Make Time for Fun

T

he excitement of the London Olympics is over, summer vaca-

tions are fading into mere memories, and the kids are back in school. Our lives are slowly returning to ‘normal.’ Before everyone gets too busy with after school activities, sports and music lessons, make time for fun. The fall season in Florida has plenty to offer for fun in the sun. The sun is not quite so scorching hot, and the ocean waters are still warm and beautiful. Turn off the TVs and game consoles for a bit and get out there to enjoy the surf, go shelling, visit the Florida Keys, take a tour through the Everglades, get out on a boat and catch some fish, visit the nation’s oldest city, or enjoy the thrills of your favorite theme parks in Orlando and Tampa. Whatever your pick, just do it together. Our hectic lives force us to spend time separated from our loved ones for most of the day, so make sure you take the opportunity to enjoy each other’s company when you can.

New Farmers Market Taking Root in Miramar By Julie Levin

A

new effort to encourage residents to eat healthier, fresher

and more locally grown food is sprouting this month. Memorial Hospital Miramar, in partnership with the city of Miramar, is kicking off a brand new Farmers Market that will be held every Sunday on the hospital grounds. The first market will be held September 23 and organizers are hoping residents make it part of their shopping routine. “Shopping at a Farmer’s Market is a wholly unique experience that benefits farmers and producers directly,” said Iris Casanova of Florida Fresh Market, who will manage the project. “They provide wonderful access for local residents and neighboring communities to fresh, nutritious food, helping to keep our communities healthy. The market is promising to offer a bounty of local vendors who will have a wide variety of fresh produce, including organic, naturally grown and seasonal fruits and vegetables. There will also be an array of other products for sale including fresh herbs, plants, fruit trees and flowers, orchids, handmade soy candles, soaps and essential oils, African Shea Butter and “Black Soap”, gourmet sauces, prepared foods, artisan breads and baked goods, vegan and gluten free products, freshly brewed coffee, as well as organic and packed gourmet coffees, fruit and vegetable juices and smoothies, local honey and more. There will also be healthcare education, health and wellness and fitness services as well as cooking demonstrations. Promoting healthier living has been part of an on-going theme in Miramar. The City already runs a thriving Community Garden in Fairway Park, which offers a network of healthy food sources of naturally grown vegetables and fruits, a social network for garden volunteers and the opportunity for vocational training. Several months ago, they approached the hospital with the idea of working together to make new inroads in community health. “Promoting healthy living is a mission we have in common with Memorial Hospital Miramar. This farmer’s market is one more quality-of-life reason to live, work and play in our beautiful and progressive City,” said Lori Moseley, the Mayor of Miramar It’s the first time the hospital has launched a Farmers Market and they say they are excited to see how it brings the community together. “It’s right next door,” said Sandy West, the Director of Food and Nutrition Services for Memorial Hospital Miramar. “It’s fresh local produce and products which supports the local and regional economy. It is also a great opportunity for a family experience to provides health & well being education.” According to Iris Casanova, Farmers Markets are booming despite the recession. She said in addition to opening new healthy food avenues to residents, they are healthy for the economy.”They generate business and business creates jobs. Farmer’s Markets also bring business to neighboring stores and communities where the market is located.,” she said. The Farmer’s Market at Memorial Hospital Miramar will kick-off September 23 from 9 a.m.-2:30 p.m. They will run every Sunday through March, 2013. The hospital is located at 1901 SW 172 Avenue, Miramar, FL 33029

Miramar Artist Calls on Childhood Memories By Julie Levin

S

onia Lewis says her art-

work harkens back to a gentler time. The Jamaican born artist spent many summers as a young girl admiring the beauty surrounding the hills of Mandeville in the island’s interior. It is that pastoral setting, and all that surrounded it, that now inspires the creations of the Miramar resident. Her goal is for admirers to find a sense of nostalgia when looking at her work. “I want them to remember and just sit and go back to that peaceful and relaxing time,” said Lewis. Lewis’s artwork was recently on display at Miramar City Hall for CaribbeanAmerican month. The public had the opportunity to not only get to know her work, but also meet the artist herself. Many might have been surprised to know that Artist Sonia Lewis Lewis was a very late-blooming artist. She had made a successful career in catering and gourmet cuisine as a restaurateur, as well as a designer of cut-work garments and table linen. For years, she satisfied her appetite for art by spending more than a few vacations at the Louvre in Paris. But several years ago, facing retirement, she decided to realize her dream of becoming an artist. “I only started three years ago. I had never painted before in my life,” she said. She says after much prayer and meditation, Lewis located an intensive course offered by a modern-day Dutch master who was schooled in the work of Rembrandt and Vermeer as well as the technique of under painting and glazing. She says she knew instantly that this was what she had been waiting for. She set off for Brittany, France to enroll and to master the technique that is now her hallmark. Today Lewis works on oil on canvas, capturing her memories of the family-owned Great House in Jamaica’s majestic Blue Mountains, as well as all of the beautiful, domestic items that surrounded her. Images of an old coal stove, intricate hand crafted table linen, water goblets, antique pitchers, bowls, coffee beans, berries, blooms, and more. It is these things that she seeks to reproduce not only in her painting, but as object’s d’Art that she creates. She handcrafts enamel bowls, trivets, coasters, mugs, vases, place mats, note cards-- each that tell a story. “Each thing reminds me of something in my wonderful childhood,” she said. . Lewis has showcased both her Fine Art and Objects d’Art in various galleries throughout Jamaica, with private exhibitions in the US and the UK. She has also been contracted by resorts to not only provide art for their executive suites, but also to produce utilitarian lines from her Objects d’Art collection for their fine dining areas. High Holy Day Services offered at Miramar Cultural Center By Julie Levin

F

or a second year, Jews who are not affiliated with a Synagogue

in West Broward will still have the option to worship on the High Holy days with others in the community. They are invited to come out to the Miramar Cultural Center on both Rosh Hashanah and Yom Kippur for services organized by Shema Koleinu, a “community without walls” that serves all who want to connect with their Jewish heritage. Last year, the services drew close to 450 people and Cantor Debbie Ballard said they are anticipating even more this year. “I felt that it was really important to give unaffiliated residents in West Broward a quality option for not only high holy services, but life cycles services in general,” said Ballard. Jews will begin celebrating Rosh Hashanah, the Jewish New Year, on September 16. The High Holy days encompass the ten days from the beginning of Rosh Hashanah through the end of Yom Kippur, the holiest day in the Jewish calendar. Ballard will lead the services with her father, Rabbi Steve Spiegel. For the first time Rabbi Janie Grackin, a renowned Torah storyteller, will also join them. Everyone from the community is invited to attend, though they will need to purchase tickets. Ballard started Shema Koleinu, which is Hebrew for “hear our voices,” in September 2010. She found more Jews were looking for an alternative way to connect with their Jewish roots instead of joining a Synagogue. She said some had financial concerns, other simply weren’t finding a spiritual home. “People are not finding value in their synagogue community. It means they are either looking for more flexibility, looking for more personal connection, less politics or a community that is more in tune with them,” Ballard said. Shema Koleinu provides Jewish education, lifecycle events, and community outreach for unaffiliated and interfaith families and individuals throughout South Florida. Among the services they provide, a Hebrew school that currently has 90

students enrolled, private Bar/Bat Mitzvah preparation and destination weddings.“We’ve really carved out this niche for people looking for options in Jewish connection and Jewish worship,” she said. The High Holy Day services begin on Sept. 16 at 7:30 p.m. for Erev Rosh Hashanah. On Sept. 17, there will be a Rosh Hashanah service for adults and families at 10 a.m. Services for Yom Kippur begin on September 26 with Kol Nidre at 7:30 p.m. On Sept. 27, there will be a Yom Kippur service for adults and families at 10 a.m., followed by a Yizkor service. Tickets can be purchased online at www.miramarculturalcenter.org or at the box office at the Miramar Cultural Center. The cost is $99 for adults; $72 for college students/seniors, $36 for children under 18. One admission price grants entry to all of the services.

Cantor Debbi Ballard, and her father, Rabbi Steve Spiegel will be leading High Holy Day services at the Miramar Cultural Center. They will also be joined by Rabbi Janie Grackin, a master storyteller.

The Miramar Cultural Center is located at 2400 Civic Center Place. For ticket information, visit www.miramarculturalcenter.org or call 954- 602-4500. For information on Shema Koleinu, visit www.shemakoleinu.org, send an email to debbi@ shemakoleinu.org or call 954-646-1326.

Readers Wanted to Kick-off New Book Club By Julie Levin

I

f you love to read and enjoy sharing your passions for all things

literary, make sure you check out the brand new book club being formed at the Miramar Branch Library and Education Center. The new venture is being planned by The Friends of the Miramar Library, a local non-profit library support group, to help bring readers from all walks of life together. The Friends of the Miramar Library was due to have its first organizational meeting for the club in late August and then host their first book club meeting sometime in October. Early plans are to have the club meet in the afternoon on a monthly basis to feature discussion of the month’s chosen book. The plan is for the organizers to select the first few books to get things rolling and then have members choose the books they’d like to read for future discussions. A book club, also referred to as a reading group, traditionally consists of several members who meet in person each month to talk about a specific work. In recent years, the growth of web forums and email has also prompted new outlets for online books clubs. In addition to being a great way to share a love of reading, the clubs are also a fun way to socialize. With 40 current members, the Miramar Friends of the Library was first organized in February of 2009 as a nonprofit organization dedicated to support the Miramar Public Library. The mission of the Friends of the Miramar Library is to promote community awareness about services and programs that the library has, support the library’s activities by raising funds, and serve as a liaison between the Miramar Library and the Community, and between Miramar Friends and the Friends of Broward County Library. As a nonprofit organization, they raise money through sales from the Book Nook, quarterly Book & Bake Sales, and through memberships

If you are interested in joining the book club, please stop by the Book Nook desk or the Reference Desk at the library to fill out an interest card. The group is also always looking for new members. For more information, visit them online at www. friendsofthemiramarlibrary.org. Thelibrary is located at 2050 Civic Center Place. Phone them at 954-437-1806.

Local Author Hopes to Inspire Others Through New Book By Julie Levin

A

fter 20 years as a municipal government employee, Renee

Jean knew she needed a change. The Miramar woman spent years working for a local city, first as a 911 telecommunicator, then as a crime prevention specialist and finally in grants, management and public affairs. While she knew she had made a difference in public service, she felt it was time to answer a different calling. “In the 19th year, I realized I had made significant contributions in the 20 years of my employment. But I came to a place where I wanted to look internally and see what my contributions were that would speak for me in eternity. I wanted to know what is it that I’ve done will impact the lives of others significantly,” said Jean, who has lived in Miramar since 2002. Since then, Jean has poured her passions into her faith and tries to encourage, enrich and empower others through the path of ministry. She left local government and became a full-time author and speaker. In 2009, she wrote and published her first book, called “Verse in Motion”, which was designed as the first step to help and encourage readers put their faith into practice. That was followed by her second book called “Release, Restore, Rejoice”. She recently debuted her third book, “I Shall Live By Faith: Steadfast Scriptures to Decree, Declare and Depend on God” and shared it with the public at the Miramar Branch Library, located at 2050 Civic Center Place. For three hours on July 14, Jean read excerpts from her book and met with readers to discuss the book, which is a disciple-based journal with scriptures and principles on r vesfaith, equipping readers with ways put their faith into practice. i Jean is not only an author, but a songwriter and poet as well. Her books, songs, and ent messages apply scriptures and devotions that can be used for inspiration in daily life, including illustrations of practical examples. She doesn’t shy away from difficult issues

or questions, rather incorporates life’s struggles as just one part of God’s plan. Much of it was prompted by her own struggles while dealing with the illness of her beloved mother. Her books provide groupings of verses of encouragement scattered throughout the pages and reader interaction is encouraged in Miramar Author Renee Jean each book. For those dealing with the loss of a loved one, there are touching poems that address loss by death; which are meant to be personalized with the name of a reader’s loved one. Spaces are provided for readers to write their own responses, or emotions. Jean’s books are available Amazon.com and Barnes & Noble booksellers. She also has a line of gift sets, journals, devotionals, t-shirts, gourmet coffees and teas and accessories. For more information on Renee Jean, visit her website at VerseinMotion.com

Montes & Lidsky Law Firm Offers Individualized Service for All Legal Needs By Julie Levin

W

hen you are in need of legal services, you want a law firm

that is experienced, dedicated and responsive to your needs. The Law Firm of Montes & Lidsky, which recently opened in Miramar, is ready to serve all of the legal needs of the community, with a strong priority on personal service. “We want to have a relationship with the client where we can give personal attention to our client’s legal needs as a whole,” said Juan Carlos Montes, the Managing Partner of Montes & Lidsky.”Our goal with the Miramar office is to offer the ‘boutique’ law firm experience to our clients. That is, a small firm that can provide top-notch legal representation to its clients, while also giving them individual attention. We want our clients to be able to walk in to talk about their case or just to have a cup of coffee or say hello.” Montes & Lidsky opened their Miramar office in June, with the goal of providing Southwest Broward residents easy access to quality legal services. It is something that is important to Montes, as he is a longtime resident of the area. He’s seen the city’s remarkable growth and wants to be able to provide top-notch legal services within his hometown. “We are local and ready to assist with all legal needs. I have been a resident of Miramar since 1997. I want to build a relationship with the community where people can come in confidence for all their legal needs,” said Montes. They do that by providing a wide range of level services. In Miramar, their main areas

of practice include personal injury/wrongful death, medical malpractice, insurance claim disputes, contract disputes, family law, labor/ employment related clams, will/trusts/ estates, immigration, worker’s compensation, real estate, foreclosure defense, and others. The firm has also served as class counsel on state and national consumer class action litigation. Most of those areas of law are handled by qualified lawyers in their office. Some of the more specialized areas, such as immigration and labor/employment, are handled by attorneys in other firms who have vast experience in those areas that serve as co-counsel with their office. Combined, Montes & Lidsky is able to meet all of their clients legal needs. “We want to be the one-stop for quality legal services in the community,” said Montes. While new to the area, the Montes & Lidsky Law Firm is backed by years of professionalism and experience. Montes has been practicing for 18 years, specializing in civil trial litigation. He also does a significant amount of personal injury cases and insurance claim disputes, and is well-versed in many of the areas that they practice in. Montes is also Board Certified in Civil Trial Law by the Florida Bar, a recognition only a very small percentage of attorneys can claim. To be Board Certified, an attorney needs a certain amount of trial experience, must have no ethical or disciplinary issues in the past, must pass a rigorous examination, and must have acceptable references from judges before whom they appear, colleagues, and from attorneys who they litigate against. Montes is also Board Certified in Civil Trial Law by the National Board of Trial Advocacy. He handles much of the firm’s appellate practice and is also a member of the federal bar for the Southern and Northern District of Florida, the 11th Circuit Court of Appeals, and the U.S. Tax Court. While currently serving more of a role as an consultant, Carlos Lidsky has been practicing for more than 35 years and has vast experience in personal injury and insurance matters. Other attorneys offering services through the Miramar office include Reesa S. Greenstein, who has been an attorney for 13 years. She handles much of their transactional work like real estate, will, trusts and estates. Mercedes Blason-Aguilar practices in many of traditional areas that the law firm handles, but also handles the family law, bankruptcy and criminal matters. She has been practicing for eight years. Veronica Rubio was admitted to The Florida Bar last year and has already gained a good deal of practical experience. She also handles much of their appellate work. Bryant Filomeno, who runs his own firm in Miami-Dade, serves as counsel to clients on immigration issues. Montes & Lidsky also has other experienced lawyers who run their own independent practices, but work with their office in some of the more specialized areas. Get Educated on Proposed Amendments to the Florida Constitution By Debby teich

O

n November 6, American citizens will head to the polls to

vote for the next President of the United States. In Florida, they will also have an opportunity to vote on 11 amendments that, if passed, would amend the Florida Constitution. Five amendments directly impact revenue to local governments and schools. The League of Women Voters of Broward County has partnered with the Broward County Library to help educate voters on the issues. “The amendments are typically written in language that is difficult for the average person to understand,” said Sandra Yeager, 2nd Vice President and Voter Service Chair for the League of Women Voters of Broward County. “We want to help voters make informed decisions.”

The League of Women Voters, a nonpartisan political organization, encourages informed and active participation in government, works to increase understanding of major public policy issues, and influences public policy through education and advocacy. Any person of voting age, male or female, may become a League member. The League does not support or oppose any political party or any candidate. The League will offer one-hour presentations of “2012 Florida Ballet Amendments Made Easy” at most Broward County public libraries, including the Miramar branch, on September 29, at 2pm. During the presentations, a representative of the League will describe each of the 11 Florida Ballot Amendments in common terminology, discuss what those in favor and those opposed are saying, and what a “yes” or “no” vote means. Audience members will receive a book mark to document their preferences, which they can use when voting. “Once changes are made to the state constitution, it takes a super majority vote to change them back,” said Yeager. “It is in our best interest, as citizens of the state, to understand what we are approving.” This is the first time that the League has partnered with the library to offer the presentations. “We are hoping that some citizens will take advantage of the opportunity to register to vote or update their voter registration while they are at the library,” said Yeager. To register in Broward County, you must be a U.S. citizen, Florida resident and at least 18 years old. New Florida voters/applicants must be registered at least 29 days before an election to vote in that election. It is not necessary to re-register to vote before each election.

Dolphin Park Provides High School Alternative By Julie Levin

A

s students are getting readjusted back in to the school year

schedule, a growing number are working towards their diplomas at an up and coming high school. Dolphin Park High School opened in Miramar in 2008 with less than 70 students, but Principal Joy Hicks says the enrollment at the Broward charter school has steadily climbed. “The area high school counselors are seeing more and more that we are needed for some students, and providing an wonderful opportunity for them,” said Hicks, who has been the school’s principal for all five years of its existence. With enrollment now at 425 students, Dolphin Park is for students who need a non-traditional learning environment. They serve many students who may have fallen behind, struggled at their home schools, need a smaller environment or have additional responsibilities that make the traditional full-day high school experience nearly impossible. Hicks says Dolphin Park offers several benefits towards getting those students on a non-traditional path to a high school diploma. “We offer flexibility, more encouragement, a smaller environment, career counselors and advisors that help prepare them for success after high school,” said Hicks. Dr. Joy Hicks and Tracy Accredited by the Southern Association of Colleges Pererya, 2012 Graduate with full scholarship to Broward and Schools (SACS) and operated by ALS (Accelerated College awarded from Broward Education Foundation. Learning Solutions), Dolphin Park gives the students

the option of attending one of three sessions--morning, afternoon or evening. The school model is four hours a day and every student works at their own speed in a self-paced, mastery based curriculum. They also receive individual attention and assistance from highly-qualified teachers, without the typical high school distractions. Graduation Day-Dolphin Park holds ceremonies twice a year to While the large majority start graduation better accommodate students. out well-behind their 9th grade counterparts, the school works to not only bring their credits back up to speed, but also prepare them either for college or career assistance. This year alone, Hicks said the school graduated over 100 students, most of whom who had strong post-high school plans in place. “Over 90% of students have gone on to a four year college, two year college, technical school, military or the workforce,” she said. Depending on space availability, the school accepts enrollment throughout the year and offers graduation ceremonies in June and December. Dolphin Park is one of three ALS schools located in Broward County, including Lauderhill High School & North University High School, both in Lauderhill. Dolphin Park High School is located at 3206 S University Drive in Miramar. For more information, phone them at 954-4331573.For more information visit Browardschool.com or yourdiplomayourway.com.

learning occurs through a child’s eyes. Since a child’s eyesight may change frequently, consistent eye and vision care is crucial to a student’s classroom success. Surprisingly, most parents are not including eye exams as part of their child’s back-toschool doctor’s visit line-up. Furthermore, survey results show that over 50% of parents don’t take their child for an eye exam until at least age three. The AOA actually suggests that children receive their first eye screening at six months, then comprehensive vision examinations starting at age three, before beginning school. Exams should continue to be booked routinely every other year from that point on. Often the issues a child deals with in the classroom can come from sight difficulties. The number of students who are suffering from undiagnosed vision problems is quite high. Over 60% of students classified as students with learningdisabilities actually have undiagnosed vision problems. Your child will be much better off if you take a proactive role in ensuring your child is seeing properly. Don’t push off your child’s first vision screening until kindergarten. Pediatricians should perform a dilated eye exam to discover any serious eye problems within the age of two months. Every child should have a complete eye check-up by age five, since early intervention can make a difference. Additionally as a parent, it’s important to see whether your child is reading sufficiently. Generally, kindergarteners are excited to look at books and try and figure out words. Children that don’t read books may be experiencing a vision problem. Before you assume the worst, it’s a good idea to get a vision examination. For a pediatric eye exam in Pearle Vision Miramar, call us to book an appointment. Remember that the earlier a vision problem is identified and treated, the more likely treatment will be successful. And vision is an essential component for school work. If a child’s eyesight is flawed, increasing visual demands, such as finer print in textbooks or more homework, can considerably change a student’s success. At the same time, new technology in the classroom, such as using interactive SMARTboards, can also possibly exacerbate less obvious vision issues. Without proper eyesight, children may suffer not only at school, but also mentally, physically and emotionally. Before school starts this year, make sure your child’s vision is on par!

hile it may seem like a viable option to lower

your property insurance coverage to save some money, this may end up costing you much more money in the long run. If your policy limits are too low, the cost to fix your home may exceed your limits, even if your home’s market value has decreased. Property Insurance Considerations Though housing prices are declining, home repair costs are escalating. According to the Los Angeles Times, it may cost as much as 30 percent more to rebuild parts of a home as compared to completely building a new one from scratch. Rebuilding is often more expensive because demolition and removal of damaged property are expensive. Workers must also work around your existing landscape, power lines and other structures. This can make rebuilding difficult and limiting. Limits on your Homeowners Insurance are established to protect your family in the event of an accidental loss (fire, destruction to your property due to weather, etc.). In an effort to remain protected and save money, consider the following savings tips: ▸▸ Avoid filing nuisance claims. Use your coverage to protect against losses that you cannot recover by yourself and take care of minor incidents on your own. ▸▸ Consider having your home appraised by a certified and licensed appraiser for its reconstruction or replacement cost value. In some cases the reconstruction value or replacement cost value established by the appraiser will be less than the value assigned to you by the insurance company. The appraisal will give you peace of mind that your largest asset is properly insured and you could save premium dollars. ▸▸ Notify your insurance company and insurance agent when you renovate your home. The additional investment you made in your home needs to be taken into consideration to ensure the proper insurance value. ▸▸ Consider upgrading your home to include wind and rain protective devises and material to mitigate the effect of wind and rain damage. The mitigation upgrade will not only provide you better protection against the effects of Mother Nature but could result in significant premium discounts. ▸▸ Increase your deductible to lower your monthly premium. According to the Insurance Information Institute (III), if you increase to a $1,000 deductible, you could save as much as 25 percent or 30 percent if you increase up to a $2,500 deductible. ▸▸ Consider buying multiple lines of coverage from the same carrier to incur discounts, such as your Homeowners Insurance, Automobile Insurance, Life Insurance, etc. You can count on INEX Risk Services of Florida, LLC for all your home matters, including Homeowners and Renters Insurance. The office is located at 18501 Pines Blvd., Suite 105, in Pembroke Pines. For information, call 954-251-3673 or visit www.inexinsurance.com.

“Aspen”

ith the South Florida inventory of homes

for sale continually shrinking, combined with an overwhelming amount of eager buyers, the days of multiple sales contracts and offers above asking price has returned. A member of my real estate team defined our current market mildly as, “Welcome to the past!” At this point in time, properties that are priced correctly are being sold within days, sometimes hours, making it quite frustrating for the overwhelming amount of buyers chasing the limited supply of homes currently for sale. The overall appeal of South Florida, added to affordable home prices and historically low interest rates, has the housing market in in a state of frenzy from local, out-of-state and foreign buyers. Foreign investors with cash continue to add the utmost fuel to the market. The scuffle for South Florida residential real estate is “on,” despite what seems to be a fairly large inventory of foreclosed properties in existence that have yet to hit the housing market. As we continue to weave our way through the worst housing downturn in history, there are still skeptics that feel that prices are going to fall even further in the near future. If you believe in the law of supply and demand and ask an active real estate professional in this ever changing industry, you will clearly see that is unlikely to happen! Many properties are selling above appraisal values, as buyers are slowly learning that if they hesitate they lose as others are willing to make up the difference between the sales price and the appraisal value. The Case-Shiller index shows the region’s real estate values have dropped, on average, 49 percent since their peak in late 2006. This gloomy statistic actually helps to explain why South Florida’s real estate market is heating up once again. Buyers are feeling more confident that the market won’t get any worse or is back on the rise. Added to this, let’s not forget the things that continue to attract people to our great state in the first place, and will continue to attract them – beautiful beaches, fabulous weather and a friendly business climate, with no state income tax. It’s no wonder that Florida’s combination of temperate climate, outstanding recreational amenities and economic opportunity has consistently put us at the top of Harris Poll’s “most desirable places to live” survey. It is pleasing to see positive changes taking place ahead of many of the previous forecasts by analysts. Should the buying frenzy maintain its energetic pace, we should feel the effects of a more stable economy sooner than later. After all, the collapse of the housing market is the major reason that got us into this mess. It will take a gradual surge of home sales to get us get back out of it.

New Loan Modification Program for Homeowners By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

O

FREE DVD

n June 1, 2012, new HAMP guidelines took effect that may give

financially pressed homeowners a fresh opportunity to qualify for a loan modification. HAMP stands for the Home Affordable Modification Program, a government initiative to encourage lenders to allow loan modifications with reduced mortgage payments. The new guidelines are known as HAMP Tier 2 and here is a summary of the benefits: Lower Debt-to-Income Limits The new guidelines allow borrowers to lower their monthly mortgage payment to as little as 25 percent of their gross monthly income. Previously, borrowers could not qualify for HAMP unless their total mortgage payment was more than 31 percent of their gross monthly income. Broader Debt Guidelines The new rules also take into account more types of debt in evaluating a borrower’s financial burden, such as such as second mortgages, medical bills, etc. The old guidelines focused solely on what a borrower was paying for their primary mortgage. Rental Properties Eligible One of the biggest changes is that the HAMP Tier 2 program is now open to landlords who are struggling to keep up with mortgage payments on rental properties. Properties need not be occupied to qualify, and a single borrower can qualify to obtain loan modifications on up to three properties under the program. Repeat Modifications Allowed It used to be that you only had one shot at a HAMP loan modification. If you couldn’t keep up with your payments, you could not reapply for a new modification. Under the new Tier 2 guidelines, borrowers who defaulted on a permanent or trial HAMP loan modification can apply for a new one, provided they’ve been out of the program for at least 12 months. Minimum 10 Percent Reduction Under the new rules, all loan modifications performed under HAMP must reduce a borrower’s monthly mortgage payments by at least 10 percent. Principal Reductions Encouraged New incentives are being provided to encourage lenders to allow principal reductions on mortgages where borrowers owe more than the home is worth. Navigating through the murky waters of this new HAMP Tier 2 program is frustrating, and even riskier when there is a pending mortgage foreclosure which could result in the loss of your home prior to completing the loan modification. If you would like an attorney from the Arcia Law Firm to review your case in detail to determine the best course of action, including a modification under the new HAMP Tier 2 guidelines, please call 1-800-770-7102 or visit us online at www.arcialawfirm.com to schedule your FREE initial consultation. The Arcia Law Firm recently released a consumer DVD entitled “Fight For Your Home,” which is available for purchase at www.arcialawfirm.com. Anyone that schedules a consultation with The Arcia Law Firm, will receive a FREE copy of this DVD during the appointment. The Arcia Law Firm has represented hundreds of homeowners in our community in foreclosure defense and bankruptcy protection matters over the last 15 years. We welcome the opportunity to meet with you, and together determine the best possible direction to resolve your home mortgage crisis.
