institute of Sports Medicine at 1600 Town Center Blvd., Suite C, in Weston. For more information or to schedule an appointment, call (954) 389-5900.

SKIN. Your Largest Organ. Protect it. Don’t neglect it.
S
kin cancer is on the rise in epidemic proportions. As patients are becoming more aware of the dangers of skin cancer, we as dermatologists are diagnosing these cancers more frequently. Every race, every age is at risk. The three most common types of skin cancer in order of frequency include: basal cell carcinoma, squamous cell carcinoma and melanoma. Basal cell and squamous cell usually present as pink/red, rough of scaly lesions that are not healing in usual sun exposed areas. Melanomas can have a number of colors, brown, black, blue, red and even white anywhere on the body. It is extremely important to check our skin for any of these types of lesions. Any changes in growth, healing, and/or symptoms such as pain, bleeding or itching should alert the patient to seek evaluation. Each patient should have an annual skin exam by a board certified dermatologist.
Are you curious about non-invasive, no downtime cellulite reduction or skin therapy treatments for the face OR body? Ask us about our new state of the art Reaction™! Reaction™ is an FDA cleared, multi-frequency, RF device for noninvasive body contouring. Effective, safe, painless & proven! Reaction™ offers a chance to reveal the best in you! Post 8 Treatments
Basal cell and squamous cell carcinoma are standardly diagnosed with a skin biopsy and are cured by surgical removal. The most comprehensive and secure way to remove them on cosmetically important areas, such as the head and neck, is Mohs Micrographic Surgery. This procedure was pioneered by renowned dermatologist, Fredrerick Mohs and has evolved into the gold standard for skin cancer removal. It is done by dermatologists especially trained in this important procedure. We have performed thousands of these procedures over years and we continue to service our community. Melanomas are removed surgically if diagnosed early and survival rates are close to 100%. If detected late, and the cancer has spread to the lymph nodes, survival rates decrease dramatically. There are numerous chemotherapy protocols that are used for lesions that have spread depending on the patient’s individual case. Remember, the most important service you can do for your skin with regards to cancer is prevention. Aside from your regular dermatological exam, daily sunscreen use is vital. Use it frequently and plentiful. It is by far the greatest single tool you can use to help your skin. The added benefit is wrinkle prevention as 90% of a person’s wrinkles are caused from UV exposure.
