and pools are filled with children practicing and playing as they enjoy the joys of childhood. Meantime, across the pond in London, young athletes from all around the globe are getting ready to compete in the 2012 Olympic Games. Every four years the top athletes in the different summer Olympic sports meet to compete. While each of these athletes has trained hard for years to prepare for this pinnacle of international competition, winning their individual discipline is not the only thing on their mind. The Olympic Games stand for uniting the youth of the world for a better, global society. While there will always be differences in opinions and priorities, the young competitors from all over the world demonstrate to us that by working together with patience and tolerance we can overcome any obstacle. We will do well to remember that lesson in our daily lives. It may help us to be more tolerant towards each other and overcome disagreements with spouses, coworkers and neighbors. Vizcaya Park Opens with Fun & Fanfare By Julie Levin
R
esidents in the southern part of Miramar got a first-hand
look at the brand new park in their area recently and most liked what they saw. “It is beautiful in here,” said resident Michelle Alvarez. “I think my children are really going to enjoy the game room and the playground.” That was the sentiment of many residents, who got their first close-up look of Vizcaya Park on June 2. Backed by bounce houses, demonstrations and other fun, City officials formally dedicated the facility with a ribbon cutting ceremony. “I am very excited the park is finally open,” said Troy Samuels, the Vice Mayor of Miramar. The park, located at 14200 SW 55th Street, becomes part of a park system that includes 40 parks, encompassing nearly 600 acres. But it is the first in the far south section of the city, which borders Honey Hill Road. Samuels says residents have long been waiting for park facilities in the area. “Residents here are south of the turnpike extension, they all have 305 area codes and this facility here gives them recognition that they are Miramar residents,” he said. Now that it is open, Vizcaya Park provides a bounty of recreational activities. Outside, there are two full-size outdoor basketball courts, a soccer/football field, open green space, a covered playground area, two picnic pavilions with tables and BBQ grills. Inside the community center, there is a computer lab, game room and multi-purpose room in the building. The facility will offer a variety of classes and
programs including after school programs, summer camps, educational programs and recreational classes such as dance, karate, drama and chess. The rooms will also be available for residents to rent for special events. To help open their newest park, organizers hosted class demonstrations in the multi-purpose room by Errol Lyn Karate, Curtain Call Playhouse and the Chess Club. In addition, there were 3 on 3 basketball games, kickball games, chances to sign up for City programs and more. Several hundred people turned out to see what the new park had to offer. The Community Center also makes local history by becoming the first City facility seeking certification as a Leadership in Energy & Environmental Design (LEED) “green” building. Signs posted throughout the grand opening gave residents a quick lesson in some of the environmentally friendly design elements, including the fact that 20% of the building material came from recycled content and the park will see a 79% reduction in water used for irrigation. There are also eco-friendly lighting, cooling and water fixtures designs in place. Make sure you check out the classes and summer camp programs being offering at the center. WHEN TO USE AN URGENT CARE CENTER? Many people are still unfamiliar with the unique service that Urgent Care Centers provide in their communities. Urgent Care Centers address the growing demand for quick access to healthcare, after-hours and weekend availability, as well as affordable prices. For sure it’s considerably less expensive to go to an Urgent Care Center than a hospital emergency room. And most times the wait times are much shorter. In fact, Urgent Care Centers are contributing to communities’ health care systems by providing immediate care for non-life threatening illnesses and freeing up emergency rooms in local hospitals. Urgent Care Centers also provide a broader scope of services than your typical primary care practice or retail pharmacy clinic. Those services include X-Ray, Laboratory, and Board certified physicians, which are not always available at some retail clinics.
For many patients, lower costs and more convenience are critical factors on deciding where to go. So how much does it cost to go to an Urgent Care Center? Shining Stars Make a Splash on National Scene By Julie Levin

everal members of a local synchronized swim team are mak-
ing a big splash after competing on a national level this summer. Six members of the Shining Stars Synchro Team qualified for the 2012 eSynchro Age Group Synchronized Swimming National Championships at Miami University in Ohio last month. It was the first time members of the Miramar-based team were invited to compete at the prestigious event. “It’s like the prize to a lot of hard work,” said Lorens Callejo, the Head Coach and Director of the team. Founded four years ago, the Shining Stars Synchro Team is a recreational/developmental and competitive program that teaches children ages 5-18 the sport of syn- The Shining Stars Synchro Novice Team chronized swimming. They are a nationally ranked competitive synchronized swimming team, sanctioned by US Synchronized Swimming (USSS).The only requirement to join the team at first is an ability to swim in the deep end of the pool and to know basic freestyle strokes. The 40 members of the club train four days a week in novice, intermediate and age group categories. Each program is geared toward mastering Synchro Swim, which Callejo says it is a water ballet that combines swimming, dance, gymnastics and acrobatics.”It’s a combination to open into the water and everybody synchronizes with the music and
the other swimmers,” she said. Synchro Swim has long been a passion of Callejo, who is a former head coach of Puerto Rico’s national team. A former swimmer, she also represented her country from 1980-1984 and even took part in the 1983 Pan American Games. She created the Shining Stars after moving to South Florida and realizing the closest Synchro team was 30 minutes away in Coral Springs or Miami. Callejo says the coaches put a priority on creating an environment that fosters respect, good sportsmanship, hard work as well as a love for the sport. The girls taking part in Nationals included Lorens C. Carrasquillo-Callejo, Anna Daniella Ramírez, Fabiana Pina, Andrea Martínez, Irene Hanabergh and Gabriela Ospina. They qualified for the Nationals by doing well at the 2012 Synchro Regional Championships in Cocoa Beach in May. The team also recently competed in the Sunshine State Games in Gainesville, where the novice team took the top spot. Class Helps Seniors Stay Fit By Julie Levin

lder adults, it’s time to get off the couch and get moving.
The City of Miramar is once again offering one of its most popular exercise programs for seniors and organizers say it is a great way to get into shape.”It is a great class in a very relaxed atmosphere,” said Stephanie McNeil, Miramar’s Youth and Family Services Superintendent. The city is partnering with the YMCA of Broward County and the Department of Elder Affairs to offer the Enhance Fitness Evidence Based exercise program at the Miramar Multi-Cultural Center. Enhance Fitness is a nationally known program which was tested among seniors at more than 100 sites around the country to see what works and what doesn’t. The result-- a series of specially designed and tested exercises specifically for mature participants. The program focuses on stretching, flexibility, balance, low impact aerobics and strength training, and is safe for both active participants as well as those that haven’t exercised for awhile.

The class also puts a priority on a great social setting. While fun for those that go, McNeil says it does require a committement to see the program all the way through. “Because it is evidence-based and structured, participants must commit to attending three times a week for an hour each time to get the most benefit,” said McNeil. The program has been offered by the city for the past four years, after trying it out initially as a pilot program. McNeil says each year it gets rave reviews backed by good results. “Usually people who participate in it experience more energy, better flexibility and a decrease in falls, which is one of the biggest issues with the elderly,” said McNeil. The program is free, but participants must become a member of the City’s Senior Center, which is also free of charge. The class is held every Tuesday, Thursday and Friday at 10:30 a.m at the Miramar Multi-Service Complex, located at 6700 Miramar Parkway. Honor for Miramar Commissioner

ne of Miramar’s City leaders is in the
spotlight for a prestigious local honor. Commissioner Alexandra Davis has been named one of South Florida’s most powerful and influential black business leaders of 2012. The honor comes courtesy of Legacy Magazine, a news/business publication serving South Florida’s black professional community. It marks the eighth year Legacy Magazine has chosen an elite group of individuals for the distinction and Davis says she is flattered to be amongst them. “I am truly honored to be recognized by Legacy magazine and to be among such an accomplished and diverse group of individuals. For me however, it’s not so much about the accolades but about the people who I am committed to serve.” said Davis. The Legacy honorees are selected by a professional selection committee comprised of business leaders from South Florida. According to Dexter Bridgman, the Publisher and Founder of Legacy Magazine, honorees must present a mixture of both professional and community-oriented leadership. “We felt that Commissioner Davis’ professional accomplishments and her dedication to the community was certainly outstanding enough to be selected and be part of this group,” said Bridgman. Commissioner Davis has spent most of her life in public service having worked for Miami-Dade County in various departments over 18
years. In Miramar, she created a non-profit organization called Caribefest, Inc. to foster diversity and unity in the City, which has a growing Caribbean population. For the past several years, the organization has hosted a Caribbean cultural festival which brings together the sights, sounds and tastes of the islands. She has also served in various Miramar boards, including the Planning and Zoning Board and the Community Services Board. She was appointed as a City Commissioner in 2010. During her tenure, Commissioner Davis has worked on numerous initiatives, such as forming a “League of Clergy”. Through Commission support, the City also organized a major job fair in 2011, teamed up with the Neighborhood Assistance Corporation of America (NACA) to provide foreclosure workshop assistance, set forth a resolution to make the City of Miramar a “Let’s Move City”, as well as other initiatives. Commissioner Davis has been on the board of directors for the Broward League of Cities; a board member for Broward County’s Resource Recovery Board; and a member of the Broward Diversity Council. Commissioner Alexandra Davis is also a a member of the NAACP, the American Civil Liberties Union (ACLU), the Florida League of Cities, National League of Cities, National Black Caucus of Local Elected Officials (NBC-LEO), Broward Black Elected Officials (BBEO), Florida Black Caucus of Local Elected Officials (FBC-LEO) and Women in Municipal Government (WMIG).

Residents invited to go “Between the Covers” with Summer Reading Program By Julie Levin

ith cake and a fun dance demonstration to kick things off,
residents were urged to go “Between the Covers” of a great book this summer. The Miramar Regional library and Educational Center formally kicked-off its Summer Reading Program for Adults recently. The 7-week long reading program, called “Between the Covers” is geared towards getting adults actively reading this summer. “We have a lot of stay-at-home moms and folks that have some time on their hands and we want them to be reading and come into the library,” said Lisa Jackson, the Supervisor of Adult Services at the Miramar Branch Library and Educational Center. Residents were invited to the library June 9 for the program’s kick-off. Several dozen people turned out for cake, sign-ups for the program and a special dance demonstration. Miss Azul from Nest of Living Arts Dance Studios led a small crowd of readers
through the basics of hip-hop dance. It was all geared to get readers, age 18 and up, interested in the program which will offer a new theme each week, including Stormy Weather”, “Summer Fitness”, “Life’s a Beach”, “Lazy Caribbean Breeze”, “Great Summer Eats” and “Summer Fiesta.” Jackson said they had more than 70 readers sign up last year. “The folks who join love it, but we want to expand to even more people this year,” Jackson said. To help entice readers even further, organizers will also be offering prizes every week, including a chance to win a Kindle.

Fundraiser Helps Community Garden Branch Out By Julie Levin

iramar’s Community Garden established
new roots in the community, thanks to a fundraising event at the new Whole Foods Market. The City of Miramar and Whole Foods Market came together recently for a Wine/Cheese Tasting and Live Music event at the store, located at 14956 Pines Boulevard in Pembroke Pines. Several dozen people gathered on the outside patio June 15 for a chance to sample a selection of summer wines, cheese and music. Guests paid $10 each to attend, with the proceeds all going towards Miramar’s Community Garden. Organizers were excited about the opportunity to raise awareness about the Community Garden at Whole Foods, which is one of their founding sponsors. “We both have like-minded goals, to get people to eat healthier,” said Jennifer Garvin, a Marketing Team Leader at Whole Foods Market. The event was held at their weekly Wine/Cheese Tasting and Live Music event which benefits a local community group each month. “It brings people out, everyone has a good time and we try to help raise money for our local r vesarea,” added Garvin. i Miramar Community Garden is a 3,150 square ent footThe community garden that is the first demonstration of “micro farming system” in Broward County. It is an envi-
ronmentally and economically sustainable system that creates a network of healthy food sources of naturally grown vegetables and fruits. It also provides a social network for garden volunteers to learn about the urban agricultural industry and the opportunity for vocational training. Currently, there are 16 member/volunteers, all of whom get a share in the harvest for just a two-hour a week time commitment. Organizers are hoping the fundraiser at Whole Foods plants the seeds for even more community involvement. “Whole Foods Market believes in our cause, they believe in teaching people how to eat right and support locally grown food. This is a wonderful opportunity for use,” said Elsi Rose, Development & Capital Management Coordinator with the City Manager. Organizers say it is a great chance to practice the language among others in similar situations. “The English Cafe is an opportunity for intermediate level, non-native English speaking adults to practice English conversation,” said Mary Stephens, Librarian 1, and Literacy Coordinator who’s oversees the English Café.

Challenge
The English Cafe is a free class that meets three times a week at the library to accommodate as many schedules as possible. Participants have to be at least 18 years old and should have at least some command of the language, because the entire class is taught in English. “This is for people who already basically learned English, but have to practice more,” Stephens said. One of the main areas they focus on is understanding “idioms”, words and phrases that are different than their literal translations, but common in everyday use. “Our students love it because they learn all the little idiosyncrasies of the language, it is free and it is fun,” she said. The English Cafe is run at all Broward County Libraries. At the Miramar branch, it is taught by library volunteer Gloria Jackerson, a retired Broward County School Teacher, and Assistant Sandy Horowitz. They average at least ten students per class, who come from a variety of nationalities and backgrounds. While many come on a regular basis to get the most they can out of the class, there’s no need to attend every class. “Anytime they want to come, they can just come on in and join us,” Stephens said. The English Cafe is held three times during the week in Miramar. Classes are held Tuesday from 6 p.m. - 7:30 p.m. and Wednesday and Thursday 2:30 p.m. - 4 p.m. You do not need to pre-register. are both in the spotlight for their academic excellence. The two were recently named as scholarship and grant recipients at the Miramar Pembroke Pines Regional Chamber of Commerce’s Annual Gold Star Breakfast. “Programs like this are so important because we want to see our youth and our population succeed,” said Robert Goltz, the President and CEO of the Miramar Pembroke Pines Regional Chamber of Commerce.

More than 180 people turned out at the S.W. Focal Point Senior Center for the breakfast, which saw scholarships awarded to three local graduating seniors. The winners were Ana Yepes from Everglades High School who was awarded the Super Wal-Mart Scholarship; Mayor Ortis Re-election Campaign Donation Scholarship of $2,000. The other winners were Amal Sarsour from McArthur High School , who was awarded the Memorial Healthcare Scholarship of $3,000 and Brian Quintero-Pino from Flanagan High School, who was awarded the Super Walmart Scholarship; Mayor Ortis Re-election Campaign Donation Scholarship of $2,000. Each year, the Chamber provides anywhere from $5,000-$10,000 in scholarships to worthy students in the Miramar-Pembroke Pines region. They sent out information to area schools in February and this year received more than 20 applicants. A review panel looks over the applications, hones down the list to a handful and then has the finalists come in for interviews. Goltz says supporting education in our area is an important goal of the group. “In these economic times, anything we can do to help our younger generation to be able to afford a good education is positive for us. Our goal would be at the end of their graduation, that they would come back to the area to work in our community,” he said. The Miramar Pembroke Pines Regional Chamber of Commerce also provided Teacher Mini-Grant Awards to four local school and projects. All of the classes cost $45 per month and are offered for ages 3 to professional. The students learn from highly qualified instructors who have had professional careers. Academy of Arts offers instruction in: Ballet, Pointe, Jazz, Hip-Hop, Tap, Flamenco, Modern, Belly Dancing, Musical Theatre, Voice, Piano, and Guitar. There are a variety of dance styles available for more serious students or others wishing to pursue a professional career. In Ballet alone, the Academy has five instructors and offers different styles used worldwide, including Vaganova and Chechetti. Students are taught by teachers from the Boston Ballet, Joffrey Ballet, Ballet Nacional, Royal Winnipeg Ballet and several of them are accepted each year in July. The staff brings their passion for the arts, knowledge, and experience to each and every student enrolled at the Academy. The focus at the Academy is not on dance recitals or competitions, but rather the training offered by an excellent dance education. Students participate in fundraisers, so there are no recital fees, no rehearsal fees, no minimum ticket purchases for performances, and no high-priced tickets to purchase. The Academy’s Performing Group is made up of students that have volunteered their time to be a part of many of the shows performed throughout the year. This year, students had the opportunity to perform at Disney, Century Village, Senior Focal Point, Miramar Cultural Center, and Bailey Concert Hall. The children are not auditioned, but rather given a chance to enjoy the art of dance.

The Academy’s Dance Company is comprised of very talented young dancers that have been auditioned to be a part of the special program. The Company represents a dancing group of the community and for the community. It is an intense program which includes training in all areas of dance needed to prepare the students for a professional career. These dancers are not only taught by the staff at the Academy, but are also given the opportunity to work with guest artists, and are encouraged to receive training in all areas to help them reach their full potential. In the past, many of the Academy’s graduating students had to choose between obtaining a college degree and pursuing a career in dance. The Academy of Arts Professional Company, Metropolitan Ballet of Florida, gives local professionals and talented artists the opportunity for employment. M.B.F. also gives former students employment opportunities, while they continue to train and receive compensation. Director Rebeca Russo-Columna is involved in the enhancement of each and every student at the Academy. Since she is at the school from opening to closing, all of the students benefit from her extensive training and experience. At an early age, she resolved to be a dancer and trained with a local dance studio. She was on scholarship with the Miami Ballet Company and the Opera Guild. At the age of 13, Rebeca was awarded a full merit scholarship from the
Ford Foundation to attend the National Academy of Dance in Champaign, Illinois and attended boarding school there. She was awarded first place in the U.S. National Merit Scholarship Competition for three consecutive years. Rebeca also received a full scholarship to the Banff Centre School of Fine Arts in Banff, Alberta, Canada. While in Canada, she was spotted by the Royal Winnipeg Ballet director, and later went on to dance and tour with the company. Rebeca has danced many soloist roles, and has performed in music videos, commercials, and many televised events with well-known entertainers. Rebeca is a certified teacher and has been teaching professionally since 1979. She opened Academy of Arts in 1994, and her hard work and dedication are reflected in the quality of her dancers and the success of the school. Her students have been accepted to some of the most prestigious schools in the country, including the Boston Ballet, Joffrey Ballet, Orlando Ballet, American Ballet Theatre, Houston Ballet, Washington Ballet, Milwaukee Ballet, Atlanta Ballet, Nutmeg Conservatory, Walnut Hill, and the Rock. They have also earned scholarships to the Chicago College for the Performing Arts, Hartt School of Music, Florida State University, New World School of the Arts, University of Central Florida and more. Tracking the Housing Market Recovery… By Patrick Simm
I
t’s been a rough seven years for South Floridians
and the American homeowner. For the first time since the housing bubble downturn commenced in late 2005, the South Florida real estate market is flashing signs of recovery as the cycle moves into its seventh and pivotal year. Homeowners across South Florida and nationwide can now, literally, exhale a sigh of relief. Home buyers have had the upper hand for an extended period of time since prices tumbled, but now sellers are taking advantage of the overwhelming demand for housing coupled with the lack of inventory for sale. Prices have increased month after month over the past year (although in single digits) and there are no apparent signs that this trend will be letting up any time soon. An abundance of buyers are becoming continuously frustrated as the pent-up demand for housing is released and continues its onslaught on the declining inventory of properties for sale. No way, you say? Just ask a friend, relative or an associate that has been trying to buy a home in this market. Case in point, the most recent property that I listed for sale in Pembroke Pines had fifty-five potential buyers viewing it within the first twenty-four hours that it was listed; eventually attracting sixteen offers above and beyond the original asking price. It is hard to fathom, but this was a true occurrence. It is important to note that not all homes sell quickly due to the fact that some sellers are unrealistic in their asking price. Priced at fair-market value, properties tend to go under contract within days or weeks, sometimes hours. Locally and at the time of this writing, Pembroke Pines had approximately 271 single family homes for sale, while Miramar had approximately 248 for sale. These inventory levels reflect numbers that are fifty percent below the same time last year. Of the total homes available for sale in both cities, 197 or thirty-eight percent were Short Sales, 63 or twelve percent were bank-owned foreclosures or REO’s, and 259 or fifty percent were traditional equity sellers. What is the significance of these numbers you might ask? Most importantly, the number of distressed properties (short sale and REO’s) for sale is on the decline, while the number of traditional sellers is increasing; statistics that have been missing from the housing market for the past several years. This is bona fide indicator that the market is continually changing and the confidence of home sellers is abounding to say the least. If there is a need to sell, there is no better time than now. Like most things in life, Real Estate is also cyclical. Historically, Real Estate Market Cycles average approximately seven years. Students Unite Against Bullying By Julie Levin

and drama, more than 1,100 Miramar students came together recently to take a stand against bullying. They came together for a performance called “Through the Red Door”, an innovative production carried out by student performers from the Nest of Living Arts’ (NOLA) Green House Dance Company. The performance was for children, by children in an attempt to stop the age-old problem of bullying in the community. “The idea for this show really unfolded itself after listening to my children and students talk about the problem of bullying,” said Nolwen Lalanne, a Miramar resident and the Founder and Artistic Director of Nest Of Living Arts. The school held two performances May 11 at the Miramar Cultural Center |ArtsPark for 4th-8th graders from eight schools in the Miramar, Everglades and Flanagan zones of the Broward School District. The participating schools included Sea Castle Elementary, Coral Cove Elementary, Silver Shores Elementary, Annabel C. Perry Elementary, Pasadena Lakes Elementary, New Renaissance Middle, Pines Middle and Silver Trail Middle. Teachers from some of the schools had seen “Through the Red Door” previously and had asked NOLA to bring the production to their schools. But because the

NOLA performers are students as well, it was hard for them to miss class time. Lalanne turned to the Miramar Cultural Arts Center/Arts Park for help in bringing her production to as many schools as possible at the same time. The facility was created to celebrate diversity and creativity within Miramar, and the performance fit their mission. “It was definitely an important message and we also liked the way she presented that message through song and dance, by the children, for the children,” said Valerie Williams, Education Program Coordinator at Miramar Cultural Center | ArtsPark. The performance, co-sponsored by the City of Miramar and NOLA, used dancing, acting and spoken word to both educate and raise awareness about the bullying

epidemic taking place in schools. The performance also included audience participation and video of students giving testimonials to their own bullying experiences. Williams said she saw both teachers and students alike moved by what they were watching. “The message was so profound because it had the students themselves sharing their experiences of being bullied,” she said. The performance was handled by 14 students from NOLA, all of whom were the same age as members of their audience. The school promotes multi-cultural awareness and tolerance through dance and the empowerment of children through the arts. Lalanne, who has studied dance for more than 30 years, began formulating the idea for “Through the Red Door” after one of her daughters was targeted by bullies because of a disability. Through talking with her other daughter, and her students, she came to realize almost all of them had a story to share about being bullied. NOLA’s 1st annual anti-bullying campaign came about as a way for students to learn how to recognize and effectively deal with bullying. urricane season is here and most of us know
through experience that the key to getting through a severe storm is being prepared. For those of us with pets, it is critical to include them in our preparations. In addition to stocking up on food, water, medications, preventatives and other supplies, we must also consider the very real possibility of our pet getting separated from us during a storm. Make sure your pet’s I.D. tags are current so they can be reunited with you as soon as possible if this should happen. It is also a good idea to have them microchipped. Microchipping is a safe and reliable method of permanent identification. No bigger than a grain of rice, the microchip is easily placed under the pet’s skin much like the way a vaccination is given. Each microchip contains a unique number that upon registration is associated with your name, address and phone number. Lost pets that are brought to veterinary hospitals, shelters or other animal facilities are automatically scanned with a hand-held scanner. If there is a microchip present, the unique number shows up and the owner can be contacted.

When I first wrote my letter in May 2008, I was excited and proud to share all the good happenings in our great City of Miramar, especially regarding Miramar Town Center. I now have the privilege again of sharing more good news about the latest development in our Miramar Town Center. Back in September 2008, the City celebrated the grand opening of the Miramar Library and Education Center, which includes a branch of the Broward County Library System. The Library and Education Center features wonderful amenities, including meeting rooms, study rooms and a computer lab. The upper floors of the three story building house classrooms for Nova Southeastern University and Broward College, thus accomplishing one of the primary goals of the City Commission, which is to enhance educational opportunities in our community. Now residents are pursuing their associate’s degree, bachelor’s degree, and even a master’s degree, all in one building! During the same year, the City opened its long awaited Cultural Center ArtsPark complete with a banquet hall, botanical garden, classroom space, and art gallery. Since that day, families, organizations, and businesses have utilized this amazing Center to celebrate weddings, quinces, and cultural celebrations. Fast forward to 2012… The City approved the construction of the remaining 487 planned residential units of the Town Center, including some within an integrated 5-story building that wraps a portion of the existing parking garage located on the site, and other apartments and townhomes located on the vacant parcels adjacent to Hiatus Road and Miramar Boulevard. In addition, more than 13,000 square feet of retail space was approved, which will be occupied with restaurants and shops. This phase of development will result in 353 apartment units, plus134 townhomes that will provide for another 1,500 residents living in the Town Center. Parking will be accommodated by the existing parking garage, one new garage and individual unit parking spaces in the case of the townhomes. Future development plans call for more office and retail uses to wrap the remainder of the existing garage and for the remaining vacant block. To maintain the traditional neighborhood experience, tree-lined streets with oversized pedestrian-friendly sidewalks and additional on-street parallel parking are provided adjacent to the Mediterranean style mixed-use buildings. Playing it Safe at the ATM By Sheriff Al Lamberti
A
utomatic Teller Machines (ATMs) are a great
convenience, but they can compromise your safety. A motivated criminal only has to keep watch on an ATM for a short time to scope out the availability of a potential victim. As consumers, I remind you to always be cautious of your surroundings and conduct your business only in areas where you feel comfortable. Due to the availability of surveillance cameras, ATMs at banks are typically the safest option, but that does not mean you have to steer clear of the ones at shopping malls, airports and sports venues. When you need to get cash, be sure to plan ahead before making an ATM withdrawal. If possible, always have someone with you. There are several safety tips you should follow to avoid becoming a victim at an ATM:
▸▸ Always be aware of your surroundings when using an ATM. If you notice someone or something suspicious, do not stop to use it! Go to another ATM or return at a later time. ▸▸ Avoid using an ATM after dark. If you must, do so only in a well-lit area. Be mindful of tall or overgrown shrubbery and vegetation in the area. ▸▸ Have your ATM card and any other documents you need ready when you approach an ATM. Fumbling with your wallet or purse makes you an easy target for thieves. ▸▸ When you use a drive-up ATM, be sure your passenger windows are closed and all doors are locked. ▸▸ If you are using an enclosed ATM, be sure the door completely closes and locks behind you. Do not allow anyone to enter while you are making your transaction. Authorized bank customers will have their own access (not holding the door for someone entering a secure area is not rude; it is safe). ▸▸ When entering your Personal Identification Number (PIN), use your hand or body to shield the screen or keypad. Never give your PIN to another; this is the leading cause of theft. ▸▸ When your transaction is finished, be sure you put your card, cash and receipt away before leaving the area. ▸▸ Do not display or count large amounts of cash in front of the ATM. Count your cash in the safety of your home or locked vehicle. ▸▸ If you are threatened for your money or your card by a thief, do not fight. Cash and cards are replaceable; your life is not. ▸▸ If at any time you need emergency assistance, do not hesitate to call 911. As a reminder, the Broward Sheriff’s Office offers a free document shredding program to the public on the second Saturday of every month. Stay safe! Tips for Beating the Bank in Foreclosure Proceedings By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney
F
rom December 2007 to present, South Florida has experienced
a 400 percent increase in foreclosure filings, and more than one fourth of all mortgages in the United States right now are at least 60 days past due. In view of these staggering statistics, most homeowners simply give up the fight for their home before it even begins. However, a foreclosure lawsuit is just like any other lawsuit – the lender must prove its entire case before it can obtain a judgment. Just because you’ve been served with foreclosure papers does not mean you have to leave your home! The legal foreclosure process can take two years or more if the borrower is able to identify and present valid defenses to the foreclosure. Here are some suggestions on how to use foreclosure proceedings to your advantage, and possibly “beat the bank.”
Conduct a Forensic Audit of Your Loan First of all, perform a detailed audit of your loan transaction through a qualified mortgage auditing firm. A forensic audit often reveals serious violations of Federal and State laws committed by the same lenders that initiate foreclosure proceedings. An audit may also reveal fatal flaws in the transfer of your mortgage. File a Counterclaim Against Your Lender Using the results of your forensic audit, and assuming you have identified violations of law in connection with your loan, you should file a counterclaim against your lender for those same violations. In other words, sue your lender within the same proceedings as a means to gain negotiating leverage and improve your mortgage terms. In some cases, borrowers have been able to obtain a cancellation of the mortgage altogether by taking the offensive in a foreclosure proceeding. Demand the Original Note Most foreclosure proceedings are not initiated by the original lender, but rather by a party who claims to “own and hold” the Note securing payment of the loan. Surprisingly, many of these third parties don’t actually have possession of the original note, or the right to enforce the obligation. The Note is a negotiable instrument, like a bank check. Do you know any bank that will cash a “copy” of any check? Likewise, no Court will decide a foreclosure proceeding based upon a “copy” of your Note. If you demand the original Note, and the lender is unable to produce it, a foreclosure judgment cannot legally be obtained.

Challenge Your Lender’s Right to Bring the Foreclosure Proceeding In most cases, your original lender did not formally assign or endorse the Note to the new entity. Florida law only permits an action to be presented by the “real party in interest.” If you never signed an agreement with the party that filed the foreclosure, you can challenge their right to file the foreclosure proceedings altogether. Judges will not hesitate to dismiss a foreclosure proceeding initiated by a company that has no legal right to bring the action. Coconut Palm Elementary 4th graders investigated a “crime scene”, learning about the training necessary to ride a police motorcycle, and made friends with the star of Miramar PD’s K-9 unit during a recent visit to the Miramar Police Department training center. The visit culminates monthly lessons about career awareness and workplace skills taught by City of Miramar volunteers at the school, through the Kids and the Power of Work (KAPOW) program.
